I shop Publix often and eat at various restaurants here- including Tijuana Flats, Deerwood Diner and Open Sushi. Some business have not survived the Covid-19 closures- we lost Snowgenix (which I loved). On the flip side- we gained Rowe's Grocery on the other side of the center. This is one of the more dangerous parking lots I frequent. One way aisles for parking- there are plenty of times I have been facing someone going the wrong way. I have seen numerous people enter the center on the wrong side of the median at the entrance. I have seen plenty of accidents and hit and runs. My near- misses are pretty high myself. You will see people speed through the parking lot and people who are going so slow you could walk past them. Add pedestrians and cyclists- this is easily a recipe for disaster. This shopping center is bigger than it looks and has several ways in and out- there is an access road for the bus system that runs parallel with Southside. The center is situated between Old Baymeadows and Baymeadows- and you can enter in from either road and numerous points. Even with high risk for vehicle damage- this is still one of my most visited shopping centers. Drive safe and watch out for the other guy...

I am currently still looking for said Vietnamese restaurant as I am beginning this review. It can be a little confusing navigating the strip mall. Hey, I just passed an insurance company. One more service that they were offered. Again, they make good with what they have. I would recommend the shopping mall if you are coming here for a particular business. The parking lot seems relatively safe and well-maintained, there is plenty of parking and there . There are far worse places to go in Jacksonville and beyond

Just a handful of spots to park- every time I have pulled into this shopping center I am always surprised how many cars are in here! There is an Autozone adjacent- but truly the stores in this little shopping center hold their own. Be careful pulling in- anyone parked center is in the direct line of incoming traffic if they are backing out. I also prefer to park away from that entrance for the same reason. It is on Beach Blvd, which is a major east-west artery between Southside Boulevard and St. Johns Bluff Road. Well lit but with only a single entrance that does not have a traffic light though there is break in the median that includes a turn lane. There is sufficient space there if you're only able to cross one side of the traffic and have to wait for the other. The lot is in very good condition and was quite well lit. This shopping center has a little of everything and plenty of possibilities to open more stores! Plenty of parking, and some of the strips are out on the perimeter of the plaza- you can walk or you can hop in the car and drive to you next stop in the shopping center! We did both- Peterbrooke was on the perimeter- so we drove over. But all the other stores were within walking distance and it was a gorgeous evening when we went there. Enjoy shopping!

I have visited the Triple-A on a few occasions when in need of passport and/or other ID photos. I did visit the Tropical Smoothie a few times before they moved next door. I have yet to venture into the Dollar Tree, but I am glad they found something to replace the Blockbuster. While I would always hope for more dining options in PV, I'm happy with an occupant full shopping center. For as small (few shops) as the strip center is it has ample parking.

If I had to pick the anchor store, I would guess it would be the Mega Liquidation Center, though I came in here on a quest for Mexican food and heard about this place called Pepe's Hacienda. In addition to those two businesses, I noticed a pizzeria, a dentist called Economy Dentistry. A University of Florida Pediatric Center, a Quest Diagnostics, a dry cleaners and various other small businesses who call this shopping center home. Oh, there were also a few banks. The parking lot looks well maintained and the shopping plaza was relatively clean. All in all, my visit to this plaza and the Mexican restaurant was a positive one. While I would not recommend coming here to do some shopping, it is not a bad place to head to if you have business in one of the businesses here.

My only complaint is Jacksonville is notorious for having large shopping centers and only 2 ways in or out. This is no exception. You can enter if you are heading Northbound on Southside at 2 entrances & exit Northbound from the same 2. If you are heading Southbound on Southside- you have one option- enter at the light. A couple of years ago- the Saturday before Christmas there was a wreck at that light and it screwed traffic for hours. I worked at that Michael's for several years (not longer) and around the holidays it is really a pain to get in and out. But I love almost every store in the shopping center! So 4 stars!
