We were quickly lead to a table way in the back but facing a glass window allowing us a nice view of the lake. Our waitress was not the best....drinks took a bit to arrive, bread was provided halfway through drinks, right before our food arrived, and we felt kind of rushed. My husband was really bothered by the smell of fish. It wasn't the pleasant smell of a nice fish dish cooking, more like the smell of raw fish in a fish shop. I noticed it but it didn't get to me like it affected him. The food was good, but nothing memorable. There isn't a lot of Gluten Free options. I never hold that against any restaurant just thought I'd mention it for us unfortunate folks that can't have Gluten. This last stay was abysmal. We arrived late - the front office was notified - and there was no key left for us. The sign on the door did not have the correct after hours number. Some time later, I found paperwork with an after hours number that eventually - through call back - got to an after hours contact who directed me to a back-up condo unit for the night. We had to switch over the next day to our original unit. The operations manager said "he would discuss compensation" with me after the stay, but he never followed-up. I called RVA twice, finally got him back on the phone, and he informed me then that no compensation would be considered. Not a good way to run a business. That said, the pool had an upset while we were there and was unusable. There is also very little beach room left for those accessing the beach, which is across the street, from this location. Last, the people renting units here are getting louder and messier - it's not family friendly anymore. There are lots of other places you can rent on Siesta Key. Avoid this one.

We reserved the Pelican House at Manasota Beach Club months in advance for our 20th wedding…read moreanniversary. Leading up to the trip, we made repeated efforts to communicate with the property about details and amenities. At one point, we were told their system had been hacked and that we should not accept emails from them for a period of time. Then, shortly before our trip, we received what they described as an "app," which appeared incomplete and contained little to no useful information. Taken together, the communication issues raised concerns early on. The day before our cross-country flight, we received a call from Charles, who identified himself as the head sales manager and said he was "the boss" when asked about a supervisor. He informed us that the Pelican House was no longer available due to a reported bedbug issue. Regardless of the reason, the timing left us with virtually no ability to make alternative plans. The replacement options offered were, in our view, not comparable. We specifically chose this property for a quiet, intimate beachfront experience with access to amenities like kayaks, canoes, and bikes. The suggested alternatives were larger, more traditional resort-style properties without the same privacy, beach access, or features we had planned around. While these were described as "nicer," the focus was on things like interior finishes rather than the experience we had intentionally booked. What made this especially difficult is that just the day before, we had conversations with staff where we shared that this trip was for our 20th anniversary during a period of repeated family tragedies. At that time, the tone was empathetic and understanding. However, once the cancellation was communicated, that empathy disappeared. The interaction shifted to a rigid, take-it-or-leave-it approach with no meaningful acknowledgment of the impact. We were given two options: accept a replacement that did not meet our needs or take a refund at the last minute--leaving us with non-refundable flights, a car rental, and no place to stay. There was no effort to provide a comparable solution or to help mitigate the disruption. After the call, I attempted to reach Charles again, but did not receive a return call. My wife later received an automated refund email. When I contacted Susan, the house manager, to confirm what had happened, the response was brief and, in our view, lacked empathy--stating only that they "couldn't risk it" because of bedbugs. From our perspective, this experience was deeply disruptive and disappointing. It left us with significant unexpected costs, no accommodations, and a milestone anniversary trip that had been planned for months effectively undone at the last minute.

If you are looking for an "Old Florida Experience", historic, rustic, charming, classic vintage,…read moreand serene, this is your place. It is NOT a modern beach side 5 star hotel experience but is a wonderful good for the soul hideaway that is working diligently on hurricane recovery. Conveniently located on Manasota Key Beach Road it is in a quiet stretch of private homes away from the Public Beach but within 5 miles of multiple Tiki Bars & 2 upscale restaurants. 1960's-70's accommodations (Owl Building) that open to a semi private beachside deck are a blast to the past. They are obviously still recovering from devastating hurricane damage but are clean, comfortable, full of vintage furniture, reading materials and a flat screen Roku TV. Free WiFi is available. Beachside they have lots of shared toys, chairs, Paddleboards and shell/shark tooth hunting scoops. Be sure to bring water shoes, diving masks & snorkels as the hurricane has uncovered lots of large rocks and debris making it more of a beach entry reef dive than a swimming beach. The abundance of fish varieties is astounding! Small children & seniors, due to a steep drop off and rocks, may find the pool more enjoyable which also comes with many toys available. Location, location, location and a love for historic Florida experiences drives the price. But the first shark tooth you find walking along the beach, as you marvel at the colors of sunset, you'll feel all that tension leave your body and understand why people keep coming back time after time to Manasota Beach Club. Been coming here for decades as a visitor - not an owner. Bottom line opinion is that Limetree…read moreResort provides a consistently excellent value. Yes, you can find fancier places with more amenities, but Limetree delivers what is important for a safe family friendly gulf beach experience. Read on to learn why...... Staff: office, maintenance and housekeeping staff were exceptional. They were always welcoming and helpful while their workspaces were totally professional - organized, neat and tidy. Facility: Rental condos were exactly as described, stocked as promised and clean. FYI - Visitors in one unit (No 120) reportedly experienced a consistent humming from electrical systems adjacent. Also, the Internet was disrupted by the storm temporarily, but electricity and air conditioning were reliably constant. Washer/dryer units are available for no charge! During our stay, Hurricane Debby passed by, leaving about 17 inches of rain in one day with very gusty winds. Through the weather was dramatic, we never felt in danger. The building felt solid. Whew! We used the community gas grills, the shared PC, bought postcards, and generally enjoyed the same experience we've had over the years. Plenty of parking is available, and the activity center was refreshed where we played ping pong and reviewd books in the lending library. Site: The beach was substantially augmented with crushed shell/sand. It held up to the storm surge like nothing ever happened. Spectacular sunsets were a treat. We saw dolphins, pelicans, gulls, lots of wading birds including a rosette spoonbill! Entertainment: We loved the Tuesday evening one woman band. Beautiful versatile voice and musician - she had the kids, and some adults, up dancing at sunset. A magical treat! Value: For a family friendly, safe, clean on-the-beach experience- it was amazing! In summary - for the experience controlled/managed by the Limetree, the overall rating is a solid 5 (best). It's what we've come to expect after many years of visits. We hope they continue for our future generations. However - there were some non-controllable factors that downgraded our visitor experience. 1) Temporarily, construction noise from a new development. Swiveling tower cranes, clanging metal, banging, truck traffic immediately adjacent to the Limetree on the north side occurs during the day. We experienced noise from about 7:00 AM to 3:00 PM. This was not a surprise because Limetree staff informed us of the work. Yet we were grateful to be on the south side of the facility - a little further away. 2) Other people: We were surprised to hear late night (after closing) loud pool parties on several evenings. They stopped before midnight but still it was not expected. We were also disappointed to see people pitch camp (umbrellas, chairs, etc.) between our rented cabanas and the beach - which obstructed our water view. Apparently, there is a public beach strip between Limetree property and the waterline available to anyone. Thus, Limetree could not force them to move, yet, we are used to a Limetree community of kindness - not competition. Thus, the atmosphere at times seemed less friendly this trip. Like the uncontrollable weather, I don't allow these external issues affect the Limetree rating. We'll be back.

Let me start by saying, I love this place. I first came here in 1994 and have been back quite a few…read moretimes since, most recently every year for the last three years. We rent out three rooms at a time for my sister, parents and us. You're on the beach so there's not much of a walk, so that's great. But the rooms my family and I have rented have not been very nice. We usually rent the same rooms every year and every year we tell the office the same things- a roach problem in one room and another that needs some updating/repairs...the tub is always rusted out with paint chipping off in layers. The last time we stayed there we checked in and the room smelled like cigarettes (it's a non smoking room). I later saw a member of the cleaning staff smoking a cigarette while she was working so that's probably what happened. Not cool, especially for people who may have allergies/asthma. Also every year, the sheets in our room never seemed clean. They were gritty (understandable bc sand is crazy hard to get rid of) but when I spent my own money to take the sheets and wash them myself, there was no grittiness left behind, which makes me wonder if they washed the sheets at all. Under our bed was trash (candy wrappers and a water bottle) from other renters, and without fail, tons of dust bunnies and hair. The ceiling fans also never seem to be dusted. We also had a dirty ice tray in the freezer (like soda had spilled in it and it didn't get rinsed out) and the dishes in the cabinets are always wet with yellowish water from being washed and put away wet. We also booked back when there was an issue with red tide and were told we couldn't move our dates and had to lose our deposit if we were to cancel. That's fine, as it's stated in the fine print. But we found out by speaking to other families that week that others were able to get a refund. It would have been nice if they had considered how often we stay there. Every time we check out, they ask how our stay was and we always let them know what we were disappointed with/happy with. But nothing ever changes. Next vacation will be somewhere else...we've tried them three years in a row, each time hopeful that they've made changes and repairs, but it never works out that way and we end up disappointed. It's really unfortunate because it's a great spot and the pricing is decent. It could be so great with a little time and renovating, and a more thorough cleaning staff.
