The staff and apartment manager are horrible!!! They refused to believe that our upstairs neighbors…read morewere extremely noisy, even though we have probably a dozen recordings of them stomping loudly. The apartment manager informed me that she personally inspected the sub floors in that apartment and they are all in good condition. It's not the subfloors, it's the people living there!!!!!! We were asked to move because of the negative reviews that I've left on their Facebook page, which they have removed. They've removed all of their reviews so that others won't see how horrible they are there. We are extremely grateful to be away from those horrible people!!!!! The apartment complex comes with stackable washers and dryers. The washing machine in our apartment ruined our clothes and they didn't replace it until maybe October. Our clothes have stains all over them, including the scrubs that I wear to work. I just bought 4 new pairs of scrubs for work and it cost me $250. The maintenance man said that the washer should've been replaced before we moved in. Of course they wouldn't reimburse us for ruining our clothes!!!!! The dumpsters are almost always full. I've even seen a dump truck drive through the apartment complex and NOT empty the dumpsters. So I would often set my trash on the ground next to the dumpster because I couldn't get them in the dumpster. The loud and obnoxious people who lived above us tattled on me doing that, so now then they threatened to charge me $75 every time that I do that again. Those 5-10 seconds of maintenance putting them in the top of the dumpster REALLY interferes tremendously with them using a leaf blower to blow the dirt around. Because the wind doesn't do it enough around here. The apartment manager apparently has some personal issues that she loves taking out on her tenants. She refused to talk to my lawyer and when I forwarded her emails to my lawyer, he said that she was acting emotionally instead of professionally. That's why I think she has personal problems that she took out on us and no telling how many other tenants. We have personal problems too. PTSD, Anxiety, Depression, ADHD, but we go to counseling and we take meds. And we do NOT take it out on innocent bystanders!!!!!! I've lived in apartment complexes here in Lubbock for about 27 years and it's getting worse and worse!!! And don't bother contacting the corporate office, they don't care either. I think the staff is on illegal drugs.

The staff was amazing with great attitudes. Every month they sent out nice newsletters keeping you…read moreupdated about the complex and the area. Also have a good text system for alerts. Will randomly have food/events for residents. Grounds are kept clean and maintenance staff is quick to respond. Would recommend. Only one con: the birds. They're everywhere and loud and make a mess. But it comes with the nice trees on the complex, so can't really complain. Still waiting to see if I receive all my deposit back. I left the apartment really clean sooo... will keep updated.

Minnex Property Management is the absolute worst company to rent from!!! And we've rented from some…read morepretty bad places. When I lost my job in August of 2025, I was still able to pay our rent. But we weren't able to pay for our utilities and a couple of extra things that Minnex charges all of their tenants for whether you want them or not. They lied to the owner of the duplex that we're renting, and told them that we weren't paying our rent to get us evicted. Thankfully we had some help that prevented that from happening. They are frequently overcharging me every month but they refuse to tell me what the extra charges are for. The last time I emailed them asking what the extra are for, they lied to me about what the charges are for and then they added almost $100 of charges for utilities that I've already paid for and have proof that I've already paid for those utilities. They're trying to charge me for the past 5 months for utilities that I've already paid for. We can't afford all of these extra random charges in the first place but not knowing what the charges are even for is extremely suspicious. If you submit a maintenance request, they'll charge you around $100 for sending someone there, even if they don't do anything at all. I had no clue that I'm supposed to change the filter for my a/c and heater unit. Our heater stopped working in December so I submitted a maintenance request for it. They sent a guy here who told me that I need to replace the filter. That's all he did. They charged me $100 for that. In June, after we've lived here for a year and a half, we didn't have hot water anymore. They sent a guy here to tell me that our gas was turned off. Minnex turned it off but still sent someone here to tell me our gas was turned off. Another $100. They lied and said that I was supposed to set up an account with Atmos to pay our gas bill when we first moved in. They never told me that. We paid Minnex for our gas for a year and a half. It was never turned off until that time. If we were supposed to set up an account with Atmos and pay them all along, our gas would've been turned off a long time ago instead of after a year and a half. They said it's in my lease, but it's not. Then they sent someone with Atmos here the next day to turn our gas back on. Another $100. Now that I've set up an account with Atmos, I have to pay Atmos about $150 for the new account. We don't want to submit maintenance requests anymore because of how much extra they charge for sending someone here, even if they don't do anything. They also charge us $25 a month for a discount program that we don't want but we have to pay for it. And we don't use it. One time a next door neighbor left a mattress leaning up against our gate. They tried to charge us $75 twice for it. I provided proof twice that it wasn't ours and explained that the neighbors left it leaning up against the fence next to our duplex. They still tried to charge us twice for it. I thought I prevented it from happening but since they're constantly overcharging us random things and refuse to explain what extra charges are for, they probably ended up charging us for it anyway. When I've requested a breakdown of how much I've paid on my utilities in the past, they refused to provide it, saying that they can't because it's allocated. I'm a outpatient with Star Care and when my caseworker there asked for a breakdown of what we've paid for our utilities, they still refused to provide what we've paid every month, saying again they can't provide it because our utilities are allocate because we live in a duplex. There's absolutely no reason to refuse to provide how much I've already paid for our utilities. They do this so that they can charge whatever they want to charge and get away with it. Minnex also adds late fees to my bill before it's even the first of the month, before late charges are supposed to be added to my bill. I think late charges are suppose to be added on the 3rd of each month but they've always added late fees before the 1st of the month. Before I was able to use a payment system called Flex, I'd pay half of my rent with one paycheck and the rest with the next paycheck, they'd add excessive late fees and they were always threatening to evict us at least once a month. I don't recommend anyone renting from Minnex. At the time, we didn't have a choice but we do now. Even when we moved in to this duplex, they were unfair to us. Apparently the previous tenants didn't turn in their mailbox keys so I had to pay $30 to get new mailbox keys because they had to change the lock. I had nothing to do with the previous tenants not turning in their keys. Minnex refused to pay for it and they said that if I wanted to get our mail, I had to pay for the new keys.

I rented a house through Pat Garrett Realtors in Lubbock and the experience was poor from start to…read morefinish. Maintenance requests went through AppFolio, and response times ran 2+ days and nearly always needed follow-up calls. The list of unresolved problems was long: windows that wouldn't open, dry-rotted screens, smoke and CO detectors that didn't work, a popping water heater full of sediment, a loose faucet, cracked tile, and a bad back door seal. We also had a recurring cockroach problem that I ended up treating myself with foam sealant and boric acid. The worst of it came in late August. A hot water pipe burst inside a wall behind the master shower and leaked heavily for more than six days. There was standing water, a soaked closet floor, and a musty smell. I reported it, the owner said he would come look at it, and no one showed up. With 450 to 500 houses under management, it felt like tenants get lost in the queue. I did eventually get released from my lease, but I had to ask for that myself. I would not rent through them again.

Does the electrical per other tenants but doesn't know anything about electricity. In my opinion he is the worst landlord ever. He tries to fix the washing machine but they are all broken down all over the complex. I couldn't get out of either door because the locks are so cheap. Almost no insulation and the electricity bills are SUPER HIGH. The duplexes are missing shingles and fascia. The windows are not sealed properly. One of the most disrespectful landlords, property manager ever.
