Have not even moved in yet, I just asked for a simple request to have the dimensions of my apartment so I can buy furniture in advance and they told me that information is not available. How does a company not know their dimensions of their houses or apartments baffles me and the fact that they can not take the time to go measure it is lazy. Honestly, there are not very many good rental companies or land lords around ball state and it sucks that they take college students to their advantage and do not give us much choice. I have heard awful reviews about this place and know that there will be many hiccups in advance. They also do not let you move in on the first, and so there is a 1 week timeframe from my last lease where I will have to put my belongings in a storage unit. They DO NOT change the amount of rent even though you do not live there for a week and would not change the amount even when nicely asked because it was due to that they have to clean and do maintenance EVEN THOUGH no one has lived there the past year and the apartment is vacant and they could do that at any time before. Deceptive business practices. They EXPLOIT college age students and know exactly what they are doing. Avoid responding to emails, call takers that refuse to let you speak with managers. It is disgusting this business is allowed to operate. I lived with a hole in my ceiling for over a year even after reporting it to be fixed. Then at the end of the lease, they did an "audit" of my lease and "found" late fees and charged me after the lease was over. Nothing about an audit was mentioned in the lease agreement. Were demeaning over the phone, made rude remarks to me . ACTUAL waste from sink in apartment above me came through my sink on first floor and FLOODED my kitchen. Horrible property management group. Leased an off campus apartment. Trash everywhere on the lot, appliances breaking constantly. In the first three months I lived there, we had an oven fire, a broken A/C unit, and a water main explosion (we had an inch of standing water for four days before they got to us). We couldn't get the apartment above 65 in the winter. We're lucky- the neighbors apartment flooded three times. Others had a basement full of raw sewage and BSU rentals solution was to lock the door to the basement. No basement = no sewage problem! Never saw the same maintenance person twice. Everyone was more than happy to complain about management, and management would always blame maintenance. Just a company that preys on college students. read more

We moved in back in July 2019. Within 4 months, we had three incidents involving mold, one of which destroyed ~$650 in work-related equipment. While they did take that estimated value off of our rent (as per Indiana law), they did nothing for the source of the mold (the roof that was essentially falling apart) until we called the building commissioner and forced them with a citation. Even then, they waited nearly a year. Then the contractors they hired gave us no notice and essentially trapped us in our apartment for two days, blocking all entrances to the unit with debris. Do not rent here. Stay away. Renting with this company was the worst housing experience of my life, and I suspect it will be yours, too. read more

Don't rent from them. It's unfortunate that this is a big rental company for student housing at bsu. They take advantage of students, are unreliable, and unresponsive. They charged fees for "cleaning, redecorating, and painting", when I moved in, none of that was done. My bfs dryer was not drying for months +. They don't answer their phones or messages or maintenance requests. My fridge has been freezing then warming- ruining all my food and nothing has been done. My ac leaks water. They over charge everything. Have fees for things that are never done. I wish this place did not exist. The biggest problem is the lack of communication and response time. It is impossible to get a hold of them, making it very frustrating when trying to solve an urgent problem. If BSURentals/Middletown Property Group was a person, they'd be Richard Nixon, because these people are lying crooks! I lived at Normandy Apartments from August 2020 - July 2021, and Normandy Apartments was originally maintained by Cedars Property Group. In February 2021, Cedars handed over ownership of Normandy to BSURentals/Middletown, and I only had a 3-day notice to set up my online account with BSURentals/Middletown to pay rent or I'd get an added fee. Living at Normandy Apartments went downhill when BSURentals/Middletown took over. During a snowstorm in mid-March, my furnace broke, and it took them 4 days to get an HVAC repairman to my apartment to fix the system. I had to keep the furnace off because whenever I tried to turn the furnace on, flames would burst out of the vents which posed an imminent danger to me and the surrounding neighbors. I had to buy a portable space heater since my apartment got so cold, and I emailed Kacy McEvoy and Julie Thielen (Senior Property Managers) for a reduction in the price of my next month's rent since I had to buy the space heater, but both of them ignored my email and never replied back. My next problem came in June when the air conditioning unit wouldn't work. I put in a maintenance request on June 12 to get my AC fixed, and they didn't send an HVAC repairman to my apartment until July 7 to fix the unit. My apartment got so hot that I had to move back to my parent's house in the Indianapolis area for almost a month because it took these people so long to fulfill this request. Apparently, it came to my attention that BSURentals/Middletown only has 1 out of 12 total maintenance workers who are certified in HVAC, which is absurd considering how many trashy Muncie apartments this company owns. Lastly, my water heater had a carbon monoxide leak at around 12:30 AM on July 20, so I had to evacuate my apartment and call the Muncie Fire Department so they could fan out the unit. The fire department spent an hour fanning out my place and reported that the carbon monoxide levels reached 110 PPM. Considering all the things in my apartment that didn't work, it's a miracle that the carbon monoxide detector worked! That afternoon, I called BSURentals/Middletown several times and they wouldn't pick up, so I had to physically go to their office and forcefully demand that they get a repairman over to my apartment to fix the water heater. Amazingly, a repairman came to fix my water heater just an hour after I left their office since I'm guessing they could smell a possible lawsuit on their hands. Thankfully, I got to move the weekend following the carbon monoxide incident. I got my security deposit back in mid-September, but not the full $400. I only got $238 back, and the most ridiculous charge was $132 for carpet cleaning considering that I had to clean the carpet myself when I first moved into Normandy Apartments since the old owners, Cedars Property Group, didn't clean it at all. They also charged me $5 to replace the smoke detector batteries and $25 to clean the oven. In conclusion, you're better off living in a dumpster behind the Muncie Mall, because at least BSURentals/Middletown Property Group doesn't own that place...yet. read more

My daughter and her roommate have not had a dishwasher since September. It is the end of December. When they took out the old one in September, they shut the hot water off as well in that sink. Buyer/Renter beware. I would not apply for any rental until you talk to them and confirm availability. They practice "bait and switch" practices. I applied for a rental that was actually not available, even though website showed available. This was 2 weeks ago, and it still shows available today. Apartment was dirty when I moved in (even though I paid a NONREFUNDABLE redecorating fee of $300+ that was supposed to be for cleaning the apartment). Then, I could not even park next to my apartment because they didn't have a parking pass for me- I had to wait a week to pro at my apartment, and their only solution was to have me park at their building 5 blocks away. Not only was this unacceptable and inconvenient, but it is very unsafe as well. Monthly, I have to double check my rent before I pay it, because they have persistently charged me for things that my account should not be charged for. An absolute crap-hole of a property. I would give 0 stars if I could. They do not maintain property. My daughter lived there for a year. When we moved in, the place was filthy. We spent about 8 hours cleaning, there was hair in the shower drain and the shower had not been cleaned. All the cabinets were grimy with crumbs in them. The refrigerator had crumbs and grime in it. Also, they are overpriced. Also, maintenance requests are ignored for as long as possible. The heater was not working and there was water pooling in the hallway for about two months which we requested service constantly. We finally had to contact BSU free legal services who contacted the city of Muncie who sent someone out right away. BSU-Rentals finally got off their butts and took care of it. The water issue was not fixed until after winter break even though water was pooling in hallway in October. Just a real crap-show of an organization. They now have the audacity to charge us $125 for paint touch-up after we moved out leaving the apartment in better condition than when we moved in. DO NOT RENT from this crap organization. Please avoid this company at all costs. When our place was leased we weren't able to tour it beforehand due to COVID. Despite the non-refundable redecoration fee they make tenants pay, when we moved in, the unit was DISGUSTING. The unit in general was outdated. The place only had un-grounded 2 prong plugs that required adapters/extension cords in order to use. For months, using multiple appliances at a time would cause a fuse to blow, which would require someone to come and replace it. According to maintenance, the fuse box would have been from the 60s-70s. Our walls had cracks in them, the ceilings were stained from leaks, and part of the wood outside my bedroom window rotted and birds were building nests in-between the screen and the glass. During our lease, our garbage disposal stopped working and our sink was filled with standing water while we waited days for it to be fixed. We also had an issue with our refrigerator. It completely stopped working one day and we lost all of our groceries. Additionally, the seal on our toilet was broken which caused it to leak into the floors. Maintenance had to rip out and replace our subflooring. We didn't have access to a toilet in OUR ONE BATHROOM HOME for almost a week. Our unit was very overpriced for what it was. We moved out at the end of July and I thought that would be the end of it. We all received an email stating that move-out costs would be finalized and sent out by early September. I was never notified of anything, so I assumed that everything was covered by the non-refundable redecoration fee. In late November an email was sent out mentioning move-out fees. A letter was attached that stated our balance due was $0. However, when I logged into our portal recently to check the rent history for my taxes, I saw charges past due for $380. As far as I am aware, property management has a limit of 45 days after move-out to charge their tenants. The charges were not posted until November 30th and completely blindsided me and my previous roommates. My previous roommate reached out and was told management would be in contact with her that day. She heard nothing. She called again and was told the same thing. Still nothing. The most recent time she called, she was told she was being transferred to a manager directly to speak right then. Her call was delivered straight to their voicemail. We commented on their Facebook and were told that "the situation was being looked into" and they provided their phone number "if we were having trouble getting through". Publicly, this company responds very quickly with concern. But, there is no action behind what they are posting and responding on reviews. It has been almost 2 weeks now, and we have spoken with no one who can give us actual answers. If you take a look at their Google reviews summary, under People Most Mention, their most popular tag is "ceiling", which is compromised almost entirely of reviews that report holes, leaks, and mold. The second most popular tag is "student". Not for mentions of student housing, but for accusations of being predatory and awful towards college kids. Also, not that I can completely make an accusation, but I think it's strange that at the time of me posting this, their most recent 5 star reviews were posted 6 days ago in a set of 3, all commemorating the same employee Cora. Prior to that, another set of 3 5-star reviews were all posted on the same week all recommending an employee named Grant. Sounds more like employees asking friends to mention them in reviews for incentives, and less like people who have had to deal with this awful company. I don't know how their management sleeps at night, this company had no regard or compassion for their tenants. read more

This company is horrible. Takes advantage of young renters looking for a place near campus. Scammed us into paying for all previous damages by prior renters because they did not do a walkthrough before we moved in. It was my first time renting so I did not know to make sure they did that. Refuses to fix maintenance issues in a timely or effective manner. We requested over and over that they repair a hole in the ceiling in my roommates room and another under the bathroom, they did not do anything about it for over a year. This is our second year renting from them and it is awful. The only thing they have done well is fix our blinds, and even then, they charged us excessively and added it to our rent bill without informing us so we racked up late fees on it because we all paid our normal rent amount. When we called to ask if we could get them waived since we did not realize they were there, they said they would talk to their boss but we never heard back. This happened multiple times and we just received a notice saying they will take legal action against us if we don't pay the full amount within ten days. Ridiculous! We have had many meetings with them and called them over and over, but nothing gets them to improve. My roommates and I have called and complained and spoken to managers and had parents call, but they do not react and just get worse. There are so many other issues I could talk about but I think you guys get the gist. In conclusion, BSU Rentals will take advantage of your college student and you will leave them with a terrible experience. So to put this as bluntly as possible, rent off any other landlord or beware everything written in these reviews can and will happen. May even be topped. Whatever I could possibly imagine they have done. I should have known when 10 minutes after signing the lease they called me and had me come back and forced me to alter the portion of my lease regarding how long I would live there to lessen my time. I was also forced to move in well after the 1st of the month with no prorated rent. After just 3 days from move in, I received pushy and harassing messages about last chance to lock in my rent for the next year and I needed to sign a second lease immediately. After ignoring their pressure, they then proceeded to parade 6 sets of potential renters through my home forcing me to find my dog a sitter. They were unsuccessful in renting it out for the next year so we will come back to that. Next to come, multiple repairs that all come with more poor service. A dryer that won't heat so when the maintenance guy comes over, he leaves a mess of garbage on the floor he pulled out from the vent I assume or from behind the dryer I had no idea was there, I had just moved in. Then there was the sewage issue that took multiple calls and multiple occasions of being told it was fixed to stop having toilet and drainage back up. After about a month of living my roommate and I decided the oven was not right so I called. They were actually quick to respond on this one, however when they brought in the new/used stove and oven combo, it was completely filthy. Next, the furnace goes out. I call up the "emergency company" they tell me to call, after being told the main tech was unavailable, some random shows up says it's my filter, changes it incorrectly, and leaves. Furnace still broken! I have some one look at it now and find out the 1987 furnace has 1 of its heat censors that turn it off if it overheats overrode to just continue running. (Picture will be provided if possible). The fix the furnace but leave the pilot light that is light like a blow torch. Now back to the beginning, gave me less than 24 hours notice on a Thursday so I can allow them to show my house tomorrow. When I said it was not possible they treated me like garbage. Basically said legally I don't have a choice, including suggesting I should read up on my rental property law. Terrible renting company. Out of the NUMEROUS maintenance requests we had to make, a mechanic showed up to attend to about 50% of them without us having to contact them AGAIN to send us someone. And most of the time when they came, they had to "order a part" or they "needed help from their supervisor" and they never came back until we had to call and complain, once again. They force you to pay rent and sewage bills on their poorly designed online portal, which has glitched numerous times and charged us late fees every day for weeks for no valid reason!! This all occurred during a pandemic! I expressed my concerns to them regarding having people in the home during a pandemic, and they told me that I could stop the tours if I signed the lease for another year, but that if I would not do that, they would keep touring the house. They are predatory, and pushy! These tours often include groups of 6+ people! They agreed to do some repairs before I moved in, none got done before the agreed upon date. I wish I could rate them 0 stars honestly. I really wish I would have had yelp before I tried to rent with them and paid a total of $70 for an application fee. Orion is who I worked with. We found a great apartment that was within our budget and the perfect size for the two of us and my dog. We went through the entire process of filling out the applications (which was super sucky because my boyfriend is deployed and overseas) and looking at rentals and when we found the perfect one he "pushed it along" and then sold it to someone else knowing that my lease ended less than a month after that and I would feel pressured to take something else from them. Ever since than he's tried to sell me apartments he hadn't even seen before, knew people still lived in, and that I told him I didn't want. I told him 3 separate times that I didn't want to be paying $900 a month plus utilities for a place that's too big for just me for now. I told him family stuff was happening and I was out of town and focusing on that and he basically told me that I needed to set aside time to look at it because "people are getting desperate". Horrible experience. I'm pregnant with a 2 year old. It's been 2 weeks since they have told me they Contacted the owner to get my heating unit fixed due to the entire circuit going out causing it to burn out. I also had a payment plan set up with them and was On my LAST payment and they sent out a 10 day notice to quit or to pay $2000 that Allana in collections told me to ignore until I paid what I had to. They are now evicting me after I have paid my rent and payments in full each month as the contract I signed ( was "defaulted"bc my mom didn't sign it it didn't count and they never let me know my payments weren't going towards that contracted amount) is now fully taken off my account leaving me with no proof. I also had asked the previous manager if I could renew my lease all he told me was yes. its November and I just learned I'm on a month to month plan with them. The lease states that maintenance can enter whenever they want, without notice, and trust me, they will! Make sure that you have copies of anything that you sign or anything that they give to you, because they will try to charge you for everything! In my personal experience with this company everything was relatively ok until move out. I mean, the house was not in the best condition, but what do you expect of a 100 year old house in Muncie? About 3 months after myself and my roommates were completely moved out, BSU Cribs tried to say that we broke the bathtub and owed them 1500 dollars on top of the security deposit we didn't get back. Not only is that a ridiculous amount of money for a bathtub, they failed to notice this until after we were completely moved out and another group of students was living there. I was even there for the walkthrough and I personally replaced all the batteries and lightbulbs and window blinds, typical move out stuff (which they also tried to charge us for), nothing was mentioned about a bathtub. After hours of pointless meetings with Maricel Curtis (Director of Operations), missing documents regarding the move out walkthrough, unanswered emails, and horrible customer service, this has become a legal matter. They are simply trying to get as much money out of students as they can by looking for ANYTHING to charge them for. Read the other 2 comments. I honestly don't even think that they replaced the bathtub, and if they did, for upwards of 2000 dollars they could've replaced that whole bathroom. With tile and granite and everything.
