This company performed my home inspection and did not detect that my furnace was venting into a "Capped Chimney flue" posing a serious health risk to my family of CO2. Reached out when replacing the furnace once this was detected and spoke with the Director of Operations and he noted that they were not responsible for making sure the furnace venting worked and flowed correctly. The report even notes that the furnace was fine to keep using until replacement was needed. I noted that the presence of only one open fireplace flue and no divider wall could be seen from the roof or the base of the chimney on a one story home. He said he was sympathetic but would not do anything to advice on the situation because they had seen 300 houses since then. Extremely unprofessional or unwilling to work with a customer after they collected their payment. Would not recommend using them if you are looking for a complete and thorough inspection. read more

Recently sold our home in East Cobb. Our initial buyer used Home Probe for the inspection of the property. We were told the inspection would be held from 1-4.. fine. We left the property and were planning on returning around 4:30, as we have an infant and a 6 yr old, so its tough to be out of the house for long. Well.. 6:00 comes around and they are finally finishing up.. 5 hour inspection for a 3/2 on a slab, 1300 sq ft.. anyone who's done this before knows that timeline is insane for that size home. Return home to a 82 degree home in the first heat of summer. After checking breakers/fuses/etc for about an hour and getting ready to call the buyer's agent, I finally discover the inspector had not bothered to secure the HVAC panel back on after checking the filter. Has a switch that prevents operation without the panel.. Within a few more hours we find several other issues.. a large hole in the wall where it looks like they hit with a hammer to make sure a large load bearing doorway had a header. Dirty handprints all over that wall. The window blinds had been pulled and knocked around, bent out of shape, didn't bother to put them back. I've bought and sold 3 homes previously, and have never had an issue with the inspection. I appreciate a thorough inspection, but all I ask is for some respect and for things to be left as found. I will never again leave my home during a buyer's inspection. read more

Home inspector was very nice and pleasant. Answered questions in a friendly way, and was prompt, clean, and on-time. As to how good of a job they did, who knows? It's like going to the dentist or car mechanic, unless you're an expert, probably just have to take their word for it. A little pricey for less than a couple hours of walking around with a flashlight and turning the sinks on and flushing toilets, but I suppose, like going to the used car dealer, it's something everyone begrudgingly musters the money for, and hopefully won't have to hear from ever again! read more

I've used HomeProbe several times. I just had a foreclosure townhouse inspected and the issues uncovered by my inspector, Nate, made the property not a "good deal" after all. It was disappointing -- but that's why you get a home inspected. To help alleviate expensive surprises after you're already locked in. The house we made an offer on was built in 1927 but appeared to be a total renovation - and we wanted to make sure all the work was done correctly (and we wanted an inspector as picky as we are). Rael did our inspection, and used a large software checklist to go through our house. He took pictures of all the problem areas, and marked them with arrows in the report. He went in the attic, and actually got on the roof. He provided questions to phone calls after the inspection. He pointed out several safety code problems in addition to general condition problems: missing GFCI outlets, plastic dryer hose, railings that had too wide of spacing. I'll have to update the review again after we've lived in the house a year to see how things actually turn out! read more
