Last April 2025 they came to the house to assess what needed to be done to prevent more flooding in crawl space under the house during heavy rains. They installed a submersible sump pump and dredged a ditch/tunnel?... PLUS they removed some wood scraps under the house and made it all neat and tidy. I was not able to "test" the effectiveness of sump pump until 9 months later when rains started again. After these recent heavy rains I can now confirm that it works beautifully! This company is fantastic. From the initial inspection, to the communication with the office, and finally to the execution of the work, the experience was nothing short of perfect. BAMC installed a trenched sump system, followed by a CleanSpace encapsulation of my roughly 1800 square foot dirt crawlspace. After the torrential rain this past winter, we realized we needed to get a sump pump installed in our crawl space ASAP. We had several companies come out to provide potential solutions to our moisture issue, and Bill was the only one that provided a solution that passed our sniff test (as in we and he were both confident it would solve our problem if not at least help tremendously), didn't cost an exorbitant amount, and could be done within a reasonable time frame. We have a very tight crawl space, and Bill was fairly confident his smallest crew could complete the work. When Javier and his crew arrived, they took one look and got to work. Somehow, all 3 of them fit in there when I wasn't even sure one person could?? We were impressed by the cleanliness they maintained while doing the work as well as their speed in getting everything done. I think they arrived around 8 and left around noon, which is insane to me that they were able to complete so much trenching so quickly. Bill followed up with a call after the sump pump was installed to gauge our satisfaction (we were VERY satisfied). We had also inquired about potentially getting a moisture barrier installed, and Javier had noted our ducting while he was in our crawl space and provided a plan in case we did want to proceed with the moisture barrier. This attention to detail was very much noted and appreciated. BAMC is the smoothest contractor experience we have had since owning our home. We couldn't recommend them more. They installed a sump pump before even telling me that I needed to install electrical first. I am completely naive when it comes to this type of work and I depended on their expertise to tell me what I needed before installation. All it said on their forms was that I was responsible for providing electrical if it wasn't there. I've never been under the house, there was no way I knew if there was electrical under there. It would have been super helpful to know that was necessary BEFORE they did the installation seeing as I can't even use it. And yes, we will have to hire an electrician to fix this but the guy was such a salesman about it when I expressed how upset I was. I really could not say one good thing about him. read more

I purchased a 100 year old craftsman. Great construction with redwood, but the crawl space was always a bit of an issue. It's a soil crawl space and my furnace is located in there. During winter months the soil would get wet and smell. The odor would come up through the original oak floors and through the HVAC system. Also, the floors have started to buckle in some areas. On occasion, I would notice a small amount of surface water in the low spots of the crawl space. I called a couple of experts and chose Bay Area Moisture Control because of their depth of experience, suggestions and price. The crew was very professional and explained all the necessary details. I had no idea how effective and useful a crawl space encapsulation would be. I also had a sump pump installed, which in the current storms (Dec) is running every day. That's a HUGE amount of water being pushed out of my crawl space and away from the foundation. My house no longer has an old musty smell and the heated air is cleaner. Well worth the investment! I had Bay Area Moisture Control out for an estimate to service under my house. They did arrive on time which I always appreciate. They spent about 20 minutes under the house. After they were done, they told me that they couldn't give me an estimate because I needed someone to come and clean the crawl space and provided me referrals. They claimed it was the worse house they have ever seen and they were THOUSANDS of drain flies along with metal that was sticking out from my air ducting. They said that I needed to also replace my air ducting because there were holes in it. They said if they were to give me a quote it would be $30k- $45k. When they left I was in tears not knowing how I was going to pay for potentially $60-$70k for work under my house. I called the referrals they provided me for cleaning up under the house. The company was shocked that we were referred to them because they said it wasn't bad at all. I had about an additional 5 companies come out to give me quotes for moisture barrier. They all said that I would not need to encapsulate it but could and it would be about $14k. They recommended that I go with a thick plastic lining which is about $4k. They also said that I don't need a sump pump and to wait until the first rain. We don't want to waste money if it's not needed. Another company even took photos and videos of under the house and showed us a pipe was leaking. He said that we need to call a plumber and that is most likely the issue for the moisture. Once that is fixed their shouldn't be moisture under the house. I even had a family member who is in the HVAC business come out. They said that metal was not sticking out and that my air ducts do not need to be replaced. Based on the information that Bay Area Moisture Control gave me I'd say they were trying to rip me off and spend more money than what was actually needed. This shows me why getting multiple estimates is extremely important. UPDATE: Since providing this review and emailing the company directly, management did reach out to me to apologize for the experience that I received. They did state that quote is completely off basis and that they spoke to the technician that came out. The technician explained that it was a communication error and that he said $3000-$4500, but I did confirm with him at the time he was here that he said thousand not hundred. He did confirm that he meant $30k - $45k and not hundred. Management did state that they would be happy to have the owner come out to give me a new bid. I have decided not to get a new bid from them due to my first experience with them and receiving over 6 quotes which are very similar. I do appreciate management reaching out and apologizing - updating the review to 3 stars (from 1 star) based on management calling, taking action, apologizing, and offering to fix the first quote. read more

I cannot recommend Bay Area Moisture Control enough. We've had water problems in our basement, we have two sump pumps, and we installed a french drain in our crawl space. We spent lots of money without a solution to the problem, and we got estimates and proposals from many companies along the way. None of these helped. Adama at Bay Area Moisture Control took the time to figure out how to resolve our water issues. He installed a sump pump in our basement and a complicated piping system, and we've now gone through a very wet winter without any problems! And even better the prices are super reasonable, the workmanship was excellent, and Adam was responsive and really took the time to figure out our problem. They arrived on the job site on time each day, checked in with me by phone, and went about their work. At the end of each day, they would call me and provide an update on their progress. They put down protection for the floor and ensured the house stayed clean while they worked. On the final day, I met with Javier and Luis and got down into the crawl space with them to review the work. They walked (crawled) me through the entire encapsulation, showed me the dehumidifiers and how they worked. It was good to see the transformation they made of the crawl space. I simply cannot say enough good things about this company, its staff and especially the owner, Adam. I am convinced that the constitution, and competence of any organization or company begins and ends with leadership, the proverbial tone set from the top. For Bay Area Moisture Control, that leader/owner is Adam. I own a rental in Pacifica. It is a split level home and typical of homes built in this area mid-20th century, the foundation was inadequate. Subsequently, the lower level of the house began flooding during a rainy winter. This was a huge stress because my tenants belongings were damaged and it cost me monetarily in floors, walls and other repairs. It was a nightmare. Adam came out and gave me a good description of the problem and proposed a reasonable bid to fix the problem. The scope of the work meant installing a sump pump and internal french drain. Adam suggested that I also pay the extra for a battery back-up system whereas in the event the power goes out, the pump would continue to work. Having lived in Pacifica for years, I knew power outages during storms was all too common. Subsequently, I agreed. Our 1st maintenance was delayed and again delayed due to Covid. Everything had been working well so I wasn't particularly concerned. Finally, our maintenance was set for last week. Daren came out and was shocked to find that there simply was no battery back-up installed. It just wasn't there. Daren rang the bells and notified me and Adam. Mind you, they could have kept this to themselves and quietly rectified the problem. They didn't do that, they came clean that the foreman in charge of my original installment had been fired a while back and they were excessively apologetic. This is how they made up for the problem. Adam called me and had Daren immediately install the missing back-up battery and did not charge me for the maintenance visit. He was apologetic and understanding. Fortunately, no harm was done so we dodged a bullet but the manner in which they made right by me was professional, honest and full of integrity. A wonderful experience! Bay Area Moisture Control first visited our crawlspace in the Fall of 2020. From the beginning, they were helpful, knowledgable, and so friendly. In a matter of 4 days, they trenched drainage lines, installed a vapor barrier, and dropped in a sump pump. The crew was clean, efficient, and so hard working. While I was so impressed with the drainage system they installed, I felt like I really needed a real storm to write an accurate review. The historic storm of October 2021 (Level 5 Atmospheric River) was a good opportunity to see how things really worked. During the storm, our sump pump was getting a workout and pushing a tremendous of water to the front street. Out of 3 company quotes to have my crawlspace encapsulated with sump pumps installed, I selected BAMC and I am so glad I did! The "Red Team", Crew Leader Jimmy, and his crew of 2, Fernando and Antonio, were always polite, professional and at my house everyday on time, full of energy, working through their lunch hour getting the job done, and then making sure they had cleaned up at end of everyday. On the first day I requested Jimmy take pictures as they progressed on the job, so I could see not only what they did, but could also have pictures of what the crawlspace looks like, then and now. My house is in a "high water table" area of Napa and my crawlspace had standing water in places even at the end of June. When they started digging the trenches and the 1st hole for the "super sump pump", both both were filling with water and lots of it! The amount of water astonished me when I saw the pictures. The Red Team took it all in stride and just kept at it getting 130 feet of trenching dug, then laid with 3" perforated pipe wrapped in drain cloth and back filled with crushed rock. They installed 2 super sump pumps one on each side of the house, then finished up with the drainage matting and CleanSpace membrane getting my crawlspace neat, clean and moisture controlled. Bay Area Moisture Control just finished installing two sump pumps and a CleanSpace moisture barrier under our home in Foster City. Dealing with them was an absolute pleasure from start to finish. We reached out to them via Yelp and they contacted us within one day of our inquiry. It was very easy to setup an appointment for an estimator to come out. Bill, our estimator, was friendly, knowledgeable, thorough, and not a pushy salesman. I've worked with many contractors over the years and their estimating visits usually last a couple minutes at best. Bill spent over an hour under our house creating a detailed sketch and plan of attack. He used his sketch to clearly communicate to me what it was he thought we needed to do to correct our moisture problem. The pricing was fair and the scope was very detailed and clearly identified what was and wasn't included. After we chose to go with BAMC they scheduled us a few months out due to their workload. That alone should tell you that they're worth something. Any contractor that's ready to show up the next day isn't busy for a reason. Jimmy and his crew showed up ready to work. The crew was friendly and extremely hard working. We recently remodeled our home and had so many times were we questioned how much a contractor was charging for something. After seeing what these guys do in a dark, damp, and cramped crawlspace I believe they earn and deserve every penny that they charge. A crawlspace would be an easy place to cut corners because not to many homeowners will go down there, but BAMC takes great pride in their work. Job well done! The technicians did a great job! I'm very happy! Good value for the work done! I contracted with BAMC for my basement encapsulation project. The work was supposed to start during the Shelter-in-Place. As soon as SIP was mandated the office called to reschedule and then the work was performed as soon as construction was permitted. I was very pleased with that! My basement looks great and the musty smell is gone. One of my issues was that a closet above the basement had a slightly musty smell. Since the encapsulation that musty smell is gone! The technicians had to excavate some soil away from the foundation. That was planned. In the process they unearthed large concrete chunks of old foundation. They removed most of those and took them away!!! And the ones that were too heavy to move out were buried deep under the soil. That was not planned yet they did what needed to be done to get the job completed seamlessly. This is a real review from a customer. I contacted two moisture control companies. Bay Area Moisture Control came out quickly, gave a good bid (based on what others have told me) and proposed a solution that made sense. The other company could not come out to look at the house for a month so I never got their quote. I live on a sloped street and have water flowing downhill under my house. It has been this way for 20 years. The sump pump I had under the house was not doing the job and we had standing water as a result. I was getting mold in the house and we were feeling the dampness in the house. BAMC came out last week to do the job. They said it would take 4 days and they were done and out in 4. The 3 guys worked their butts off putting in french drains, gravel and layers of plastic with a high end sump pump. The were clean, polite and did very impressive work under my house which was not a great place to be. The area below the house is now sealed. We have not had heavy rains yet so I can't report on the water tightness but what I can tell you is the house stays warmer now that the damp air is not coming up from below. Unexpected is the fact that the house is now quieter. The area under the house now looks great. I was impressed and pleased with the work they did. Now I am not panicked about the rains that are supposedly coming. If I get flooded I will let you know but after crawling around under the house for a half hour to look at what they did, I am feeling pretty good that I will survive any big storms. read more

We had a sump pump installed by BAMC and they were great. Very professional from start to finish - from the quote to the installation. The workers knew their stuff and were in and out with no mess. The only reason why I gave them 4 stars is because the workers weren't thinking of aesthetics. They installed the thick white pipe coming out of the crawl space sticking out of the front of my house. If they looked just 2 feet over, they could've moved the pipe to behind the gate and have it sticking out behind the gate. Then nobody would see it. Right now, anyone going by my house can see a thick pipe sticking out. I'll have to do some fancy gardening to cover it up! I didn't think about it until it was too late- they were gone. I have been dealing with crawlspace water intrusion during heavy rains, the with the storms that came through in Nov/Dec experienced significant flooding so I decided it was time to do something about it. After researching online and deciding this was not a project I wanted to take on myself I called in two companies to bid, one of which was Bay Area Moisture Control. I am confident both companies would have done a quality job, but my initial impression with BAMC was better overall. Adam came out for an evaluation and was very straightforward about the solution and did not try to give me a sales pitch like the other company did. The pricing from BAMC was also more competitive for the same work and materials. Gean in the office was very pleasant to deal with, and when I called to schedule the work told me there was just a cancellation and they could come out to start work the next day. Armando and his crew showed up in the morning and got right to work. Throughout the day he would report on the progress and even showed digital pictures of the work. When we bought our house, the first thing we wanted to do was replace the awful flooring with nicer wood flooring. We chose our contractor, who said he needed us to seal the crawlspace and put in a sump pump, or else our new flooring would suffer a similar fate as the old stuff - buckling and moisture damage. I'm not sure how we found Bay Area Moisture Control, but we're glad we did. They were reliable and efficient throughout the entire process. They were on time for their estimate, provided us with their bid the same day, scheduled work for the next week. Installing a moisture barrier under 1000 s.f. took a little over a day, and they also left space for a sump pump if we were to end up needing it. When it started raining and the moisture alarm went off, they were able to come by and install the sump pump within a day. All the work came in exactly at or under the estimate price, which we really appreciated. And we were able to start installing flooring much sooner than we accounted for, given how efficiently BAMC completing the work. Nearly two years later, we have an awesome sump pump (which hums reassuringly when it's been raining for a while) and beautiful, smooth, undamaged wood floors. Bill and the team are awesome! We had a liner installed in our crawlspace in 2016, and I noticed some water on top recently. Bill came out and looked both under and around the house. He showed me what was happening and why - we have some issues getting water away from the water spouts in a few locations. He didn't try to sell me anything, and in fact cautioned against it. Instead, he suggested a number of things for me to try on my own, before doing anything more expensive.
