    How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

Josh was very responsive and answered all my questions before he even knew whether or not I was going to go with his company. Additionally, when he completed the inspection, he was extremely thorough, leaving no item untouched. He was patient and professional when answering all my questions about what things meant and when he was finished, he walked me through the areas of concern so that I would understand what I was reading when I obtained the report. I cannot express how helpful that was. I really appreciated that he offered his services on the weekend without an upcharge, so I did not have to take time away from work. I've had several friends have horror stories about their incomplete inspections that ultimately cost them thousands of dollars. Josh was professional, prompt, patient, and thorough throughout the entire process. I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.

He totally…read moremissed the fact that the HVAC was not hooked up and not functioning even though he did a test? of some kind. Also missed the broken fridge, running toilets and said the driveway was going to hold water, clearly not so. The driveway is fine. When I contacted them about the fact that I had to hire someone to fix the HVAC they said they would pay for that if I signed a non-disclosure agreement so I could not post this for instance or tell anyone at all about their failure. That is called Quid Pro Quo, an essential element in bribery or extortion. I didn't sign it. You are welcome.
