    Bathroom remodel

    PK Remodeling did a lower level room reconfiguration and complete bathroom renovation down to the joists in our 1940's craftsman house with all plumbing lines + electrical replaced. As an architect working on my own home, I was impressed that Piotrek and his crew did not cut corners and had attention to detail. Piotrek collaborated on the construction details and I appreciated his communication and input into the resolution of some of the more tricky aspects of the design. The cleanliness of the construction site was also impeccable. I was very pregnant at the time and appreciated the plastic partitions that were installed, masks that were worn and the crew vacuuming at the end of every day leaving as little construction dust as possible. Contractors like this are hard to come by and I wouldn't hesitate to recommend Piotrek for any project. I've attached photos of the finished work.

    Just had Piotr and his team do a full remodel of our kitchen and family room and it was a wonderful experience! Starting from the estimate process, Piotr was one of the only contractors that not only showed up when he said he would, but actually replied with a bid and to any questions I had. (Bonus points for not talking to me like I had no idea what I was talking about!) He was definitely not the cheapest bid we got, but he was also definitely not the most expensive. His team of Jesus and Armando did the bulk of the work, and I think there is seriously nothing they can't do. I'm a pretty big perfectionist on the little details that often get rushed through by contractors, so I'd go in at the end of the day looking for the things to bring up the next day... but couldn't find any. These guys were thoughtful, careful, kind, and thorough. All 3 were perfectionists - I can't say enough. I was able to stop worrying about the details b/c I knew they would never put up with something not done exactly right. They were also fun to have around - all 3 had fun senses of humor :) Piotr has very strong aesthetic opinions too - some were great ideas I hadn't thought of, some I vetoed, but it was nice to hear different opinions. I had done my best to have the details and scope of the project figured out ahead of time so there weren't many changes that had to be made, but they were flexible when little things inevitably came up. The only thing that didn't go as smoothly was refinishing our wood floors. The first contractor he brought it did a sub-par job. He re-did it, but it still didn't look great. Piotr agreed and told him there wouldn't be a third try. He then brought in a new contractor that was night and day difference (and I'm sure cost Piotr more), but it was nice not to have to fight to get the job done right. Piotr never made me feel like I needed to compromise my expectations. The other aspect of remodeling that I had heard from every friend that had ever remodeled in the Bay Area was that contractors consistently left the last ~10% unfinished since they already had most of their money and it wasn't worth their time to do the last details. This was absolutely not the case here. They have even come back for a couple small details long after getting their last payment. Definitely recommend PK Remodeling - no hesitation.

    We made the extremely fortunate decision to hire Piotr and his team in late 2020 to take on the remodel of our newly purchased 1950s house in the East Bay. They began with re-roofing the house and then worked with us through much of 2021 to totally remodel the kitchen, reconfigure a couple bedrooms, completely transform two bathrooms, install new windows and new electrical wiring, and generally spruce up everything throughout. From the very beginning, it was clear that Piotr possesses an eye for design and attention to detail that sets him apart from many other contractors. We came to him with a mostly developed plan and he made a couple key design suggestions that we incorporated that ended up making a big difference for the project. Piotr worked with us patiently to finalize a scope of work that fit within our budget. His price for the project was quite fair - not the cheapest we could have found but definitely not the most expensive. Piotr works on a few projects simultaneously - His team is large enough to tackle most aspects of a project, calling in outside help for specialty task if needed, but the team is small enough that there was consistency in the project from beginning to end. (Did someone say tile setting? Armando is a complete magician.) Did everything go perfectly? No, I've worked on a lot of construction projects and nothing ever goes perfectly. We dealt with lots of material delays due to Covid supply chain issues. Mistakes were made. However, Piotr and his whole team take a lot of pride in their work, and they never hesitated throughout the project to fix something if it wasn't quite right. Also, when they were done with the project (and in fact at the end of most days during construction also) they left everything looking immaculate. We are so happy with the result! Of the contractors I've worked with over the years, very few of them have the combination of skill, attention to detail, and personal character that Piotr and his team do. My recommendation - Talk to several contractors, including Piotr. Once you meet him I bet you'll like him as much as we do.

    Piotr and his team remodeled our master bathroom and they have set a new bar for what I look for when engaging with a contractor. They were timely, precise, and clean during the entire process. Piotr showed up for our initial meeting on-time and provided a great set of suggestions to help re-imagine our bathroom. He started on-time and his team showed up right on time everyday. It was the same two guys (Edy & Francisco) who did all the work from initial demolition to the studs to all the rough-in to the final fish. The work was done with a great deal of care and precision and the final product looked outstanding. The team paid attention to every minor detail to ensure things were done perfectly. The team ended each day by cleaning their work area the access into by sweeping, swiffering, and vacuuming. Little details that go a long way to ensure that your house is livable when a project like this is going on for a few weeks. Finally, the communication with Piotr and his team was easy. With a dedicated team, there were no crossed wires and everything we needed was done well. Piotr did a great job at providing suggestions and working through any complications we had during the project. I highly recommend Piotr and PK Remodeling for any projects.

    Working with PK Remodeling was a great experience. This was our first remodel after living in our house for 9 years. There was a lot we didn't know about gutting and rebuilding a kitchen. We have a Victorian house in Alameda that is over 120 years old so that presents its own set of challenges. These guys are definitely accustomed to working on these types of old houses. They even took care of pulling the permit with the city and getting it signed off on completion, which was a breeze. Our style is a little different and we had some very specific ideas about how we wanted our new kitchen to look. Piotr offered helpful functional + design ideas. He also helped us make some pretty big decisions and kept us from making a couple mistakes. We enjoyed working together. I appreciate that Piotr works with the same people all the time. We liked his crew. They were friendly and conscientious about our house and our living space. Being without a kitchen for any amount of time is not terribly convenient. But our whole remodel only took about two months. They work fast and they aren't spread out across multiple job sites. The guys were working on our place Monday - Friday almost every week. The couple of delays we had were mostly my fault as I didn't realize how long it would take to get things made/delivered. Their quality of work is also great. They pay attention to detail and make sure things are done right. We gave Piotr a budget and he worked within it. I felt like the rates he charged are reasonable and fair, especially in the Bay Area. He provided a bid that was clear and detailed with line items and costs for everything we discussed. Occasionally along the way things had to be adjusted or fixed but the small things didn't affect the cost. We decided halfway through that we wanted to add on a few additional items. We adjusted the bid accordingly because of the extra materials + labor but I never felt nickel-and-dimed. I would definitely recommend hiring PK Remodeling. We'll be having them back to do the bathrooms once we can get on their schedule.

    tldr; excellent work ethic and going above and beyond, but be sure to have materials prepped!…read more In July 2024, after having purchased my home, a condo in downtown San Francisco, the first thing I wanted to do was to remodel my bathroom. Having never done this before, I got about 3 different quotations, and eventually I settled on Remodeling Heroes as they had a decent track record and an acceptable price (for my bathroom remodel, this was in the low 30ks) Once settled, things started to get hairy. I had to navigate fairly onerous HOA requirements like FIIC for flooring (field impact insulation class for noise transmittance) and strict schedules for when workers were allowed to do demo work on the existing bathroom. I was able to work with Om (project manager) and Walter (foreman) to negotiate with the HOA and complete the demo within a day, after which came the longer process of slowly adding the required finishes. Finishes are probably what are most overlooked. I was able to get most of my finishes from East Star Building supply - which includes the tiles used. I opted for large ones for both the shower and the floor to reduce grout and thus the amount of cleaning needed. I also opted for a frameless shower with brass / brushed furnishes to keep maintenance low. Measurements were also complicated - I had to make sure everything would fit, and worked closely with Om and Walter to make sure it would work with the limited space available. I highly recommend working all these out long before demo and construction starts as it can be a very involved process. Eventually everything was neatly and installed and to spec, and inspection by the city was passed. There were complications with the HOA regarding onerous foam requirements for the baseboard but I was able to acquire the necessary form off Amazon so that was settled nicely. The only really hiccup came with the installation of the toilet, where there was some carelessness that led to water leaking to the unit below but fortunately we were able to get that sorted out. Overall it was a fairly stressful experience, but eventually the job was completed in a fairly tight timeline even with the struggles in satisfying the HOA. I have been quite pleased with the finished result, which is well done and so far has not shown any signs of water leaks. I love my new bathroom and am very happy with the result!

This project required a lot of attention to detail and workmanship, and together we navigated through the whole project successfully with a couple of curve balls along the way. I appreciated Ace's proactiveness in planning and communication. Her small team is efficient and and reliable, and overall the work done was a great value. If…read moreyou've ever had a handy person or contractor do decent work but then you end up swearing for days or weeks because of the huge mess they left behind, your experience with Ace will be a ray of golden sunshine!!! Background: I live in a duplex with shared attic space; it was originally a single family residence with just one attic door. I wanted access to the attic without hassling my neighbors/tenants. Ace not only created a fantastically-functional attic opening, she also took the time and care to make it look beautiful (i.e. like it was part of the original house with decorative trim and multiple coats of paint). But the BEST PART is the care she took to protect my home and and that she left me with no clean-up chores. I've had so much work done on this home and previous homes (small jobs to remodels and major construction). And this is the first time that I've had this experience--of not cursing like a sailor at the dust or grime all over my stuff. Ace did a superb job of containing the dust when she had to drill and cut into the ceiling. I forgot what it's called, but she basically created a tent in the area where she needed to work. There was no drywall dust or sawdust in my storage room or near my laundry area. Bless her!!! She also helped me identify the source of some cracks in my ceiling. They were there before she started her work, so I cropped the photo of my new attic opening. Did I mention that she's nice, easy-going, and that she patiently answered all of my questions? Did I mention that she was very communicative and pro-active in giving me updates on her arrival time, etc.? If you haven't figured it out yet, I was and still am extremely freaking happy with her work and her work ethic. I will definitely be hiring her again.

    The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.

Owning an older home comes with inevitable surprises, so we wanted a team who could problem-solve creatively. That's where Liran shined. We brought some ideas to the table, and he offered alternative solutions that made far more sense for how we live--solutions we loved. Designers were brought in to prepare plans and permits, and the work began. Our project manager, Adi, was one of the kindest, most attentive people I've ever worked with. He stayed in constant contact, visited the site frequently, and ensured every detail met extremely high standards. It became a running joke between us about changing their slogan to "quality you can afford"--he humored me, and it perfectly captures the team's approach. The craftsmanship from Flavio, the lead contractor, was exceptional. We didn't pick the easiest designs, but the finished primary bathroom shower tile is genuinely a work of art--everyone who sees it comments on it. We also can't forget "Muscle Memo", who handled all the heavy lifting--climbing through dusty attics, crawling under grimy crawl spaces, and tackling the toughest physical work. His effort made the project run smoothly and safely. Adding to the charm, the team brought their own portable bathroom, which hilariously became a little local attraction--neighbors and passersby would sometimes "need to go," and we all shared a laugh over it. LB went above and beyond by addressing problem areas that weren't part of the original scope, with no extra charge, just to ensure the house looked perfect. They even brought in a professional cleaning crew, leaving our home cleaner than when the project started--a rare and deeply appreciated touch. We are thrilled with the entire LB team and highly recommend them. They hit that sweet spot: exceptional craftsmanship, thoughtful problem-solving, genuine care, a sense of humor, and high quality at a price we could afford. Truly impressive from start to finish.

BEWARE: I have had this scripted sales pitch run on me previously and recognized it. It is offensive and super unprofessional. 1-The salesman/project manager(?) immediately shows you a picture on their phone of family/child/dog to connect with you. 2-They then work with you to identify what the scope of work is that you want them to quote. 3-Then they sit down and start scribbling different stuff and numbers on their tablet and asking you "are you with me?", or "do you understand?", etc., as they are quoting prices for each line item for your scope of work, to keep you engaged. 4-Once your head is full of numbers, and they've got you completely spun, they verbally quote you a number that is HUGE, knowing that you are going to absolutely choke. 5-Then they begin the process of appealing to your greed, by naming the various discounts, material left over from another job that they can give you for free, additional discounts if you will sign the contract immediately. 6-They then show you a number on their phone that is actually a pretty good price for your scope of work. 7-They keep pressuring you that they can only give you that price if you sign a contract right away because they're just finishing up another local job and they want to keep their guys busy in the area. 8-Then THEY REFUSE TO GIVE YOU A WRITTEN QUOTE. You have stated that you are gathering and comparing quotes and a written quote is standard. But they just keep showing you the number on their phone and insisting that this is your quote. 9-To make matters worse, I needed financing and was assured that a soft pull would be done to qualify me for the amount needed. Apparently, that finance company does not do a soft pull on your credit but an actual loan application. It was not a soft pull and the finance company actually approved a real loan, which has the potential to affect my credit. Fortunately, the local contractor that I selected helped contact the finance company and cancel the "loan". 10-The salesperson/project manager came out an additional day to discuss why the financing "soft pull" approval came in so low (inadequate for the job). When I again asked for a written quote he essentially told me that he was trying to help me and that the quote would be the contract and it was about 32 pages long. Wow! Like I'm too dumb to read your quote/contract because it's too long. Amazing. It is standard practice to provide a written quote, which I repeatedly told him. And got the same "I'm trying to help you", "The quote will be the contract that is 32 pages". At that point, I asked him to leave. I'll be honest, at the time I was so furious and offended that I could hardly speak. AGAIN, I HAVE HAD ANOTHER CONTRACTOR RUN THIS EXACT SAME SCRIPT IN THE QUOTE PROCESS FOR ANOTHER JOB. I THINK THERE IS A CONTRACTOR SALES SCHOOL THAT THEY GO TO BECAUSE THE TWO QUOTE PRESENTATIONS WERE IDENTICAL. ***All in all, the whole "quote" process was extremely unprofessional and offensive. I will never, ever interact with this company ever again. ADDITIONAL: I BELIEVE THAT THEY SOLD MY INFORMATION, BECAUSE I IMMEDIATELY BEGAN GETTING COLD CALLS FOR HOME RENOVATIONS AND ROOFING JOBS. CAN'T PROVE IT, BUT I THINK IT WAS ECOSTAR.
