They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

A month ago we looked at each other over the high chairs, sippy cups, and wasteland of headless Barbie dolls. We've been married long enough that neither of us had to say a word--we needed more space! Jennifer rode up on her white horse and saved us (Okay, it wasn't a horse it was an SUV). It was very important to us that our daughters stayed in the same elementary school which made our search area very small. We live in an area with great schools so competition was going to be fierce. This made selling our house very easy (I'll get to that part in a bit); we worried finding a new house without getting bent over would be a challenge. Low-and-behold she knocked it out of the park. Not to brag, but she found us the biggest house in the area on the second biggest lot! Hallelujah! Praise the house-gods. We put an offer in and it was quickly accepted. We then sold our house in three days for a CASH offer well over our listing price. Her plan all along had been to start a bidding war. When it was all done we had over nine offers. Things were going swimmingly until we hit a snag with the purchase of our new house. The other homeowner and his agent [edited--if you can't say something nice don't say anything at all]. Jennifer easily negotiated away the issues with the purchase of our new house. We were even able to close 20 days earlier than expected. I'm writing this review from the comfort of my new home office. No kids running though my office to interrupt me; it's wondrous! After this I'm going to play with them in our giant backyard--my wife even said I could get a riding lawnmower! Jennifer has contacts for everything; roofing, maids, carpet cleaners, movers, you name it. We used all of them and they were great! I'm a lawyer by trade. I could have done my own transaction and saved the money. That's what I did on our first house. With this deal, I got a little...let's say...passionate...with some of the shenanigans from the other side. I may have even said, "I'll sue!!" I've always wanted to say, "they better get a lawyer and hope he's better than me!!" but I didn't. Jennifer talked me off the cliff and it couldn't have worked out better. In my field there's a saying that, "those who represent themselves have a fool for a client." The same can be said about real estate. Don't be a fool; hire Jennifer.

    I first started out as a renter. I thought it was quite odd that even with amazing credit and great…read morerenters history that we were required to pay two months of deposit +1st months rent upfront, but whatever we had the money. As we rented a home from them, there were many repairs that needed to be done including a faulty kitchen light but the repair was left because he didn't deem it necessary. So for the almost 2 years we lived on their property unfortunately my kitchen light worked only about half of the time. At one point in time, A Watermain broke in the middle of the night and when we contacted our landlord which was rock properties, we were disregarded, even though we had young children the landlord didn't bother checking up the next day on whether or not the issue got fixed or if the water was still leaking. I had to call him. Needless to say again another day passed and after arguing for over 24 hours that it was a sprinkling system that was broken, (we had no sprinklers) he sent a handyman to dig a hole, to investigate because we were not believed- The handyman told him that he could not fix it. So the very next day again this is on the third day of no water for my family and young children, he finally sent a professional who found the issue. Because they were going to charge a pretty penny to fix it he almost tried to make them go home and wait another day for the handyman to come back and fix it himself!!! Also, when we first moved in I told him and sent him pictures that the bathroom had a leak coming in through the roof. He disregarded me for months and months until about a year and a half in when he could no longer ignore the damage and then he paid me or was supposed to pay me anyway $50 to paint over it with mold killing paint. I definitely doubt that the owners of the home would approve of such a cheap repair on their investment home. Then, because he kept a promise not to raise the rent we decided to try and use him as a realtor. The very first home that I went to view he insisted that I should not waste his time with viewings if I didn't want to buy the house for sure. I was questioning how I would know that I wanted to buy the house without even seeing it! At any rate, once we decided to move we had the house empty for about half a month to make necessary repairs and what not. He decided to move in another tenant even before our lease was completely over not giving us enough time to finish all of the repairs necessary (literally, spot painting of one room, as we kept the house in mint condition)!!! He then kept all but $350 or so of our money after we had given him over $3000 to live in that home. Overall, we were charged for repairs that weren't ever made, because I have talked to the current residence. And he broke the law by moving another tenant in without our permission to break the lease first. I definitely would not recommend them for renting, or for buying. The owner of this company is awful unfortunately I am sorry to say. Be careful because he will take your money and leave you without options to recover it!
