I recently stayed up here for Labor Day weekend. The camp isn't officially open yet, but after speaking with Scott, the owner, the finished product sounds spectacular. Me and a group of friends were up for a girl's trip and our stay in the cabin was amazing. All the amenities are brand new and the whole site has a ton to explore! Scott Efron was more than welcoming and invited our group and some other campers to a cookout by the bonfire which was a great way to connect with other campers and get to know your surroundings. We were glamping, but still got a taste of the great outdoors with the beautiful wood cabins and the scenic views greeting us every morning. Can't wait to come back!!

Campsite

We booked at this campground fairly last minute for Memorial weekend camping. We have a 30 foot pull behind toy hauler and planned to do some riding and kayaking and this place checked all our boxes. The staff was very helpful and friendly. We were in the uppermost tv parking level which had power and water but no septic. We also had no grass at all, just a gravel lot that we backed into, so while not optimal, we were thankful for a last minute spot, and the lower level spots did have grass and septic and looked much nicer. We were really missing a bit of grass or maybe a tree to attach a hammock to, still, we were last minute and the other amenities were good. We had a small problem with the water and needed a new y gate (the neighbor had inadvertently broken it) and when we notified the office they were extremely responsive and had a new one to us within maybe 15 minutes. The riding was great. The grandkids loved the pirate play land, the pool was clean though chilly (it was Memorial Day in Maine). We brought our own kayaks but they had a nice array of canoes and a few kayaks free for use. Those were the good parts. Now for the bad part: the game room and bathrooms are combined. Not just combined, but the bathrooms are just 3 full bathrooms (sink, toilet, shower) inside of the game room. 2 of the 3 showers had broken temperature control mechanisms. In addition, while a person is in the bathroom trying to take a shower, unsupervised children are smacking your door with ping pong paddles, running around screaming, and if you're unlucky enough to have to wait for a room to open up. A kid might run over your foot with their bike inside the rec room. Yeah, this happened. Yeah I yelled at the little..angel. This setup is a terrible tactical error. For goodness sake, separate the bathrooms where dirty people are just trying to get clean from the place where exhausted parents send their hoodlum children to to try to get 15 minutes of sanity.

It made for a boring weekend. The place we stayed was ok and didn't have very many amenities, the heat in the living room wasn't working...made for a chilly weekend. The staff needs to prepare the guests for a weekend expectation. We didn't need a golf cart but no one mentioned that when we booked the trip. We wasted over $1K for this weekend. We used to come here all the time before it was bought out. Definitely changed for the worst. Didn't have pieces to activities where you won prizes. No internet at cabins to check activities throughout the day. Prices to go there and for items such as food and souvenirs. $42 for a small shirt. Only good part is the production crew. 10/10 stars to them. They host every show there and are amazing at it. Also, they are amazing singers and dancers. Most staff are nice. Totally recommend the production shows if you end up at this horrible, outrageous place.

When we entered there's a gate that you need a code to open (the entrance isn't great for longer trailers you need to swing way to the right). You get an escort to your site to make sure you make it in alright. You also get a map of the campground. We were in site 81 which is a pull through but our 33 footer hardly made the turn (we had to hold a tree back so it wouldn't hit and the roads are very narrow). The site was rather small not much wider then our awning, length was ok as long as you don't have a tent or anything other then a car/truck. You can also hear the highway from our site but its not very bad and the highway isn't very busy. There is Wifi but for my phone (iPhone 6s) it is in and out (the extender it in the site next to us). There is in and out cell service here for Verizon (Not sure about others) We had a problem with the cable not finding any channels and they came out and fixed it (the cable connection was in a hole in the ground not the visible one on the box) You can rent kayaks, canoes, row boats, paddle boards and peddle boats for $10 an hour. "First come first serve". But they have better rates on the weekdays. We rented two kayaks and a canoe from 2:30-4:30 ($60) and it was beautiful out, the water was very calm and clear. Sli The pond (Moores pond) is where you launch. Theres are a lot of lily pads and aquatic plants that grow to the surface and go pretty far out into the pond but if you go out far enough its clear of plants There is a volleyball court, movie theater (very small) pavilion where they serve breakfast 8-10am, lunch 12-2pm and dinner 5-8pm. (The lunch menu can also be ordered for dinner) I got a burger at the pavilion and it was great, a little crispy on the edges and a smoky flavor. They also have cabins and TiPis that you can stay in. Honestly wouldn't come back in a trailer but I would try a cabin or tipi.

My parents still go up and we still come up with them as well. There's a lot of kid/adult friendly activities. I love the chub pub. The road isn't that bad to drive on(maybe if it's your first time). It's a FAMILY camp ground so if you want piece and quiet might want to just stay home in your room. I've already gone this year and I'll be going again in 2 weeks.

We always stay close to the store, large bathroom and playground so everyone is in walking distance. Unfortunately,this year was disappointing. They removed the men's bathroom and turned the women's room into a unisex bathroom. I have young granddaughters and a young female guest, so when I saw a man coming out of the bathroom they were in, I was very upset. When I asked the owner why men were in the women's bathroom, she said with an attitude, it's unisex now. I got an eye roll .There are no signs saying it's men , women, or unisex. I did not feel safe sharing a bathroom with men, and I certainly didn't feel safe letting my grandchildren in there. My grandchildren were terrified to go to the bathroom at night, and I can't blame them. We also had another issue. We rent a minimum of 6 sites every year. My daughter couldn't stay as long as the rest of us, but she wanted to hang out at the lake with her family before driving home. They had no problem with this in past years. This year, they were demanding she left by 12 even if she was on one of our other sites. I went to the office to book her site one more night so she could go to the lake with us, and her kids wanted to stay another night. One of the other adults was planning on staying on the site with them. They flat out refused to add 1 night even though I already paid for 20 nights between the 6 sites. They said it was a 2 night minimum. So I paid for the 2 nights on another site. Instead of relaxing at the lake, I had to move the tents and everything else from one site to another. What's frustrating is they lied to me when they said someone else was coming in on that site. That site remained empty. The entire campground was a ghost town. 90% of the campsites were empty. It makes you wonder why? This campground used to be sold out in past years. It's a shame. Kindness and loyalty to your customers goes a long way...or they just go some place else.

Worst camping experience we've had in 50 years of RV experience. It starts when you try to enter…read morethe campground and have to drive over bumps/holes that will absolutely tear up your rig (Seriously, it broke bolts and caused damage to our lights. We will be seeking compensation for those damages. They broke dishes, caused the pantry door to fly open and all our groceries to fall out ruined.). This place is not well-maintained at all. The sites are practically on top of each other. There is no room to set up anything. Anything you need to do here is an additional charge. The bathrooms are sweltering and full of bugs (Who builds a campsite next to a swamp?!). There never seems to be anyone in the office during the business hours they claim, and those are only 1-7:00PM. It's brilliant on their part. Checkout is two hours before the office opens, so you won't be able to complain or get anything handled before you leave. Forget getting firewood, but that's OK, 'cause there is no room for a campfire anyway. You're not allowed to actually use the trashcans or dumpster for normal travel waste, by the way. Signs say no food or beverages, food containers, etc. This place is unbelievably cramped and crowded with not nearly enough facilities for this many people. The seasonal people are unbelievably rude to the short term stay folks (no idea why). And there truly odd people wandering around in the middle of the night. No kids is a plus for noise, but I'd rather have kids disrupting the quiet than relentless, massive, swamp bugs. Also, they allow dogs.. bark all night, yap all day, untrained, loud, sometimes leashed dogs. Avoid. You are better off at a truck stop, rest area or parking lot. We will be requiring a refund as well as compensation for the damages to our motorhome and belongings. But since the operators make sure to not be available, we'll have to seek our reimbursement/refund when we get home.

After a few hours it was a lot more settling seeing how friendly the seasonals were. Got to meet Mike and Vincent the owners and they were amazing. They were very helpful and gave us great advice on were to take the kids and local activities were must see. They have their own drop in for tubing about 10mins drive from the campground which lead to an awesome 4-5hr tubing experience. It was much deeper then I had ever experienced seeing as I usually always went towards North Conway. Most of the River was 4-8' deep. The campground is beyond clean and the bathrooms were the same. Showers had plenty of hot water and never ran out of toilet paper. The store they have seems to be always restocked and have a lot of great things. They have their own dock down at the river bank which was great for the kids to go for dips. They have a nice place fenced in for the dogs to run around as well.

Both grassy and shaded spaces are available. Good sized lots too. Grounds have a bathhouse (clean) a pavilion for potlucks and gathering, and a community fire pit. Trails for walking and a waterfront on a saco river for swimming. Owners are very nice and friendly. Small camp store with the basics! Strong cell signal (AT&T) which is a bonus. Cant wait to go back for more R&R!
