    Hidden fees and drag on getting repairs done. Not too mention some "professionals" they send are not very professional

When I lost my job in August of 2025, I was still able to pay our rent. But we weren't able to pay for our utilities and a couple of extra things that Minnex charges all of their tenants for whether you want them or not. They lied to the owner of the duplex that we're renting, and told them that we weren't paying our rent to get us evicted. Thankfully we had some help that prevented that from happening. They are frequently overcharging me every month but they refuse to tell me what the extra charges are for. The last time I emailed them asking what the extra are for, they lied to me about what the charges are for and then they added almost $100 of charges for utilities that I've already paid for and have proof that I've already paid for those utilities. They're trying to charge me for the past 5 months for utilities that I've already paid for. We can't afford all of these extra random charges in the first place but not knowing what the charges are even for is extremely suspicious. If you submit a maintenance request, they'll charge you around $100 for sending someone there, even if they don't do anything at all. I had no clue that I'm supposed to change the filter for my a/c and heater unit. Our heater stopped working in December so I submitted a maintenance request for it. They sent a guy here who told me that I need to replace the filter. That's all he did. They charged me $100 for that. In June, after we've lived here for a year and a half, we didn't have hot water anymore. They sent a guy here to tell me that our gas was turned off. Minnex turned it off but still sent someone here to tell me our gas was turned off. Another $100. They lied and said that I was supposed to set up an account with Atmos to pay our gas bill when we first moved in. They never told me that. We paid Minnex for our gas for a year and a half. It was never turned off until that time. If we were supposed to set up an account with Atmos and pay them all along, our gas would've been turned off a long time ago instead of after a year and a half. They said it's in my lease, but it's not. Then they sent someone with Atmos here the next day to turn our gas back on. Another $100. Now that I've set up an account with Atmos, I have to pay Atmos about $150 for the new account. We don't want to submit maintenance requests anymore because of how much extra they charge for sending someone here, even if they don't do anything. They also charge us $25 a month for a discount program that we don't want but we have to pay for it. And we don't use it. One time a next door neighbor left a mattress leaning up against our gate. They tried to charge us $75 twice for it. I provided proof twice that it wasn't ours and explained that the neighbors left it leaning up against the fence next to our duplex. They still tried to charge us twice for it. I thought I prevented it from happening but since they're constantly overcharging us random things and refuse to explain what extra charges are for, they probably ended up charging us for it anyway. When I've requested a breakdown of how much I've paid on my utilities in the past, they refused to provide it, saying that they can't because it's allocated. I'm a outpatient with Star Care and when my caseworker there asked for a breakdown of what we've paid for our utilities, they still refused to provide what we've paid every month, saying again they can't provide it because our utilities are allocate because we live in a duplex. There's absolutely no reason to refuse to provide how much I've already paid for our utilities. They do this so that they can charge whatever they want to charge and get away with it. Minnex also adds late fees to my bill before it's even the first of the month, before late charges are supposed to be added to my bill. I think late charges are suppose to be added on the 3rd of each month but they've always added late fees before the 1st of the month. Before I was able to use a payment system called Flex, I'd pay half of my rent with one paycheck and the rest with the next paycheck, they'd add excessive late fees and they were always threatening to evict us at least once a month. I don't recommend anyone renting from Minnex. At the time, we didn't have a choice but we do now. Even when we moved in to this duplex, they were unfair to us. Apparently the previous tenants didn't turn in their mailbox keys so I had to pay $30 to get new mailbox keys because they had to change the lock. I had nothing to do with the previous tenants not turning in their keys. Minnex refused to pay for it and they said that if I wanted to get our mail, I had to pay for the new keys.

Not knowing anyone here we thought we could trust this company things looked great when viewing the house (Which was owned by family of Brandon) you would think being. The owner of this company the house would have been In tip top shape. My husband is also a contractor and has flipped many homes in our home town in Ohio. We negotiated a lease with the sellers doing them a favor since their new house wasn't ready yet which ended up being ridiculous but we loved the house so much we went with it. Our daughter has severe asthma and as it came closer to the date of moving into our new home we wanted to measure her bedroom as she is allergic to carpet, the sellers made it extremely difficult for us to do so. Even though we were their landlords we never had access to our home. So we waited until they were moved out which was 2 weeks before Christmas. The condition the house was left in was as if we bought a fixer upper the holes in the walls and carpeting down to the mold growing under the carpeting was the most disgusting thing I have ever seen. (And this house passed inspection) it makes you wonder who their hook up is. So my husband and I spent close to a week right before Christmas ripping up 2000 square feet of carpeting and patching and painting the holes In the walls. Not to mention the amount of cleaning that went into this "move in ready" home I don't think the people who lived here ever cleaned in the 9-10 years they lived here. And the cost of all the repairs was well beyond what anyone should have to pay for a move in ready home. We have contacted the state of Texas brokers only to find out these people found an as is clause in our contract that I or my husband and realtor failed to see. Very disappointed. We do love our home but would hate for anyone else to have to endure this especially if you are coming from out of state. We also never got keys or garage openers so we had to replace all the door locks and deadbolts and garage door opener. Also the seller had some serious anger issues and was served with criminal trespassing charges after he attacked my husband because he wanted the keys to our home. Like I said it's over but we want people to know the kind of family we had to deal with. Welcome to Texas !!!!
