I've lived in Kissing Tree for a couple of years. Unlike other reviews, mine is not based on a single issue. Disregard those. KT is not for everyone. If you're a fit, you'll love it. Otherwise, "meh" as another reviewer said. Do you love drinking with friends; socializing with conservative, traditional Texans; enjoying golf, pickleball, bocce ball, or games? Do you want gated security in a vast, somewhat regimented, well-manicured landscaped environment, where golf carts are practically required to fit in both socially and for transportation? Sure, there are many residents not into these, but this describes life for most. For those who learn this isn't for them until after they move-in, there are many homes being resold at a discount by local realtors. KT salespeople don't need a real estate license and are not subject to Texas law that oversees home sales, so beware of the purchase contract of a new home. If you do decide this description meets your personal needs, there is the ongoing financial quagmire that is unfolding. First, the HOA dues run up to over $400 a month. This money should completely benefit the residents, but because of language in the purchase contract, money is siphoned off to subsidize many runaway costs the planners did not adequately foresee. Also, much or most of the infrastructure (roads, pipelines, etc.) has not been paid for. A large bill is coming due soon, as the builders of the development are about to shed the financial burden that has grown into millions, largely due to inadequate management and planning by those hired by the company that created KT. Also, the cost of materials has escalated faster than projected. But, do you want to live in one of the best built homes in Texas. That is right. In spite of all its problems, the homes are among the best built I have seen. And, yes, I was a residential real estate investor for 40 years. Sure there are some mistakes in designing, but the quality of materials and craftsmanship rival anything on the market. What's the best deal for you? Well, if you still want to live with all the benefits and you're of a determined mind like 90+% of the residents to make it work, buy a resale home. Most resales (maybe all) are being sold at a loss to the sellers. Me? I just could not make it work for me socially and will be moving on, thankful for the learning experience. Good luck! read more

First, let me say that the residents that live in Kissing Tree are very nice and there are a lot of things to do in the neighborhood. The people that live here are not the problem at all... but FYI: Brookfield homebuilders are complete and utter liars. We (and others) paid a premium amount for a greenbelt behind us, and now they are building 15 cottages behind us. When we signed our paperwork, we had to agree to not ever sue them but to arbitrate instead. There are 9 of us trying to arbitrate because of this lie that they told all of us and Brookfield is trying to say that we cannot. They lied, we paid extra money, and they will not refund us our money. If you want to live in this neighborhood, buy a house that has already been built and corrected (because you do need A LOT of things fixed when you first move in and it takes forever). Also, since it is already built, you know exactly what you are getting without being lied to. Again, - nice people... horrible builder. read more

Before You consider Kissing Tree please know that the developer will structure everything in their favor and you have no say as to how the HOA is operated. We sold my home on 1/21/26 and they continued to take out our HOA in February in the amount of $423.00. I have made several attempts to be reimbursed. They received two months of the buyer's HOA and took out ours the month after closing via auto pay. It will be sometime in late March before they will refund. They received the closing package on Jan 27th. Due to corporate policy they will not refund until March. Please be aware that the developer controls 100% of the HOA and any current buyer will have no say in how it is operated. We have been challenged with Brookfield since our purchase in 2020 and are relieved to out of this community. If you are a buyer, BEWARE. You will have a quality living investment with absolutely no say as to how it is operated. We only lost approximately $60,000 in 4 years. read more

Kissing Tree is an overall nice community. But buyer beware. I bought a home in 2020. It was built in 2018, I am the 2nd home owner. I have had multiple issues from windows to roof. I'm on the hook for all of the replacement costs - no warranty. Roof warranty was one year. Although the window warranty is for 10 years, I do not qualify since I am the 2nd home owner. Amenities are nice but if you are a year round swimmer do not expect to swim in the indoor pool in the winter time. The building is very cold,52 degrees for example in January. Swimming is important to me and the indoor pool is why I bought into the community. Each time I've asked about warming up the swim center it falls on deaf ears and some of the responses from the HOA have been surprisingly unprofessional. I do like the secured community and the guards are responsive if you need them. read more

The amenities here are wonderful: - impressive entry - close to town, in fact inside San Marcos city limits - armed gate guards. In today's society, this is needed - so many pickleball courts - state of the art gym - fitness classes - bonce ball - a golf range - hiking trails - live bands - interesting floor plans - bus trips to special events for residents - shopping close by (two outlet malls) - all kinds of special interest hobby groups - dog park - Indoor AND outdoor pools with spa - the FRIENDLIEST people read more

We have lived in San Marcos for about a year. Made it a point to visit different courses around Austin and San Antonio looking for a "home course or/and private course". Visited Kissing Tree a couple times but today was definitely the final straw . The staff is rude -- especially the attendant in the pro shop today (8/30). Very disappointed on professionalism and demeanor of several workers I had to interact with. It's a shame this course can't find hard working respectful people to employ here. Course is amazing and your staff should be reflective of that . read more

People are currently selling their houses at a loss to get out. The taxes are high and the HOA is really high. Look into the amount of debt the company is going to leave to the home owners before buying in. read more

We moved into a cottage last August. We are very disappointed in Kissing Tree. The HOA does not address concerns. The sales people tell you things to sell homes that don't happen. For example, the weed patch behind our house with four foot weeds were supposed to be a "planted area that would be park like." It seems the only planted areas are to impress new buyers. Also, with so many homes, the advertised amenities don't support the number of people. Hard to experience special events as they fill up in minutes of when the signup is released. The landscape in many of the cottages are bad grass and dead plants. On the plus side, we have met some really nice residents. Just wish Brookfield and the HOA would care more for the residents that already live here. read more

I visited the community on Saturday, November 28, The guards both came out and explained the process to me of visiting. They apologized for being so strict, but I said I liked it because this is exactly how I want it to be if I live here. I am seriously considering buying here, but I am very concerned about the builder, Brookfield Residential. They have a lot of very bad reviews in other communities, about both construction issues and customer service. This worries me a lot. Can any existing residents share their experiences with me? Contrary to the previous review, I had a wonderful conversation with the very nice guard working the security check point. It is very reasonable to expect a quality place like this would have security and enforcement to monitor the comings and going's of everyone, and to ward off unscrupulous people who would steal from homesites under construction etc. Stealing from homesites is BIG BUSINESS. So um yah, that's why they need security. read more

The golf course is awesome - great design and good condition. We had a blast, except for our encounters with a marshal named Tommy. He harassed us for playing through a group of ladies that had waved us through - he claimed that playing through would slow down play. We did not encounter another group on the course after this, but Tommy continued to try and stop and pester us multiple times for no reason. Each time he tried to talk to us, including once on hole 8 to tell us that the back nine was less busy (??), he would repeat himself 4 or 5 times. He clearly has some cognitive disabilities, perhaps Alzheimers, but he also seems to have some emotional issues. I hope he gets the help he needs. I would encourage anybody thinking about playing this course to instead take their business to Valler Creek. read more

I went by this place to price model homes and the security guard was rude. For some reason they feel the need to have armed security guards. They wanted a copy of my drivers license just to view the home. My first hand experience as a customer was terrible. read more
