How would you feel if after your home inspection provider was caught at missing something huge essentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct. read more

Do NOT use this company. We hired them to perform a home inspection and specifically asked them to look closely for signs of water intrusion and water damage. Those concerns were dismissed during the inspection. Unfortunately, after moving forward with the purchase we discovered significant water damage that has resulted in roughly $30,000 in repairs. Chuck Myers from the company told us they would file a claim to address the issue, but it has now been 4-5 months with no follow-up and no resolution. We have repeatedly waited to hear back and nothing has happened. In addition to the water issues, there were multiple other problems that were missed during the inspection. Overall this inspection ended up being a complete waste of money, and the company has not stood by their word to help resolve the situation. I would strongly recommend going with a different inspection company. read more

I needed an inspection on a home that I'm in the process of purchasing. I wasn't sure where to start but learned about LunsPro via a recommendation. Word of mouth is still solid advertisement because that is the reason I chose this company. Luckily, I was very satisfied with the work. Earnest Matthews was my inspector. He was both professional and personable. Once I arrived he pointed out areas of concern and provided tips on how to maintain certain appliances as a first time home buyer -- i.e. having someone to maintenance the A/C unit once a year for prolonged life. Or being sure to not have the thermostats on two different temps at the same time -- the heater on downstairs while the A/C is on upstairs. Believe me, I needed to know that. Lol In addition, what a coincidence that we are both from LA. I just moved to Georgia so this was a nice surprise. Once I received my inspection report, there were even more tips for how to best address the concerns that were found. Gosh! Where do I begin? My first connection was with Lynn and the rest was history. When I conveyed to her how super important it was for me that her firm was as thorough and detailed in their inspection of my potential home, and that I would be in another state while all of this was happening, she told me no worries. She assigned her veteran home inspector, Tim Poss. Tim left no stones unturned. He delivered exactly what I asked for. He was extremely thorough and he knew exactly what to look for. Even areas where damages were deliberately covered over did not go unnoticed by Tim. I have neither met him nor Lynn in person and I might never meet them. I had a terrible experience with this company. They did not inspect Gutters or provided anything in the report about Gutters. I started having water in my basement and I cleaned it a couple times. I talked with professionals who asked me to clean Gutters to begin with and make sure the water is drained away from the foundation. Check your drainage system. Now there is a DISCLAIMER in the report that I was pointed to when I complained about it "WE CANNOT INSPECT DRAINAGE SYSTEMS IN DRY CONDITIONS" Fair Enough! I asked what about the gutters? Literally plants were growing in there. I was ignorant abt that and saw when told. I got the gutters cleaned. Unclogged the french drains and the problem is gone. Instead of owning up to the problem (missed Gutter Inspection) I was just getting blamed that there was some verbiage in the report that they saw some signs of flooding in the past. OK. Still does not explain why gutters inspection was missed and the report does not have anything about it? I hired them so I could fix and negotiate with the sellers for the fixes. I was impressed with the reviews and ended up hiring them but they certainly let me down, not with the inspection only but also how they treated me when I reported an issue. Very demeaning. Please stop blaming your customers for your problems. The fake process and forms that you have to report issues are just bogues ways to keep you out of legal trouble. Guess what? I will go to small claims and file a complaint even If I do not win and they have great lawyers. Please do not be sorry in your response that I had trouble with a property you inspeted, be sorry about the job you did not live up to. read more

What you need to know: Easy to book online, make sure you show up during the inspection to get a better experience, little pricier than others but you definitely get what you pay for - peace of mind. Used LunsPro 3 times now for different properties we've put offers on during our home search this year (2022). The most recent inspection for the latest property is probably the best experience we've had. Vaughn was incredible knowledgable, walked us through every part of the inspection, answered tons of our incessant questionings, and treated us with respect and the friendliest of smiles. Highly recommend picking Vaughn if available as he'll give you top notch service and really makes sure to the best job possible so you can have your peace of mind with any property you're looking at buying. Pricing this go around was around $1,000 since we opted not to include the pest/termite inspect as it's a new build.
