    5 star Architect for a reason!…read more Daniel has an architectural approach that I believe people will find very rare and refreshing these days. He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. Daniel's project management and selection of the builder really took confusion out of the process and stress off of our lap. Other critical details that made build successful was his guidance and assistance with the interior design, kitchen, and bath design, and selection of all of our interior finishes and fixtures. Our kitchen and bathrooms really stand out with exceptional design and we are very grateful for that. All in all the 3% that he charged to be a complete steward of our project was an easy decision. We will definitely be using him in the future and so will our friends that are very impressed with our the result as well as our highly detailed and accurate design and building process.

This subdivision is great for first time buyers but the homes do cut corners, no fans installed, no grass backyard, no door knobs on any cabinets, no room for any changes even if you wanted to pay more. They mention during the buying time how much they will HELP, offering names and people but after you get your keys radio silence. I'm still very happy to have my first new home but I went from 5 stars down to 4 stars mainly due to lack of customer service afterwards. Some key points: no closing costs, appliances come with the house, multiple layout plans, simple paperwork, easy. In the process of buying a home! Understand that if you income isn't in a certain bracket you will not get the 0% down loan. We fully researched the area, company, and website which has all the floor plans online, as well as drove through the community. Finally came in to learn more, they ran our info/credit to make sure we qualified. Smart, why give info if you don't even qualify! JASON WILLIAMSON is very informative, very detailed on material, warranty, and home building. Of course he is a salesman, hyped up alot of normal housing points but didn't rush my fiance and I, gave us multiple times alone to discuss our ideas and questions before proceeding. Glad we are choosing LGI! Buying a house should be this simple, informative and exciting! Check them out.

It was a hard inquiry now hurting my credit score. Their entire setup is a gauntlet of aggressive sales and shady pressure tactics. Fear of missing out. Paint the dream. Bait and switch. They do it all ruthlessly. That's fair. But they shouldn't have lied about the credit pull.

Otherwise, "meh" as another reviewer said. Do you love drinking with friends; socializing with conservative, traditional Texans; enjoying golf, pickleball, bocce ball, or games? Do you want gated security in a vast, somewhat regimented, well-manicured landscaped environment, where golf carts are practically required to fit in both socially and for transportation? Sure, there are many residents not into these, but this describes life for most. For those who learn this isn't for them until after they move-in, there are many homes being resold at a discount by local realtors. KT salespeople don't need a real estate license and are not subject to Texas law that oversees home sales, so beware of the purchase contract of a new home. If you do decide this description meets your personal needs, there is the ongoing financial quagmire that is unfolding. First, the HOA dues run up to over $400 a month. This money should completely benefit the residents, but because of language in the purchase contract, money is siphoned off to subsidize many runaway costs the planners did not adequately foresee. Also, much or most of the infrastructure (roads, pipelines, etc.) has not been paid for. A large bill is coming due soon, as the builders of the development are about to shed the financial burden that has grown into millions, largely due to inadequate management and planning by those hired by the company that created KT. Also, the cost of materials has escalated faster than projected. But, do you want to live in one of the best built homes in Texas. That is right. In spite of all its problems, the homes are among the best built I have seen. And, yes, I was a residential real estate investor for 40 years. Sure there are some mistakes in designing, but the quality of materials and craftsmanship rival anything on the market. What's the best deal for you? Well, if you still want to live with all the benefits and you're of a determined mind like 90+% of the residents to make it work, buy a resale home. Most resales (maybe all) are being sold at a loss to the sellers. Me? I just could not make it work for me socially and will be moving on, thankful for the learning experience. Good luck!

I can't say enough good things about Mend…read more Thorough bid they stuck to, schedule was timely and followed, and the site visits were frequent and available on-call. Most of all, there was an issue with a pice of flooring protection (not a Mend issue) and they made it right, and theydidnt even balk and stressed that they would not leave of finish the job until it was perfect. Will use them for any needs I ever have with the house.

My most recent experience has made me lose trust they have the best interest of their customers. This is going to be a long review but I hope my pain helps others avoid the experience I had and it's comical how bad it was. I was getting a fall furnace inspection and asked if there were any ways of making my AC less noisy. Did not have the best experience with the tech they sent out due to them trying to push additional services I kept saying I was not interested in and even tried to sell me a membership I was already part of haha WOOF and of course asked for another 5 star Google review to get their numbers up. From the proposals he sent I wanted to move forward on a repair I thought would be helpful and tried to schedule it. Did not hear back at all and I signed the proposal and proactively reached out to the main office to get it scheduled. I get a text back notifying me that the tech is no longer employed there and Chase would have to come back out to re-inspect because the guy who was fired didn't document anything properly. I had no idea who Chase is so I had to call to ask about this and turns out he's the HVAC manager. RED FLAGS ALL AROUND but I decided to give them another chance and waste more time. I texted to ask if they could give me a confirmation the morning of the re-inspection because I never got any notification and wanted to make sure I was at the property I manage for the techs. As I am literally calling the office to once again follow up and they are not sure what's going on, guess who shows up at the wrong address unexpectedly......YUP it was Mend Services! Who doesn't love an unexpected and unannounced visit to your personal home when you are supposed to be meeting 30 minutes away? Tell them of their mistake and they apologize and we agree to meet at the correct location. They did no preparation on even reviewing what their fired tech recommended me and then confirmed my suspicion that one of the fixes were unnecessary. I am upset and communicate to Chase on why I am so frustrated at this point and I do not do business in this manner and I have lost trust. He tells me he would like to earn my business back by doing a complimentary repair to make up for the time they wasted during this whole process. Chase said he would personally text me his direct cell and schedule the repair by end of day because he wanted to make it right. I am literally willing to pay for the repair I just need it done asap for my tenants who are not thrilled about this situation. I wait until end of day and don't hear anything back and crickets the next day. I call the office asking for him to reach out and still haven't heard back from him and it's been multiple days. I have now requested to cancel both memberships because I will no longer be using their services after seeing how they treat return customers.

One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. We also spent part of the process renting, and she supported us through that phase too, which we really appreciated. Overall, she's thoughtful, informed, and genuinely cares about helping you find the right fit. Highly recommend.
