NACA has been a godsend to me through my lending process for my first home. I was initially approved through a traditional lender for both FHA and USDA loans. In my process of sourcing more details about the nuances for a USDA loan, I found reference to NACA on a social media site. Their mortgage process sounded almost too good to be true. No down payment, no closing costs, no mortgage insurance, and a lower interest rate than the current market? It was beyond what I was hoping for and, although I'd heard it can be long and tedious, I could see the worth. I started my application on 4/27/2025, completed the education process over the following weekend and was able to get an intake appointment scheduled for 5/9/2025. After discussing my situation with my counselor and providing all documentation needed, I was able for qualify for more than initially approved through traditional methods! This means I can actually buy a home closer to my kid's school in Chandler. PLUS I feel thoroughly supported in the process, well informed, and excited for the next steps! Highly suggest taking the steps NACA requires, as it's well worth it! Reviews are FORCED prior to even going through the process. Proceed with caution and take what you read with a grain of salt. They do NOT move quickly, talk down to you like you are dumb when you have questions, getting a response from your counselor is a joke. They tell you one thing and then switch it up without explanation and make the process more difficult than it needs to be. Somehow they figured my debt is 90k when all i have is my car loan but couldnt explain why. Forced me to gather everything from my husbands income, told me we were good and then once again flipped the script and said nope, we cant use it. after MANY months of attempting to complete the process with NACA I threw in the towel when they went from telling me I could afford $2800 down to $1900 and expected me to find a home for my family with that, it would allow for about 250k on a home which is impossible in AZ. My AGENT worked my file, got us approved within 2 days and we were out shopping. Within a month we were under contract and are now moved in, with a BETTER rate than NACA could get us as well. NACA offers a great product as far as the mortgage industry is concerned. But please understand that this product does require SIGNIFICANT "sweat equity" on the part of the buyer. NACA will require some polite "pushiness" in order to make the system work. Anticipate delays in the process at every step due to the overall volume of clients that each of the counselors is handling. Be prepared to schedule meetings weekly to address your file and any concerns in it. The process may seem piecemeal at best at times but hang in there. Don't let all your hard work go to waste. If you are a buyer that just wants flawless execution and NO delays, this may not be the product for you. If you have time, energy, and PATIENCE to work with the process, the rewards will be great. The program itself is great, it's been less than a year since I closed on my house and everyone was great. My only suggestion is, get yourself a realtor that knows what he/she is doing because it'll make a world of difference. You will have to do a lot of work but to me it's worth it given what you get. 100% financing, no PMI, low fixed interest rate, closing cost assistance, etc. If you want it, you have to make it happen. Yup they do take a long time to get things process, not going to lie, but in the end it's all worth it. Yes, they do add on $50 membership fee a month to your loan, but if you need help, it helps you not the bank. The bank paid all my fees, we had to come up with our insurance upfront. Just remember they work with people that don't have the greatest credit, so it takes time. We had a foreclosure, they said they could work with us 2 years after our foreclosure. During that two years we rented a house and saved and paid stuff off and got our finances in order so that when we went to NACA it would not take long to get through their bureaucracy and jump through their hoops. Yes, it was frustrating, yes I felt like pulling my hair out, yes it does drag on for months, yes they do ask for the same information more than once and yes this program does work. We got a $201,000 loan for 2.75% for 30 years. For 2.75% interest rate on a 30 year loan, yes it was worth it. Perseverance, patience and a good realtor who stays on top of things. If we would of had a lazy realtor we probably would have lost the house. Between us both we got things done. read more

Drove to Mesa from North Phoenix. Spent a couple hours in orientation. They never called. This is an organization with no organization. If this is your only option for home ownership, the hassle of the process is probably worth it. But if you have other options, I suggest you don't waste your time and patience waiting on "the process." What you pay in rent waiting for "the process," to buy a home probably comes close to what you would save in interest and PMI. read more

As a fellow mortgage banker I am aware of how the process goes and I heard of the great discounts in costs and rate so I was excited to sign up with NACA. Over a year later and I cannot get anyone to call me back. I have given them countless pieces of information, calls and emails. In this industry the average loan takes about 30-60 days to close depending on the file and im still stuck in the mud with thier process, lack of oversight and accountablility. My guess is they think its ok to give bad service since they have such a good product. I really wish i could say something good but I refuse to paint a false picture of this company. Great program but it does take a while to get an appointment on the books. Once your counselor is assigned and you have a contact you can reach directly then it's smooth just have to do your part to get all the documents provided.
