How would you feel if after your home inspection provider was caught at missing something huge essentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct. read more

I called this evening and spoke with Ashley to schedule a home inspection. Before asking for the price, I specifically asked about: * Ask whether they are InterNACHI or ASHI certified. * For homes in Forsyth County, I would strongly consider adding: * radon testing * sewer scope * mold/moisture inspection * If the home is older than ~15 years, ask whether they use thermal imaging. She never once mentioned there was an extra charge for these services. When I asked to get scheduled, she quoted me $570.00 and I agreed. She told me to expect a text and an email. Shortly after our conversation, I received the following text: Thank you for entrusting us with your inspection at 7990 Bethel Rd. We offer additional services such as Radon Testing, Mold & Air Quality Testing, Termite/Pest evaluations, and Sewer Scope Evaluation at a discounted rate when preformed at the same time as the general inspection. If you are interested in including a service, or have any questions, please reply to this text or give us a call at 833-586-7776. Thank you! LunsPro Inspections I texted back: I asked for all of those services and was told it was included in the $570 bill. Her response: Good evening! I am so sorry, there must have been some miscommunication about our add-on services. These are all considered additional and do have their own prices associated with them. I can add the termite/pest on for free, for the confusion! So, basically admitting to "miscommunication". I called her back and requested to speaker to a manager and to have our call reviewed. Eventually, the operations manager, Lauren joined the call. She immediately let me know that I had interrupted her family dinner. She said she would review the call and reach out to me in the morning. Very insistent that she would not be able to resolve the issue tonight. About 15 minutes later, Lauren called me back and stated that she had reviewed the call, decided they had done nothing wrong and that although she understood that I was upset, she felt I was condescending. Agreed that I never once cursed, name called, raised my voice, etc but didn't like my tone. Well, Lauren's tone was very condescending and rude. She canceled the appointment rather than honor what I was told on the phone by their representative. Buyer be warned! Big bait and switch. read more

Do NOT use this company. We hired them to perform a home inspection and specifically asked them to look closely for signs of water intrusion and water damage. Those concerns were dismissed during the inspection. Unfortunately, after moving forward with the purchase we discovered significant water damage that has resulted in roughly $30,000 in repairs. Chuck Myers from the company told us they would file a claim to address the issue, but it has now been 4-5 months with no follow-up and no resolution. We have repeatedly waited to hear back and nothing has happened. In addition to the water issues, there were multiple other problems that were missed during the inspection. Overall this inspection ended up being a complete waste of money, and the company has not stood by their word to help resolve the situation. I would strongly recommend going with a different inspection company. read more

DO NOT USE this company. It was a waste of money and time, and only added major liabilities instead of providing any sense of security or financial safety. I recently used Lunspro for a home inspection. The inspector provided a lengthy report but completely failed to accurately assess severe structural hazards. Using the deck as an example, the inspector categorized the issues as "Marginal Defects." Over the phone, he explicitly told me, "everything looks good, just some non-code compliant issues that are grandfathered in." Less than 30 days later, multiple licensed contractors evaluated the structure and determined it is a safety hazard that must be completely torn down and rebuilt at a cost of $20,000+. The supposedly "marginal" defects included unsupported beams, drywall screws used in structural wood, extensive dry-rot, and support joists completely separated and hanging by a single screw. When I contacted Lunspro management, their defense was that their boilerplate text said to "speak to a deck contractor," so they had done their job. They label major structural failures as "marginal" (which denotes a minor issue), verbally reassure you so you close on the house, and then hide behind catch-all CYA phrases to avoid liability. They do not stand behind their assessments. If their business model requires you to hire a specialized plumber, electrician, and structural engineer to investigate every "marginal defect" they list, there is absolutely no value in hiring Lunspro in the first place. ----Update since you cannot reply to their response *Labeling basic or small issues with "marginal defect" and then stating someone should hire a deck contractor is legally okay but not realistic. Had anything been labeled as an actual major defect, structural issue, or the inspector noted that the deck has issues, then we would have clearly hired someone more appropriate for a second opinion. Lunspro fills a document with 80+ "minor defects" and for each one states you should hire the specific contractor to inspect. It saves them from any legal requirements, and if there is a major issue they simply say "well we said there was certainly AN ISSUE, so you should have hired someone else to inspect it more detailed. Why am I hiring a home inspector to tell me to then hire a plumber, electrician, deck contractor, masonry expert, garage door company, flooring specialist, painter, carpenter, etc? Especially when most of these are small issues anyways, but they conflate them with major issues and then save themselves legally. Again, do not use. read more

I needed an inspection on a home that I'm in the process of purchasing. I wasn't sure where to start but learned about LunsPro via a recommendation. Word of mouth is still solid advertisement because that is the reason I chose this company. Luckily, I was very satisfied with the work. Earnest Matthews was my inspector. He was both professional and personable. Once I arrived he pointed out areas of concern and provided tips on how to maintain certain appliances as a first time home buyer -- i.e. having someone to maintenance the A/C unit once a year for prolonged life. Or being sure to not have the thermostats on two different temps at the same time -- the heater on downstairs while the A/C is on upstairs. Believe me, I needed to know that. Lol In addition, what a coincidence that we are both from LA. I just moved to Georgia so this was a nice surprise. Once I received my inspection report, there were even more tips for how to best address the concerns that were found. When I conveyed to her how super important it was for me that her firm was as thorough and detailed in their inspection of my potential home, and that I would be in another state while all of this was happening, she told me no worries. She assigned her veteran home inspector, Tim Poss. Tim left no stones unturned. He delivered exactly what I asked for. He was extremely thorough and he knew exactly what to look for. Even areas where damages were deliberately covered over did not go unnoticed by Tim. I have neither met him nor Lynn in person and I might never meet them. I had a terrible experience with this company. They did not inspect Gutters or provided anything in the report about Gutters. I started having water in my basement and I cleaned it a couple times. I talked with professionals who asked me to clean Gutters to begin with and make sure the water is drained away from the foundation. Check your drainage system. Now there is a DISCLAIMER in the report that I was pointed to when I complained about it "WE CANNOT INSPECT DRAINAGE SYSTEMS IN DRY CONDITIONS" Fair Enough! I asked what about the gutters? Literally plants were growing in there. I was ignorant abt that and saw when told. I got the gutters cleaned. Unclogged the french drains and the problem is gone. Instead of owning up to the problem (missed Gutter Inspection) I was just getting blamed that there was some verbiage in the report that they saw some signs of flooding in the past. OK. Still does not explain why gutters inspection was missed and the report does not have anything about it? I hired them so I could fix and negotiate with the sellers for the fixes. I was impressed with the reviews and ended up hiring them but they certainly let me down, not with the inspection only but also how they treated me when I reported an issue. Very demeaning. Please stop blaming your customers for your problems. The fake process and forms that you have to report issues are just bogues ways to keep you out of legal trouble. Guess what? I will go to small claims and file a complaint even If I do not win and they have great lawyers. Please do not be sorry in your response that I had trouble with a property you inspeted, be sorry about the job you did not live up to. read more

What you need to know: Easy to book online, make sure you show up during the inspection to get a better experience, little pricier than others but you definitely get what you pay for - peace of mind. Used LunsPro 3 times now for different properties we've put offers on during our home search this year (2022). The most recent inspection for the latest property is probably the best experience we've had. Vaughn was incredible knowledgable, walked us through every part of the inspection, answered tons of our incessant questionings, and treated us with respect and the friendliest of smiles. Highly recommend picking Vaughn if available as he'll give you top notch service and really makes sure to the best job possible so you can have your peace of mind with any property you're looking at buying. Pricing this go around was around $1,000 since we opted not to include the pest/termite inspect as it's a new build. Pricier than we'd like, but the level of detail and expertise you get is well worth it for such a huge life and financial decision. All-in-all, I've used LunsPro 3 times already with good reason. Tim Hill was highly recommended by my agent. He is knowledgeable, thorough and reliable. Not to mention the fact that he uses a drone for the outside area of the house. I will keep his information for future home purchases. Unfortunately because of how expensive ($450) the inspections are and the fact that you have to pay an additional $749 to get a warranty I can only give this business 3 stars.
