The project covered most aspects of the home, including changing the wiring, plumbing, HVAC, flooring, roofing, windows, doors, and refinishing all walls inside and out as well as expanding some rooms and raising ceilings. Mike had a capable team, suppliers, and subs. Jason, the project foreman, especially stood out with strong communication and clever problem solving when surprises came up. One thing we appreciated was how Mike and Jason proactively offered ideas to make the remodel better. Many of our favorite details of the remodel are actually the result of their suggestions, such as flipping our living room layout and creating a storage area in the attic. When the realtor invited "the neighbors" for a sneak-peek on opening weekend, were we able to walk through the updated space, evaluate craftsmanship, and speak to Jason who project managed for Genuine Kitchen. We called for an estimate, and Brian saw us within a week from initial call. Our main goal was to renovate the kitchen (the exact floor plan as next door!) and update floors throughout. We also had additional requests but wasn't sure about overall budget, so we asked for these to be line itemed: adding can lights in the living room, add an overhead fan in master bedroom, change interior doors throughout. We ended up agreeing to everything except the doors. But the best thing about this consultation--we were able to talk through timing. We had vacation planned for 2 weeks in June, and it would be perfect timing if demo + floor installation could be completed while we were on vacation. Brian suggested renting a PODS unit for our driveway and that's where most of our furniture lived while renovations occurred. Talking through the workflow helped settle my nerves about the project. We signed our deposit over March 18, which was 3.5-4months from when initial work was scheduled to take place. This ended up being perfect timing for us. Flat front cabinets = 8week lead time, and another couple months to select countertop and kitchen fixtures. We were given a list of items to purchase, and I was eager to select all the fixtures to fit our style and price. I emailed my selection list to Genuine Kitchen, and they were helpful in pointing out some corrections (buy the certified outlets!) and suggestions (cabinet handles are better than edge pulls!). 48hrs before we were scheduled to leave for vacation, we had to cancel (health reasons). Since we had planned to be out of the house during renovation of the floors we secured hotel + airBnB for 12nights. We asked Genuine Kitchen if we could move back into the bedrooms on day 12 of what was supposed to be 14 days. We were so thankful everything worked out and Genuine Kitchen completed the bedrooms so that we could move back in earlier than scheduled. The bulk of the kitchen renovation occurred while we were simultaneously living in the house--they setup a zip wall between the spaces. The work crews were organized, courteous, and tidied-up after themselves every day. We expect dust during construction, but they tried to keep it to a minimum. Overall, Genuine Kitchen had great communication for us; both email + phone, and I wouldn't hesitate to reach out to them for future projects!

Brian met with us to understand what we were looking for and then began creating potential re-designs of our kitchen and dining room space. We went back and forth a bit before settling on the design that we really loved, but we got there. Brian also connected us with a great cabinet designer, Martha at Danmar Cabinets, and during the cabinet design process the three of us communicated via email to ensure we were all on the same page, which was super helpful. From the beginning, Brian was up front about the process, timeline and what to expect during this job. There were, as typically happens, things that came up that we hadn't originally expected. Whenever that happened, we got clear answers on which things were included in the original job cost and anything that would be extra if we wanted to have them do it. Brian's crew was great. His main guy, Junior, was there almost every day and was hard working, friendly, and great at communicating with us. Junior did a great job of cleaning up the job site each day to ensure it was safe both in the backyard and the front yard. We even had neighbors comment on the cleanliness of the job! Junior was on-site working hard every day and managed the other subcontractors as they came and went. Most of the subs were great, though we did have an issue with one of them. But we were very pleased with how Brian, Dianna and their crew handled the problems with that sub. Dianna was a big help with all design-related questions that came up along the way. She gave me clear instructions about where to get things (like the grout for the tile) and helped me decide on the color. It was great to have her expertise readily available to me. Brian and Dianna were very responsive to any concerns we had along the way. They were eager to make us happy and uphold their reputation. In the end, the project extended just a couple weeks past the original estimate of 2 months - mostly due to the subcontractor we had trouble with and a couple extra things we had them do (like add lighting in our living room area). I've heard horror stories from people having their contractors string them along for months not finishing the project. That was not our experience at all, just as Brian had promised, they finished the job completely and efficiently. I highly recommend Genuine Kitchen and Bath for any home project you have. If we decide to do another project down the road, we'll definitely hire them again!

Tom Halpin 255 S. Maple Avenue South San Francisco, California (650)742-6490 My insurance company, Amica, referred me to Britannia / Cal Pacific in 2017 to fix a leak from the apartment above mine that had damaged my ceiling. They did an okay job, so when a door in some bedroom started leaking in the fall of 2017 I contacted Tom Halpin and asked if he'd be able to fix it. Tom accepted the job, explained they'd need to do some reframing / structural repairs around the door, and quoted a price of $3,669.72. It was more expensive than I had hoped but I agreed. The doors were not being replaced, I just needed to stop the leaking. While they were there I asked them to take a look at my fire escape door as well (it was sticking). When the bill arrived, it listed $8,441.37 for the bedroom door repair and $1,612.60 for the fire escape (so a total of $10,053.97). I was pregnant, sick of the leak and the open construction site in my apartment and foolishly paid them. Fast forward to this January. It rains. The doors start leaking much more severely than before they were repaired. I emailed Tom on January 7th. He sent someone by to take a look at the door, and emailed back February 13th that they might be able to add some weather stripping. I explained that the problem seemed more serious; the floor was swollen with water and the baseboard was rotting. I put down a shower curtain and a bunch of plastic containers which needed to be emptied frequently whenever it rained. I emailed and called Tom and his office multiple times between February and now and never heard back. One of Tom's workers (John, who was very nice, but sadly not great at fixing doors), came over several times and tried to fix the leak without success. John emailed back a final time on May 21st. He said they would not be able to help any further and suggested I contact Anderson or Pella and replace the door. No apology, no refund, and no response from Tom since mid-February. I now have a one year old baby, a one-and-a-half year old leak, and am out $10,053.97.

The resolution was I had to give him a chance to fix the issues but I didn't feel comfortable with him going in my home again based on the past experience. The board liaison even told me to find someone else to fix it and cut my losses. Otherwise, take him to court but it wasn't worth dealing with him. I am closing the loop on this review going forward. Regardless of his new business or whatever business he creates, I sincerely hope he gets help with his mental state, treats others with respect and does a better job.
