I wasn't going to give a bad review but after reviewing the inspection report thoroughly, I really can't let this go. I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else. read more

Do NOT hire these guys. A very crabby Ron Showed up late and I was very nice about it. He totally missed the fact that the HVAC was not hooked up and not functioning even though he did a test? of some kind. Also missed the broken fridge, running toilets and said the driveway was going to hold water, clearly not so. The driveway is fine. When I contacted them about the fact that I had to hire someone to fix the HVAC they said they would pay for that if I signed a non-disclosure agreement so I could not post this for instance or tell anyone at all about their failure. I'd give them a negative rating if I could. Used them a second time for another property purchase and the property is a debacle and I'm pretty all they did was just confirm there was a structure at the address. When I called them to follow up for redress I was basically told "too bad for you but we'll refund you your inspection fee if you'll sign this release." There was a significant plumbing issue that was not caught- keep the 500.00 Do yourself a favor during your due diligence period hire a plumber, roofer and an electrician to do your inspection- it'll cost more but at least it will be handled by professionals. read more

Home probe inspected our home in Atlanta GA 5 weeks ago - we went with them because of the 100 day guarantee. There was some mold in the basement and they recommended mold inspection which we did and mitigated the mold. They missed a basement leak and now that we moved in - we saw that there was a big damp spot in the basement at the intersection of the walls and floor. I called them and they refused to take any responsibility. They did not recommend a foundation check or any follow up in their report apart from mold inspection. The 100 day guarantee is hogwash and I have no recourse now left except to pay for the basement waterproofing myself read more

As I'm sure the company will reply with the same false reply they did on Google, I'll go ahead and say the owner did not ask for a follow up from us or express any interest in alleviating any cost of repairs we incurred from their mistakes. He also incorrectly stated in his review reply that the inspector would not have been able to hear the loud noise from the pipes, which is untrue--it is audible when you are running the water on the same floor and it is impossible not to hear it. Almost a year later, my review is out here to help others steer clear of this company, not posted out of some unjustifiable anger as the Google review reply suggested. **Original Review** I'm really disappointed in our experience with Home Probe and am writing a review in hopes others won't find themselves in a similar situation. We purchased a home a couple months ago and had several inspections with Home Probe (an initial inspection + two re-inspections to check on repairs being made). Throughout that process, one huge issue was never reported: an incredibly loud banging sound in the pipes any time any faucet was being used or toilet was being flushed. We discovered the issue within our first hour of moving into the home, so we're really surprised that it wasn't noted in our original inspection. After having this issue looked at by two plumbers, we were told it's loose pipes and will be well over $10,000 to fix once cutting into the walls/ceilings is taken into account. I spoke with Jeff at Home Probe about my dissatisfaction and he was sure that this issue was caused by repairs that were made during our purchase and wasn't something his inspector missed (despite the two plumbers noting this was definitely not caused in the repair process and would have had to be a longstanding issue). Jeff recommend we have a third plumber of his recommendation come out. So, we paid for that plumbing inspection as well. While that plumber did have a slightly different take on the issue (pipes are too tight, not too loose), we're still looking at the same overall issue of an insanely loud noise when we use any water in our house and a $10,000+ price tag to fix it. On our call, Jeff noted that there were other plumbing issues and seemed to try to blame this big problem on those issues. However, all three plumbers agree this big issues is not correlated to other issues. We were aware of the other issues and priced them out, factoring them into our decision to purchase our house. We didn't factor in a missed $10,000+ repair. While Home Probe may see this as simply another dissatisfied customer, it's a lot more than that to us. This was our first home purchase, we are recently married, just found out we're expecting, and we were so excited to purchase this house to start an important life stage together. Instead, we're massively set back because of a huge oversight by Home Probe and a lack of initiative for them to remedy the issue. read more

We were buying a home and William was our inspector. We hired his company (Home Probe) because our realtor was very pushy (that's a whole other review) and basically told us these people were the best. William came to the house and was very nice (says my partner Josh who was there to meet him). He explained what the issues were and cashed a $400 check for the service. Upon move in we notice that the fridge (Ah, the fridge!) doesn't actually open all the way and none of the drawers open either. In William's inspection report it said that the fridge door "rubs against the door SLIGHTLY" (see image I have included to my review) but at no point did he say that the drawers in the fridge were not functional and that the fridge actually only opens to a very slight degree before it's completely dysfunctional. It is so obvious that the inspectors are in cahoots with the real estate company who is just trying to get you to buy, and if there are any hiccups along the way, it slows down your process, which slows down their sale, so it is in the best interest of the realtor to have an inspector who will overlook certain things in order to get you in quickly, and closing the deal. Because we were able to move in (a few days early- after paying a large deposit to the Realty company), it was THEN that we first noticed the fridge wouldn't open all the way, and it was difficult to maneuver inside and around it. We contacted our realtor and asked to get it fixed or dealt with, and many promises were made but nothing really happened. Even the previous owner stopped in to grab a few things and she grid opening the fridge to no avail. After futile try is combinations of pushing door, sliding slabs, she gave up and said "yup, you're right" but didn't offer any other solution. On Monday, we were already sitting at the attorney's table signing paperwork, and my partner was being pressured to sign (by our realtor) the "everything is ok" release/contract. We asked about the fridge before signing and they said or realtor said it was too late, that should have come out in the inspection. Everyone refused to take responsibility. The irony is that if we had trusted the inspection, and hadn't moved in 2 days early we wouldn't have noticed that the fridge was not functional until after having signed everything. Our realtor passed the blame to the inspection, and said he was there to help in whatever way--but he really didn't do a damn thing---why would he? He had already gotten his commission! When we tried to convince Home Depot to take back the fridge, and explained the situation--- "we can't use it! It barely opens and we can't take out any of the drawers! So it's still brand new" and Home Depot's response was "didn't you get an inspection? That should have come out in the inspection!" I then emailed William and asked about receiving a credit from the $400 inspection so we could put that money towards buying a fridge that we can actually use. That was 5 business days ago, and zero response from William or anyone in his company. My advise to you (reading this review): 1) do not chose this company for your inspection. They will not have your best interest in mind. Yes they may have good reviews on Yelp, but I always trust reviews form Yelpers who have more than 5-10 reviews. Some people create Yelp accounts to write positive 5 star reviews for the friends/families, places they work, some people even get asked, or paid by companies to write them positive Yelp reviews. A way to gage if a company is actually good or not, is not basing it on how high their scores are, but how they were scored by people who are actually active on Yelp---anyone can create an account and add bogus reviews in order to get more business. ***** Note: if you actually scroll through all of their reviews, the majority of them are by people who have 1-10 reviews on Yelp, and the majority have 1-5 reviews on Yelp meaning they likely created a Yelp account just to give them a positive review (as per requested) and then never wrote reviews again. I suggest you disregard all of those reviews and focus on those that are actually invested in sharing honest opinions. 2) when getting an inspection go with a company YOU want and have thoroughly researched, not one that's pushed on you by your realtor. 3) if you go with this company, then don't go with William, and if you do, be prepared for things to come up that were barely mentioned in your inspection (if at all). This company will cost you more money in repairs and issues at the end of the day. They are not only careless, but once you've paid up they no longer communicate with you if you have questions or issues. read more

After failing to book 2 other companies for a short-notice home inspection, I reached out to my agent and she recommended Home-Probe. I'm glad she did. I was able to get an inspection booked the day after I called. I showed up to witness the entire inspection. Louis was at the property a few minutes early, and said it would be a few hours before he's ready to discuss the results. I let him do his thing while I waited on the property. For a 2 story + basement, 2900 sqft house built in 1960's he spent 4 hours. In the last 30-60 minutes he took out his laptop to discuss the draft of the report, which was generated automatically from their software. Very cool. He explained all of the major points, answered what he could, and was overall knowledge and informative. I received the report later that night (about 10 hours after the visit). I have family who is a civil engineer and a commercial building inspector, and also have bought, sold, and built a few houses. I forwarded them the report to get their feedback. They said that it was the best report from a home inspector they've ever seen, and matches the quality of more-expensive commercial reports from engineers. The report keeps to the facts by being thorough but not crossing the line of pure opinion. It's common for home inspectors to have no prior experience in construction, and/or like to share opinions and OCD tendencies that overly freak out the buyer, causing undo stress for the buyer and seller. This was not that. Each problem indicated its severity, timeliness, and potential cost to resolve. My family member who reviewed the report said the costs were on-point. Overall, I'm more-than pleased with the report. Money well spent. Highly recommended. read more

We purchased 2 homes within the last year in the Atlanta area and Home Probe let us down with both transactions. Short version: If you feel that you need to use this company, do your homework. Ask lots of questions. Write lots of notes and have another witness (other than your realtor) with you at the home inspection. The home inspector says one thing and they have some generic caveat in all their reports. Also, have a trusted handyman or contractor look at the home inspection immediately after the report has been generated and have them go step by step through the report. Home Probe is not in the business of protecting you as a consumer. Also, know your rights as a home buyer. I looked up the Georgia Realtors guidelines and your realtor is not supposed to recommend a home inspection company that they have some personal kickback type of relationship with. Be inquisitive and ask your realtor lots of questions. Long version: In one home: (1) We discovered that a load bearing wall was removed. The proper support was not placed in the attic. Per our contractor and structural engineer, the signs of the removal of the wall should be patently obvious to anyone who works with homes. We were never notified at the home inspection by the inspector or in his report that we should have someone look into the lack of proper support in the attic. (2) There was a small crack above the master bedroom door at the time of the home inspection. The home inspector advised us that it was just some minor settling and that some tape would be sufficient to address this. He indicated that it was nothing serious. Turned out to be a bigger issue. The home inspector did not investigate further to determine why the cracks were in place in the master bedroom. He also did not notify us that the attic showed no existence of the support for the home. When I asked the owner of Home Probe if it was their practice not to investigate the source of the crack, he responded that he didn't need to with a smaller crack, but this doesn't comport with the role of a home inspector. We naively believed them when they said tape would be sufficient. These problems cost us over $5K to fix. In the second home: Home inspector said that the hot water heater needed to be replaced. When we had someone investigate further, turns out the inspector didn't bother to check that the hot water heater wasn't even hooked up to even test it. It's easier for them to say, "Oh replace it" than to look back and see that it needed to be hooked up. I would not recommend this company to anyone close to me. read more

What a horrible experience... I am RARELY one to complain- especially on yelp. However....at first, I thought this company did a good job. They were communicative and "through". However, just after 5 days, I have run into numerous serious issues which could easily have been caught by a truly careful inspection. This is my first home and I felt like I went with the best option presented to by my relator (and that was my mistake). However, after the FIRST wash, my washer started leaking and the HVAC unit also began leaking after 30 minutes of use. These are just two examples of the MANY issues this company missed. My realtor suggested this company and I now wonder why. I will never recommend this company to my family, friends, and large ATL communities currently looking for home inspections due to the lack of experience and care they have. STAY AWAY!!! My husband and I are first time homeowners. We had HomeProbe examine our house and they claimed to have found no issues other than cosmetic. We were delighted to hear that and closed on the house. A week later, we're getting popcorn ceiling removed and our contractor tells us there's a leak from the roof. HomeProbe denies any responsibility for missing this. We paid HomeProbe $600 to give us peace of mind there were no issues with this house upon moving in, and now we're having to pay an additional +$3000 to repair part of the roof. They also denied us their 100 day policy, even though this is clearly a costly mistake on their end. If you want a company you can trust, I strongly urge you to look elsewhere. These is just a dishonest, money-hungry company. read more

I received a home inspection on a prospective house. Joel came out and showed me so much about the house. I felt it was so thorough, it blew me away. The interactive PDF with explanations really made this such a good inspection. Joel and I went over all the pain points in the house. In the end, he gave me a good fair report with suggestions. His report took me from purchasing a home that had some issues that were dealbreakers for me, to pulling out of the contract. Greatest decision and I'll use them for my next contract. read more

The inspection was thorough, and turned up that the heat pump was not functioning, and the home could not be cooled. However, this fact was completely absent from the "key factors" page, which only mentioned that the HVAC system was old and would need to be replaced at an unpredictable time. I argued for 10 minutes with the operations manager, Ken Booth, about the fact that "nearing end of life expectancy" isn't the same as "not functioning" and that 'at an unpredictable time' is not the same as "service immediately" both of which he adamantly denied. I'm sure I signed a document that relieves them of any liability for such a blunder, which is why he denied something so obviously true. In short, the summary didn't reflect the actual findings. If you don't know anything about the various systems in your home, go somewhere else because apparently Home Probe will force you to read a 50 page report and determine for yourself what will be a major issue, since they aren't going to put it in the key factors at the front of the report. The entire purpose of the inspection - to inform otherwise clueless buyers of potential major issues - was missed, because the summary did not match the detailed report. read more

Review My wife and I purchased a home recently and hired home-probe to do the inspection. The report came back with some issues as all homes have them but nothing alarming. Within less than a week after closing we had roof leaks, pipe leaks in the crawl space and other issues with the house which cost us over $27,000 to fix. I addressed the issue with Melanie at Home-probe and she sent another inspector out to get a 2nd opinión. Miraculously this Inspector concurred with the previous Inspector who did his report. Melanie's solution to the problem was giving me my money back for the cost to do the inspection. This also came with a stipulation that I was satisfied with the work. I declined so I can freely write what my horrible experience was using Home-probe for inspecting my home. To make matters worst, Melanie closed the call by saying "I believe you just had bad luck". My suggestion to anyone using a home inspection company is to have all questions in writing and get the response back in writing. Companies need to be aware that referral sources they receive (Realty companies for example) read these reviews and don't want to be associated with companies that treat clients the way I was treated. At this point my wife and I are stuck with two homes and may potentially foreclose on one of them due to this issue. read more

Our inspector was lovely, informational and punctual. I thought he did a great job on our home inspection. It is now LESS than two years later and we are being relocated due to work and are under contract to sell our house. The current inspection on our house in considerably different than our first one. We have, unfortunately, found out that our initial home inspection done by HOME PROBE was sub-standard and lacking important details that is now going to cost us quite a bit of money to repair. The home inspection report by HOME PROBE did not inspect our garage and we have recently found out that the foundation needs repair and has been damaged FOR YEARS. Had our inspector even looked at the back of the garage he would have noticed this damage and called out the problem at the time for the previous homeowners to take care of. There are several structural and safety issues that were never called out by HOME PROBE. I am sick to my stomach knowing that my family is living in a house that I trusted them to inspect and did not remark on several of these items. When I spoke to a company representative they insinuated that there is a minimum amount of standard inspecting that they need to do and they covered that in our inspection. That really doesn't make me comfortable. Apparently, according to the company, they get these kind of complaints all the time. Perhaps if you inspected the homes with more care and detail then you wouldn't get these complaints anymore? There are a ton of home inspection companies out there. I implore you to not use this one. Believe me, it will end up costing you more in the end. read more

I used home probe last week to do my house inspection. I considered the review very thorough and highly useful. Darryl, my inspector, went through every major flaw with the house. We discussed ways of fixing each issue and approximate costs. He even had ideas about landscaping, etc, and interesting stories of previous inspections. All in all - I was thrilled. OK, I'm updating this since the purchase. The house inspector caught a lot of minor things, that weren't really issues (for example, some missing piece underneath the toilet that doesn't seem to be necessary or noticeable, or some cracks in the grout in places that also just aren't a big deal)... and an HVAC system that Darryl said needed to be replaced, but really did not... so I haggled over those... (not realizing they weren't really issues). Also, the price estimates - which they only sortof stand-by - were a bit off. For example - I needed a new roof - and the estimates were like $15k, but the actual price was $6k. And I didn't need a new HVAC, which he claimed I needed. But the HVAC he priced at $5k, but it will actually be like $10k. Big differences, and I likely negotiated on the wrong items and at the wrong prices as a result. read more

If you're considering Home Probe, you should know they won't be working in your best interest. In my opinion they only try to appear to do their job while facilitating the home sale and maintaining a way too cozy relationship with the realtor who pushed them on you. My realtor insisted we use HPInc for a home purchase. Steve S was the inspector. I specifically asked Steve to look closely at the master shower because there was caulk in several places on the shower floor. I wasn't able to stay for the inspection, but I assumed HPInc would do the job I paid them to do. HPInc had a delay in delivering our report and we didn't get it until several days after it was promised. It came after 6 PM the night before due diligence ended. We scrambled to study the report so we could address any problems. I SPECIFICALLY looked closely for an entry about the caulked shower - there was NO mention of any problems with it so we assumed it was only a cosmetic issue and we proceeded with the purchase. Two weeks after we moved in, I noticed a water stain on the ceiling in the room directly under the shower. I had a certified plumber come to repair this and was told that the leak was coming from the extensive broken grout in the shower. It was penetrating the floor under the shower and the ceiling below it. I was astonished. I called another plumber for a second opinion and he confirmed the leak was from cracked and broken grout in the shower. A water remediation specialist came and confirmed the problem was from cracked and broken grout in the shower; he also checked the area with moisture reading instruments which indicated there was a high level of moisture and probably mold under the floor of the master bathroom. When the shower floor was removed there was a sickening amount of mold, mildew and wood rot under the shower. We knew this was going to cost several thousand dollars to repair. We filed a claim with our homeowner's insurance and the claim was denied; the adjuster explained the extensive damage had clearly not occurred during the short time that we had owned the house so the damage pre-dates our policy. I have spent most of the past four months with this issue and costs for the LABOR ALONE is over $10K, the total cost including materials exceeds $16K. This issue became way more upsetting when I addressed it with HPInc. My first contact was with Melanie S. She had many questions and really fooled me into thinking that HPInc. would work with me to reimburse some part of my expenses. Next, I was contacted by Shelly who "educated" me on the physics of showers and grout. Shelly said grout is not pertinent to the functioning of a shower and showers work fine even with no grout at all. She insisted that grout isn't an area of concern for inspectors and isn't something they routinely check. A few days after talking to Shelly I got a text from my realtor who said Shelly had contacted her about my shower and the two of them were going to discuss it. She asked if I was interested in hearing what HPInc had to say. This should have been a GIANT red flag, in hindsight I know the realtor was just trying to get information from me to assist HPInc. But at the time I was desperate and, like a sucker, assumed they were trying to work with me. Worst of all for me has been the treatment from Melanie. I had several conversations with her, believing she was acting in good faith. In our last conversation, she said she had talked to my realtor and informed me that the two of them had decided to assist me by contacting my homeowner's insurance. Melanie stated that "(Your realtor) agrees that the damage was not present when you purchased the house." Melanie was overly giddy during this entire call and literally laughed at me when I asked for clarification regarding the name of the owner. Later I was contacted by Jeff Luther, the owner of HPInc. He made it clear he didn't want to talk to me and was only calling as a courtesy to my realtor. He offered to contact Allstate to tell them this damage wasn't present during the inspection and had occurred after we moved in. I declined the offer and told him I expected HPInc to reimburse some portion of my expenses. I asked him to pay for the labor of $10,000 and I would pay for all materials. He said he wasn't comfortable with that and offered me $1,000, he said, "That's all the state of Georgia says I am liable for." I also declined that offer and said for that small percentage of my costs I would rather make sure the public knows the kind of company they are dealing with. I told him I wanted to keep others from this kind of financial loss and would report my experience on review sites if we couldn't reach an acceptable outcome. He responded by saying "I will not be held hostage by you." So to wrap up we bought a home that was over valued thanks to HPInc. The sellers profited from the inflated sales price, in turn the realtors got higher commissions- all at our expense. read more

I recently had my soon to be house inspected by Home Probe and I was very satisfied with the process. I was able to book online and easily see what appointment times were available. When you book online the company reserves the spot for you and then calls you to confirm the appointment and notify of the fee. The fee varies by size of house, etc. I paid about $450 for a 2020 sq ft house. I'm sure there are cheaper options but I believe you get what you pay for and didn't want to cut corners in this area. The day before my appointment I received a reminder email with the picture and bio of my inspector. I really liked this because you know who to expect. My inspector, Lee was very nice and thorough and took the time to go over every finding with me. I received my report back within two hours following the inspection. The report was detailed and easy to read with pictures of the specific findings. I would definitely recommend using Home Probe for your home inspection needs. They take some of the "scary" out of buying a house. read more

We used Home-Probe for our inspection and they were excellent! Rael is very detail-oriented and explained everything simply and patiently. I appreciated not only his patience, but also his expertise and his integrity. We are buying a foreclosure and Rael was helpful in letting us know what were the major issues versus minor ones. This was our first time ever using a home inspector as we're about to purchase our first home. That being said, I don't have anything but good things to say. William Jazon was stellar. He arrived early. He was incredibly thorough. I tried to stay out of the way and let him work, but not because he gave me the impression that I should. Anytime I had a question he was knowledgable and engaging and gave a helpful answer. He went over every square inch of the house, inside and out, attic and crawl space and took pictures and made notes. At the end of the inspection, he had prepared a presentation on a laptop with pictures, notes and diagrams of anything that was even remotely of concern. He was also quick to let us know which things were pressing and which things could be left until later if we preferred. Did I mention that he was thorough? He told us that this report would be cleaned up and more details would be added. I received it the same night with an assurance in the email that Home Probe would be available for questions and advice for as long as we owned the property. I can't be sure what is considered "par" in home inspection world, but this company, and particularly William, far exceeded my expectations. Highly, highly recommended. read more

Pins and needles. That's how as I felt as I headed toward the home that my wife and I had fallen in love with. Our appointment was for 8 am. I stopped for coffee and got there at about 8:05. Brian, the Home-Probe professional who we had the pleasure of working with that day, had already set up a ladder and our Realtor said that when she arrived he was already in the crawlspace. She and I talked for a bit, then went to the access for the crawl space where a dust and cobweb covered Brian emerged. Brian was polite and professional as he introduced himself, explained what he would be doing for the next several hours, and answered questions. He then went back to the inspection. For the next few hours, he answered questions as we passed in the house and encouraged me to make a list of any questions I had when he wasn't present. He offered the use of his laser measuring tool, I now HAVE to buy one because it was so handy, and otherwise moved through the house thoroughly and efficiently. When finished, he spoke with my wife and I, answered our questions and went over photos showing what he found. Just had our inspection for our new home (YAY!!!!!) yesterday! Greg Hall was there when I arrived and could not have been a nicer, friendlier person. He was so easy to talk to and showed interest in our new home as well as the job he was sent to do. He gave a thorough inspection of our home and commented on the great features he had seen throughout the unit and the building. It was reassuring to hear that he had seen other units in space. My experience was very good with Home Probe. Nate Bradley was very professional and helpful throughout the inspection. The only reason I did not provide the full 5 stars is that I wish I would have been asked if it were going to be difficult to inspect areas of the home. I was not able to get a report back on the roof because it was difficult to reach so I would have liked to be informed of issues like that prior to inspection. read more

My inspector was Darryl Rapp. He was friendly and on time. He arrived earlier to begin the inspection. I came later did a walk-through and he answered any questions I had while he completed his report. He had pictures of major issuses along with explainations uploaded on the computer and possible future problems it could cause if left unfixed. I was told a detailed report would be sent later that afternoon and it was, which was even more insightful and detailed. The inspector's, friendiless, knowlegdge base and suggestions made my home buying decision easier. read more

I was referred to Home Probe by a friend, who always does her homework, so I was expecting stellar service and a thorough inspection. I got exactly that and was extremely pleased! Other plusses are 1) you can book online 2) they do inspections 7 days a week 3) they send a thorough report with pictures, including a secondary report of "actions" needed (basically getting straight to the good stuff of what needs to be addressed) Marla was my inspector and she was very nice, helpful, and answered all of my questions. Darryl showed up early and was very professional. He took his time looking through things and make sure each element wasn't just functional, but working at it's top performance. Anything that worked well but was reaching the end of it's life, he made a note of so I would be prepared for the upcoming estimated expense. I used Home Probe twice in the past two months, Nate did my first inspection and thankfully his thorough investigating found multiple large issues, leading me to not buy the house. Ben did my second inspection and seemed to be just as thorough as Nate. He even came back out for free to inspect the hot water tank that needed to be serviced and rechecked the HVAC issue. Although Home Probe is a bit more expensive than other companies, their reports are educational, with cost estimates included as well as links to tell you more about issues, so in combination with their inspectors it was well worth the money. Their warranty says to call as long as I own the house, I certainly will and will update this review accordingly. As of now, I would definitely recommend Nate and Ben of Home Probe. Home probe performed my home inspection. This was set up by my own real estate agent, which i regret agreeing to. The house was flipped by another real estate agent. I wanted to be sure that the house was safe, specifically the foundation as there was a slope in part of the floor. There were several issues with the house that I pointed out that were not in the report. The inspection report appeared to be thorough enough at first glance, photos were provided with a description of each system like any other report. I bought the house thinking I was only going to have to do some cosmetic work to improve it and I was paying less than the initial appraisal. The report showed photos of the new roof and made no mention of any issues, the inspector mentioned none to me in person. I had the roof inspected again after my neighbor pointed out that she could see that the roof was sagging from her house and that it had been that way. This was in the area first accessed by the inspector as it was the lowest point. I found out that the pitch in this area is too shallow and should not have asphalt shingles without a barrier. I wouldn't have known this myself but an inspector could have noted this from the ground. The report showed new plumbing drain pipe had been installed but made no mention of the fact that all of the fittings were not attached or properly glued and secured I had to replace all of the drain pipes within the first few weeks of living there. The inspector told me that the foundation had steel supports added which was not the case, I will have to do more work on this before I can do other repairs. None of these issues were mentioned or shown in photographs. There were numerous other problems with the house that affected its safety and livability, these issues should have been found through a visual inspection. I relied on this document heavily to make a decision and I have regretted this every day since. This house will continually cost me thousands of dollars until its issues are remedied, my quality of life has changed very negatively because of this. read more
