In preparation for the sale of my home, an inspector from Mitchell came on July 19, 2017, to inspect for Wood Destroying Insects (i.e., termites ). Unless the house passed this inspection or was treated, the sale could not close.
The Mitchell inspector alleged that he found a "shelter tube" that indicated that termites were present, and that my house failed the inspection. He provided a picture of the alleged shelter tube, marked its location on a graph and stated that he found evidence of previous treatment. The company sent me the graph and stated that it would be happy to treat my home for $549.
Since my house has been inspected each year for seven years by another company (Southern Pest Control of Virginia) for WDI, I immediately called to alert them of the problem. They sent an inspector who found that the so-called shelter tube was in fact a twig. Instead of the blurred photograph provided by Mitchell, the other inspector took an exceptionally clear photograph of the twig and another with his hand behind the twig showing that it was not attached to the foundation.
There could be no question that this was the exact place identified by the Mitchell inspector because of the graph and because a wire was prominent in both pictures. There was no evidence of prior treatment. There is little doubt, if any exists, that the Mitchell inspector took his picture from far away and never crawled under the house to inspect the alleged "shelter tube."
I am very grateful that I discovered this deception, mistake or whatever it was, before wasting $549: however, no one could compensate me for the amount of worry and distress caused by Mitchell.
