Minnex Property Management is the absolute worst company to rent from!!! And we've rented from some pretty bad places. When I lost my job in August of 2025, I was still able to pay our rent. But we weren't able to pay for our utilities and a couple of extra things that Minnex charges all of their tenants for whether you want them or not. They lied to the owner of the duplex that we're renting, and told them that we weren't paying our rent to get us evicted. Thankfully we had some help that prevented that from happening. They are frequently overcharging me every month but they refuse to tell me what the extra charges are for. The last time I emailed them asking what the extra are for, they lied to me about what the charges are for and then they added almost $100 of charges for utilities that I've already paid for and have proof that I've already paid for those utilities. They're trying to charge me for the past 5 months for utilities that I've already paid for. We can't afford all of these extra random charges in the first place but not knowing what the charges are even for is extremely suspicious. If you submit a maintenance request, they'll charge you around $100 for sending someone there, even if they don't do anything at all. I had no clue that I'm supposed to change the filter for my a/c and heater unit. Our heater stopped working in December so I submitted a maintenance request for it. They sent a guy here who told me that I need to replace the filter. That's all he did. They charged me $100 for that. In June, after we've lived here for a year and a half, we didn't have hot water anymore. They sent a guy here to tell me that our gas was turned off. Minnex turned it off but still sent someone here to tell me our gas was turned off. Another $100. They lied and said that I was supposed to set up an account with Atmos to pay our gas bill when we first moved in. They never told me that. We paid Minnex for our gas for a year and a half. It was never turned off until that time. If we were supposed to set up an account with Atmos and pay them all along, our gas would've been turned off a long time ago instead of after a year and a half. They said it's in my lease, but it's not. Then they sent someone with Atmos here the next day to turn our gas back on. Another $100. Now that I've set up an account with Atmos, I have to pay Atmos about $150 for the new account. We don't want to submit maintenance requests anymore because of how much extra they charge for sending someone here, even if they don't do anything. They also charge us $25 a month for a discount program that we don't want but we have to pay for it. And we don't use it. One time a next door neighbor left a mattress leaning up against our gate. They tried to charge us $75 twice for it. I provided proof twice that it wasn't ours and explained that the neighbors left it leaning up against the fence next to our duplex. They still tried to charge us twice for it. I thought I prevented it from happening but since they're constantly overcharging us random things and refuse to explain what extra charges are for, they probably ended up charging us for it anyway. When I've requested a breakdown of how much I've paid on my utilities in the past, they refused to provide it, saying that they can't because it's allocated. I'm a outpatient with Star Care and when my caseworker there asked for a breakdown of what we've paid for our utilities, they still refused to provide what we've paid every month, saying again they can't provide it because our utilities are allocate because we live in a duplex. There's absolutely no reason to refuse to provide how much I've already paid for our utilities. They do this so that they can charge whatever they want to charge and get away with it. Minnex also adds late fees to my bill before it's even the first of the month, before late charges are supposed to be added to my bill. I think late charges are suppose to be added on the 3rd of each month but they've always added late fees before the 1st of the month. Before I was able to use a payment system called Flex, I'd pay half of my rent with one paycheck and the rest with the next paycheck, they'd add excessive late fees and they were always threatening to evict us at least once a month. I don't recommend anyone renting from Minnex. At the time, we didn't have a choice but we do now. Even when we moved in to this duplex, they were unfair to us. Apparently the previous tenants didn't turn in their mailbox keys so I had to pay $30 to get new mailbox keys because they had to change the lock. I had nothing to do with the previous tenants not turning in their keys. Minnex refused to pay for it and they said that if I wanted to get our mail, I had to pay for the new keys. read more

I have since changed my rating from 5, to 1 star. (5 stars before were solely from them moving me in fast, they over charged my deposit when I was desperate and have been awful in every other aspect since then) Simply for the fact their maintenance department is criminally negligent, and derelictive of their duties. For over a year I have stated a need for proper maintenance and ventilation after a major leak was active for 3 months. 3 months of myself and another tenant fighting with them before being properly addressed and yet not even properly fixed ITS STILL LEAKING. Ever since then the area their vendor did not properly service has produced black mold, and has been spreading through the walls and ceiling visibly. I have let them know countless times since January 20th of this year when it's become evident to me it was affecting my health. I had told them my health and well-being were a concern because I was having big warning signs of black mold exposure, as well as there were visible signs of black mold. (Pictures attached) They sent a maintenance man out to service it, he was not qualified for this issue. I called them again because even more spores were present coming through the wall, he came back and confirmed with me it appeared to be toxic mold in his opinion. He also stated it was bad for my lungs. He let me know he would contact a supervisor, Jordan, and she came and also confirmed the issue. We talked about possible resolutions. She told me they would get back to me on what the owner says. That never happened. I had to literally fight with the 2 women in their maintenance department Michelle and Jami to get a call from a supervisor. Thankfully I was able to get her personal number and have been able to skip around their awful maintenance department. Do not expect a call back from them, even if they tell you they will personally. They will not. Multiple times that was stated, and never once did they follow up. They blatantly lied to me, multiple times during this process. I was told the maintenance man would be coming out with a test kit, he did not. Was told I was going to be called back by the maintenance department, I was not. Was told I'd be given an update on what the owner says in regards to ventilation and work, I was not. I've been more than patient and kind with them, especially considering I told them my health was in jeopardy January 20th, it is now March 30th. The owner of the building refused to put in a vent and send out professionals to service the mold. The apartment management were derelict of their duties and exhibited the worst case of gross neglegence I've heard of in a property management company around here. Especially when I've been as thorough and detailed as possible with them on the issue. I was never notified the owner refused to get anything done to mitigate the issue. They have ignored it to the point I was hospitalized with severe chest pains and shortness of breath when I do not have history of asthma or heart problems. In fact they told me this doesn't make sense because I'm overall healthy but there is definitely something going on. Mold exposure. So now my entire life will not be the same quality seeing as there is no cure for black mold exposure. I've been gaslighted by these lovely ladies for over a year now. I have had to deal with the mental and physical pain, and trauma of the neglect they left me to suffer with. I was begging for help, and even offered to get it taken care of myself. Told them I could have my employer come take a look seeing I worked for a licensed trades company. They ignored even that. I literally haven't received any form of apology or assurance that they would make it right. I truly hope this helps you make the decision to chose another property management company because in my opinion you and your family, your pets, your friends coming to visit, would not be safe under the conditions they keep the properties they oversee. You will not receive assistance even if you are telling them you feel like your life and well-being are in danger. This company sucks, they only help slumlords, they want $2200 for damaged floors, the work to get this house ready was shitty, the floor broke as we walked on it even had their maintenance out to fix those breaks, like how does a floor break from walking on it. The front house had a leak at the water heater and the guy painted over the issue, the back house had an unfinished room that is a hazard, we had no vent back there for the central heat, there was no gas connection either, literally went a whole month with no stove due to a gas leak from the stove they had in the front house and it even had bed bugs that they sprayed for once then refused too sprayed again and before moving in we never had to to deal with bed bugs, so be careful if you live at 2015 38th, there is so much documented information on the issues that house had, never should have been rented out when it was! Would avoid if possible. They will waste your time and money. After going back and fourth for a couple days with someone I was told I was ineligible to rent due to "insufficient documents," despite having provided everything they asked for. When I asked to speak to someone to clarify on the documents I needed they couldn't connect me within anyone. I try calling them and leaving a voicemail and get nothing. About a week later when I'm looking at other places because they told me I was ineligible I get a message out of nowhere saying I'm approved. I then follow their instructions and pay their $250 "fee" and get a renters policy that is required. I then have to wait again. I try calling them no response. Every single one of their extensions went to voicemail. Then when I leave a voicemail I get nothing in response. Then after about another week I get a text saying the place has been rented... After weeks of going back and fourth they actually rented it to someone else. Now I'm finally able to talk to someone, but they do absolutely nothing. Now every other place I was considering is rented, weeks of my time being wasted and spending $250 on the application all while losing the $50 spent on a rental policy and $70 on a application for a place I doubt was ever considered for all they say is sorry and that they can move the $250 towards a different property of theirs. No refund for my policy or application. They have no respect for any of my time or money that I spent. I couldn't imagine letting someone this incompetent manage someone else's property... Absolute worst rental experience. 1. Raised rent by maximum amount every year 2. Never made improvements to the property, only minor fixes 3. Charged us for carpet cleaning when they said they would be removing the carpets anyways because they were so old and naturally worn out (they should have been replaced before we ever even moved in) 4. Charged us for cleaning the fridge and dishwasher - I'll let you judge by the photos if they should have charged us over $100 for this. 5. At the end - they tried to charge us more than 1 months rent for us to move out. We cleaned that place to be spotless (except for defects beyonds our control or from previous renters). They are even charging us for hard water build up on the bathtub and toilet bowl, that even with hard scrubbing - we couldn't get to come off. I bet they couldn't either. It's just normal use unless you add a water softener to your property. They only care about money. not people. I'll tell everyone that will listen that Minnix is the worst place to rent from ever. I literally moved down the street to an IDENTICAL apartment - am paying LESS RENT, getting FREE INTERNET and actually have clean quality carpets. Minnix isn't competitive. They also try to pay people with giveaways for reviews. be skeptical of any 5 star reviews. I'm sure there are some people that have good experiences, but not that many. CHECK FOR GOATHEADS IN YARDS BEFORE RENTING FROM THIS COMPANY!!! Currently renting one of their newer duplexes and the entire gravel front and back yard are covered in goatheads/stickers. Not only do we track them in and step on them constantly, but my dog gets them stuck in his paws as well hurting him every time he has to go out. Asked if there was anything they could do, but they said no and cancelled my maintenance request immediately without even trying or coming to look at the yards. Then they quit answering my messages completely. Our neighbors deal with the same yard issue, and I'm assuming everyone in the duplexes near us does too. So now I'm paying $1,300 in rent for yards neither my family or dog can use. Not looking forward to the next 11 months renting from this company. read more

The worst rental experience we've ever had. Not only did they charge the previous tenant for things they did not fix, but upon move out, they charged us for them as well. I know the previous tenant and compared our itemized charges. They eventually changed it after I argued. There are further charges that are incorrect and am being ignored every time I reach out about it. It is almost impossible to reach anyone, except through email. And since I've seen other comments about carpet cleaning, they charge for carpets being cleaned upon move out, and there is no way those carpets were cleaned when we moved in. When we moved in with in a week the doors were falling off the hinges and it took forever for someone to come out and fix it. they false advertise and when we moved in the bathroom sink was already slowly coming off the wall until my husband went out bought the parts for it and fixed it himself, he did the same with the toilet and we were charged for it! The neighborhood was dangerous, I have four kids and a baby and crack heads tried many times to break into the home. and we asked to be relocated and they denied us. I used Minnix for almost a full year now, and they've been the absolute best. For me a young adult, it was an easy and understanding process to get the property. Ever since I moved in, they have fixed the roof, repainted the outside of the house, and check up through out the lease to make sure everything is still going good for the tenant. I also like that they are very good with payments and giving extra time to pay rent. I usally pay in two parts and they allow me, with a heads up, to pay a week after rent is due, and it helps tremendously. read more

The fact this company has a 3.4 rating is ASTONISHING to me. They have been by far the worst people to rent from. They falsely advertised the place i moved into not showing the MULTIPLE things wrong with it, none of the drains worked when I moved it, and the place had mice. We called them about the mice and they had an exterminator come out and do PRACTICALLY nothing, the hole in the wall was never sealed up, but at least they didn't charge me for this issue. On the other hand the drain to the washer wasn't working and they sent someone out and claimed there was hair in the drain and charged us for it. When I contacted them they said it was my fault (even though the only way it would be is if I were sitting there ripping my hair out and shoving it down the drain.) so I bit the bullet and paid the fee for it. Then they charged me a late fee for it when they said I could make payments and not have to worry. Now later on down the line they charge me 300$ claiming I own three dogs. One of them is my ESA and the other two were strays in the neighborhood. They said the would send a team out to confirm I only had one dog (which they didn't do before taking 300$ out of my account.) it took them almost an entire month to send a team out. Now back in November I sent them my ESA information and they didn't charge me for my dog and all was well right.? Wrong they decided they "lost" the paperwork and asked me to send it again. So I did just that. Then they claimed they didn't receive verification of what my disability is and why the dog is needed. All the information was provided in the documents I sent to to them. They then hit me with a 400$ pet deposit for an ESA and are threatening to evict me if I do not pay it. These people will rob you blind. If your thinking about renting from them, DONT! read more

If I could give zero stars I would, this is the worst company to rent from charged me over and over for things that were worse when I moved in. They didn't sent these "charges" over until a month after I moved out. When I moved in the weeds were super high about 2 ft and it was mowed when I moved out but they waiting a month to go check things out and decided to charge me for things like dust and weeds that happen in a vacant house. I'm not one to leave reviews of places, but I had to because I've never been so screwed over in my life. First of all our a/c unit was broke, leaking, spitting ice, and creating wall damage as soon as we moved in. We placed work orders, it took them months of coming out several times to get it fixed - when we moved out they charged us nearly $1,000 for "wall damage and wear and tear to the a/c". Like I said, it was broke when we moved in. What was also broke when we moved in was the mailbox, cabinets, among other things, with lots of dog hair in the carpet. We were charged hundreds of dollars on top of everything else because we were accused of breaking all those things that were messed up to begin with. These people are absolute sharks and I would advise people to live anywhere else besides with Minnix. read more

I do not recommend renting any houses or apartments from this company. I am deaf so I cannot make voice calls and that makes it difficult for me to communicate with this office. They do not respond to texts or emails nor do they make themselves available to be of assistance should any issue arise. They just posted a bill along with rent right before it is time to pay rent without any warnings beforehand. That is shady!!! If any issue comes up, they pass the buck to the owners for the repairs. I currently live in a house that is in shambles. I didn't have a chance to research this agency before I moved in as it was the first immediate available house for rent. I spent 3 days cleaning that home prior to living in it because it was filthy. Minnix have all the records and pictures to prove it. That home was spotless when I left yet they found petty items to deduct from my refund. $50 for some dust on window seals lol. I sent them 3 vacuum bags full of dust when I moved in. That carpet was never shampooed when I moved into it and I had it cleaned when I left and you still charge me $85. I will never recommend Minnix to anyone and will let everyone I know how poorly the communication is with Minnix property. read more

STAY FAR AWAY! I honestly don't know how this place is still in business. I've been trying to find a home to rent and one in particular kept showing up. I called the number listed and a message says someone will text shortly. I got a text saying the property is rented. Well, I didn't even say what property I was interested in. Weird. Next message was their website with available properties and that same property was in there. Again I was told it was rented. Fast forward a week, same property is listed again. I call, get the text saying its rented. Ugh! I finally get a number for their office and get a real person who tells me the property is available and they will start showing it July 3rd. I was assured they would still be doing showings even tho its July 4th weekend. I make an appointment throught their website, as I was told to do. I showed up today...no one there. I called the office number and there's no message saying they're closed and you get put on endless hold waiting for an available person. Then, get sent to a voicemail. So, I called the number on the sign out front, its different, and....no answer. Just another hold music to voicemail. I'm beyond frustrated and after reading reviews I see I'm not alone and, luckily, hadn't given them any money yet. I'd like to share my story for whom may want to work with this company. I figured out the hometown in Lubbock with near $900/month after visiting and applying $70 for two adults and following up for a week and wasting the time and money they finally told me that you approved but not for this property and you can check the other properties in our list. Be careful about these companies when there is a good case they never lock that property for you and after gathering the application fee and credit history the property manager decides who will be a winner. I lived in duplex of Minnix from 2019-2020, they will charge you for anything and everything when you move out! If your ready to pay Out of your pocket then rent from them They charged for light bulbs so be sure you don't leave without replacing, I had put static cling film over windows for privacy and was charged for them having to remove, which film peels easily from windows, I had a window in bedroom that would not close and put film over window to old heat and ac in, they charged for that as well. Electric bill high due to bad windows and poor seals around doors, they charged for a smoke detector that was faulty and I had left detector there when I moved but somehow it's my problem and my expense to pay. Carpet I knew would be replaced, expected that, although the neighbor next to me had flooded their apartment purposely when they moved and there was water damage to carpet on our side of duplex! I was charged for replacing water damaged carpet, yes I had pets but I also cleaned carpet before moving out! It was obvious by the amount of dirt pulled from carpets when I shampooed carpets that carpets were filthy before my moving in, you'll get the bill even if you do what is right by shampooing carpets as it states in lease even though renters before you DID NOT! They claim they mailed bill to my daughters address with charges after we moved out but she NEVER received such said letter, I moved to a new construction and was dealing with the lovely postal service and not receiving my mail, only after it was sent to COLLECTIONS was my sister who co signed was notified by collections. I would think twice before renting from theses people as they practice bad business habits Ladies in office were extremely rude to my daughter when she called to let them know she was moving out, she moved a few months before I did. They will believe lies your neighbor tells them about you but then same neighbor floods their unit purposely when they move.... go figure that one out folks. Steer clear is my advice! read more

They kept all of my deposit even though property was cleaned and maintained to a better condition than when I originally moved in. Then I received a bill for an additional $460 in fees for dust on fans, toilet cleaning, having to mow lawn (I had it mowed the day before moving), etc. I did not sign the itemized charges agreement form on move-out so there is also no legal obligation technically. The bill I refuse to pay has now gone to collections, dropped my 755 credit score down by 100, and causing issues in finding a new property a year later. read more

Minnix Property Mngmt. has been great! We relocated in December from out of state and the process was quick. Our unit is practically brand new! We had an issue when the neighbors (we live in a townhouse/duplex) moved out and they left water on over the weekend which caused a slow water leak to travel through the adjoining wall(laundry room). Water was coming under our tile in laundry room and kitchen. We called one of the maintenance contacts on Saturday to come over on his day off before damage got worse! He was unable to access their unit, but immediately came back Monday morning and shut their water off! They are always prompt and very courteous! Thank you! read more

If there were less than a star they wouldn't even deserve that. They do not respond, and even after speaking to them they say they will call back and never do. Customer service will be what brings them down. Save your application money and find another agency. Minnix property management managed our property for over 5 years. They were communicative, professional and very timely with our rent payments. Monthly statements were detailed with receipts. I recommend any property owner to have them manage their home. They were quick to remediate tenant issues and found good renters quickly when leases came up. Where to begin. We moved from Oregon and had a $1150/month rental in Quincy Park and it wasn't even ready. Washer and dryer hookups are corroded to where we can't connect washer, the sinks don't drain, the kitchen was filthy, and carpet destroyed. They're fast and friendly to get your money but after you sign you can't get a text or call to save your life. Communication is a joke and their call center reps are useless.
