He then tried to threaten me and said if I posted my poor experience, (that was witnessed by 17 individuals), he would sue me. My lawyers had to be copied on the emails and once I put them on the emails, Dan told me I was, "blocked." Up until I copied my attorneys on the emails, Dan continued to send threatening emails. Despite me putting it in writing to please leave me alone. I have attached pictures here of our conversation. The conversation was initially dismissive, then he began to threaten me stating that if I went public he would have me charged with a crime. https://m.yelp.com/biz/gertrudes-village-house-siesta-key While the rental company is not responsible for the inside features, nothing worked. The fridge was broken, the air conditioner would work on some nights, others it did not. The sink would clog and the drainer was broken. This hasn't been addressed because it says they are not responsible for this in the contract. But for your knowledge, the pictures are deceiving. We originally booked this place as a 4/3. Please do your research. Dan, the owner, charged us for a 4/3. We placed a call to Dan to let him know we didn't have the 4/3 and in front of 17 individuals on speakerphone, Dan corroborated this by stating, "yes absolutely. That unit is included with the rental." Dan then gave us the address to the second unit and we walked over there, only to find a family inside. It wasn't until he gave us the address and we attempted to get inside, that Dan called us back and took back everything he said. Unfortunately, the website says it's a 4/3. The owner will likely respond by telling you our email correspondence says I agreed to a 3/2. I have attached those screenshots here. He continues to send me a link that I did not click on. I did it through their website. It is advertised as a 4/3. When Dan realized he double booked, he called us back and said we were mistaken. Despite telling us, "absolutely. The 4th unit is included with your rental." The contract also states we are responsible for looking at the website, which advertises this as a 4/3. Upon my attempt to speak with Dan, he yelled at the top of his lungs, "STOP!!!!" It was the most bazaar reaction. I then said, "excuse me? I am trying to explain my frustration with you." Dan then responded by stating, "ugh I don't feel like dealing with this. I'm on vacation. You booked what you booked. This isn't my problem." I asked him who I could speak to when he is on vacation and he responded with, "no one. This isn't my problem. I don't know what you want me to do. I don't feel like dealing with this." Our email exchange sums up the majority of the issues we faced with Dan. I didn't raise my voice once. I tried to calmly express my frustration and the owner responded by yelling at me, telling me it wasn't his problem, and talking down to me. Please read the reviews on the company. NOT THE LOCATION. The location is why this place continues to get bookings. The owner attempted to sell me a rental that opened up the next morning. He ignored the fact that I paid him for the 4th bedroom and then he charged another family to stay there. Therefore, he charged both me (who did not stay in the 4th unit) and the other family, (who actually stayed in the unit). He essentially rented the fourth bedroom twice, profited from us both, and the other family stayed in it. When he texted me the next morning asking if I wanted the extra unit for a "discounted price." I said "no thank you." I didn't send another text or send any emails. I was going to let my lawyer handle it when I got home. The owner then started an email chain stating I booked the 3/2. When I attempted to defend myself, he threatened me, coerced me, and tried to scare me into posting this review. It wasn't until I copied my lawyer onto the email thread that he stopped sending messages. Even the last email was an attempt to threaten me if I went public with this.

We've loved it, the location, & being together to play cards, swim in the pool & ocean.HOWEVER, this year one sister got booted out of our room despite a deposit b/c owner's niece gave 10 day notice of staying there. What good is deposit if not honored. She was given another room not to her choosing or liking since she had 3 grandchildren to share with. We fought for a discount but this doesn't meet the dissatisfaction & disappointment considering our long history of repeated business with the same management. Our family has elected not to renew our business with this location b/c of this, sorry to say. The innkeeper gave us a quick tour to find the strangely placed (hidden) light switches in Room 10, and was quite friendly. Prior to 2020, we had stayed at the Ringling Beach House on several occasions and it was a…read morefantastic property. However, now that it is under new ownership, it has completely gone downhill. I would not recommend this property to anyone looking to visit. We stayed in the Tiger apartment, which sleeps four (2 Beds/2 Baths). The apartment lacked essential supplies such as adequate towels, dish and hand soap, toliet paper, and trash bags. When we asked for additional towels for the four of us staying, we were refused extras and informed the policy was one towel per person only to be changed out after three days. We were also only provided with a roll and a half of toliet paper, and never provided additional rolls despite having requested it, such that we had to purchase our own. The kitchen was not stocked with any dish towels or soap, and only one trash bag was provided. We were only provided two beach towels for the four of us, but thankfully two of us had packed our own beach towels. The most disappointing part was the fact that the beach equipment was insufficient and in poor condition. The limited chairs available were rusty, broken, and not even beach chairs, but rather foldable camp chairs. There were also limited beach umbrellas and wagons available, all of which were rusty and unusable. We essentially had to scavenge through a pile of trash to find semi-usable equipment. When we raised these issues to the property manager, we were patronized and lied to. The provided amenities completely failed to live up to what is advertised on the website and communicated in booking emails. I also subsequently found out they are not members of the Siesta Key Chamber of Commerce nor are they members of the Visit Sarasota County Association. The Ringling Beach House has turned into an overpriced, fly by night operation. I do not recommend this property to anyone looking to visit Siesta Key as it falls short of the exceptional hospitality provided by the many other properties on the island.
