I…read moreliked the inspector: B+, Thorough inspection and competitive pricing, but home inspection took 6 hours when we were quoted 3:30 hours, and our inspector didn't really talk to us about any of the things he saw in the house, just kinda left us to dig through the report. Scheduling team: C, when there were scheduling issues when an inspector couldn't make it out, they scheduled me for the next day without telling me and said "I agreed over the phone" when I had asked if they had other times/inspectors available over the weekend and they said they'd call back over the phone to let me know, but never did (prompting me to call them after a few hours).

Their website is full of bold claims--they'll tell you they check a wide range of your future home. The stuff you hire a professional home inspector for. The stuff you pay good money for..... But here's what happens in reality: They don't catch obvious, documented hazards--things that could put you at risk. They don't note them in the report. They don't warn you. They don't even acknowledge them. And when you go back to ask, "Hey, how did you miss this?"--their answer is stunning: "Well, technically, WE SAID SEEK AN ELECTRICIAN" Wait, what? That's like going to a doctor and being told, "Hey, you should probably see a real doctor for this." If I needed an electrician to catch the basics, why the hell did I hire RedStar? That's literally your job. And it doesn't stop there. When I tried to raise concerns--politely, respectfully--I was met with a brick wall. From the top down, RedStar had no time, no interest, and no desire to hear me out. The owner? Dismissive. The representatives? Defensive. The attitude was crystal clear: "Not our fault. Not our problem. BOTTOM LINE: RedStar is not here to protect you. They're here to protect themselves. If you hire them, just know--you'll get a glossy report that looks good on paper, but when the cracks start to show, they'll tell you to go find an actual expert. Do yourself a favor--find a company that takes their job seriously. RedStar isn't it.

Jim responded to our e-mail very promptly and pointed us to book an appointment on the website. After hearing from multiple friends and lenders that we should walk through the inspection, we requested to do so with Jim. He advised us that there would be no need to be present during the full 2-3 hour inspection and advised us to arrive at 430 (for a 130pm inspection). We were a little hesitant about this at first, but definitely have no regrets. Once we arrive, Jim pulled up the inspection report on his laptop and showed us all the different areas he would be addressing. He was very thorough in all aspects and explained everything clearly and simply. He provided photos of any area he had concerns about. Since he finished up the inspection early before we arrived, he even did a full sprinkler inspection at no additional cost! After Jim went through the full report, he addressed all out questions/concerns, provided suggestions for any repairs that needed to be done, and walked us through the house and showed us how to use the fire place, where the water line and cut off switch is located, where the circuit breaker is located, water heater location and operation and many other FYIs in the house. Our whole reason for paying for this additional service was to make sure there were no unexpected surprises before purchasing the home. Unfortunately, after moving in and beginning to paint and remove wallpaper, we discovered that the dining room had a significant termite infestation. We are now facing over $4,000 in unexpected costs. When we contacted the company, we were simply told that the termites were "not visible" during the inspection. I understand that some damage can be hidden behind walls or wallpaper, but that is exactly why we paid extra for a professional termite inspection. I would expect a company specializing in termite inspections to have the proper knowledge, tools, or methods to identify signs that an average homeowner may not be able to see. If the inspection is only based on what is visibly noticeable to the naked eye, I do not understand what I paid extra for. Based on my experience, I would highly recommend using another company that can provide a more thorough termite inspection, especially when purchasing an older home. This was exactly the type of costly surprise we were trying to avoid by paying for the additional inspection.
