Once we were under contract, he proactively coordinated with the seller's agent to schedule the inspection -- something I've never had an inspector do before, and it was genuinely appreciated. The inspection report was delivered the next day as promised. Radon testing was also well-coordinated -- the test was set up the day before the inspection so both reports arrived together on Saturday, which made things very convenient. Alan was our primary inspector. Being newer to the field, he missed documenting a couple of known issues we had flagged (like a leaky bathroom faucet) and didn't note the creaking floor -- small things, but worth mentioning. Finding a good, honest and reputable home inspector seemed liked a daunting task until I found Georgia Building Consultants. I am buying my first house and when searching for a home inspector, I couldnt get anyone to call me back or even return an email. Imagine my surprise when Michael answered the phone on the second ring! GBC has a flat fee for inspections (based on square footage) and he had time in his schedule for the inspection within my short time frame. I was impressed with the customer service I received from the beginning. All of my paperwork was provided through email and I had appointment reminders sent to me up to the day he arrived. When I met him on site the day of the inspection, he walked me through everything he found. As a first time home buyer, his willingness to help and answer my questions was a breath of fresh air. David's report on a quality builder was still 88 pages! some of these were small items the builder needed to tweak or continue to finish, others were damages caused by subs etc, nothing major but all of it pointed our for repair which made our pre punch walk so much easier and more meaningful, even the builder commented on the inspection report how complete and easy to follow, a complete presentation .
