    We have stayed here before and had a mostly positive experience. However, thanksgiving week 2025 was about as bad as it gets. I've been patiently waiting for the property manager and/or rental manager to return my calls or emails. I guess they really don't care. So I was compelled to write this review. We understood that there would be some clean up work being done from the hurricane one year prior. Our experience began when we were called about a week before our trip saying villa A9 was no longer available. We were given the option of A1 or A5, but A1 was recommended by the staff. We took A1, as recommended. We did not know there was a portable toilet next to our bedroom window. So we could not open the blinds on that side of the villa the whole visit. There was plenty of space in the parking lot to have the toilet away from housing, but they decided to place it next to our villa A1. Next the plumbing was shutoff in all villas one day for multiple hours. From about 7am-5pm most of the days it was very loud and busy. There were constantly landscapers around. Many times they were just outside our windows and doors, leaving their drinks and other garbage on the window sills. The side of our villa was used as storage for many of their tools. It was very uncomfortable. Also, you could barely drive in and out or back out of your driveway due to all their trucks, equipment, etc. The day before Thanksgiving was the worst. Some brick paver guys showed up and decided to position their brick cutting station directly next to our villa. Cutting brick is extremely loud. There was plenty of other space on the property they could've done the cutting, but they picked next to our occupied villa A1. In addition to the noise of the cutting, there was lots of dust. Dust coated our rental vehicle and the screened in porch of our villa. The dust just floated through the screen. Honestly we could never utilize the screened in porch due to the constant noise and workers literally inches away from the screen. Also, the brick pavers decided to block in our vehicle for multiple hours with their truck and trailer. It doesn't take much common sense to know you don't block a driveway, especially one with a vehicle in it. However, these workers had no common sense and neither does the management at horizons west that hired them. We tried to complain when we got back from the pool and beach but all the staff was gone by noon on this day. Finally I had to yell at these guys to move their truck so we could get out. We were looking for an apology, maybe a discount for the constant inconveniences, but we can't even get a single reply. They just don't care. Maybe our stay would've been different if we had the other villa, but the staff recommended A1. We took their recommendation and paid the price for it. Honestly with all the problems no one should've been allowed to stay in that villa. It was extremely poor management of the work being done. Plus, very poor judgement by the workers. They are extremely cheap with things like soap, toilet tissue, garbage bags, etc on every visit we've had there. On this visit to A1 we also had an infestation of "sugar" ants, around the kitchen, as described by the staff. Maybe they aren't cleaning the villas thoroughly between guests. If you must stay here AVOID villa A1 at all costs. It may be best to find other accommodations because if you do encounter problems the staff at horizons west will simply ignore you. They don't care about you.

    Villa #F3 Wow! Perfect villa for our family of 5. Unbelievable location- about a 3 minute walk to the bay and 5-6 walk to the beautiful beach. The bay is perfect for morning coffee and viewing wildlife. We saw dolphins and manatees almost every day. The beach was perfect. Private access made it not overly busy so we had plenty of room to enjoy. We used both private pools. They were warm and clean. The property keeps everything in pristine condition. Really impressive. Almost feels like a high-end resort. The house itself was clean and had everything we needed. Totally updated and it feels like a brand new build. We loved the decor and had every necessity we needed (even an air fryer!). The kids loved the kids' room. The bunk beds were absolutely perfect. They were a really smart addition. We used the desk for kids activities the one day it rained. It would be a nice area to get some work done if needed as well. The extra daybed in the lanai was used everyday. The outside storage was full of beach stuff. We used the wagon, chairs, umbrellas, and toys. It also had a washer/dryer so we didn't have to pack a bunch of bags. Laundry was a huge benefit, especially with kids. The location of the villa is really perfect. We were close to tons of dining options- many within walking distance. With a very short drive, we were on the north village with all sorts of dining and entertainment options. We would recommend this villa without question. We will definitely be back (hopefully every year from now on). You won't find a more updated villa in this area. Truly a great experience for our family!!

    This was our second year staying here and we loved it! Two weeks of family vacation...could have stayed longer! The pool is right on the beach which is so convenient. Great facility, clean and well kept. The actual houses we stayed in aren't the most modern but had a kitchen and two bedrooms. All needed supplies (pots, pans, plates, cups, silverware, etc. was available). Will be coming back again!

    The location is great! With a pool looking at the Gulf of Mexico! The view from the hi rise is stunning! Loved it!

Nothing else needed. Park right at your door & walk in to a first or second floor unit. Only 16 units total, all with direct beach view & access. You can view the individual condo units online and chose the one you want. Flexibility to rent a few nights or a week. We rented unit 71 for 3 nights. We preferred 1st floor as you have a small patio on the front and back. #71 is one bedroom but has sofa pull-out bed if desired. The owner has it fully engineered with 3 ceiling fans, USB ports, storage everywhere, kitchen with all dish-ware, 2 TV's, plus all the little items you may have forgotten to bring. Well thought out for many little conveniences. Bonus, it is only a 7 minute walk to the village where there are many shops, restaurants, etc., but little parking available day or night. We walked to the Summer House and the Cottage and recommend both.

Sea Shell Condo's are located on Crescent Beach, Siesta Key. This is probably the perfect place for a wedding as well. Prices are on the high end, figure about $200 per night + tax. These look worth the price to me for sure! Great for 4 people. They have a nice pool too! The nice thing is the location, right across the street from Captain Curt's. Also Stickney Pointe Rd is almost right across the street. For those staying during holiday weekends like July 4th, you won't to wait in that Siesta Key Beach traffic. This alone is worth staying at Sea Shell. Make a right to go across the bridge, when coming back stay in the left hand lane and avoid the traffic.

On our second night there, a roach the size of a bunny rabbit was found crawling on the wall in the brides bedroom. We were immediately disgusted. Later that night, an additional four roaches were found. One in the kitchen, which was killed. One in the living room, which was also killed under magazines. And two under the bed in the brides bedroom, one alive and one dead. We immediately got in touch with the property manager Misty, but due to the late hours, we did not hear back until the next morning. Misty was informed of the disgusting situation and advised us that this same cottage has had a roach problem in the past. She told us she would contact the owner who was currently traveling, and in order for an exterminator to come spray, the cottage had to be emptied. We informed Misty we will be out all day on a boat and provided her with numerous phone numbers for her to contact with an update. She never called or followed up with anyone. We also told her that we would like to be moved, or quite honestly just leave and stay at a hotel. That night, a sixth roach was found. That was honestly the breaking point. Hotels were booked and ubers were called and we left there by 11:30 PM. We told Misty what was going on and wanted to come to an agreement of some sort of refund. Instead of responding to our calls and emails, they decided to charge us a $75 fee for "trashing" the cottage. We left in a hurry, and unopened food items were left behind. However, anything that was opened was disposed of and all the decorations were taken down. We were refunded the $75 and one nights stay, which quite honestly is not acceptable. The cottage was not livable. Not only were there 6 roaches, there were flies EVERYWHERE. Being married to an exterminator, I can honestly say that this cottage has a huge issue that is not being properly taken care of. We found multiple holes under the bed that lead to outside which is clearly where some of the roaches are coming from. Not only did we barely get responses from Misty, the owner, or booking.com, Misty also accused us of lying, putting rubber roaches all over the house, and disconnecting the WiFi. We had no idea the cottage even had WiFi and Misty admitted to not checking the cottage after the cleaning service left. Do not stay here. This place is disgusting and has a serious moisture problem.
