I loved how easy scheduling an appointment was through their website. I looked through the reviews on here and based on who was available, I booked Emily with less than 48 hours notice. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted of a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere. read more

This review is almost a year overdue but it is still worth leaving. My family and I bought our very first home last July and had a wonderful experience with Building Knowledge completing not just a home inspection, but also testing for radon and airborne mold (we were overly cautious parents too) and a re-inspection to have peace of mind once issues found at the initial inspection were corrected by the previous home owner. We worked primarily with Emily, who is prompt and thorough. I had many questions and concerns and she was always available to address them. With great empathy, I might add! I also communicated via email with Greg, who helped us quite a bit with water pooling outside our HVAC unit. Our reports came to us quickly and brimming with all the details a home owner could want. There were so many moving parts in the home-buying process that I often felt dazed and overwhelmed but having Building Knowledge inspect our home to such a fine degree eased my anxiety massively. I really wanted to write a good review for this company because our inspector seemed like a stand-up guy. I read the report multiple times before buying our house just to be completely sure we wouldn't have to shell out a lot of money after closing but it hasn't really been the case. Unfortunately, we've found some issues with our roof and deck not listed on our report after purchasing our house which is going to cost a significant amount to repair. We had a contractor come out to update the deck to bring it up to code per the report. Our contractor pointed out that there were major portions of rotting wood patched with some kind of wood filler. On the roof side, the same contractor pointed out that we had some sagging in spots which he said was likely due to rotted board. He pulled out a ladder and pulled up the shingles exposing the rotted wood underneath. The wood was practically dust. Furthermore, there are other sags of the roof where the boards underneath aren't fixed to the frame of the house. There were some other smaller things he missed like the garage door mounted to MDF which was warping due to water and the basement electrical/kitchen electrical being incorrectly wired but the roof and the deck are the biggest items. Based on the other reviews, it seems like they are usually pretty thorough. Maybe we were just unlucky but it still sucks that we had to re-do our deck and will probably have to replace our roof in the near future. read more

This is the best home inspector you can get in Atlanta! I bought a condominium unit just last year and just a couple of months after I moved in - the HOA announced that there is water damage in the building and there will be a special assessment. The assessment was too much that we can handle so we made a decision to cut the loss and sell the unit. With this experience, we went out of our way to search as well as get recommendations for home inspectors that have the experience and knowledge to look beyond the home itself for our town home purchase. One of my best friends recommended Jack from building knowledge. I am so glad I found Jack! He was extremely knowledgeable and experienced about building materials, structure, foundation, roofing, basically everything about a house. He educated us about the building materials, structure, as well as the tell tale signs if there indeed was a structural issue. Jack also used to be a building quality inspector and I was truly so glad to have somebody with his background look at the home for me. He is also so professional and friendly, I couldn't have asked for a much better home inspector. After the experience I had with Jack, I truly wished I had engaged building knowledge when I purchased the condominium. Even my property agent acknowledged that Building knowledge is one of the very very few home inspection companies in Atlanta that even has the ability to do building/ structural inspection as part of a home inspection process. This is an excellent building inspection company. For my inspection, I went under contract for a property Monday afternoon. The inspection was quickly scheduled for Tuesday afternoon. The inspection went as planned and the full inspection report was emailed to me by Tuesday evening. The home inspector arrived on time for the appointment and provided helpful and detailed commentary about all aspects of the house. These details were also documented in the report that arrived later that same day. After the inspection, I called the inspector a couple of times to follow up on a few items and he was responsive and helpful over the phone. You're welcome to look up my inspection, R****, Ormewood property about 9 months ago. Hired a wildlife personnel after buying the house, just to be told the house was infested, again; take it with a grain of salt. I stayed throughout the whole inspection, yet I wasn't given much more information besides the basic things such as: "The flashing is missing, the cover on the outlet is missing, the switch doesn't work. I found out holes on the walls, after the inspection was written, without being even being stated on the report. I do remember clearly the inspector needed to leave early that day due to a personal event (so please don't add that I didn't wish to stay around). Tried to leave general comments, Greg; need details, just call. Original; Don't wish to mess up the perfect score, but I feel like I must. FYI please sit down with your inspector and really understand the report with them. I had an amazing time with my Inspector they were knowledgeable on many aspects of the home buying report. I used her services 3 times about 1300$ on reports, first home & second home was advised on walking away, and so I did. The third home purchased on last May or June, was great or so I thought; most things were on the right place. Maybe the house was staged too good to notice? Now where the things lie; few weeks after purchasing and moving in, I found a few disturbing things. The house had a MOUSE problem, many places were open and only one or two were stated on the report. The attic insulation was awfully done, and feces was covered by a lightly new blanket of insulation. Ductwork was really badly done. Chimney, just a quick tip could've saved me from unwanted visitors. I really wish the report could be done right away and have the inspector walk you through all the findings, instead of getting it by email, to then go on an easter egg hunt. Once again and this was true; many things you will not be able to see on a report, not until you live in the home. Sadly, now these little things are adding up to more than I had hoped for. read more

Really great customer service. Greg is really helpful, as are the inspectors who came out to the house to inspect. They give good detailed notes with clear photos (with arrows pointing to specific things in the photos) in the reports. Also, while I was at the house, the inspectors were very thorough about explaining things to me about the repairs needed. I had a very knowledgable inspector named Harry, and an asbestos inspector named Duane. Both were very nice guys who explained things to me in layman's terms. I would give 10 stars if I could! Greg performed both the inspection on our full-time home (back in 2011) and recently completed an inspection on a mountain house we are about to buy. He is incredibly knowledgeable, thorough and was patient as we asked our questions. Many inspectors want you to leave them alone as they inspect the house- not Greg! He encourages you to be a part of the process, to ask questions and to learn the house through an expert's eyes. Lastly, he went above and beyond to research an issue found on our house. He spoke with a lab director and a water filtration person on our behalf and provided us their contact information. We are so grateful we had Greg do our inspection. He is top notch. He walked me through everything he was going to be doing and listened closely to the items I asked him to take note of. He had a wealth of knowledge on every aspect of home-building, repairs, roofing, HVAC, building materials, electrical wiring, the neighborhood even the landscaping. His report was on-time, easy-to-follow, descriptive (including great pictures of everything he reviewed), and most of all thorough. He left no stone un-turned. Though initially we were pleased with our interactions with Building Knowledge, we found ourselves facing thousands of dollars in urgent electrical repairs a month after we moved into our home. We were blindsided because the report either missed these issues altogether or indicated that they were upgrades that could be made, but not urgent issues. Moreover, when we approached Building Knowledge with this situation they were defensive, demeaning and unwilling to work with us or even acknowledge any shortcomings on their part. Building Knowledge's Woohoo rating is well deserved. If you read the other's ratings, you can also tell that all the inspectors are good. But I am glad I got Harry. He was very thorough and very forth coming on what were major problems and what were minor so I knew exactly how to respond to the seller. Harry also took time to explain all the findings and what would happen if not addressed and even in some cases, the best way to abate the problem. I'm sure all the other inspectors are great but I highly recommend asking for Harry. One area of improvement is that the final report was a couple days late. But my realtor commented that is not unusual. read more

Changed review back. Owner acknowledged the first inspector did miss items when the second inspector came and acknowledged. These cost me extra money to fix since I couldnt ask the seller. Foundational issues, open cracks on the side of the house, the deck not having been attached to my house, possible permit violations, visible mold,etc. No outward offerings of compensation since I now have a "fixer upper" which is the reason that you hire a home inspection company. Granted according to the law I could sue, but it's not worth it at this point since I have no reason to contact them again. If you use them ask for Roland (second inspector), if they send Mark call another inspection company. read more
