I hired Avalon to perform three home inspections for my new house -- pre-drywall, closing, and the 11-month warranty inspection. They provided a discounted quote for all three, which I accepted. While the first two inspections were completed, when it came time for the 11-month inspection, they refused to honor the original agreement and attempted to charge 20% more. This lack of integrity and professionalism is unacceptable. Based on my experience, I cannot recommend them. read more

Great company! Scheduling was easy (online) and they even managed to squeeze us in earlier than scheduled. They were in constant communication about the inspection, and even checked in the day before to make sure we were there at the right time rather than wait around. Tyler was a rockstar. He was done by the time he said he would be. His report was very detail oriented. DO NOT Hire them for pre-sale Home Inspections. They do not do what they say they do on the report. Based on my experience, I purchased a house that they claimed to have tested the Electrical system. Upon occupying the house, 10 out of the 14 outlet's on the first floor did not work. This involved 2 circuits and both were mis-wired. One outlet was starting to burn and would have eventually caught fire. It is not possible they tested these outlets. Upon notifying them, there response was essentially "Oh-Well". I'm sure it's tech-specific, but my home indie toon was garbage. *They wrote that they could freely open all the windows--which I found out after i moved in are all painted shut. *They wrote that the plumbing looked good--there was a very obvious leak under the kitchen sink. *They wrote that my HVAC system was probably installed in the mid 2000s--it has "1996" written on the front of it in sharpie. Just found that out when the whole system died and my HVAC repair person pointed at the very visible and obvious date. I'm always uneasy about the quality of my home because I know that a true professional has never inspected it. My friends who are realtors agree that the quality of inspections with this company are all over the place. read more

I had an excellent experience with this company and it's inspector Dusten Robinson. I was visiting family from out of town for the Christmas holiday and placed an offer on a home (unexpectedly!) while there. Despite the New Year holiday, Avalon was responsive and enabled me to satisfy my contingency inspection promptly. Dusten was prompt, professional and personable. He conducted a conscientious and extensive inspection of my potential home yet was helpfully responsive to my questions and those of my daughter attending as well. Avalon's report platform provides detailed and organized documentation of all findings prioritized as to severity of concern with recommended remediations. Further, this company provides a 90 day warranty of properly functioning items at inspection (see terns) along with a concierge service. In addition, Avalon offers another extended warranty option for 18 months through a business partner. Compared with my previous home inspection experiences I consider Avalon's a premier service. Inspector tripped a circuit during the inspection and could not figure out how to get it back on or what it controlled. Told my tenants that they needed to figure out what circuit he had tripped because he couldn't figure it out. THEN HE LEFT. My tenants, one who had just gone through a knee replacement surgery, the other with congestive heart failure, had no idea about electrical circuits and couldn't physically search for the problem. 3 days later they figured it out. The inspector had tripped the GFCI outlet to their freezer in the garage and $250 worth of meat they had just stocked the freezer with had spoiled in the Georgia heat of August. The electrical outlet that had been tripped is located directly below the electrical panel in the garage and the outlet can be easily seen from the side of the freezer. Avalon Home Inspections also did NOT inform either realtor that their inspector had tripped the circuit and had left the house unable to fix it. When I contacted Tanner at the company, he refused to reimburse us for the spoiled meat. Kept speaking of company protocols and would not take responsibility for his employee's unprofessionalism and incompetence. I asked to speak to the owner, Joe Kelly, several times, but Tanner refused to put me through to him. My realtor had the same response from Tanner and also advised him that she would not be recommending his company to her clients in the future. This is unacceptable behavior from any business, and $250 doesn't seem like a lot to maintain a good reputation not to mention the loss of future business. I don't think this was a smart management move. I would still like to speak to the owner, Joe Kelly, and am still trying to contact him. Joe, if you read this, please contact me. read more

Avalon has helped me with 2 home inspections over the past 5 years, both in Henry county. I'd like to preface that I worked with another inspection company in Cobb county a month and a half ago - and I was appalled at all of the items I saw during the home showing that weren't in the inspection report (roof damage, wood rot on windows, door seals, electrical hazards). And I paid $200 more than Avalon charged for the same size home in Henry Co. Jake always does a great job with communicating with his clients before and after inspections to make sure that he covers all of your concerns and to go over any issues if there are any. He's very thorough and his reports show how detailed he is. Timeliness is impeccable - I've received reports for both homes within a few hours of the inspections. I would highly recommend Avalon to anyone who is looking to get what they pay for and then some. read more

If I could give zero stars, I would! This whole situation is extremely sad and it even pains me to have to write this review. I have mulled over it for many months but things just continue to get worse and worse! Avalon was who my year long working realtor chose for us to do all our home inspections. She claimed to always use him, trusted him and never had any issues. Not being at all from this area or state, we jumped right in and used everyone she recommended. Not only that, but all his reviews seem to be great! I mean, who would hesitate with these reviews? We bought a $625k home and it has been a living nightmare! A 6,000 sf home with an 8,000 sf barn and nothing but problems! Too many to actually even list in this review, it limited my word count! Roof has leaked majorly twice, not notated in report. All windows in the home had to be replaced as the home wasn't even livable in their inspected state; they were literally screwed in to the walls to prevent them from falling out, wildlife was getting in to the home. However, report claimed brick molding needed some repairs and the windows just needed some paint. Not even close! A breezeway had so much damage it was a death trap. Avalon stated it needed a couple bricks replaced and a hand rail. That cost us $10k to repair to safety standards! Our basement leaked due to poor construction and a sump pump that dumped on to the basement wall. The pumps plug was notated in the report but not the faulty construction/location of the pump and drainage system! The contractors state that the mold growth has been active down there way prior to our purchase. Toilet that was noted as needing seal, needed so much work it leaked through or ceiling twice and was due to tile being over a flange and the toilet not being able to be screwed on properly. We have exceeded $50k in repairs in 3 months and had to take out a loan to keep going with all the major problems Avalon failed to find. Every week there has been a new major problem with this home. It may actually bankrupt us. We are just so disgusted! Don't even ask me about how much we have spent for lawyer consults to see if there can be repercussion! read more

Just had our inspection this weekend. Jason was awesome. He really helped us understand what was and wasn't a cause for concern. As a first time home buyer this was really helpful. He even gave us some general tips on repairs and future things to be aware of. We got the report same day and it was also really well laid out. Every item had a picture showing what was going on and how to tackle it. The warranties that we got with the inspection are a nice bonus too. It was a little bit more expensive (although certainly reasonable, just not the cheapest) than a couple other quotes I got but I feel it was well worth it! Ask for Jason Vaughn, he was awesome and really made the whole experience better. I'll update this post if needed but I really can't complain about the excellent service and helpful staff. read more

I used Avalon Home Inspections and they did a terrible job inspecting my home. I probably wouldn't have purchased the home or would've mad e the seller correct the problem if I've known prior to purchasing. There was damage to the roof that was very obvious and wasn't noted. One week after closing it rained and it caused damage to my home interior. The RWS home warranty that they push on you didn't cover any of the damages. I advise everyone not to use them nor purchase RWS home warranty. read more
