They did an outstanding job restoring and painting our 100-year-old wood siding, making it look like new. We were especially concerned about chipping paint and water intrusion which DaSilva Painting handled with great care. They thoroughly abated all loose, old paint and carefully sealed cracks, holes, and siding joints before painting everything to our specifications. We made some last-minute changes to our body and trim colors which DaSilva Painting handled without issue. They also adjusted their schedule to accommodate our carpenters who needed extra time to address unexpected dry rot. We're very happy we chose DaSilva Painting for this project and highly recommend them to anyone renovating a San Francisco home! Especially one with historic character.

The project was managed by Raleigh; he oversaw all aspects, including the inspection, cleaning, repairs, painting, and coordination with the neighbors for access to their property. He made the project flow smoothly and was extremely easy to work with. You can tell he's very experienced because he thought of every detail and never dropped the ball. Our building has wood siding and garage doors that needed repairs, as well as repainting. Other parts that were repainted included stucco surfaces, metal railings, and front doors. We needed soffit vents under the bay windows replaced and address numbers on the front doors replaced. The project also required trimming of a tree that was touching the building. Modamas performed all of these jobs with perfection. Everything was done with great attention to detail, e.g., covering the windows before cleaning. I gave the building a careful examination immediately after completion and then a month later. Everything looks amazing. There is no bubbling. The wood siding, stucco surfaces, metal railing, front doors, garage doors, trim, and soffit vents all look fantastic. Thanks to Raleigh and the Modamas crew, it was actually a pleasant painting project. It couldn't have gone better. I will strongly lobby our HOA to rehire Modamas for future projects.

Today's problem was a little different. The interior hand rail leading to the second floor was wobbly. It isn't easy finding parts for such an old building but it was easy finding someone at Modamas that has the expertise to make these new parts fit in nicely with the existing parts. Norberth Tomas is FANTASTIC. He is pleasant, on time and we LOVE how well his work blends. Even though it is a "common area", he protected our carpeted stairs with a drop cloth and wore booties. He carefully and expertly did what he needed to do. Best thing was hooking up with Modamus. They have top notch employees able to meet any challenge you might have. Thank you Norberth.

When they encountered dry rot (and it was unfortunately widespread--out here in the Ingleside, we have to paint more frequently), they pointed it out, including up on the roof, updated the invoice, and fixed it. The place looks immeasurably better and is in much better shape. Rafael was great at communicating throughout and flexible, taking the time needed to get the work done right; he worked to ensure that the crew were neat; and when the crew missed something, he followed up to ensure it was fixed. He even threw in some caulking where it was needed around the kitchen sink. The job wasn't cheap, but the price was fair. I would definitely hire Rafael and the crew again.

We had several bids for the project. Rafael's bid was reasonable. He was the most professional and we really liked his attention to detail so we hired him for our project. Rafael is a great communicator-he was very responsive to phone calls, texts, and emails. He was also prompt and he always followed through on everything he said he would do. He gave us appropriate updates on the project from start to finish. This experience was so different from other contractors we worked with in the past. They repaired all areas of dry rot and sealed the windows and I am sure the work will last for many years. His team was polite and respectful of the tenants. They cleaned up after the project and were helpful when we needed them to move trash cans to and from the curb during the duration of the project. We would highly recommend Rafael to anyone who is looking for a high quality, professional, top-tier paint job. You will not regret it. J Chan and P Chang

We were pretty low-key/clueless about colors so they helped us pick trim colors that we ended up loving as well - they paint a LOT of houses and have a good sense for what actually looks good in practice, and we totally benefited from this. A note on their integrity: We also had a lightwell that we did not get covered in the initial quote (our fault not theirs) that we then asked them to quote us on after the scaffolding was up (ie they have all the leverage) and so they did quote us a fair price, BUT then told us they felt the lightwell looked fine and did NOT need to be repainted (wow!), but they would still do it if we absolutely insisted - we went with their guidance to leave the lightwell alone and it was all fine. Integrity is in the details of your actions, and we felt this was such a very classy and high-integrity action on their part, and we were very pleased and impressed, and I wanted to be sure to note it in this review for all to see. Needless to say, pricing was fair and reasonable and we would work with them again in a heartbeat. Thank you Jeff, Marco and the whole team!!

This doesn't take the clients time into consideration and what they may have to juggle to make themselves available. Estuardo's crew was on time each day, on the dot, and worked tirelessly for 6 days. They did a very thorough and professional job, repaired some dry rot, and added accents that we requested. The crew left excessive overspray, failing to properly cover surfaces or move items that should have been protected. More seriously, they sprayed insulation foam onto our truck. Both the head worker/project manager, Juan, and the supervisor, David Alaniz, personally promised me that the foam would be removed and the truck restored. Despite these assurances, they went silent and have taken no responsibility. The removal of the insulation foam is estimated to cost between $1,500 and $2,000. To make matters worse, I have discovered that Atlas Painting is no longer operating on Thumbtack under that name. Based on their conduct--causing damage, making false promises to fix it, and then disappearing--I believe they are running a fraudulent business designed to avoid accountability.
