It's been about two months since my inspection, I have since bought the house and began making repairs. Unfortunately, I have to say that I am quite disappointed with how Total Home Consultants presented and handled my inspections. Multiple independent and licensed contractors and repairmen who have come to my house have noted that more should have been put in my report and expressed to me in terms of the severity of damages in my house -- which I will get to shortly. I made it crystal clear with Total Home Consultants that I am a young, first-time home buyer, who was very paranoid at purchasing such an old house. And they absolutely assured me throughout the whole process that they would bring me their most experienced inspector to help me out. Throughout my experience, they rescheduled inspections multiple times last minute -- or without even letting me know (which is a big deal considering most people have about a week to do all the inspections and some take days), and it took multiple phone calls to get a hold of my reports afterwards due to them being uploaded incorrectly. My house has extensive floor and subfloor damaging throughout the home that is costing me thousands in repairs and restorations. My report simply states "There was water staining and / or damage on the sub-flooring and / or framing below one or more of the bathrooms noted. The wood framing and / or sheathing has been damaged by the past or present water and will require repairs by a licensed contractor." -- as you can see there is a lot of "and / or" verbiage which I guess is to cover their liability, but when I was presented verbally the report by the inspector he assured me and repeated how great condition my home was for its age and that I shouldn't worry about the floors as long as I eventually get better, more permanent support. Support, however, is not even remotely the issue. I had extensive water damage in the kitchen subfloor, bathroom subfloor (which was the only one slightly mentioned), and dining room sub floor. In the report the floors are described as follows "General wear and tear and weathering was noted to the surface of the floors in this room." and "There is a considerable sloping / sag in the floor of this room that needs to have a determination of the cause and course of action. Repairs are needed." -- but, again, I was verbally assured of it not being a big deal. Lastly, due to my air conditioning being older and coming out of the floor, water condensates onto the back of the air conditioning grill and has been rotting the subfloor throughout the whole house wherever there is a A/C coming out which should have been an easy find according to licensed contractors and repairmen. Essentially, there was a massive disconnect between what I was told by the inspector vs the true extent of damages that is ending up costing my thousands in immediate repairs, and am being told it will also cost thousands more over the next decade. I would not recommend this company to people who rely on experts to clearly and accurately communicate the extent of damages. Nor do I recommend them for places with a crawl space, as many of these damages would have been clearly seen if he actually did a thorough inspection of the crawl space. Which I have since done myself and so have larger men than my inspector -- so putting "Limited visibilty and / or access due to ductwork" is simply untrue (and, yes, they misspelled visibility in my report as you can see in the quote -- which goes to show their attention to detail). read more

I had an inspection completed in November 2018 on a new construction. Everything seemed fine with the inspection, Total Home Consultants identified a few cosmetic things that needed to be addressed, the builder corrected them, and I moved forward with closing on the house. Fast forward to 2023, and I hear a rodent in my attic. I contacted a wildlife removal company, and they told me that not only rodents but also moisture can get into my attic because the drip edge is missing. Drip edge installation has been part of Georgia code since 2014, but this company did not see that it was missing. I hired this company to help me find issues and they failed me, I could have had the Builder correct this, but now I have to come out of pocket $1988. read more

I saw this company had amazing reviews so we used them for our home inspection. Since we moved in about a month ago, there are many things the inspection should've caught that they didn't and now we're having to pay thousands. In a guest room with an en suite bath, there is no ventilation. No wall/ceilings vents, not even a ceiling fan. So no heat or air reaches that room/bathroom (great during these days of 12°...). This was nowhere on the inspection report. Also, our attic has about 2 inches of insulation. Want to know what code is? Minimum of 13 inches! How did our inspector go up into our attic and not see we had barely any insulation? We also had a leak in our roof that a renovation guy saw immediately when he went on the roof that was also not in the inspection report. These issues among others have made me so upset I picked this company and will not be recommending them to anyone. read more

Just like everyone else says, the response time from when I first reached out to them was exceptional. Their price was the highest of everyone that finally responded but with the online coupon, it brought it down to just a little bit more than the others. I was willing to spend a few extra dollars to with the highest rated company that responded the quickest. I met Matt at what looks like will be our future house on a very rainy morning. Matt spent a lot of time out in the hard rain. I think the entire inspection took over four hours, but you pay by the square footage of the house. If you have a smaller house, don't be thinking that you're going to get four hours of inspection. The report is very detailed and I love how Matt has pictures of every thing that he pointed out with advice next to the picture. I spent over $500 for this inspection but think it is money well spent. read more

We had the best customer service and reassurance from Mike and Craig at Total Homes. I spoke with Mike to reserve our appointment and he was very accommodating over the phone, via e-mail and text. We got an inspector appointment secured in hours. Our inspector was Craig and he was wonderful. We got there a little late and he was just wrapping up his inspection report. He was very through with the reporting, pictures and ensuring we understood everything we were getting into. He was very clean and knowledgeable. Hired this company to inspect an existing home we were under contract (due diligence period) to buy. Foundation issues were found and noted in the report, with a recommendation to have 'three' engineers inspect further. Made our decision to withdraw our offer. Matt answered all of my questions and was careful and thorough, even writing a 120-page report! It was complete with images and descriptions of everything from minutiae to the unfortunate showstoppers. Everything was reported matter-of-factly, with safety concerns or fire hazards marked as such. He even referenced specific codes where violations were seen, despite there not being any expectation of code assessment in the inspection contract. We hired Total Home to inspect a house we had just put a contract on. I am grateful for the amount of detail included in the report provided by Michael Scheiderich. This probably saved us from buying a money pit. He was able to alert us to several problems, that lead me to believe the home owner's upgrades were done by a less that qualified contractor (or possibly a DYI). The expansion areas had improper grounding, non-working CFI, plumbing issues, hidden repairs that indicated ongoing problems, improper foundation on the expansions, and on and on the lists mounted. After consulting the home owner, some of the disclosure items were not completely accurate and many things weren't disclosed at all. Though we were very disappointed that proper repairs could not be made and the house purchase fell through, this report saved us from buying a $400k problem. Thanks for being thorough in your inspections and giving home buyers, like me, protection from hidden issues that wouldn't be discovered until after it was too late. I will definitely use this company to inspect the next house in our quest for a new home. I can't afford to buy a house without this type of inspection. The staff here was responsive, friendly, honest and sincere. The business is based out of Lawrenceville, but the 3 individuals whom conducts the inspections do go a good distance out. Matt was the inspector that made it out to my new home. If you call the office number, you will more than likely reach Mike since it is either his cell phone or all calls are forwarded to his cell phone. The inspection itself takes about 3 hours, and you can have a Saturday inspection as well (yay!). Rest assured that every nook and cranny will be checked: dishwasher tested, facets checked for leaks, roof inspected, wiring/pipes up to code, etc. And there was a small discount for paying with cash so ask about that. Just make sure you have whatever form of payment with you on the day of the inspection. read more

I had Sean Tipton come out and do an inspection on a house I really want and I have to say it was great experience. Sean took the time to not only answer my questions as a first time home buyer and blossoming house nerd, he effectively instructed me on how to monitor a litany of new renovations within the house. Atlanta's housing market is full of renovations these days which means by it's very nature there will be a mix of old and new parts throughout the houses I have been looking at. Sean shared his own experience buying a house and mentioned how likely he thought certain things would be to get be addressed by the seller based on difficulty and importance to the house. He also mentioned things like a dent in the brand new water heater and how the renovator probably got a discount for it because the water heater is in good condition and the dent is not a problem. I wouldn't know something like that and I would definitely worry about the dent beyond what it was worth worrying about. Knowing that the list of items the seller would address would fall somewhere between none of the items in the inspection report and everything in the report, he set me up with the knowledge of what is difficult, what is important, and what is immediate. Things that likely wouldn't be addressed during my purchase negotiations Sean instructed me on how to monitor and what to do based on the results of that monitoring. We had a crawl space adventure which was very informative and revealed intricate details about the bones of the house. Sean explained to me what damage had been done prior to the renovations and what repairs had been made in the renovations without involving completely new materials. Lastly, everything that I pointed out made it into the inspection report and will likely be addressed. Granted those tended to be small details like a dripping hose outlet, I still felt that he was willing to address and explain my concerns while also itemizing the bigger problems in detail which I wouldn't be able to speak towards. read more

Update: Unfortunately I need to lower my rating. While my inspector did note a few issues with my deck, he didn't point out any of them to me as urgent safety issues when I attended the inspection. Some of them are, and now we're facing potentially thousands of dollars in repairs just to make our deck safe. The owner, Mike, was nice enough to talk through my problem. However, he steadfastly refused to acknowledge any wrongdoing, and said that if an item is listed in the Recommend Repair section, then it should be considered an urgent safety issue. Meanwhile, a running toilet and a driveway crack were also listed in that section. There is a section for safety issues--the deck wasn't listed there--but he said that area is only for items that aren't defective, but still potentially dangerous, such as old smoke detectors. This didn't make sense to me. In person, the deck issues were portrayed to me as "you should get these fixed at some point," so we didn't ask for them to be repaired by the seller. Now we're left holding the bill. ----------------------- My inspector, Craig, was incredibly thorough and great at explaining his findings. As a first-time home buyer, that was pretty much the most important thing to me. Don't just tell me that there's negative grading against my foundation; tell me what the heck that means and how to fix it. I followed Craig around for more than four hours and he never got tired of me. Craig's excellent report, which came out later that evening, will become basically the reference manual and to-do list of my new home. read more
