Mr Contractor redid our master bathroom.Our frustration was with the City of Philadelphia who delayed in issuing required building and plumbing permits and with Ferguson whom we bought our vanity, etc from. Barry from Mr Contractor was always great to deal with and responded quickly to every call, text, email. The workers were all professional and wonderful to deal with. In short, my advice is to limit your stress, subsequent repair expenses and use another firm. I would not recommend Mr. Contractor to anyone. I received poor service during my window replacement. My primary issues were (i) poor communication, (ii) lack of respect for home, (iii) disregard of concerns, and (iv) sloppy trim work. Details and photos of my experience follow. My summary is long so if you're reading this review too late and cancellation isn't an option, scroll to the end with suggestions on how to proceed with this firm based on my experience. Mr. Contractor was retained to replace some of the windows at my home. I selected the contractor during the winter so there were a few months before the weather would permit installation. However, there were early signs that I may have picked the wrong firm. The owner's son initially came to my home to take measurements. An installer came out later to re-measure. After the installer's visit, the owner's son reached out to ask me how many windows I had and if the windows had gridlines. These questions prompted me to start printing every text communication. I mentioned from the initial visit that my capping color choice was teal. I was promised by the owner's son that teal was an option. This promise was a consideration for the firm's selection. I was not shown the color fan deck and I assume responsibility for proceeding without confirming the availability of my preferred color. Teal turned out to not be an available option. I was emailed a pdf of available colors. I chose an alternate color and was told that color was also not available and proceeded with a close match to the alternate. On the day of installation, four individuals arrived, three stayed. The first day was slated for interior work. The workers arrived not knowing what windows were being replaced. They did not have booties for their shoes or sufficient tarps to cover the floors. A foreman dropped off additional tarp later in the day. The installers did not have all the supplies they needed for the job, such as interior wood and 1" sash stops. These materials were also dropped off later in the day. The installers started on the 2nd floor and proceeded to drop the old window frames, parts and debris onto my deck below. I reached out to the owner's son regarding my concern about property damage to my deck and to ask if this is standard. He replied 'no' and that he will call his guys. I asked if he or someone else would be stopping by. He replied that he doesn't have babysitters and the assigned team has 20 years of experience and there won't be a problem. I informed him that the other workers were present when the throwing occurred, and I would hope his employees wouldn't need babysitting, but I was concerned. He then asked if I wanted to pull the workers. This was a surprising response, so I called him for clarification. I wasn't sure if he meant to reassign a crew or leave the job entirely. At this point, the windows had been removed from the children's room. He was curt during our call. The owner's son repeated what he typed in his text then informed me he was pulling his team. I asked if he was going to reinstall the old windows and if I would be refunded for the work not completed. He hung up. I called the office and spoke with Jenny. She was lovely. Her reassurance that the crew wouldn't leave with gaping holes and no windows in any room was comforting. She also alerted Ken, the owner. Ken gave me a call and indicated that it wasn't standard protocol to throw material out of windows. The workers should walk the debris through the home. I'm not sure if the owner's son called any of the workers at my home. The installers continued to throw the old window material out of the windows and ended up breaking two flower planters. The workers took the splintered planter and attempted to repair the other cracked planter. If I had not heard the crash and seen the broken planters to photograph, it may have been a while before I became aware of this damage and loss. I called Ken, who was now my point of contact after the escalated conversation with his son, to inform him of the continued tossing of materials. I also asked the installer that was throwing the material out of the window to stop. He replied that it was easier to toss the materials out of the window. I agreed with the installer that it was easier but it also was a liability and my request was for him to stop. He was clearly annoyed. The tossing of materials continued but with smaller pieces. The two other individuals present, including the installer's father, said nothing during this time. Once the upstairs installation was complete, the workers left. They did not clean. I wiped down the windows, furniture in the rooms they worked, vacuumed and mopped the floors. After our initial walk through, we spent almost 2 months trying to reconnect with Barry. He finally came back out and was great in person however, the first set of drawings he sent as the estimate did not match what we talked about or what was noted on the architectural drawings. When I pointed this out we were promised new layouts however, they never came. Weeks more of emails and in the end, we got a very odd stream of consciousness email listing vague tasks that would be included in the work and a very, very large number as our estimate. I would stay FAR away from Kenny Spector. Although he had done much work on my property, he talked me into a new roof and brickwork to be applied directly to the surface. We came to a relationship ending dispute when he refused to take responsibility for continue leaking in the roof. This is after he was paid over $50k for the repairs and replacement. Our old exterior doors were from the 1950s, at best. (When were jalousie doors popular?) The doors were falling apart, and the door frames were rotten. So we called Mr. Contractor. Lonnie came promptly. I asked for a door that we could see who was outside, and he agreed. He quoted about $3000, which seemed high, but I figured the door frames were included. The service was fast. The workers were professional. I suppose I could see someone at the door, if he/she was 7.5 feet or taller, and tried to look in the door's window. I was very disappointed they didn't give us door frames too, but then again, I never specifically asked for them. I just figured no one could put a door up on rotten frames. I was wrong. I asked about the mail slot for the front door. (We live in South Philly, so no place for a mail box.) I had to call Lonnie back for that, but he did send someone out to cut one in. Again, workers were nice and professional. The doors sure seemed like interior doors, but I figure he's the expert. I'm not. A year later, the door handle bulged out. (Photos included. That's not a shadow under the door handle. Oh, and the gold trim was painted by friends. That didn't come with the door.) Two years later -- last summer -- the rain and heat swelled the front door enough that we were stuck in the house. I called the business and the woman answering the phones told me he wouldn't be in South Philly until Tuesday or Wednesday. (I called on a Thursday.) She suggested we call the police to open the door, but I kept thinking, "What will they do, except break the door open?" And then what? Anyone can just walk into our house?" I told her I'd wait. Wednesday afternoon, I called back to ask when he's coming. She said she never promised he would come. Why would I assume he wouldn't come when he could? He did come, but he was angry at both her and me for the inconvenience. Having been unable to open the door for six days, I invited him to open it. My luck. He could. (It hadn't rained for several days by then.) So to "fix" it, he got out his screwdriver to check the screws near the hinges. They were tight. He rubbed a little sand paper against our rotting frame, but it wasn't rotting there, so nothing happened. Case close. Nothing he could do. We used oil on the door, so we could get out until the weather cooled. The weather is heating up again, and hard to open and close the door again. Now the door is cracking all over. (Photos included.) All around the hand-cut mail slot. The door itself. Along the brass sweep at the bottom of the door, (if that is brass. Probably not.) Our frame was rotten. In a mere three years, the door matches the frame. He did give us cheap interior doors. He did rip us off. I would hire a feral dog before I'd hire this flim-flam outfit again. Run! Don't walk away. Yeah, it looks okay when you first get the work done, (less than you expected, but okay), but time tells quickly how bad they are. read more

They went above and beyond on that job so when my front sidewalk recently needed repairing, I called again and they did not disappoint. They took up the entire sidewalk in front of my house, completely cleaned out the tree roots and debris left by a previous contractor that were causing the issue and poured the new sidewalk with amazing attention to detail. Ken S. and his team repaired and rehabbed my top and inner porch roofs on 12/21-22/20. This included: repointing the outer facade brick wall, drilling down to the inner brick wall along the top roof's edge to then seal it tightly, sealing along the top roof, insulating the bay windows, re-sealing the inner porch roof, and replacing the second-floor bay with new protective siding. The rotating team of 4-6 men were efficient, swift, cooperative, unobtrusive (I'm working from home and I was undisturbed), polite and (most appreciated) CLEAN. They left not a speck of debris behind either day (despite the considerable amount that was produced from the mini-demolition). Ken came by on both days to check on the progress of the work and consult with me to see if I had any questions. The ultimate test would be how well would the inner porch roof keep out rain. Not a single drop has come through---even during an overnight deluge! I've worked with Ken before and I cannot sing his praises more. His teams simply do EXCELLENT work. Lonny came and quoted a third floor leaking doorframe that goes out to a roof deck. The leak had gone down the walls into the 3rd floor. I mentioned that I realize there would be two projects but wanted to ensure we finished this one and then he'd come out again and do the second job. Put the down payment in. They came and did the work and did a great job. Then, I call and Lonny comes back out to quote the second job. Says he'll be in touch with the quote. I've called a few times now and no word. Guess they don't want the work? Really wish he'd have said that up front though. read more

I'm a structural engineer and I work in the building industry. I also have experience in construction, both in the operation of a company and renovating a house on my own. I asked Mr. Contractor to do a relatively small project to my house. After getting the estimate I was SHOCKED. Doing a similar project on another house I had a price in mind, but their estimate was triple what it should have been. Their description of work to be done was poorly written. It didn't include what we had discussed. Their email communication lacks any sort of punctuation and was littered with spelling and grammatical errors so it's difficult to decipher what they are saying. Very unprofessional. Finally, their explanation of their price wasn't justifiable. I would tread lightly working with Mr. Contractor. I can't comment on their work since I did not go through with the project with them. I worked with Mr. Contractor on a brand new bathroom, W/D room, and closeting in early 2019 and was very happy with their service. I had used a different contractor for another bathroom in 2018 and it was a disaster, so I was nervous about letting anyone touch my home. I am glad I let Mr. Contractor give it a go. We met two reps from Mr. Contractor last week during the 2013 Philadelphia Home Show. They seemed pleasant, knowledgeable and raved about their "Best of Philly 2012" ranking. We discussed a few minor renovations projects that we were planning to start in the hopes of increasing the resale value of our condo. Within a few days of the home show we received a call from another rep. (Kenny) to set up our initial consultation. We mutually agreed on 1/13/13 at 4:00 PM. On 1/12/13 (a little after 8:00PM) I received a call from a blocked number, it was Kenny. I thought it was a little odd to get a call after 8:00 PM from a potential contractor, but I've seen and heard of odder. Kenny asked if it would be possible to move our appointment up to 3:30. I told him it wouldn't be a problem at all, and that I would make arrangements to leave work a little earlier than planned. Today, I left work early in preparation for our 3:30 meeting. Of course 3:30 came and went, so did 3:45 and then 4:00. At 4:00 we called the main office to check status. The receptionist offered to track down Kenny and call us right back with updates. Within ten minutes the receptionist called us back and without an explanation or even an apology, asking if it was alright for Kenny to come by "in 30 minutes or so." Considering the fact that we had already waited "30 minutes or so" - we said no thanks! Silver lining: At least the first impression was a bad one. I certainly would have hated to contract for their services or put a deposit on a job only to find out that they were totally unprofessional later on in the process... Completed a $17k kitchen renovation job in Feb 2017 with Mr. Contractor, and found the service to be quite good. Project involved demolition of existing kitchen and drop ceiling, framing and putting drywall and cabinets in front of uneven brick wall, flooring, and movement of water, sewer, and electrical utilities. Mr. Contractor provided framing/wall, electrical, and plumbing materials, while I provided the rest of the building materials (cabinets, flooring, paint, backsplash, etc.). I particularly appreciated Ken's willingness to break down individual sub-costs so I could decide which tasks I wanted to DIY (ended up doing paint, backsplash myself for fun, but his estimates were quite reasonable). Ken Spector was my primary contact throughout the process and he and his crew were flexible with my schedule and efficient at the work. Only gripes I have were a few quality control issues (drawer/door pulls not precisely aligned to center) and a few scratches made on the newly installed wood floor that could've been prevented with a protective layer before installing the base cabinets. All in all, very satisfied with Ken and the guys at Mr. Contractor, who were polite, professional, and cost effective. For me, I am glad I found out what kind of people they are before hiring them to do the work. Since you insist on making things up and implying that your sleaziness is somehow MY fault, I will add some further facts: I gave Lonnie a recommendation for a criminal lawyer to help him and his family out!!! Second, I was willing to overlook his "background." Third, I waited patiently for him to get an estimate together while he went on " vacation," and couldn't seem to put a coherent, intelligible written estimate together. I hired MR CONTRACTOR to install 4 windows and stucco my back wall. The first time it rained, they leaked. After two weeks of calling, and stopping by their office to complain, my windows are still leaking, with no action from the company. I have never seen a window leak this much in my life. I spent over $5000 to have this job done, and now have to hire someone else to fix it! My inside walls are damaged, and now not only do the windows leak, but I have to re-paint and replace my ceiling tiles! read more

MrContractor Contract signed 4/22/14, est. start date 5/12/14; est. finish date 5/17/14. Was told likely earlier but he said they had to put it like that due to a lawsuit. I asked for 2 things, old wall damage from neighbor's roof in 3rd floor stairwell, leaving holes and swollen surface from old but repaired leak. Second issue was water running off edge of roof causing mold on stucco exterior walls, and adding to basement water issues, separate from the work requested. He sold me a copper downspout for roof to ground to replace a year old white metal spout. (Rationale, I don't know.) He had roofer come several times. Rain still drips off the edge, I sent him a YouTube, he said it was normal in heavy rain. It drips in light right, I have several YouTube videos of this. During the roof work I ended up with a leak in basement, water squirting through wall when runoff spout was aimed into the dirt toward the house. I have videos. They came back and aimed it away from the house. But the roof still drips. I am hiring another roofer to complete the job--water running off edge, bolt holes not filled or absent. The roofer was nice enough to fix my neighbor's roof where birds were getting in. In fact if left on his own, he may have done my job correctly, but seems Steve hurries them and has other agendas. Steve was angry I told the two workers I paid out $4,080 for those two jobs. The masonry was another problem. I told them how the damage came into the solid old walls, from the neighbor's leaking roof. I told Steve and the mason that the holes had to be dug where it swelled so they could be filled in. I said I would do the final paint. I was left with lumps to sand out and poor quality spackling. I had called them back. The mason said he was only given 20 minutes for the job. I told him how to do it properly. He said he has been doing masonry 25 years and knew how to apply plaster. I worked 2 years with a painter specializing in historical renovation so I know what I am talking about. He said the contract only said a 2-foot square area. I did not have contract in my hand, but it states "make plaster repair to 3rd floor stairwell." I very easily put bumps into the spots that were hollow, and they obviously need to be tapped out and refilled, like I said to Steve in the beginning and to the mason. This is what it was like with Steve of Mr.Contractor. Back and forth, no supervision of the jobs being done. I have to hire a mason to do the stairwell correctly and find a roofer who can fix water coming off the edge. Steve tried to say it was normal. No other roof in the neighborhood has water running over the edge. I learned, you have to have everything spelled out to the tiniest detail in a contract as you cannot trust Word; do not pay off a job ahead of time when requested; insist supervision takes place on the premises. That I bought that copper pipe just tells him I was a fool. I like to trust contractors, but Steve and his MrContractor is all marketing game with the Angie's List and BBB stickers, etc. all over the truck. The quality of work is more for slum lords. And he said it took him as long as it did due to the weather, as if that had anything to do with the plaster work inside. read more

Thank God I got a couple of quotes before I called these people! The Mr. Contractor consultant gave me a quote about a $1000 over previous quotes I got from other contractors. The work Mr. Contractor quoted me on was just nonsense! They wanted to do a cover up job when the other 2 contractor's estimates included fixing the problem, restoration and included some other minor remodeling I needed done. Mr. Contractor almost did a darn good job convincing me I did not need replacement and restoration work done before I showed him the other contractor's estimates. I hired Mr. Contractor to do some work on my cracked concrete foundation. Kenney came out looked at my foundation and crumbling retaining wall, the estimate he gave me was higher than expected for the house and lower than expected for the retaining wall. He agreed to work with me and do one part at a time. Originally I called them because I liked the stone pointing they did on my neighbors home and I wanted the same high quality work done on my home. I am very happy with the work Gary did on our foundation. He was very professional cleaned up when he was finished and he even worked until 8:30 PM when the job was finished properly. This sounds like hyperbole, but it's not. They refused to fix the error. I didn't hire them to work on my roof, but they ripped shingles off of my roof. Now my roof leaks. This sounds like I'm kidding, but I'm not. In installing the window, they knocked out unrelated supporting bricks, and didn't replace them. Now the wall, ceiling, and facade are cracked. Mr. Contractor may be a good choice for high-end project on a high-end budget. But for the rest of us: they'll ruin your house. I'm living with the proof every day. read more

We have a major stucco issue on the back wall of our house, which involves removing and replacing a balcony (our only route for roof access), redoing the back wall, and eliminating water infiltration and water damage. So many others wanted to do quick fixes that we know from experience are a poor return on investment that just lead to more problems and expenses down the road. Not so with Mr. Contractor: this team has the deep technical expertise needed to do a job the way it's meant to be done, so that customers like myself can return to enjoying their home without worrying that the problems will soon return. Beyond technical expertise and completing work in a timely manner, what truly stands out about the Mr. Contractor team, and why I can't recommend them enough, is how much they care about their customers. Our back wall was in even worse condition than we knew (impossible to have known that in advance because damage was hidden by the external façade), and the implications of this were very overwhelming for my husband and me. The extensive personal attention and high level of respect, support and understanding we've received from the Mr. Contractor team have helped make this experience feel much more manageable. I hired these guys to fix a leaky window on my upper floor window. They told me the roof seams needed to be resealed and they also silver-coated the roof, they charged me $1300.00 and the first time it rained the top of the window leaked again. Called them and they said they would send their roofer back out the following week. The guy called to say he had to cancel and he would be out the following week. After agreeing to the deal he said they get back to me in four weeks to schedule a date because they are working on other jobs and i had to put half down on the job which is $2800. Four weeks went i dont hear from them call them and they told me he was still waiting on when they can install the fence but sent someone right away to install the door. Once the door was installed i ask when can the fence be installed i dont hear from them but then receive a email back saying his contractor is sick and won't install the fence but will refund me back $2000 here is the thing Steve never broke the the price on the work me since it was a combine job i didnt ask how much to install the door since total seems reasonable to me but now i find that he is changing me $800 to install this 80' X 30' single panel french door. Wow! I cant say enough good things about Mr. Contractor! We had a list of things that needed to be fixed in our home (shower grouting, sticky door, insulation in basement, leak in crawlspace, etc). After having gone through several contractors in town and not being satisfied with their work/etc, we decided to give Mr. Contractor a call since they seemed to have a good reputation around town. Steve Spector was the guy to take our call and he came out to our house to take a look at the list of things we needed to get fixed, principally among them a leak in the crawlspace. Steve thoroughly diagnosed the crawlspace leak and determined that the roof needed to be re-done to fix the issue. Steve went out of his way to give us a detailed explanation of what work needed to be done and how long each item would take. This was great as not many other contractors we have dealt with took the time to explain the work that is needed to be done. We scheduled his crew to come out the following week to do the work. The crews showed up on time each day they were scheduled to do work and were very respectful of our home and us. They were wonderful! They fixed each item on our list and did a great job... they did not rush their work and really spent the time to make sure things were done the RIGHT way. After the roof repair and other work was completed, the crawlspace leak started to leak again a few days later after some rains. We called Steve and without hesitation he came out again to look in to the issue further as he and Mr. Contractor stand behind their work. He was thorougly concerned as if it was his own home and he spent a lot of his own time diagnosing the problem (something that many other contractors we worked with would not have done). We really appreciated him taking the time out to figure out what the problem was. He even brought out plumbers and several other specialists to help with the diagnosis. Finally, he discovered that another source of the leak was coming from our neighbor's roof top deck. NO OTHER contractor we had worked with in the past would have invested as much time as Steve did to help us out. He really went the extra mile in providing excellent customer support. I would without a doubt hire them to fix any part of our house again. They are a bit more expensive than the other contractors we looked at but they are worth every penny as they do everything in their power to ensure complete customer satisfaction. read more

Called Mr. Contractor to get an estimate on having a window repair and essentially fix what a prior contractor didn't do correctly. I felt the estimate was fair and comprehensive. It included a window replacement and capping of 2 windows. The person who gave me the estimate, Steve, did state clearly that it was not a full day job and so they'd have to squeeze me in on another slow day so that I may not have much notice before they want to come out, probably would get a call the day before. I said no problem. Steve called on Sunday saying the guys will come out Monday between 11am and 1pm so I arranged to have off work. I got a call close to 1pm on Monday from Steve stating that the guys were held up at another job and would have to come Tuesday at 7:30am. I agreed because what was I supposed to do, I need the repair done and my deposit was already in on the job. The guys showed up at 8am on Tuesday and I truly feel they did a good job. I still need it to rain really hard to make sure there's no more leaks, but there were 3 guys there close to 3 hours and I was peeking in on the work. They seemed very thorough. I called today to pay the remainder of the balance due and asked about some sort of leniency on the cost due to the inconvenience of missing 1.5 days of work. The woman who works the office was great and contacted Steve about it for me. He offered a $20 discount because I work from home so it wasn't really an inconvenience for me. I actually do not work from home. I may have stated that I could do some work from home Monday so that the guys could be there but in no way do I work from home on a regular or full-time basis. It's good thing I don't do shift work because I'd be pretty pissed about missing so much work in that case. I also had an estimate from these guys for siding in 2010 and the estimate was $3500 more than another place, so I went with the lower quote and was very pleased. Overall, I'd probably call them again for work, but I'm a little put-off by their assumption that if you work from home you're not inconvenienced (even though I very much do not work from home). read more

BEWARE of this contractor if you are submitting a claim to an insurance company to cover damages to your home. When my neighbor in the condo above totally flooded her bathroom, the water flowed down and completely destroyed my guest bath, bedroom, ceilings, electrical fixtures and carpet below. I needed to get an estimate for the damage to submit to her insurance company, so I called Mr. Contractor. Barry (I guess he's the owner) came out, and he couldn't have been nicer. He said his fee was $200 for the estimate, but this would be applied to the job if I decided to use his company for the work. He gave me a total figure for all the repairs, and I asked him to put it in writing so I could send it to the insurance company, so he jotted the figure down on a piece of paper. The insurance company totally rejected this estimate, saying they needed a complete and detailed breakdown for each aspect of the damage. I asked Barry if he could please give me a detailed breakdown, and he said he'd never heard of an insurance company making such a request. He finally agreed to get his office to type up a letter, but he said he would have to charge me a nonrefundable fee of $200 to do that. I said ok, but when I sent his one-page letter to the insurance company, they rejected it again and said all insurance companies require a standard multi-page form, a document that can be obtained online, to submit claims, and reputable contractors know that. When questioned about this, Barry said he didn't know what they were talking about. I finally found another contractor who knew exactly what to do, and he got the necessary approval for me and got the work done. Bottom line: Mr. Contractor may do fine work, but it's obvious they are in way over their head when dealing with insurance claims. I am also plenty upset that they charged me $200 for the letter they wrote which was totally useless. read more

These folks are terrific. Real professionals with a lot of experience. They deftly handled a particularly challenging job in which they installed guards above 3rd and 4th story windows to stop leaking - the windows had apparently been carelessly installed originally. The front windows were relatively easy to access with a long ladder, but the back two required lifting ladders up over fences - and eventually - rigging a special platform to get access to the topmost windows. It took an extra trip to finish up the job, but it wasn't an easy task - and they took it on patiently and professionally. I needed old floors removed from my home and new ones installed. I called several contractors but chose Mr. Contractor for the job. The job included woodwork, plumbing and carpentry work. Not only was the job completed in a timely manner, the work was well done and the various contractors sent to my home (tile layers, plumber, carpenters) were timely and friendly. An absolute pleasure to deal with. Ken, the general contractor, was easily reachable and answered every question we had.
