always dangerous, i saw many time ppl urinated, homeless, drugs and smell
    Christina C.

The place is overpriced for what you get. The only good thing about this place is location. Its very convenient and walking distance to all the key attractions that Seattle has to offer. The location is surrounded by homeless and back alley/ the garage entrance and exit is very dirty and full of strangers/homeless and drug users. You dont feel safe specially to enter the garage as garage door takes too long to open. You will constantly have a smell of food or drugs from neighboring floors because of very poor ventilation system. OPEN DRUG USE IN BACK ALLEY. SHOOTINGS. We saw so many needles and people urinating all the time. Feces and bad smell. No community events even before covid management are very cheap. They only rely on vendors to provide the free events for this building. "The events" were laughable. They are so cheap that they cut all amenities just not to spend any effort to provide solution to residents who pay ridiculously high amounts to live here and get terrible experience. We paid $2675 a month for rent, $325 for parking and around $170-200 for utilities for small 1 bedroom which all added up to almost $3500 a month with TV and internet. NO APPRECIATION. NO SERVICE. RUDENESS. PERIOD. While other high end apartments in the area were offering 3 month free rent due to the pandemic Helios didn't even bother to cut building utilities cost from our rents while all amenities were closed at least for 6 months. Opposite the utilities were higher that usual. They all about money and they dont care about people problems. During the pandemic residents were left on their own. That concern was brought to management by many residents because many lost their jobs but they didn't even care and rent were not reduced nor they let you break lease earlier due to that. (Without paying high penalty). At least they could cut some rent because this place without amenities became just a regular apartment. People overpay to have gym, theatre, lounges so if they cant provide that rent should be 15-20% cheaper during the pandemic. DO NOT COUNT ON YOUR SECURITY DEPOSIT without a big fight. Remember to keep all the records as soon as you will submit your termination request your account will be deleted and there is no way to get full records of your payments even from property manager. I would recommend to check other offerings in the area there is much better competitor places.

Helios is a beautiful building, but is lacking in many other areas. For one, safety is a huge concern. There have been break ins of cars and storage lockers (funnily enough, the thief put their own lock on the storage container to come back later and SPD wouldn't cut it due to it being someone else's property), and intruders have made their way into stairwells and various floors SEVERAL TIMES. Helios stopped having 24 hour security, and oftentimes the security guard is in the empty portion of the lobby on their phone. You do not feel safe or protected at Helios at all, which is common in my experience with Equity Residential Properties. Not the fault of Helios, but the proximity to 3rd Avenue is dangerous. There have been several shootings, even one where the whole block was barricaded by police as they couldn't find the shooter. There's also so many needles, crack users, etc. everywhere. There was someone who defecated on the entrance to the building (Helios didn't have anyone clean it for nearly a day). I thought I could deal with the issues of 3rd, but it's just plain unsafe. Maintenance isn't great, they're under staffed so issues take a while to be resolved. Our fridge has been broken for 10 months with three different service requests, and management has yet to offer a replacement. For a separate issue, a contractor came into our home and cut holes in our bathroom wall. They remained for MONTHS, as they didn't have enough staff to repair. Elevators are often down (once we had ONE working elevator for 40 stories), the hot water has been broken for weeks, the list goes on. Move in was a bad experience too. There was a discrepancy in accounting that I had to explain over and over again to leasing before it was resolved (it was as simple as noticing the sum of several numbers didn't equal the total). Our fridge was turned off when we moved in so the entire ice drawer melted on the ground, the fans and lights were broken as well. Using the alley to move in is nearly impossible and not for the faint of heart. Overall, there's a huge gap between cost and quality of life at Helios. Our rent was increased 30%, yet the property won't pay for 24 hour security for a building adjacent to 3rd Ave. You can get better service for your money elsewhere. Editing to add that management has deleted any negative posts on our private forum, not a good look at all! If you'd like to be able to freely express your concern at not having hot water, you'll want to look elsewhere.

Overall, Helios has been a great home for the last 8 months. Fantastic location, breathtaking views, and a good community. Covid-19 guidelines are enforced & followed-- each resident you see with a mask on. The link system is a block away, lots of coffee shops, restaurants, and shopping! The concierge staff is amazing! So kind and they really get to know you and call you by name. It is a warm friendly face when you enter the building! They do an excellent job with packages as well & sorting them. The 24/7 concierge is one of my favorite parts about Helios. Security is also great and have been helpful, especially in the move-in process. We had 1 episode during the summer our AC stopped working and another where the hot water went out. The service team was so quick and attentive, they came out the same day and did not stop until the problem was solved (which for the AC took many days). It was very appreciated. The amenities are fantastic, especially the gorgeous rooftop. However, we have not been able to enjoy the rooftop rooms (to rent out), theater room, or gym due to Covid-19. I absolutely understand the safety protocol from being a nurse myself, but primarily the rooftop rooms I felt like it was definitely possible to have a system to utilize these spaces even during the pandemic. If none of the amenities were open, which was the main attraction that drew us to Helios, I wish there was some sort of reimbursement or promotion for rent to balance it out. The primary reason we are moving when our lease is up is due to rent prices (too expensive for this point in my life) and wanting to move to Ballard. However, Helios, the beautiful view of the water, and the Ferris wheel changing lights each day will definitely be missed!

I've lived here for four months now. The building is new but full of hidden problems. The helios management and the regional equity apartments management is also extremely unhelpful. There was a leak on a pipe on my ceiling and the water damaged my unit, e.g. the drywalls and some of my furniture. You wouldn't expect a new building to have leak problems like this but anyway. What was worse was how management made my unit useless by removing parts of the walls and ceilings while not letting me terminate my unit. Living here has been a disaster and I'd recommend you to stay away. The building looks fine at the first glance but it's full of hidden problems and poor management.

When I moved out, they claimed several hours of sanding work required for repainting and were evasive about providing evidence that it actually took so long. Every lease renewal saw a giant jump in rates (9.9% one year), which we negotiated back down to sane levels. They use algorithmic pricing designed to worsen the housing crisis while maximizing their profits. They also recently decided to stop offering affordable housing units under the MFTE program. Building was frequently under repair, including elevators being out of service for months, which was incredibly difficult when my partner was recovering from knee surgery. The units, which are now finally undergoing renovation, were poorly lit with low quality fixtures like plastic track lights, vinyl flooring, and a prison shower head. The original office staff were quite unhelpful and antagonistic, prioritizing nagging residents about hallway door decorations (while simultaneously awarding prizes for holiday decorations??). This has improved with almost complete turnover in staffing. Maintenance staff have always been very responsive and helpful. Regarding Capitol Hill itself, the value of the neighborhood has really declined. If you want to pay $4,000/mo to live in walking distance of 15 boba tea shops and national fried chicken chains while ignoring the human misery all around you, go for it I guess.

Overall, it's been a good experience but there are so many things that make this place not worth the price tag. Pros: Location- Great spot and walkable to so much. Tenants- good people and high probability of making friends. Young professionals, dog lovers Thick walls: I rarely hear my neighbors -- very, very rare. Aesthetics: the apartments themselves look really nice Washer/dryer: in unit and actually good quality. I've had some awful laundry units in apartments but these are legit and work well. Cons: Break ins: I am not exaggerating when I say tenants are constantly getting their bikes stolen, it's a monthly occurrence at least. (Theres bike storage in the garage for tenants ) Storage in the apartment: it's crazy how much planning did not go into the actual apartment. For example: my pantry is a closet that has zero shelves....my bedroom closet didn't have a full hanger rack when I moved in. Little things that make zero sense. Some kitchens barely have a drawer for silverware. Things that you may not notice while doing a walk thru but notice once you move in. No AC or ventilation: this is common in Seattle, I get it but please pay attention to what direction your apartment faces. I face west and live in a loft. Heat rises. It is miserable hot. It can be 70 degrees outside but 78 inside because of the lack of airflow. Even with an AC unit (these help but you better keep all the shades down and keep it running ALLLL day/night - plus depending on your setup, you may have to move furniture around to use an AC unit) The complex has AC units available to rent ... it isn't even that hot yet and it's already hard to get my bedroom (upstairs) under 72 degrees by 9pm. The complex should offer free AC units with how hot these apartments get. When it's nice/window season, you may not want to open your window because of how loud the road is. Even on the 4th floor, if you leave your balcony door/windows open, you will wake up from traffic/buses/people on 24th and 65th. It's not quiet...at all. Amenities: these have gotten better but still not great compared to what you can get at other places. They have done some work on the rooftop but it's still just fine. No gym, TVs aren't great, etc. The building itself needs new carpet/fresh paint on the walls. Look at the stairwells. Yes, I'm being picky but for the price, it should look better. As a whole, these apartments are fine but overpriced for what they are. You are paying for location and a "good looking" apartment. For the price, they should come with AC units, have more amenities, and updates in the actual building. Management and maintenance are good, I haven't had any issues there. This review isn't meant to bash BPL but give future residents a heads up and an honest expectation of what it's like to live here. I wouldn't choose an East (am sun) or West (pm sun) facing loft apartment. Seriously, too hot. I bet south facing is your best bet (less busy road, no direct sun). Lofts are cute but I'd suggest a flat. Hope this helps!

When I looked it up on Yelp for the first time I was a bit suspicious it had such high ratings but now I know they're justified. BACKGROUND - I am a Seattle transplant. Just graduated and just moved here fresh out of college. I wanted to live somewhere affordable, convenient, nice and still close enough to where all the fun stuff was. I looked at Cap Hill and the prices were outrageous. So the I landed on NAMU from an ad on Craigslist. LOCATION - around 5-10 minute drive from downtown Seattle and downtown Capitol Hill. Close enough for a short bus ride or a cheap Uber pool. If you check on the walk score it's around high 80s and the crime rate for the area is really low. Generally, it's closer to the suburbs. It's quiet at night because of that but occasionally there will be a siren once a week or people yelling once in a blue moon. But generally, really quiet. CONVENIENCE- I live right next to Safeway and can walk there in under 30 seconds which has saved my life many times. There's also a cute plant shop downstairs if you like plants and a Dominos pizza is opening soon, there's a Vietnamese sandwich place near the Safeway as well. The Safeway is open late which is great. There's also a YMCA a block away if you want to workout nearby! APT AMENITIES - in terms of amenities it is solid given how much rent you are paying. There's a bike rack, and a nice rooftop. None of my packages have EVER been stolen from the lobby and I've see packages left there for days so everyone in the building respects that. You can pay extra for storage and the laundry machines are on the 2nd and 3rd floor, which TAKE CARD. Generally they are full on the weekends but I haven't had an issue waiting long times for laundry. There's no pool, or lounge, trash chute or gym. The only things I wish the room had: an oven, a dishwasher (I just do my dishes by hand), and a closet. But I've adjusted. If you need these things to survive, consider that before you move in or if you have a ton of stuff / furniture / clothes because it likely won't fit. NOISE - Honestly, I'm assuming the insulation is top notch because I've heard my neighbors maybe once. ROOMS - The apartment was made in 2015 or something. I moved in 2017 and was the second tenant ever! The rooms are small, around 250-300sqft but I have enough room for a full-size bed, a queen size futon, a wardrobe hanger, and a small dining table and a bookshelf and no issues. It's a perfect studio for a single person and more than enough room to be comfy. Note there isn't a closet though so you'll have to make do with a buy your own closet thing. I really appreciate the mini fridge as it is honestly big enough for one person and since I live by Safeway I never really needed too much space anyway. The bathrooms are clean and modern and there's a big window too which is really nice in the mornings. LANDLADY / MAINTENANCE - This is what prompted me to write this review. The landlady, Sonya, has been nothing but incredible and responsive. She texts back almost immediately and even helped me once when I locked myself out of my room at midnight, and helped me get a package when I accidentally locked it. She's very thoughtful and kind and honestly I never knew how awesome thanks would be to have a great landlady until I met her! She also schedules maintenance once you report a problem to her. The maintenance guy, Mike, lives in the complex and shows up right on time to help fix your issues and is polite and nice. There was an incident where our hot water heater stopped working for around a day and Sonya immediately notified all the residents on the situation and provided suggestions for other solutions. And she even decorated the front door and lobby with a Christmas tree for the holidays!! Tldr - This is a great place to live if you're moving to Seattle as a single person. The rooms are "small" but modern, clean, and more than enough space for a studio. The facilities are brand new, and the landlady is awesome. The rent is affordable and I've I'm very happy living here and feel safe.

The unit looked a bit old but clean and functional in the video, but I was wrong... it wasn't old at all! The apartment was MUCH newer, brighter, and more updated than I anticipated - the best kind of surprise. I rarely ever heard my neighbors, always had power, and I especially loved that I had a massive pantry in the kitchen. My balcony faced 4th Ave, which leads directly to the Space Needle. Although I couldn't see the Needle from my windows, I never had to leave my apartment for any parades - they always started at the Seattle Center and went directly on the street below. The amenities it had were really nice - from the clubhouse to the gym. Both were clean, easy to access, and very updated. I especially loved that you didn't need to pay to book the clubhouse for personal events, as it made hosting larger groups for meals a lot easier! I was truly heartbroken to leave Sidney when work relocated me to Texas. It's a wonderful complex, and I highly, HIGHLY recommend!! If I ever move back, you know where I'll be living.

This was one of the best apartment living experiences I've ever had, which, as you can see based on…read morethe majority of the reviews here, is generally the case for most. My apartment faced North and had a great view of the Space Needle. It was a quiet and quaint little studio that, upon move-in, was in great condition. I rarely ever had any maintenance issues, but if I did, they were addressed accordingly and in a timely manner. The Sidney is close to so many restaurants and shops and in fact, on the first floor, is Uptown Espresso. A cute little coffee shop that I would just walk down to every morning. Super convenient! The staff is what stands out about this building the most. The Property Manager is one of the best I've ever encountered. Always helpful and happy to assist. This type of management style has obviously transferred down from the manager, as the maintenance and leasing personnel are just as friendly and helpful. Overall, a wonderful living experience!
