    None of the trays open. In a futile, desperate (30 min) attempt the previous owner said "yeah, they don't come out"

    We were buying a home and William was our inspector. We hired his company (Home Probe) because our realtor was very pushy (that's a whole other review) and basically told us these people were the best. William came to the house and was very nice (says my partner Josh who was there to meet him). He explained what the issues were and cashed a $400 check for the service. Upon move in we notice that the fridge (Ah, the fridge!) doesn't actually open all the way and none of the drawers open either. In William's inspection report it said that the fridge door "rubs against the door SLIGHTLY" (see image I have included to my review) but at no point did he say that the drawers in the fridge were not functional and that the fridge actually only opens to a very slight degree before it's completely dysfunctional. It is so obvious that the inspectors are in cahoots with the real estate company who is just trying to get you to buy, and if there are any hiccups along the way, it slows down your process, which slows down their sale, so it is in the best interest of the realtor to have an inspector who will overlook certain things in order to get you in quickly, and closing the deal. Because we were able to move in (a few days early- after paying a large deposit to the Realty company), it was THEN that we first noticed the fridge wouldn't open all the way, and it was difficult to maneuver inside and around it. We contacted our realtor and asked to get it fixed or dealt with, and many promises were made but nothing really happened. Even the previous owner stopped in to grab a few things and she grid opening the fridge to no avail. After futile try is combinations of pushing door, sliding slabs, she gave up and said "yup, you're right" but didn't offer any other solution. On Monday, we were already sitting at the attorney's table signing paperwork, and my partner was being pressured to sign (by our realtor) the "everything is ok" release/contract. We asked about the fridge before signing and they said or realtor said it was too late, that should have come out in the inspection. Everyone refused to take responsibility. The irony is that if we had trusted the inspection, and hadn't moved in 2 days early we wouldn't have noticed that the fridge was not functional until after having signed everything. Our realtor passed the blame to the inspection, and said he was there to help in whatever way--but he really didn't do a damn thing---why would he? He had already gotten his commission! When we tried to convince Home Depot to take back the fridge, and explained the situation--- "we can't use it! It barely opens and we can't take out any of the drawers! So it's still brand new" and Home Depot's response was "didn't you get an inspection? That should have come out in the inspection!" I then emailed William and asked about receiving a credit from the $400 inspection so we could put that money towards buying a fridge that we can actually use. That was 5 business days ago, and zero response from William or anyone in his company. My advise to you (reading this review): 1) do not chose this company for your inspection. They will not have your best interest in mind. Yes they may have good reviews on Yelp, but I always trust reviews form Yelpers who have more than 5-10 reviews. Some people create Yelp accounts to write positive 5 star reviews for the friends/families, places they work, some people even get asked, or paid by companies to write them positive Yelp reviews. A way to gage if a company is actually good or not, is not basing it on how high their scores are, but how they were scored by people who are actually active on Yelp---anyone can create an account and add bogus reviews in order to get more business. ***** Note: if you actually scroll through all of their reviews, the majority of them are by people who have 1-10 reviews on Yelp, and the majority have 1-5 reviews on Yelp meaning they likely created a Yelp account just to give them a positive review (as per requested) and then never wrote reviews again. I suggest you disregard all of those reviews and focus on those that are actually invested in sharing honest opinions. 2) when getting an inspection go with a company YOU want and have thoroughly researched, not one that's pushed on you by your realtor. 3) if you go with this company, then don't go with William, and if you do, be prepared for things to come up that were barely mentioned in your inspection (if at all). This company will cost you more money in repairs and issues at the end of the day. They are not only careless, but once you've paid up they no longer communicate with you if you have questions or issues.

    How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

    I loved how easy scheduling an appointment was through their website. I looked through the reviews…read moreon here and based on who was available, I booked Emily with less than 48 hours notice. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

    Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
