    Fran is an amazing innkeeper. The house is cozy and she makes a lovely breakfast. I have thoroughly enjoyed every visit!

We stayed there in the Daffodil Room in early October 2014, while attending the nearby Cranberry Harvest Festival. Dave and Megan are the consummate B&B hosts: helpful, friendly, knowledgeable, and respectful of guests' privacy. They were able to give us a lot of information on local activities, including great restaurant and destination tips. Their breakfasts were tasty and sumptuous. Their warm, generous, and humorous demeanor made us feel comfortable and relaxed. They welcomed us into their home and even allowed us to join a small party they were having one night with friends. The Daffodil Room was lovely. Dave told us up front that this room has two beds together to form a queen sized bed - we did not notice any difference. Bathroom is clean and well-maintained, with modern plumbing smoothly integrated with the charm of the old home. The living room is well-stocked with books and cozy furniture, and has a fireplace. Dave and Meg built a wonderful fire for us there, and we were glad to pass a lazy rainy day in front of it, reading old classic books from the shelves. We cannot say enough good things about this place, and we cannot wait to return and be with Dave and Meg again!

The house itself is cozy and full of loosely related tchotchkes. The bedroom was a little crowded. The bed was very old and uncomfortable. There were ample and excellent books in the bedroom. The bathroom was a converted closet and not very clean. Breakfast was good but nothing spectacular. It is on a quiet street and well priced. You get what you pay for.

In fact, the owner loves cats so much that she can't keep her hands off them...even while cooking breakfast! Our room was fine, but others staying on other rooms weren't as ok with theirs as we were. Were also disappointed because when we called to ask about the facilities, were told that there would be a separate, private bathroom (which there wasn't) -- only two bathrooms available (one with a shower, the other was a bath tub). The location (Wareham, MA) is a nice central location for trips to the Cape, Boston, Newport, etc. Also, I would recommend skipping the 'breakfast' part of this B&B.

I'd like to address some of the negative reviews that have been posted about this establishment. Some B&Bs are run like hotels where, to its employees, you're nothing but a room number and a credit card slip. Other B&Bs are run by folks like Fran, who open up their homes, where you're welcomed as a friend - or even I dare say - as a family member. I'm a cat lover so the presence of the cats, Maggie and Twinkle, did not bother me in the least. They're rather endearing, and if you stay there you might even learn a secret they both share. If cats bother you, if you don't like them (or owners who love and dote on their pets), or if you're allergic, stay elsewhere. If the need for a totally private, non-shared bathroom is important, stay elsewhere. The facilities are always clean, and Fran always follows good hygiene and sanitation practices whether it's prepping food, tidying the living and sleeping spaces and bathrooms, and she's always attentive to reasonable needs presented to her. If you want to stay in a decent, clean, and pleasant location with fast access to the Cape, Martha's Vineyard, Nantucket, and the cranberry growing region, stay in a 170 year old home that has plenty of stories of its own to tell, and interact with an engaging hostess who is more than willing to share her home with you for a very reasonable fee, you can't go wrong with the Mulberry. That is all there is to say.

    My cat and I recently stayed here for one night due to needing to be early morning prompt to a…read morenearby area commitment the next day. I wished I'd looked into other area options after being informed while checking in that the pet fee was now $25 higher than I was quoted on the website as of January 1st, and not being informed, noticing on the bill as I left, that there was an -additional- "pet cleaning" fee of $15 added to the tab. Something was off-kilter in the ventilation of the room I was assigned, and the air was often too dry for most of the evening while we were there. It eventually corrected itself overnight once I turned the fan mode off. I also noticed the lack of bathroom ventilation that a previous reviewer commented on and that the bathroom did not seem to be connected to the heating for the rest of the room. Proximity to a couple of restaurants across the parking lot was nice, and additional shopping areas are just up the street. Having driven by this place somewhat regularly over the last several years, I'm glad to have tried it, but not sure I would want to stay again.

It's well accommodated and comfortable. It's also close to the Academy. The prices are fair for what is offered, great experience.
