I drove all the way to them because their phone is not always available or help.I spoke to their agent about my many late fees and letter fees problems regarding on my account.She said she can't help me there,I have to email them and waiting for management approval.So for their actual Office,they will respond you but they can't really help you. I emailed them many times and called in more than 8 times they said they have to wait for the manager meeting but they don't know when is the meeting. Problem are list as below: 1. Extra $77.25 a month of special assessments the first year and 35% price increase the next year of the HOA price. We bought a condo with Kincora last year September and agreed with $240 a month of HOA price and the first 6 months are including with our loan,for somehow this company has extra charges every month so our account was lower than balance. 2.They charge you late fees $75 a month and administration letter fees(twice a month,once $30.69 demand letters $71.23 total of $101.92 just for the letters to remind you to pay)So except the monthly HOA fee they up charge $176.92 more monthly. 3.They will keep charging you extra fees if you don't pay in full payment( including whatever fees they put and add to your bills )it's such a unfair clause that they made to just charge you more and more. 4.I got my first letters June 24th because it noticed me I need to sign for it.When I spoke to the agent she said they sent many letters and they will charge as they sent out not as I first received. From my requests I was even telling them I was living in the hospital for March and having seriously health issues til now that has hospital and doctors records that's why I missed the payments by mistake. I'm really disappointing that my community choose a Association manager that would just rob you like this,it's nice to own a home but if I know the HOA fees are everything fees they put for you would be like this I won't even choose to buy this property. read more

TL;DR: They don't care about you even if their actions possibly endanger you. NRP hired a contracter to fix a foundation water intrusion problem on my neighbor's unit. Well, they hired three contractors. The first two were incapable of fixing the issue, then the tenant moved out, then NRP did nothing for several months as the unit was empty, and only then, in late December, when new people had already moved in did this become an issue and they hired someone. The waterproofing chemical that the contractor used caused my unit to fill with noxious fumes which forced myself, pregnant wife, and dog to leave to go to a hotel. Over 24 hours and with numerous phone calls and emails from myself and property owner, no one from NRP responded to me. Their contractor, working without a required permit from the city, forced me and my family to leave our home and they could not care less. The incompetence and disregard that they demonstrated is a warning to everyone considering working with these people. I was visiting one of my friends today and we were hanging out with their neighbors. I saw this note in the elevator and asked about it. Turns out since NRP has been their manager it has created not only a hostile environment for the community here, but people are scared of losing their homes because of the choices they have made. Edit: Jim, you can say that I need to be more honest, but this is all factual. Multiple direct questions unanswered by Yanci. Called in 3 times and no one picked up (and why is there no voicemail?). Multiple fees placed on my account and then waived by NRP. No communication in the past several months about this issue until a collection letter. I paid the debt as soon as I knew. Why is this late fee different than the 3 that were waived previously? (And what kind of billing department issues and waives fees repeatedly without communicating?!). The Billing team does not communicate and is not helpful. They do not answer the phone or answer questions directly over email. In my case, there was a payment issue caused by a change in HOA's. The first communication I ever received was a collections letter, and the money owed was immediately paid. There were multiple late fees and credits issued to my account over the past several months. Again, zero communication to me about this. And it's not like I'm logging into my HOA account and running detailed account reports each month. NRP is refusing to credit my account for the associated late fee without board approval and payment for the fee first. I am not going to pay the fee or beg for board approval. I've had 10+ emails with billing and this still hasn't been resolved. This is an enormous waste of time for a $75 late fee. read more

This management company managed my condo association for over 7 years. In that time, I only had to send two "complaints" - one about a violation letter I shouldn't have received and a community light outage that couldn't be seen during the daytime. The board chose to recently switch management companies and I've already had to send 5 complaint letters in two months - the change of management companies is already showing and it's frustrating as a long time resident. During their time at my community, our asphalt was replaced, we got new roofs, the landscaping always looked great. My own experience is an illustration of how the simplest things can be so incompetently handled; all I wanted to do was be added to their email list for our community (it seems the owner of our unit had not properly registered us). After several weeks of unanswered emails, Sarah Sage responded to say they had no record of my existence. This could not be true as they had just this year issued me a parking pass which requires I submit a copy of my lease and implies that I am on file as a resident. I tried to follow up and see what hole all this fell into (now worrying I might get towed if my parking pass was no longer valid). More than a MONTH since my initial email, after many followups with no response, I called (I wanted the conversation to be in writing, but oh well), and the very nice woman on the phone helped, immediately found me in their records, and ultimately Sarah Sage emailed to tell me I was now added to the list - no acknowledgment of her mistakes or that she'd left several weeks of emails ignored. If they can't even handle a request to be added to an email list, it's no surprise that members of our community frequently are left surprised when there's no hot water (technicians will show up for work and shut the system off with no notice, leaving us to shower cold), when a system like the water or air conditioning fails and we receive no answer or wholesale communication from NRP for a week or more with no resolution, or (according to stories shared in our community forum) when reports of damaging leaks in units are brushed off, the ticket closed, and subsequent communications ignored. Nearly every other day our community forum hosts complaints like this, often because the resident can't get in touch with NRP. They don't communicate and seem to lack basic skills in courtesy and competence - I hope they realize this has real impacts on residents of the communities they manage. read more

A disgruntled homeowner or renter is going to say their management company is terrible when they don't get immediate attention or an immediate answer, or the answer is accurate but just not something they want to hear. My review of NRP is that of a board member for over 12 years, as well as a resident and owner of the community for nearly 20 years. I've seen my share of really poor management companies and property managers, and NRP was a welcome change when we transitioned to them. Like the other reviewer Vishal mentioned, service is exemplary and they go above and beyond (even when it's not to their direct benefit). They hire and retain only the best in their field, and really invest in technology, assets, and processes that allow them to work smarter and do more for their clients. They do not overtax their property managers with portfolios too large to manage properly, and they really do listen to resident and Board concerns if or when any issue arises. They keep abreast of all legislative impacts on a state and local level, and they have strong legal and financial professionals on their staff who can properly advise right on the spot. They have suggested only the best contractors and service providers, and they have negotiated on our behalf to get our community the best rates and best quality service. They provide all the necessary oversight of said contractors/service providers, and hold them to their contract provisions. Their company mission and vision is not to be the biggest management company in Northern VA, but to be the best. And to be the best means providing the utmost customer service to residents and board members alike. Their management rates are very fair, and as a board member I have found that I do not have to micromanage or do the "heavy lifting" I had grown accustomed to doing with prior management companies. Major issues such as poor lighting, trash, fallen limbs, and dying trees go uncorrected while they enforce extremely minor infractions on home owners. When people try to sell their home, NRP piles on minor or non-existent infractions needlessly slowing down the process for all involved and costing home owners money. (Almost 70% of my inquiries were ignored in my experience) My condo (with a tenant) is managed by NRP and my tenant was also very dissatisfied and furious with NRP as they always ignored my tenant's inquiry. NRP's work ethic is not only affecting owner but also my tenant as well. Plus, NRP tries to add charges to a lot of things that had no charge before - such as issuing a new parking pass for new tenant, or moving in fee for 'furnished' condo. HOA fee is also quite increasing every year. I do not feel they are clear and open to their community, treat us with respect - as many of those people who submitted their concern on this review page feel. **Some of those review are horrifying - but I can see them doing so based on how I (and my tenant) have been treated by them so far. The worst management company that I've ever had to deal with. Their philosophy is to do as little as possible and drag out time sensitive issues as long as possible. I've moved into the community last Summer and within the short time I've have multiple issues, water leak, violation notices, unjustifiable car towing. It took 6 months to get them to reimburse my tow bill after I pulled all the facts in multiple board meetings to prove they had no legal ground to tow my cars. The water leak was another nightmare where they gave the neighbor every opportunity to extend their deadline on resolving the issue all so the management company could avoid getting involved. The whole process was extremely frustrating and stressful and when I asked the board to give me something in writing about their refusal to cooperate they panicked and Kristine and Tahim became very rude. These people are obviously unethical and incompetent. You can call for days and never get a hold of anyone, it's ridiculous how unwilling they are to help and will intentionally delay time critical issues. read more

If there was a no star option for The Highlands at Gunston (National Realty Partners LLC) building management, I would select it. This has to be one of the worst building management companies I have ever encountered. They bill you with minimal to no contact and it absolutely appears they do this intentionally so they can try to tack on any fees to rail you further. The HOA "board" does not care about their neighbors, and if the management company tries to bend their neighbors over for said railings, they just smile and agree to go along with it. Their lack of communication is astonishing, a lot of the time they will simply direct you to their legal team or link you the residential login website - lets discuss this top notch website. There is NO information on this site that states what web browser is compatible with it so you have to go through and try several different ones. Oh and do not bother trying to click on their "Show all FAQs" link in the bottom left either, it does nothing, no new tab, not directed to an FAQ page, no spinning wheel....literally....nothing. Also, if you're checking your account and payment history, do not bother clicking on "View History" for any payment history because that also takes you no where. If you try to open it in a new tab it brings you to a beautiful "about.blank" page. You also have an option to "Submit a Request" for any questions regarding your account which has some fields for you to fill out and two buttons; one is to attach any documents (the plural is important) to help describe your request, question or concern etc. and the second button is the "Submit Form" one. Congratulations to them, they got the Choose File button to work BUT you can only actually upload a document (singular). Though, I suppose it does not really matter what document you can upload seeing as the "Submit Form" button does not even function, similar to the FAQs and View (Payment) History button! Many times, even if you just say screw it, I want to pay this and be done with it, my questions clearly do not matter to this company. THE SITE WON'T ALLOW YOU TO PAY!!! Which is honestly the most surprising part of it all since money is all they care about! Many times you just get red text saying "You can't do this, contact management" and when you contact them, you go to legal. Thank God their legal is actually amazing. Shout-out to them, you are EXTREMELY helpful and communicative and that is very appreciated when you're used to just communicating with a brick wall, I mean NRP. I am on my condo board and we switched to NRP in early 2020 after a nightmare experience with another management company. NRP handled the transition wonderfully, despite operations moving remote due to the pandemic. As management companies go, they seem pretty standard which is to say, they do the least amount possible. 99% of requests for work are immediately sent back claiming they aren't responsible even when they are, and so arguments ensue to no avail. Pictures clearly show issues that go unnoticed but they either done see them or don't want to do anything about it. I've made several claims and requests for work to be done that sat in queue for months, or got kicked back with things like " we don't have budget" or "not our responsibility" Attention to any kind of detail is absent. Property manager isn't receptive or responsive either, sits in meetings and talks in circles taking up lots of time instead of listening to peoples needs. for the love of god put your money elsewhere If you thought of using this firm, not worth it. read more

NRP runs our HOA for the property we've owned for 12.5 years, we've never had an issues with the prior HOA's and even these guys. After making a HOA payment in July 2020 and incorrectly thinking we were set on Auto Pay, they sent our late payments to collections AFTER ONLY 4 MONTHS, and during a pandemic. The lack of courtesy or tact from them just shows how awful they are. If you are looking for a HOA management company, stay as far away as you can from them. They clearly are out of touch with the end client and will only cause problems. read more

In the several months I have worked with the National Realty Partnership (NRP) staff assigned to my condominium association, Manager Crystal Partin and Assistant Manager Ally Medina, I have found them to be very responsive and diligent. Their response time to emails has been within an hour in the great majority of the time. An example of NRP's responsiveness has to do with maintaining my community's grounds. The landscaping company was using huge mowers on hillsides, a practice that would leave tracks from the ripped out sod. I took pictures, sent them to Ally who in turn promptly forwarded them to Crystal. In the next mowing cycle, the landscaping company replaced the huge mowers with walk-behinds, a practice that will allow the hillside grass to recover. Well done! Bob Silber read more
