After vetting many companies, I came across Rudd's. Danny was the only inspector I could find who seemed to know the true detriment mold and mycotoxins can have on some people. No one else in my house was effected by the mold, but I could tell there was something there and Danny believed me. After doing an air sample with no evidence of mold spores, he went a step further and did a cavity sample in the wall. The results for mold were off the charts. Not only did he find the mold, he found the cause of water penetration. Sherry Miller should try her hand at writing nonfiction novels. It seems she likes to exaggerate,…read moreembellish and confuses her opinions with fact. Inspectors are supposed to be fact finders and notate that into a legible, organized report. Sherry did NONE of those things. For starters, her report itself was terrible. I've never seen a sloppier inspection report. No formatting whatsoever. She stated that our HVAC kept cycling and we had a tub leak. During the inspection, she made a comment to the realtor and buyer, stating that she couldn't believe we hadn't had the HVAC system serviced beforehand. She described things as "expensive" and even estimated the cost to fix issues. THAT IS NOT HER JOB!! She's not a contractor and should never make the comment or state that in a report. She said that the sill plate was rotting and would need to be replaced and the cracks in the foundation compromised the stability of the home. Her report was nothing but guessing and opinion. She ultimately scared off the buyer which caused us lose 18k!!! The HVAC system was looked at after her report and said there was NOTHING WRONG with it. She didn't give it enough time to switch gears since the AC had been on for 3 months. The condensation she noted on the floor was caused by her bumping the drip pan! A plumber looked for a leak in, around and underneath the tub and underneath. There was no leak! Unless she you overfilled it. A structural engineer came, the cracks on the outside of the foundation were superficial. Although the sill had a small section of rot, it was old and wasn't nearly as bad it was made to be. He said it was typical for a house its age and there was no immediate danger. Just something to keep an eye on. She said, in the repost, that would cost 5k to repair the sidewalk. I didn't, It cost $3,800. Sherry is not a contractor and certainly not a good inspector. Her story cost us 18k in lost profit. We will be filing a complaint with the Real Estate Commission AND the BBB.
