I haven't even checked in and they are messing with my vacation. I WAS so excited to bring my kids to my favorite beach. I haven't stayed at this location in the past a few times and was happy. It must be under new management. I rented a 2 bedroom unit. I have 2 service dogs. They are not at all helpful. Saying only one per unit. The second bedroom doesn't matter. So basically my elderly mother has to be in her own unit. I've brought 3 dogs in the past each time in a one bedroom unit. No issues. If I had not booked nonrefundable I would have canceled. I will never stay here again. read more

I did not want to stay at a chain hotel on a recent business trip. This place was off the beaten trail and 100 yards to the Gulf of Mexico. Quiet and relaxing. My cottage was clean and the owner was great to deal with. The courtyard has tons of stuff for kids to explore. Only draw back is no pool but then who needs a pool right across the street from the Gulf. Short walk to Siesta Village and tons of food and shopping places. read more

Despite our A/C being out the first night and Red Tide. Our stay was a success! We stayed in cottage 1 there was 6 of us and we had a BLAST!!! It was our choice to stay and they did offer our money back. However, we decided to weather the storm and have a memorable GIRLS TRIP! The owner was very attentive and brought us several fans and a portable A/C unit and we survived the night The A/C guy was there the next and 'WALLAH MAGIC". This cottage was perfect for us...It was clean and roomy and exactly what we were looking for. The beach is literally right there and everything you need is in walking distance. We enjoyed the bikes and definitely appreciated the fact that there were beach chairs, umbrellas and wagons all ready & available...We will certainly be back!!! The only things we could complain about is the Red Tide, which is out of ALL of our control. Those freakin mosquito's are deathly and we needed a full length mirror to see how cute we looked. The location is great for non water front property. Steps to the beach and a couple of blocks to the village. The property itself is unique and eclectic. Obviously maintained. They offer beach chairs, umbrellas and bikes to use. The main issue is that with all of the Rental options, there are not enough extras to support the high rental costs. There is absolutely no personal customer service once there. No coffee options, so you must bring. No basic essentials in the kitchen..so if you want to cook, you need to bring everything from salt and pepper to paper products. Some eating and cooking products provided. read more

Booked this last minute since we were coming in town for a beach volleyball tournament. Management was super helpful with booking and responding for reservation. Left the light on at night for us as we came in late; easy entry and so friendly. Love the garden, and a short walk to beach for beautiful sunsets! 1 block as well to grocery, coffee, restaurants and ice cream. Kids beach toys, chairs, umbrellas and bikes to borrow if you can't tow it all with you. Will come again and will recommend to friends! read more

My boyfriend and I had a really great experience here. We got Cottage 4, which I was a little nervous about because of the murphy bed (I definitely did not want to sleep on a thin murphy bed mattress). We were really pleasantly surprised. The place has a lot of character and is very old Florida. Cottage 4 doesn't seem to be the most luxurious cottage (some of the others seemed to be a little more updated), but it turned out to be very comfortable, very clean, and everything we needed to enjoy Siesta Key. In particular, the mattress was really comfortable and great to sleep on. The bathroom was a little small but seemed to be pretty recently renovated. A great part about Cottage 4 is the beach view - you can see the ocean from the porch, which was really nice. The grounds and staff were excellent. The place has a lot of character, and the gardens were fun to explore and hang out in. Beachpoint Resort provides you with everything you might need to enjoy the beach - umbrellas, chairs, etc. When our first umbrella didn't work, a staff member helped me pick out a sturdier umbrella and gave me the tool to dig a better hold. He was extremely friendly and helpful. The price of our room ($139 off season) seemed to be really good compared to other hotels in the area that are that close to the beach. The cleaning fee did seem a little silly to me (why wouldn't that just be included in the price?), but that would probably be one of my only complaints. Extremely close to the beach to the village, so we could walk everywhere, which was wonderful. I will definitely be staying here again, and I would definitely recommend it. read more

I have no earthly idea how this place, specifically room 5, got even the slightest hint of a positive review. Where do I start? Well for $200 a night I got nice amenities such as, crumbs and old food particles in the fridge. The 'vintage' ac window unit leaking water onto the floor. The smell from aforementioned ac unit made the room humid and rank. The best part is the manager was aware of the ac problem before I showed up and didn't mention anything until I complained. The half empty and recycled DISPOSEABLE plastic soap dispensers with the paper labels peeling off was a nice touch. The dish sponges recycled from the previous guest was gross. One of the pull stings on the blinds was missing a knob so they repurposed a water bottle top. A hole in the kitchen fixed with expanding foam insulation. Nice touch to see that overflowing out. The bed linens smelled like the previous guests' deodorant. Very Aquavelva-esque, nice touch Beach Point. The shower was absolutely the worst shower I have ever seen while staying anywhere. This shower was indescribably bad. Just take my word for it. Lastly, the general disrepair of the entire room was unacceptable. Stay at your own risk. I warned you. I have no Idea where their good reviews come from. read more

Super fun family friendly resort located directly across from the beach! Each unit has it's own personality with full kitchens. There are beach chairs, umbrellas, bicycles and paddle boards all available for free... The tropical foliage and koi pond is amazing and it is obvious a great deal of effort goes into maintaining it and the attention to detail really shows. Beachpoint cottages is definitely my go-to whenever staying on Siesta Key. Highly recommend them! read more

I went here for a wedding reception, and the management was absolutely horrible to the wedding couple and guests. The worst thing that happened (in a list of bad things) was when the manager blindsided the bride the morning after the wedding and accused her guests of breaking things (that were not actually broken) and actually defecating in one of the public places on the property. Yes, you read that correctly... someone defecated on the property in the middle of the night, and the manager automatically placed the blame on the wedding party - even though the reception ended at 10pm, no one got intoxicated at the reception, and all of the guests are in their late 30's or older, with careers, families, and some level of adult maturity. When the party ended at 10 pm, the bride's mother and family actually cleaned up after the party (something they did not have to do, as it was contracted in the price of having the party at this so-called "resort"). And no one saw any evidence of human feces. So the "incident" happened in the middle of the night, most likely by a drunk kid who was walking past (or staying in) the resort. There is no gate or fence around the property, so anyone can walk into the community spaces at any time, day or night. As I type this, I am still blown away by the way this was handled by the Beach point management. I understand the shock of finding something like that on your property. But to automatically place blame on a group of middle-aged, adult professionals who were long gone by the time that happened is mind-boggling to me. It's not like we were a group of drug addict bikers (no offense to drug addict bikers, who probably know better than to stay in this dump). If I wasn't just a guest at this party, I would sue this property. But all I can offer is to relate my horror at hearing what happened to the bride (the morning after her wedding) and the hotel manager. Oh, did I mention that the manager made her clean it up?? Yep, he did. I asked her "why in the HELL she agreed to clean it up", to which she replied that she felt so blindsided and horrified, that she couldn't think straight and just wanted the manager to stop yelling at her. AVOID this terrible property! Sleep on the street before staying here! read more

Just got back from a long weekend at the Beachpoint Cottages. Surprised my BF with a trip for his birthday where we met his best friend and his wife who was also surprising her husband. The weekend went off without a hitch and the cottages proved to be relaxing, the perfect amount of space and in the perfect location close to restaurants, bars and the beach. My husband, myself, and my toddlers stayed at this property from Aug 6-9, we stayed in cottage 6. I have to say I LOVED this property, its cozy, clean, welcoming, and steps from the beach. The manager was extremely accomodating given that I made the reservations the night before check in. He was excellent!!! The property is clean, they provide you with all essentials needed for a vacation, beach chairs, beach toys, and umbrellas if needed. The cottage had a full kitchen with all the essentials, plates, cups, utensils, etc. I would say that the only draw back was that they do not have a pool, just about the right excuse to spend the entire day enjoying ourselves on the beach. Sunrise and Sunsets in Siesta Key are a MUST!!! read more

As my husband and I along with our two children were driving up the coast, we called to see if anything was available for a couple of nights. We were given a fantastic cabin with kitchenette, two bedrooms, one bathroom and a murphy bed. The rooms were incredibly comfortable and clean. Beach chairs, umbrellas, beach toys and carts are available to take to the beautiful beach across the street. There is plenty of outdoor seating on the patios and decks surrounded by some quirky art. The kids enjoyed feeding the fish and turtles in the koi pond, chasing the lizards and sitting on the swinging bench. Already visualizing hosting a family reunion and renting multiple cabins. read more

This was our forth year in a row visiting Siesta Key and I wish we found Beach Point sooner. Great place and even better location! Nasty. Skanky. Dirty. Unit 4 had hairs and crusty material on the bed sheets. Asked for a new set of sheets. The second set had a big brown stain in the middle - right where your bum lays (wonder what that was) and more crusty stuff. Dog pee on the deck in front of our room. read more

I call to reserve room, a good 2 weeks before arriving, talked to Steve, made reservation, gave deposit as requested. He texted me a receipt, little weird. Called and talked to Steve Thursday morning, arriving Sunday. Due to Hurricane Matthew, planes not landing in airport requested, I asked Steve if I could push my stay into November, Absolutely not , was him reply. He stated to a 7 day notice. I checked on web site and no indication of a 7 day notice, is does say non refundable deposit. My mistake for not looking into the finer details. Being a business owner and always trying to satisfied my customers, it is obvious we are not on the same page, no big deal others fine places to stay, maybe I will find an owner more caring of his clients read more

I would give this 0 Stars if I could. We haven't checked in yet and we don't want too! It is our 40th Anniversary soon so my husband booked us at this resort. Our senior dog is 18 and needs to be with us so we thought this sounded perfect. It was only after we booked our stay through Booking.com that we found out that there are additional pet fees to bring our pet. The place is already crazy expensive to start with so had we known we certainly would not have booked here. The Booking.com website shows Free Cancellation on the main link to the website so we were unaware that it was a no refundable reservation until it was too late! We called within a few days and the resort manager admitted that the booking website is not clear about the additional pet fee and they have been trying to get that fixed. Shame on them for using a company who is not clear on resort policies and fees and shame on Booking.com. Beware of both! So they have left a bad taste in our mouth and have put a damper on our Anniversary! read more

This place is amazing, it is a beautiful setup and such a nice environment. The place is great for a wedding, since all of the cottages are close together. The resort is also directly across from the beach which is amazing, the beach has an awesome lagoon that is perfect at high tide for using the free to borrow skim boards. The resort is also less than a mile from Sarasota Village, which is full of awesome restaurants and a really good diner. The rooms are huge and are setup very nicely. This is truly a unique resort, that is one of Sarasota's best kept secrets. read more

I Love Siesta Key, I met my husband in Siesta Key AT this resort on memorial weekend two years ago. We will spend MANY summers in siesta key and, hopefully, move to Siesta Key/Sarasota in the future (that's how much we love it!) However, I will NEVER set foot or spend a penny at this "resort" HA! again! Since my husband and I met at BeachPointe and share memories there we decided to have our wedding reception at the hotel, we stayed at the hotel and rented out to friends/family 5 of the 8 cottages, thanks to some fantastic friends, the reception was beautiful, however the experience I had, as the BRIDE, on the following day was the absolute WORST experience of my life!!! AND the hotel management made it 100 times worse! To put into words the story, for me, is horrifying! Apparently, someone actually defecated on property, the management blamed it on someone at our reception party, because there happened to have been a cup from our party a couple of feet away from the mess. Understand, our party consisted of professionals in the 35+ age range and was over by 10pm. My family & some friends, helped to clean up a bit a little after the party ended, considering that it was still fairly early. No one saw the mess on the property so the occurrence had to have taken place later in the evening, and NOT by someone at our party!! However, the following morning management found 'the mess" INSISTED that it was someone from our party and FURTHER INSISTED me (THE BRIDE) and my mother clean it up! UNBELIEVABLE!!! PLEASE avoid this property at all costs, Siesta Key is absolutely gorgeous and delightful, but there are SO many other places you can stay. read more

Do no go to this place. They make the pictures look completely different than what they actually look like. The rooms are disgusting- they smell like rotten garbage or sewer. They try to cover up the smell with super strong air fresheners at first you cant smell it, but take my advise and don't give it a chance. We complained that the smell was so bad that we did not want to stay another night- that's how bad it was. We left there and rented a different cottage near by. We were supposed to stay two nights at Rotten Beach Point Resort, but we found it to be too disgusting to stay a second night. They would not refund any of the money and did not even have the balls to tells us, they just communicated through text. Their answer to everything was all we can do is offer another room. Who the hell would stay another night?!!! This place ruined the first night of our vacation and didn't care. Oh, and the pictures they show are false. They make it seem all bright and cheery when its quite the opposite. There is one on here that makes it seem all updated, it's the owners cottage....if I could say anything. DO NOT GO HERE. Go to the Tropical Beach Resorts. Loved the Tropical Beach Resorts. Oh and our room had a towel for a curtain...real classy...FYI You may want to bring your own towels and bed comforter because theirs were cheap and smelled like musty. read more

I stayed here for the week with my girlfriend, and all I can say is that this place is absolutely phenomenal. The two owners greeted me so generously right as I walked up to the office and showed us to our room. It was a comfy unit (#6) with a full kitchen and linens to house up to 3-4. The location is absolutely perfect. It isn't exactly ON the beach, but it is close enough. We didn't get a chance to experience any of the nightlife, but the Beachpoint Resort is in walking distance to great restaurants, clubs, etc. Overall, our stay was absolutely perfect. We took advantage of the open grills they had and cooked up a few hot dogs, and slept more than soundly. My only gripe with the place were the shower drains and the few lizards we found crawling around our unit. The drain in our shower unit was extremely clogged and would take at least 20 min. to completely drain. And on numerous occasions, we found up to 3 lizards crawling around the kitchen and bathroom. Despite this, they will always have our business on future trips, because this place is absolutely phenomenal. read more
