I wasn't going to give a bad review but after reviewing the inspection report thoroughly, I really…read morecan't let this go. I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.

If you are looking for a home in the Atlanta area, do not buy it without hiring Eugene Duffy. I…read morecannot say enough about how wonderful he was to work with. He is professional, friendly and goes above and beyond to make sure that you have all the information you need to decide whether or not to buy a home. My husband and I were ready to sign on the dotted line upon our first inspection of a home. Eugene took us through the house, step by step, showing us everything we needed to know. His reports are written himself and are full of detailed photos to help the buyer understand the conditions of the home. He prioritizes issues he finds into First, Second and Supplementary. His reports impressed several professionals in the real estate industry with whom we shared it. We didn't end up buying the house, but the next time we come close, he will be the first person we call.

We really appreciated his incredibly meticulous…read moremanner and the extraordinary amount of time that he spent looking through the townhouse we intended to purchase... especially for a brand-new construction, we were surprised by how many significant issues he helped us identify (including some major structural issues which the builder had to repair). We were disappointed he wasn't able to walk the roof of the unit because of safety, but appreciate that he did his best to visually inspect the exterior roof and did climb through the entire attic to inspect the best he could from the interior. He was also incredibly effective in explaining his thought processes: he encouraged us to tag along for the entire inspection, and was very patient/articulate about explaining both what his concerns were as well as point out potential items to monitor/maintain in the future, which was a key confidence builder for us as first-time homeowners. We're looking forward to asking him to do a repeat inspection when it comes time to make sure everything is up to par prior to our new home warranty expiring. Thanks so much!

HCO Inspection and Consulting inspected my condominium on April 30, 2026. In their report, they…read moreflagged an issue stating: "The electrical air furnace/condenser disconnect was rusty and deteriorated. This condition is a shock/electrocution hazard and should be corrected by a qualified electrical or HVAC contractor," along with a photo. Based on this, I hired a licensed electrician to address the problem. However, the electrician quickly determined that the rusty disconnect shown in the report actually belonged to a neighboring unit--not mine. My unit's disconnect was in proper condition. This raises serious concerns about the accuracy and attention to detail in HCO's inspection process. Properly identifying which equipment belongs to which unit is a basic expectation, especially in a condominium setting. Because of this oversight, I incurred unnecessary expense and lost confidence in the reliability of their report. I would recommend others proceed with caution and verify findings carefully before taking action based on their inspection.

Thanks to his careful work, we uncovered several significant issues that were addressed as part of our closing, including mold and radon concerns that required remediation. His inspection truly made a lasting difference for us as homeowners. Years later, when we were in the process of purchasing a second home, Kip was the first person we reached out to. Although the home was outside of his service area and he couldn't perform the inspection himself, he still went above and beyond to help us. He offered excellent guidance on what to look for in a qualified inspector, answered our questions in detail, and helped ensure we ultimately secured a high-quality inspection with another professional. While we were disappointed he couldn't inspect our new home, his integrity, expertise, and willingness to help reaffirmed just how exceptional he is. With Kip's guidance, we felt confident we were in good hands. I asked for a refund for the mold inspection, but instead of taking responsibility, they brushed it off--claiming the mold could've developed later and that they weren't responsible because it was a "free service" done through another company. That's misleading, since every paid inspection package includes this "free" mold check and costs more because of it. They also failed to mention the 125-day mold warranty until I brought it up myself. Mistakes can happen, but how a company responds matters--and Champia showed zero accountability.
