How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains, wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

Shawn A is a nice guy but his inspection work is sub par to say the least…read more He missed critical issues with a home I purchased in March. For starters there was a bat infestation in the attic he failed to mention until the day before closing which we had to pay out of pocket to have cleaned and screened. Mind you the bat dropping was there when he initially inspected the home but didn't mention seeing a bat until the day before closing. We contacted him after he said he didn't see anything but Ridder Critter said, you can see the droppings as soon as you open the Attic! Once we went up there ourselves we were able to see them and they were not new droppings. 2nd he missed a leak in the garage coming from a bathroom upstairs. On move in day i turned on the water to clean the shower and there was a leak dripping from the ceiling in the basement. We were asked by the plumber "who inspected the home because any decent inspector would tell you about the pipes in your home just by looking under the sink that they are prone to leaking and bursting." And, are band from using in homes! (Had we known that we would have passed on this home) The plumber also said home inspectors aren't really certified in anything so you really get what you pay for. He didn't check the AC unit he did put in the report he didn't check it but why? He said because it was 68 outside. Which makes zero sense to me. I had to get a new unit that cost 11k again a purchase the previous owner would have been responsible for if he would have checked and noted it in the report. I would say spend the extra money and use a inspector with a plumbing license or go with an inspection company that offer full service like plumbing and HVAC trust me you will not be sorry spending the extra money in the beginning to save you in the long run. I wish I had!

I would leave zero stars if I could, but I am forced to leave one. Where do I begin?…read more Shawn was recommended to me by a friend to complete a home inspection on a property I am looking to purchase. Shawn came and completed the inspection, while being noticeably sick. I didn't think him being sick would effect the inspection because surely I don't have to advise adults that they shouldn't work under the weather if it will effect the quality. Well boy was I wrong! Shawn provided the inspection report the next day with all of his findings and recommendations. I thought all was well. About a week later, I took another service professional to the house to look at insulation and he found MOLD in the downstairs bathroom and bedroom. Did you read that right? Yep, MOLD! That is totally visible to the eye. I will not recommend Shawn's services to ANYONE and I will not be doing business with him again.

Run Away from Active/Rentokil/Terminix…read more I've had service with this company for years. The first two techs I had were fantastic. It's been quite literally nose-dive downhill ever since. Poor tech behavior (I've had to have one completely barred from my home). Inspectors who don't fully do their job. While I appreciate hearing - in 3-hour detail standing in my living room - about your Frenchie breeding business, you didn't take a single note to get me the estimate on the work I needed done. It took 3 months to get somebody to get me the estimate so I can get the work done. The second inspector told me it was bc the first one thought he couldn't close a sale. Clearly he doesn't know how bc the second one got the business, no problem. The two people who have always been professional & consistent: Princess & Stacy. I appreciate you both. But this takes the cake: Finally got the work done. Well, partially, bc the 2nd tech that was supposed to show up & help Stacy never showed, so the work isn't complete. But what did Active do? They charged my checking account - ON CHRISTMAS EVE - for the ENTIRE amount of the work (a 4 figure job, for reference) to my checking account instead of the GreenSky financing account I opened to pay for the work. CHRISTMAS. RUINED. Liquid cash? Gone. On a holiday. Account in SHAMBLES bc you better believe the rest of my bills continued to pull from the account. Disaster is not even the word to describe this. I called at least 5 times + multiple emails to get somebody to call me and face me to deal with this. Nobody ever called back. You can't contact someone local at "your local pest control experts" (that's what's on the phone greeting) to deal with it like adults. No urgency in fixing THEIR ERROR for a contracted, years-long customer. I used to be able to speak to someone in the local office. Their new phone system doesn't allow that. You can only have customer service send a message to ask them to call you back. So much for that "local" part. Imagine behaving like this when running a multi-million dollar business where you just acquired/merged with Terminix to make you even bigger? You don't DESERVE to be bigger. You deserve to be sanctioned. And you absolutely deserve this review. I'll eventually be switching companies but considering it's the holidays & I don't have my money back yet or the mental energy to do this error-correcting labor, it's not at the top of my list. Will be on the lookout for New Years specials from their competitors though.

I called and told them I was waiting for the bill and they still would not continue my policy. Instead, they wanted me to start all over. They are not, in my opinion, customer driven. I'll be looking for another company.
