Short story is that if you're buying a home, you're lucky if you're able to book Mitchell Home Inspections for the job. These guys stay busy for a reason. Now for the long story. First off, if you check my review history, you'll note that I tell it like it is. I'm a pretty tough grader and I'm currently on my fourth property in the past few years, so I know a thing or two about home inspections. The inspector on the last home I bought missed three major items that were not up to code, and which I only identified after we moved into the house. That mistake cost me over $10,000. Had I used Mitchell Home Inspection, I'm certain that all those issues would have been caught. I decided to use Mitchell Home Inspections after calling every Home Inspection company with a rating higher than three stars. Price is pretty important to me, but after the problems I encountered on my last purchase, I learned the hard way that value is more important than lowest price. Mitchell Home Inspections wasn't the least expensive, but they weren't the most expensive either. Two of the other inspection companies I called weren't able to conduct the inspection on the date I needed it done, and both of the other companies included Mitchell Home Inspection on their list of companies that they would trust. What sealed the deal though was when I called an inspector who was no longer working in the area. He informed me that he had moved out of state, but said that if he was buying a home and needed an inspector, Mitchell Home Inspections was who he would go with. From my perspective, when a guy with no dog in the fight makes a recommendation, it seemed to me that the recommendation was probably the one to go with. I'm glad I listened to my instincts. The day of the inspection Mitch and Jim showed up to perform the inspection. Both gentlemen were extremely professional and it was apparent that they both knew exactly what they were doing. The inspection took a little while, but that was mainly due to the size of the house and the number of different systems that had to be reviewed. They took pictures of every issue, and also took the time to explain how the systems worked, and the concerns that they identified. The inspection report was issued the next morning and included all the pictures, and a detailed write up of each and every issue that was identified. After the inspection concluded, Mitch was available to answer any questions I had about any issue related to the inspection. Moreover, after the seller represented that all the issues were addressed and after all the invoices were provided, Mitch made himself available during the pre-settlement walkthrough to go over all the punchlist items that were identified. The fee he charged for the additional visit was very reasonable, and well worth it since not all the issues were completed/fixed to code. So like I said at the beginning, long story short, if you're buying a home, the first person you should call is Mitch at Mitchell Home Inspection. Three weeks ago, my husband and I were considering purchasing a place that we had rented for a few years. Of course we wanted a thorough home inspection and based on the reviews I read, I decided to give Mitchell a try. I called Mitchell on a Tuesday afternoon and he conducted the home inspection a few short days after. Mitch Brown was able to accommodate my tight schedule for a whole-house inspection to identify any defects or issues in my home prior to selling it in the near future. He arrived promptly, was very courteous and respectful of my home, and took a detailed look at all aspects of my property, inside and out. Since there was time in my schedule, he pointed out and explained as many items as necessary and made helpful suggestions on what items I could take care of myself, as well as answering all the questions I had. Once the inspection was done, he very promptly emailed me an EXTREMELY detailed and well-organized report containing numerous pictures and written comments and explanations for various items - pointing out both good AND bad. First and foremost Mitch introduced himself to my wife and I, also explained what his home inspection consisted of. Mitch allowed me to tag along the process and see what exactly was going to be in the official report. Also gave suggestions on how repairs could be made. Initially on my first viewing of the property, I had concerns about a hose line running along the side walk in the backyard. I brought this matter up to Mitch and he asked me to show him. Mitch traced the line and discovered that it was from previous hose ran and had no effect on current system. Mitch was in depth, efficient, and professional. Mitch evaluate crawlspaces I did not know were there and found things I would of not found out until things became worse and most of all costly! Jim Mullins, who came to do our home inspection, was very professional and also extremely knowledgeable. I had decided to list my house for sale so felt it would be advisable to have my own home inspection to learn what items I would need to remedy prior to putting the house on the market. Jim was extremely helpful and detailed, inviting me to hitch a ride with him as he explored every aspect of my house. He took all the necessary and informative pictures of both the interior and exterior of my house, climbed up onto the roof, into the attic and under the stairs. He clearly outlined the areas of concern which he felt I would need to address prior to listing my property. I received his 34 page inspection report with photos about 2 days after he inspected my property. I can't say enough how much I appreciate Jim, Mitch, and Cliff. I did a lot of research to ensure I went with a home inspection that had positive reviews, and after my first call with Mitch I appreciated that he was kind, professional, and qualified. Jim and Cliff conducted our inspection and had a good eye for noticing even the smallest things that could be potential problems down the road. They explained to us all of the maintenance features in our new home and answered our lingering questions. They were knowledgeable about building codes and all! Mitchell and his team are outstanding! I don't know what else to say, in short. Punctual, professional, knowledgable. We had a property we thought was going to be our new home, however, Mitchell's inspection revealed concerns which we tried to have the seller mitigate, but there was no budging. It was a flip, and the seller wanted maximum profit, Mitchell saved us from a BAD purchase. The next home we found was a forclosure in emculate condition (for a forclosed home). His collegue was just as thurough as he, finding all the issues and documenting them with full notes and photos. Their inspection allowed us to get the selling bank to mitigate A LOT of issues which is not typical in forclosed homes. They are typically sold AS IS. With his team's report, we were able to prove these repairs were nessisary and would have to be done if they wished to sell the home, regardless if it was to us or another buyer down the line. We were very impressed by Mitch and Jim for our home inspection. We are currently closing on our place and the timeline is kind of short, but Mitch was able to get us a great time and turned the report around within 24 hours. He was also the only person to respond to all of my points when asking for a quote. I only asked for prices for Inspection, termites and Radon and he was the only who gave me prices for all three! THREE! I feel like if you can't pay attention to three things, then maybe you won't be a good inspector. On the day of the inspection, Mitch showed up early and explained everything he was going to take us through. During the inspection, he took time to explain all of the things that he was inspecting and why. He also answered and expanded on all of the questions we had. Mitch performed a home inspection, termite inspection, and chimney inspection for our home in Anne Arundel county. He was very thorough, knowledgeable, and professional. Thorough, honest, direct, responsive, no BS. Mitchell coordinated our inspection and Cliff did the actual inspection, including a Wood Destroying Organisms inspection. As for the coordination of the inspection, Mitchell was forthcoming and promptly answered all my questions over any medium (text, phone, or email). We had already done one inspection with an inspector recommended by our real estate agent that breezed through the house, basically shrugging when we asked questions, and going on about how the house was in great shape. While, thankfully, Mitch did not find a "lot" of problems, the ones he did, the builder was able to fix before it became a real issue down the road. It was great dealing with Mitch. First of all, John showed up ON TIME! that's always refreshing. But let me tell you about my experience. I noticed a home that was SO BEAUTIFUL, you know the kind... The kind that makes you scream I WANT THAT HOME! I was at the point I had devised a lot of plans for renovations, I had started looking into material and all... So during the inspection I walked along with John and he kept shooting those little pieces of information gems at me, telling me about the real things I should be on the lookout for, no matter how much I love the home, he legitimately took the time and educated me (mind you I am a first time home buyer) all with a smile! We hired Mitchell Home Inspections for a final inspection for a new home build in the Annapolis area. Scheduling was very easy and Mitch was very flexible when my builder had to delay our inspection. The report was very thorough and identified over $2000 in repairs that needed to be completed. The inspection paid for itself many times over. The report was very detailed and Mitch was able to explain each concern he had about our house. We went with a different company for the predrywall inspection. Comparatively, Mitchell Home inspections was far more thorough, easy to interact with and available for discussion of any questions. Mitch deserves 100 stars! He is knowledgeable and thorough. He did not leave any stone unturned! He even checked doors (misaligned door stoppers, latches, dents, dings, ill-fitting thresholds). His inspection report is extremely detailed. He used a drone to inspect the roof and exterior, because our roofs were too high and also because it was snowing. He is extremely personable and treated my husband and I like we were long-time friends. His report even compiled all of our appliance serial numbers which we feel is convenient for us for later referencing, and also he checked for any product recalls. He is well-versed in residential building codes and even found a code violation.
