I lived at Moda for a year (2018) and my experience was great. I chose Moda because I needed foot surgery and would be on crutches for months and the bus stop outside the front door got me to work. Staff did an excellent job with finding me an apartment quickly, was friendly, and always remembered my name. I had a couple of maintenance request for light bulbs and they were done the same day. They have package lockers now, so all my deliveries were secure until I could retrieve them. I did not accompany the staff for a walk-through after moving out, but I received my entire $500 deposit back plus $64 I think was refunded utility fees. Living downtown (SODO to Lower Queen Anne) isn't for everyone. My year at Moda the front of the building was fairly clean, and most people "hang out" at Dan's on the other side of the street and a block south. My window was over the alley and I never noticed a smell and rarely had noise other than sirens and the 4th ave parades. The building was secure - office is open most of the day and 7 days, I never saw anyone sketchy inside the building or a tenant let someone in and felt as safe as anywhere else in downtown Seattle. Units are small, but modern and well laid out. If you want to live downtown, Moda is a great choice - competitively priced, small grocery store 1 block away, Seattle Center, Pikes Place Market, and Westlake Mall area shopping all a short walk away. read more

There are multiple reasons for this low review. 1) Elevators are often times broken. 2) Poor management. 3) ROACH INFESTATION (on 2nd, 3rd, 5th, and 6th floor out of 7 floors per residents). I have been reluctant on posting this because I thought this was embarrassing, but honestly, this embarrassment falls on Moda. Moda has also deleted my post on the residential portal forum about my situation which shows that they are trying to hide about their roach infestation to the residents. Very unprofessional. Unfortunately, l've had a roach infestation on the 3rd floor for almost two months. My neighbor had it and they infested to my apartment. On top of that, I seen a medium-sized roach roaming on the 5th floor by the elevator. I have went through two roach treatments, yet, they still appear. I have killed 5 medium-sized roaches, and around 12 baby roaches. I'm upset with Moda because, first, they allowed this roach infestation to happen. Second, the lack of accommodation for the resident that has to go through with this. They won't allow me to transfer to a different unit, they won't lower my rent, and they won't offer you anything to help you during this time except for the roach treatment that they have with a vendor. Unfortunately, these treatments do not appear effective. First, they make you clear out all of your cabinets and move your furnitures 1 foot from the walls (which takes a lot of time and effect), and then they treat with either roach sprays or traps. Obviously, this hasn't fixed the roach infestation that is going on in my apartment and I think there should be a stronger method to deal with the roaches. The roaches generally appear in my sink, under my sink or even in my dishwasher. Although I keep the area clean, use traps, and use spearmint scent to deter the roaches away, they still come back. Roaches are known to be resilient and reproduces quickly. I don't think this roach infestation will completely go away unfortunately. The manager will likely reply with "We take roach infestation seriously! We understand your situation and it's just as frustrating to us." If they truly understand, then they should hire a more effective bug vendor and allow us to lower the rent because of this. Their bug vendor only shows up on the second and last week of each month. If you're thinking about not renewing or signing a lease with Moda, you may want to consider about this roach infestation that Moda has. I posted pictures of roaches I have killed. read more

Instead of holding individuals responsible garbage, anything they do not want to take to dumpster or can fit in a garbage bag, will be left next to the elevator. Rental electric scooters/bikes in hallways. One of two elevators is constantly broken because a tenet is forcing the elevator door open while trying to fit their bike in. The apartments are good but not great. When I first moved my upstairs neighbor flooded the bathroom and they still haven't repaired the damage. The gym/ common area bathroom is also not usable which it's very frustrating. I was woken up again at 6 am by two dogs barking loudly in the pet relief area. When I looked outside, I noticed the owner was distracted on her phone, leaving the dogs unsupervised. First off the advertising is grossly out dated and misleading to apartment seekers, especially if you are looking from another state. The dog park in the ad doesn't look anything like that it's all gravel and dark and surrounded by homelessness. The bus stop is about 50ft from the front doors,and is not pleasant. The Roof top dog park area rate a 1, it smells all the time, all the decking is warping. 24 access to package room for residents yes ; not for all delivery companies so packages get left in the hall and get stolen. At least 1 of the elevators has been out of order since I moved her in June. I feel totally mislead and that Moda totally misrepresented what their "Community " is like. There are also ALOT of Hidden fees that they don't say anything about. PET FEES: Yes they tell you bout the pet rent, however ; then there are fees for Pet registration Via DNA tests at $75.00 per pet, etc etc. The water and sewer is billed 1 Community bill that is then equally split between resdients regardless of apartment size or occupant count. I lived here from January 2018 to January 2019, before all the shootings in the area. I agree with the other 1-star reviews to a T. The leasing agents are nice and cordial, except when you need them for something. When I gave my notice, Andy in the leasing office sprung the news on me that I would not get back my full deposit. I reminded him that he had mentioned during my first visit that I would get my full deposit. When I mentioned that I would write a review, he tried to guilt trip me. He said that I was extorting and threatening his giant corporation for 200$! In fact, it was Andy who had lied to me and refused to honor his commitment. You can read the other reviews for the excuses they give you for stealing 200$ from the deposit. Someone should pursue this matter in a small claims court. What they do is illegal. I would have done it, but I was an immigrant and I did not want to get involved with the court system. The apartments are okay, but things frequently break and/or malfunction. The main repair guy (I think his name was Chris - but it has been a year and I don't remember for sure), marched into my apartment wearing shoes even though I requested him not to. The common areas look and smell like absolute garbage. The lighting in the 2nd floor corridor looks like something out of a horror movie - dim and flickering. The rents are absolutely horrendously expensive, especially considering the area. This, along with all the points above, makes Equity Apartments eligible for the "Slumlords of Seattle" title. Covid-19 has wrecked havoc everywhere, with catastrophic loss of life and economic damage. But the silver living of this pandemic is that we have realised that we don't need to pay 1200$+ to live in a 300 square feet box to enjoy urban life when the drug addicts outside are living there for free. In fact, we have no reason to live in such areas at all! Consequently, I hope slumlords like Equity Apartments suffer. read more

I lived at Moda for two years. I have nothing but positive things to say about the leasing and maintenance staff. Andy, Fanny and Jordan were always super helpful. All of my requests for repairs were handled immediately and it was very easy to get face time in the office. If you would like any of your security deposit back upon move-out make sure you request to be present during their walk through. My main complaint with Moda is a result of the above market rent in a sub-par section of Belltown. I moved from the East coast. I love city life. Belltown is the most walkable neighborhood in Seattle and always has a great energy about it. That being said, the location of Moda in particular is overrun with homeless individuals. I cannot overstate how much the drug scene has enveloped 3rd and Bell. Go anywhere else in Belltown and you're fine, down by Olympic Sculpture Park, near the bars on 2nd, over towards Seattle Center, down by Amazon country, wherever. But 3rd and Bell is basically a safe consumption zone. There was a shooting in front of Dan's Grocery, two weeks before I moved out. That was the last straw. On two separate occasions I had homeless dudes knock at my apartment door asking for money. I appreciate the Moda Team's hard work. The units in the building are comically overpriced, given that they are situated in a literal drug den. Honestly, for as much as they charge, there should be a permanent lobby attendant. I can only imagine they get people to move in from out of town and entice them with the low security deposit (my story, to a tee). Whatever works I guess. If you move in to Moda, just be prepared to move out in a year or two. read more

Been here for close to 3 years, and I think it's time to close this chapter. This is going to be long, but hey, it may help someone: Pros: -Staff are friendly, and any facility concerns have been addressed pretty quickly -Building is within walking distance of most tourist areas, and a handful of restaurants. There's a drop off area in front of the building, so if you do need to catch a car it's not the worst -There's a package room! Personally haven't had any issues with packages going missing (sometimes the package locker is full), so I guess that's a testament to the other renters -Decent gym, but small. Still beats trying to motivate yourself to leave the building to go to a gym -Dog and cat friendly complex -Pest control: Apartment consistently had pest control checks (every few months pre-COVID) Cons: -Building is showing it's age. Made a few friends with people in the building, and all of our apartments are in various states of aging out. Moda seems to lean heavily on the 'put a band-aid on it' -No A/C. I think some units have a ceiling fan? Avoid the higher levels if you can. My buddy once described the summer heat in his apartment as "never related so much to that crab being cooked in the Little Mermaid". Yikes. -Sound. If you're a light sleeper, this isn't the complex for you. You're either going to get an earful from the buses passing in front of the building, the fire trucks on the other side (firehouse across the street behind the building), or your fellow neighbors (sound bleeds from above and the sides) -Pest Control (COVID): Once King County entered phase 2 the building scheduled a pest control visit for the building. Which would have been fine, except the vendor they used was going around with a master key to the apartments vs being escorted (which the email to tenants said he would be). Thankfully I was home, because this guy wanted to completely take off all my bedding, and move all the furniture for his 'check'. Previously the building used a company that had a dog, and none of our belongings had to be disturbed. -Car break ins: yeah, you're paying to park your car but you're not paying for your car to be secured. Every few months there seems to be tenants reporting break ins, but Management will only send a reminder email about removing valuables from cars -Security: They have 'roaming security' at night, but I've only seen them 2-3 times (either in the garage in their car or on their phone on the roof) in the time I've stayed here. Apartment management expects tenants to help police others who walk into the building (constantly have emailed reminding/asking tenants to ask anyone entering behind them if they have a FOB or not). For as much as we pay, it's laughable that we're being asked/expected to do this. -Neighborhood: Has gotten shadier. Homeless usually hang around the dog park across the street, and get particularly loud between 10-3am. People have been robbed in the area, during the day and at night. Sometimes you'll get some shadier folks hanging by the building, or trying to get into the building. For the monthly $10 you're charged to help with the neighborhood upkeep, no idea where that's being spent (so much trash on the sidewalks). COVID: They have signs up everywhere reminding us to wear masks, but one of the facilities dudes (tall dude) is constantly not wearing his. They're also letting people self-tour (giving them a key) and not escorting them through the complex. Which is really weird when you see someone walking the hallways, trying to peek into people's apartments as they go... Rooftop: Previously the rooftop was known to be 24/7 access, but now the building is claiming roof access stops at 10:30pm (to be mindful of those living below the rooftop, which fair but why wait until now to enforce that?). In summary: complex is decent as a starter if you're trying to feel out the neighborhood, or just moved to Seattle. Honestly I should have left after a year, but they gave me a decent rate to stay. Spent a year living here. Water and Sewage and trash costs are ubelievably high. Paying upwards of $200 a month for Trash and Sewage fees. They don't actually measure the usage, they just divide up the entire buildings costs based on your square footage. And they will not share with you what your usage was. Maintenance staff was great. Neighborhood is absolute shit. 3 shootings in the year I was there. Homeless people sleeping, masturbating and peeing on doors and buiding nooks. Security does nothing to stop the Heroin dealers sitting outside the building peddling drugs. The majority of the apartments are micro apartments, we lived in one of the lofts and paid insane amounts of money in sewage and trash fees for having more square footage. Even though the trash is a chute, square footage has nothing to do with usage. I would live just about anywhere in else in Belltown before recommending Moda to anyone. They will charge you insane amounts for cleaning and painting $275 to paint over the few spots in the wall where we hung things, and an additional $100 in supplies for what couldn't have amounted to more then 3 hours and $20 worth of paint. We got our apartment dirty with grime from the last tenants and holes on the wall. The dishwasher didn't work and both sinks were clogged with hair from past tenants. Our car got broken into because they lack security. I had never worked with a less pleasing manager Julie and every time you explain your problems she just laughs. What kind of management is this? I've moved to 3 different apartments across 2 states in the past 3 years due to work. The team at Moda have been the friendliest and most customer focused I have experienced. Maintenance staff is prompt and quick. Overall, they make living here very easy and even though Moda might be a little pricier than other places in the area, I have been absolutely happy with my choice of renting here. There are a few folks that "hang around" near the bus stop right outside the front and by Dan's, but I have had no issues getting around town by myself. The security team at Moda are also very prompt and friendly whenever they have been called. Location is next to a lot of affordable and good restaurants and within walking distance to several Seattle attractions. My unit is a studio, but honestly is very spacious for me and everything feels relatively modern. Overall, my first year at Moda has been a great experience. I am happy to have renewed my lease. read more

Moda is like living in a college dorm, containing mostly younger people. Even the quality of the appliances and general building is worse than the dorms I stayed at when I was in school. It's great for people with pets. Lots of animals roaming the premises, often in hallways without leashes. Pros: Very convenient location, great first apartment for someone new to the city. Very responsive maintenance. They will deliver packages to your suite, and change light bulbs for you at no extra cost. Overall the rental staff are great. The units are somehow very well insulated. Even in the winter, there were very few days where I needed to turn on the heat. Utility bills were consistently cheap. Cons: Noisy, especially if you have a unit facing the alley, but maybe this is typical of any apartment in downtown. Expect waste removal trucks dragging large containers anytime from early morning to late at night. Overall, I'd recommend it. read more

Good place in belltown

I was having a difficult time finding apartments in Seattle as I am searching while still living in another state. I just signed with Moda apartments for a few reasons: 1. Equity has relatively positive reviews 2. Equity seems to own a lot of the properties that caught my eye 3. Moda was very cost effective for myself as I was searching for a smaller/cozier place. It has pretty great amenities and generally looked more stylish compared to my college apartment. 4. The leasing consultant (Katie Hoynes) I worked with kept in touch during my searching process without bombarding me with emails/spam. All of her emails felt personal and not just a copied form. Once I did inquire about a specific apartment she was super prompt in getting back to me with any information I wanted/needed. Knowing I wouldn't be able to tour an apartment, she sent me photos of the place I would be renting without me needing to ask for them. I felt a lot of properties in Seattle were not taking me very seriously and would take forever to get back to me simply because I was searching remotely. However, Moda was on top of their stuff. I appreciated that they didn't keep me waiting for days on end just to answer a question. Once I move into Moda and experience the 'living' part of it, I will be sure to update my review. read more

Ah trendy Belltown. How I love you. From your pizza, to your sushi to your quirky people. To live here is to live close to the heart of the city... just don't do it here, at Moda. Moda recently went through a management change and it has been a disaster. Residents have ceased to be people and the feeling that one is now a walking wallet with eyes. Lets talk perks first. Moda has many amenities that you will find all over Belltown- interesting food, easy connectivity to downtown (mostly). It's easy to get to, it is walkable. Moda itself has a nice rooftop deck that can be relaxing. Moda does tout their granite countertops, their wooden floors (which scuff at the drop of a hat) and their recreation space. The common room is nice- the "gym" consists of two treadmills- only one that usually works- a couple of bikes and a set of hand weights. There is better if you care out there, folks. If you care about granite and wood floors, you can find that anywhere in Belltown. Okay, let's talk cons. Equity took over and the feeling has become draconian- they are heavy handed with the residents and when they get their rent money. If you are not on what they define as "on time" you will be slapped with a 10% of rent late fee and threatened with a note of eviction on your doorstep. Even people who are always on time will find management inflexible and unwilling to compromise should you have any difficulties or delays. Equity's first act was a rent hike that was well over one-hundred dollars for most studios and one bedrooms, and closer to two hundred dollars for the two bedrooms. The units here are smaller than most anything you will find in Belltown- many of them are smaller than your typical hotel room, but you're still paying at least 900.00 for them. The air flow is terrible- these units get hot quickly and with the alleyway just behind, on hot days with stagnant air flow they STINK from all the garbage. If only that was the only problem the alleyway has- it is not uncommon to witness drug busts, assaults and forms of prostitution back there. As mentioned before, Moda has a serious design flaw with it's smoke detectors. If you live here- especially in a studio- do not plan to make much use of your kitchen. In many cases, the smoke alarms are situated so close to the oven that they will go off over anything- even a little water on the burners. It is routine around here to have a fire alarm at odd hours at least once a month- I believe our record is two in a single week. I want to specifically speak to those of you who are coming into the South Lake Union area and the tech boom there. I want to be clear here. The walk is walkable- it's about 3/4 of a mile to SLU. There is NO direct bus service that goes to South Lake Union from Belltown. Finally- Belltown lacks an easy-to-walk-to grocery store, so if that is an issue to you, be warned. You will be on a bus or in a car unless you want to walk at least a mile there (which I personally do, though remember this is Seattle and it rains... a lot). Ultimately. If Belltown's trendiness, it's bars, it's pizza, it's sushi appeals to you, then come. But understand you have larger units, better prices and better management found elsewhere in Belltown compared to Moda. For what you get, it is simply overpriced and not worth it. read more

We lived in Moda for one year. It was fun, pretty quiet (or we were lucky with good neighbors), parking was crowded but compact car could fit. We wanted to stay by rent increase was way to high (almost +$200). I am giving 1 stars for the way they treat us after we wanted to leave. We cleaned apartment and it was in the same condition but they still took they whole deposit, surprisingly cleaning carpet costs $252 and our deposit $250. Coincident? I don't think so. ALSO, cleaning apartment should not be expensed on deposit, it's wear and tear and what they did was against the law, but we didn't have time to argue with them. Where to begin... I have lived here at Moda for almost a year. Reflecting on my year here I have much to review. Everything was great, until the building was bought out by another company. The new manager of the building was all talk when I spoke with them about changes that needed to be made. Promises were made to get various items fixed and/or replaced. All of those promises were broken. Maintenance may be quick to come to your apartment for repairs but 99% of the time they won't fully fix your problem. Leaking underneath my sink has been 'attempted' to be fixed twice now and STILL leaks. In fact, it leaks more than it did before it was fixed. Also, the broken faucet hasn't been fixed after two maintenance visits. The parking garage (if you choose to pay $100+ per month) is often too full. The company that monitors this garage gives out tickets for 'parking over the line', even though you're paying to park there. You will never get a warning for the first time. Almost every resident here has complained about being ticketed for parking over the line when they had barely been over the line at all... The inside of the units may have granite counters and look fabulous but the quality is terrible. The fake wood floors scratch extremely easily, and you will lose your security deposit for this! The units are tiny for the amount you have to pay, and the new management raised the prices. Th fire-station behind Moda is loud and you will definitely here loud sirens a minimum of 3 times each day and night. Lastly, the buildings fire alarms constantly go off in the middle of the night! If you aren't ok with being woken in the middle of the night by sirens or fire alarms stay away from here! The office staff will not work with you and will treat you like a criminal if anything happens and you have to pay rent late. Even if you have no past history of rent problems. They are unreasonable, inconsiderate, and impossible to deal with. They do not care about the well being of the residents here. The only thing the staff and the company owning this building care about is making any extra money they can off of the residents. I highly recommend passing up Moda and looking elsewhere in belltown for your apartment. You can find much better value anywhere else! Your experience here may be ok at first but if any problems arise during your stay here you can not only expect no type of help but for the staff here to treat you terribly while denying they can't do anything about any of the issues that you have. The way business is done here is unfair and unjust. I will be filing a complaint with the better business bureau. read more

Just finished one year at Moda on Third Avenue. I was looking for a building that had a gym, washer/dryer in unit and free Wi-Fi (not that easy to find). Moda has all three, plus reasonable (by Seattle standards) rents. The location is ideal; in the middle of everything. The area has plenty of restaurants and convenience stores. It's within 15 minutes walking to major grocery chains, movie theaters and shopping. The best thing about Moda is the staff. Fanny and Andy are professional, efficient and great people. The maintenance staff is on top of things. Any concerns were handled same day. I highly recommend Moda if you're looking for a place in the Belltown area of Seattle. read more

First of all, all the one star reviews probably occurred around the time Moda was acquired by Equity. People generally dislike change so that probably explains the low reviews. I lived in Moda for about 5 months before transferring to another Equity apartment without having to break my lease (that's one of the pros with Equity since they have a lot of properties in the downtown area). Considering its great location, its rate is hard to beat and the staff is amazing. If you are new to the city with a tight budget but want all the amenities, Moda is a great place. Here are my favorite things about Moda: Great location, great prices, has a bus stop right in front which makes it easy to commute, has one of the best rooftops, newly installed kitchen appliances, large shower head, large washer and dryer, barbecue parties, and AMAZING STAFF (shout out to Chris and Katie!). Things to keep in mind: During the summer months, the apartments can get very warm. Also if you are a light sleeper, I recommend a room facing away from 3rd avenue. read more

I just turned in my keys today as my boyfriend and I found a place in Lower Queen Anne (better for our commutes). My unit was small, but I didn't need much. Beautiful apartment, the way they are put together is awesome (new stainless steel appliances, gorgeous countertops, cool sliding door to bedroom). My view was of the courtyard of the brick apartments right next door, and there was a man who clearly had COPD but he either moved out or died, so I only had to put up with the incessant hacking for the first month of two. The management and maintenance team are absolutely the best- this is what I will miss most! They threw a fantastic 4th of July rooftop BBQ (complete with free food and beer- what??), they responded to my request to have my washer looked at within an hour (and replaced the agitator the next morning), and were more than accommodating whenever I received a package and was unable to pick it up (they would actually drop it off in my unit with my permission!). Location was incredible. I could walk to get groceries at the market (and now City Target, woo hoo!), to work in downtown Seattle, all my favorite bars/restaurants, and the Ride-Free area is directly outside of the building. CHEAPEST UTILITIES EVER. I did at least one load of laundry a week, and ran my dishwasher just as often and my W/S/G was never more than $27. Electric? Even less! $10 was the most I paid...yes, even during "Snowpocalypse". My unit was cozy and warm all winter long :) Moda FTW! read more

I absolutely love it here and the staff have been so helpful and accommodating. I moved here across the country and had many things shipped. The staff had no problems accepting all of my large and many many packages before my arrival. They even had my bed waiting for me in my apartment the day I arrived. I was looking at a few other places in the area and am so happy I went with Moda. Toye was so helpful and very quick to respond to all of my message and questions. I was not able to visit the area to take a tour of the apartments or the unit I was looking at. I was very surprised that they were able to send me tons of pictures of a very similar unit as other places I contacted only pointed me to their limited generic photos online. Richard, the property manager, even called me a couple weeks after I had settled in to make sure everything was going well and that I was happy with my new apartment. The amazing service from the staff is really what drove me to pick Moda. The unit is small but perfect size for me. I work from home and there is plenty of room for a work, sleep and living room areas. The furnishing are above and beyond what I saw available from other apartments in the area in this price range. In the studios you have all wood style floors, granite in the kitchen and bathroom, nice high end stainless appliances and track lighting. A very great place to call home. The location is fantastic, just a couple minute walk to City Target, Pikes Place, Whole Foods and the Seattle Center. Dan's Grocery is great for picking up a few items that you may have forgotten at the big box grocery stores. There is also a Rite Aid very close by. It feels like every other suite in the buildings around here is a restaurant or bar, so there is always something new to try. The roof area is awesome, great views and very comfortable lounging available. There is a sink and a couple gas grills for some outdoor cooking. I can't wait until I can bring my dog here early next year so we can spend some time at the dog park up there. The newly renovated lounge downstairs is nice too. Large kitchen area with dining table and bar for dinner parties, a pool table and lots of couches with a TV. The gym has all of the necessary equipment one would need and is never crowded on my daily visits. I moved into Moda in February of 2016 so I am a current resident at this time. I absolutely LOVE my home. I like to describe Moda as delightfully urban to my friends and family. All the staff are very kind and the roof top amenity is Gorgeous! The surrounding area is beautiful. I was able to tell it was a good location because the sidewalks were not trashy. I work nights so I am home during the day and I find that though there is noise it has yet to be consistent in the area so I have not had any trouble sleeping or at noon! I feel that as long as you are aware it is a micro apartment when you go in I doubt there will be any disappointment on apartment size. Although I feel the space is used very well so it does not feel so small. Personally I love it because cleaning the larger spaces only takes me no time at all. read more

Moda is beginning to raise their rents. I live in a 300 square foot studio with my boyfriend and our rent is being raised $200. I think it's a bit ridiculous to do this to loyal tenants who pay rent early and don't make a peep. However, I don't have any complaints about the building, location, neighbors or staff. If you can afford it, Moda is a gorgeous building and the apartments, while cramped, are beautiful. The staff are always willing to help, especially the apartment manager Josef (sp?). The running joke in my apartment is that we are the only tenants in the building, since it's so quiet! We have never heard any of our neighbors. Belltown is a bit sketchy, but it's perfectly safe for a single woman. Just wear headphones at the bus stop next to Dan's and you won't be bothered. I'm pretty little (5'1") and I've never been worried about my safety. The only con to this building, aside from the upcoming high rental rates, is that if you face 4th you will have to hear the sirens from the fire department across the street. Live here! 1) I just returned to my unit after the SECOND false fire arm in less than two months. My neighbor said it was his third. All of these times occurred between 2:00AM - 4:30AM on a weeknight. At this hour of the weeknight, it would seem to me that this is probably due to a faulty electrical system rather than bad cooks. 2) My studio is so tiny that I felt bad making my cat live there and took her to my mom's. The pet deposit is $600, whether you have a cat or a big dog. Only 1/2 is supposedly refundable. 3) My blinds are so crappy that several of the shades have come off, and I have just thrown the ones that fell off away because they are obviously not going to stay back on because the i put in two maintenance requests and both times the same shades fell right back off after the crew came. The whole thing needs to be replaced. The granite/wood looks nice, but the wood is very poor quality when you really look at it. 4) I am on the 4th floor on the Northwest side of the building and there is a loud fan that is ALWAYS ON. It keeps me awake at night if I don't put in earplugs if I want to have the window open, which is pretty much necessary because it feels so stuffy in here. It has felt stuffy since the Spring, and I haven't been using the heater. 5) The elevators are super slow and smell bad. The basement/parking levels smell bad - especially around the elevator doors where you have to wait for a long time nearly every time. The parking sucks in general because the spaces are so small it takes a lot longer to get in/out because i don't want to hurt my car like other people have. Sometimes moving trucks block the back entryway/parking garage door and you have to drive around the block to get in. 6) The front door is clearly broken and they (at least the people that have power to do anything) don't care enough to fix it. I have heard of several girls, including myself, that have gotten stuck out on the streets in the middle of the night, surrounded by all of the [many] drunk men that are regulars just outside. Fortunately someone came out before one guy approached me. One of the other girls wasn't so lucky and got harassed while she waited for someone to finally come out. Living in this particular part of town has been the first time in Washington State that I have felt like I did when I lived in the South Side of Chicago - being targeted on the street as a young white woman. I have also seen crack deals happen right in front of me within a block and a half radius of the building on at least a weekly basis. Just look for the little plastic bags on the sidewalk. 7) If you have plenty of money to rent downtown, go to The Olivian. I was there for one year and I can't tell you how happy I was - but I could only afford to live there with my ex. I thought Moda would be a consolation prize - i could live downtown independently because it is "affordable"; however, the monthly rate for my shoebox apartment went from $789/mo to $899/mo, not including anything. 8) The staff are kind and friendly, so I suspect that many of these flaws that have not been addressed are due to corporate ownership, which they have no control over. I lived here in 2009 with my sister for a year. The managers were so nice when you tried to check out the apt. But once you moved in, they just didn't care about you anymore. I moved out to a bigger apt with my sister and her bf in 2010. But I came back in 2012 Sep. Living in a studio with My bf because moda has great location and fair price. Moreover, they have changed the company! The whole apartment has become alive ! they have bigger chilling area now. people there were nice, the managers always had their smiles on. There's always some notes in the elevator telling us what's up. This little tiny thing has made Moda become a sweet warm cute apt. I had a really good time living here like a lot better than the first time. I was really sad that I had to move out :( Moda gave me a lot of memory :) I hope to see it growwww! read more

I am a city transplant from a farm town. I am used to quiet, slow-paced life. Moving to Moda, I knew I would be right "downtown" in the thick of the hustle and bustle. The residents as well as the leasing team and maintenance staff have been very helpful and friendly. The Moda community overall is very quiet, which I greatly appreciate. The leasing staff are very sweet and always willing to answer any questions you may have. I chose Moda mainly for location but I also chose Moda because even in Belltown, the building feels safe. Finally, this is a dog friendly community and it warms my heart to see all the dogs in the building (and on the roof)! read more

This is my first ever yelp review, and I'm glad I've saved it for Moda! I've lived in Equity buildings in other states, but this has by far been my best experience. Here's why: 1). The apartment. While my studio may be cozy (under 400 sq. ft), it has an in-unit washer/dryer AND an in-unit dishwasher. Both are high quality and make my life so much easier. The kitchen is also perfectly sizable -- my boyfriend and I can cook together no problem. I'm also astounded at how quiet and peaceful it is. I've never once been bothered by loud neighbors, and even with my floor-to-ceiling windows wide open, the street sounds are minor. I love my little place, and have no plans to move anytime soon! 2). The amenities. Gorgeous, gorgeous rooftop. It's huge, and has beautiful water views. I don't have a pet, but there's also a cordoned-off dog park on the roof, which is very convenient for pet owners. And perhaps my favorite touch, there's a propane fire pit. You flip a switch, light it, and you have a beautiful fire going instantly. I'm going to spend so many nights up there this summer! There's also a large gym, and a multipurpose room that's great for parties or just watching the game on a big screen. 3). The staff. Last, but most certainly not least, the staff here are incredible. I worked with Jordan from the get-go: she helped me find an apartment while I was still living across the country. She was incredibly warm, welcoming, and communicative throughout the entire process. Since moving in, she and the rest of the staff have been so wonderful; customer-service pros who also make you feel like they truly care (I got a hand-written birthday note last week - such a nice touch!). Shout out to Andy who not only helps answer my annoying questions, but helped find my brother an apartment in another Equity building (!!) and to Fanny for being so helpful and kind. Couldn't ask for a better MGMT team! I've also had a breeze of a time submitting and resolving service requests. They're dealt with promptly and professionally, always. All and all, I can't say enough good things about this building. The only thing that might deter people is the location, because 3rd ave is historically a little dicey. That said, I've never had an issue (I have common sense and am not walking around alone at 2am, etc.) and love how central this neighborhood is. Incredibly easy access to public transportation, and just a short walk to the waterfront. Plus, can you beat being across the street from Biscuit Bitch? I think not! read more

I just want to say my final billing issues was fixed. Chris, the Moda agent, helpfulled clear everything up and it was all taken care of rather easily. I don't blame the people at Moda, it was more a back office issue. In the end, my bill for early termination was a lot less than I thought it would be. I still recommend it to those moving into Seattle as a great downtown location. read more

I LOVE MODA!!!! Ive made soo many friends! I mean come on....it has its own dog park! Come on dog lovers join us!!! The thing that I love most about living here....is that it's close to everything!!! I have a corner market open 24 hours, I have incredible hang out spots a block away form my door. I can eat anything I'm craving...either delivery or restaurant. I can walk over to the Seattle Center. I have Pike Place Market at a walking distance as well. I conclusion!!!! I LOVE MODA! read more
