Modamas completed a project this October (2022) to repair and paint the street-facing side of our HOA's 22-unit building in San Francisco. The project was managed by Raleigh; he oversaw all aspects, including the inspection, cleaning, repairs, painting, and coordination with the neighbors for access to their property. He made the project flow smoothly and was extremely easy to work with. You can tell he's very experienced because he thought of every detail and never dropped the ball. Our building has wood siding and garage doors that needed repairs, as well as repainting. Other parts that were repainted included stucco surfaces, metal railings, and front doors. We needed soffit vents under the bay windows replaced and address numbers on the front doors replaced. The project also required trimming of a tree that was touching the building. Modamas performed all of these jobs with perfection. Everything was done with great attention to detail, e.g., covering the windows before cleaning. I gave the building a careful examination immediately after completion and then a month later. Everything looks amazing. There is no bubbling. The wood siding, stucco surfaces, metal railing, front doors, garage doors, trim, and soffit vents all look fantastic. Thanks to Raleigh and the Modamas crew, it was actually a pleasant painting project. It couldn't have gone better. I will strongly lobby our HOA to rehire Modamas for future projects.

These guys are great! When I signed up with Modamas in January of 2020, who knew we would be confronting a pandemic? Regardless, Peter, John, Jeff and crew did a great job. My building is big, with walls on four sides, and I have three tenants to keep happy. Modamas worked with me on color schemes and repairs, and ran the whole job from beginning to end, safely and efficiently. They even helped me find a contractor to fix a whole wall of bad stucco! When the pandemic lockdown occurred, a previous contractor had cut an "exploratory" hole in the stucco, perhaps 8 feet long, and it was about to rain. Modamas sent guys up there to cover the hole with plastic, keeping things dry until workplace restrictions settled down and we could find someone to replace the wall. Modamas isn't the cheapest outfit around. That's OK. Some people would rather not pay $1 for a good job when they can get a pretty good job for 98¢. That's a false economy, IMO. If you want the job done well, and done right, Modamas is worth every dime!

We hired Modamas to paint our facade and repair any dry rot as needed, and they did an excellent job! We wanted the paint to match our existing siding and they nailed it. We also wanted a second trim color and trusted them to use it appropriately. The result was perfect. They were very responsive to our questions and requests throughout the process. I would use them again and recommend them to others without hesitation.

Forgot to take a before shot. This is after primer coat.

We're very happy we hired Modamas to paint the exterior of our house. It was a decent sized job and Modamas put four people on the job, which lasted four weeks. The crew was professional, and their work is high quality. They are clearly knowledgeable and experienced. They showed up every day on time. We had a manager, Nelson, who took ownership of the project and managed his crew professionally and respectfully. He was easy to work with, gave his educated opinion about things, such as which brand and type of paint works best in our SF weather. When there were issues, Nelson was flexible and interested in finding a solution that worked for us. Something to state, which most people know, is the prep work is the most important and time consuming of a paint job. They spent 75% of the time on prep, filling cracks in the stucco, sanding the window sills, etc. The actual paint looks fantastic and should last a long time. We will use them again, and I highly recommend them to others.

Before/after

We had our 118 year old house with a ton of deferred maintenance painted by Modamas last year. We saved for five years after buying the house to get it painted. As they dove into the project they found a lot of things that needed to be repaired - flashing, window frames, gutter, back steps, etc. They arranged for their carpenters and a 3rd party sheet metal guy to do the work. They communicated thoroughly throughout the process, providing estimates and photo documentation. I won't lie, it was not cheap, but they did high quality work and the crews were great. And after the crazy rain we had this winter, I am so glad we had our gutters and rotted window frames replaced/repaired. The bonus? I was hoping to make our house look less bad, but what we got was actually a nice looking house.

This review is a bit overdue but we're so happy that we chose Modamas to paint our home's exterior. Miguel was extremely communicative from the beginning and offered valuable advice while I was choosing colors. He and Eric were a professional team that provided high quality work. Their estimate and timeline was spot on. We love returning to our fresh looking home!

Power wash, prep and paint. Erik Virula did an outstanding job painting the exterior sides of my house. Erik was prompt, polite and respectful of my home. He cleaned up everyday as the job took 4 days to complete. Erik also power washed my deck and returned the next day after the work was done to attach loose boards on the decks steps. I really appreciate his thoughtful attention to detail. Erik is my go-to painter for this type of work. I highly recommend him.

We hired Modamas to paint the exterior of our home, and couldn't be happier with the whole experience. Alfredo and his team were highly professional, skilled, punctual, and a pleasure to work with. We had a number of carpentry repairs needed, and they were able to take care of those in conjunction with the painting, making for a seamless process. They were very responsive to any questions or requests we had, and we felt they really went above and beyond. The house looks great with the new paint, and it's such a relief to know that so many of the repairs it needed are now taken care of. I highly recommend Modamas!

Back of house. They even replaced caps on my stair railing - and they didn't even paint that! Very appreciative.

Modamas did a great job painting the front of our house. They have very good attention to detail and are very easy to interact with.

Our neighbor highly recommended him for our stucco project, and he exceeded our expectations from start to finish. From the moment he provided his bid, everything was timely and professional. He took the time to explain the differences between Blueskin and regular waterproofing, including the pros and cons of upgrading. When it came to ordering windows, he walked us through why investing in higher-quality options was important and how it would benefit us long-term. What really stands out about John is his integrity and foresight. Our project lasted about two months through winter, with plenty of rain and wind, but he was always one step ahead. He made sure his team covered and protected the work without us ever having to ask. Even while managing multiple projects, John stayed on top of every detail. His organization and communication gave us complete confidence throughout the process. I would hire John again in a heartbeat.

I had so many questions and John was super nice about answering everything. He was also great about working with another contractor and trying to coordinate schedules and such. He also went above any beyond to ensure the quality was there. The first time he resurfaced, my husband already approved it, and they took the scaffolding down. But when John came back he wasn't 100% happy with the work and resurfaced the entire house to ensure it was up to his quality bar. You don't see many people like that in the industry. I'd 1000% recommend John for any of your stucco needs.

Roof leaking, windows leaking, wood rot, termite damage. What a mess. Seamus has the skills (and in the case of the roof, the associates) to fix all of these problems. His team chiseled out all of the aged stucco and added new chicken wire, flashing and weep screeds. He removed all the rotten wood and essentially rebuilt the front corner of my house, including a decorative wall that was so leaky that its bones had completely rotted away. Then his team re-applied base stucco and let it cure properly before mixing a beautifully colored finishing coat that was perfectly textured. The house looks amazing now. I had been putting my head in the sand for years, ignoring all the growing cracks in the stucco and knowing that water was soaking the bones of my house. I have peace of mind now. Also, as people note below, Seamus is responsive and a good communicator. So important in a contractor. Thanks Seamus.

His communication and updates were great and he kept us well informed with photos and messages. His crew were totally professional, friendly, and clean and we couldn't be happier with the end result. I can't believe they were able to do everything they did in such a short time during the intense storms. I highly recommend them and would call them again if anything else comes up.

Fast forward 7 years, and we decided to finally do something about it. After meeting a couple different folks, it became clear James not only had the experience, but the resources, professionalism and demeanor necessary to work through a substantial home project. For example, upon sharing with him that we had a challenging neighbor who was likely to openly complain and even interfere with the workers on site, James assured us he would handle it. Naturally, it only took a day or two of work for the first complaints to be lodged, and James indeed approached the gentleman professionally and courteously - without compromising the job - never to hear a peep again. Additionally, while cost isn't everything, it is certainly a point of consideration for most. And we were very pleasantly surprised to see that his bid for the very same work, including process and materials, came in notably lower than another respected professional in the city. The only difference was that we acquired our own permits for the job and street parking (time-intensive at the outset but not nearly as painful as I'd feared), but even accounting for that cost, we came out ahead. Best of all, after just a few weeks of actual labor (!), our house now truly is that of our dreams - it's literally as though we bought a new one and the compliments keep coming.
