The only discussion I want is my $1950 security deposit returned, as well as the $800+ $932 fees (that I paid). The building was left in pristine condition. Here is what I was charged: not including the $800. $51 for working lightbulbs. $257 for new blinds-and I purchased (and left) new ones. $287 to remove empty planters & a bathroom stand. $800 for ????? Maybe Colin can clarify? $2400 to post a rental. $143 for 1 day of utilities. $25 for parking pass-when they were all returned. Move out Oct 31-new tenant Dec11. Feb 5- notice of not returning deposit =91 days. VA law requires 45. I endured all these financial issues, while maintaining the rent at the property, and erroneous fees, all in the midst of losing my parent. The treatment was/is abhorrent. The amount of stress, trauma and grief that I went through-was compounded by Richey's flawless ability to overlook facts and replace them with greed, and random expenses. THAT WAS NOT HELPFUL. FAIR. OR MORALLY JUST. Shall I continue?

    DONT RENT FROM THEM!!!…read more Nothing but problems since move in. I'll list the issues we've had in the past 5 months. 1. Me and my very pregnant wife (that gave birth days after moving in) moved into our house 5 months ago. When we took the tour of the house we noticed that there was bug traps everywhere but we didn't see any bugs themselves. When we asked about them we were told that they recently remodeled the kitchen and had a bug issue but they had been replacing the traps weekly and had no sign of bugs for several weeks. The day after we move in we find roached and other bugs all over the house. Bedrooms, bathrooms, kitchen, living spaces, you name it there was bugs. When we contacted our property manager they said that its our problem now and they weren't going to do anything. We contacted an exterminator that found that the kitchenet in the basement was not properly sealed and has signs that bugs have been present in that area for years. They still refused to do anything. 2. We have contacted a health inspector that found MULTIPLE building and safety violations. They have not repaired them and an inspector may be getting a phone call real soon. 3. We put in several service requests that never got answered because they were waiting on property owner approval. The property owner made contact with me in regard to having some trees trimmed. During that conversation I asked if there was an issue in regards to our service requests. He explains to me that he was never contacted about any service requests and that he would look into it. We received very poor service shortly after. 4. The water heater broke leaking water everywhere and their emergency maintenance people took several days to respond. That also required a phone call to the property owner to get it resolved. 5. When my wife came off of maternity leave she was given very few hours at work as a preschool teacher and ended up switching jobs to be able to get her regular 40 hours a week back. We expressed that this loss of income was very unexpected as she was told she would return to her normal schedule upon return. We also expressed that we may not be able to make the full payment by the due date but would be sure it would be paid in full by the end of the month. There was no flexibility offered or available to us since we were only renting for a few months at the time. We did pay all of our rent along with the late fees which were several hundred dollars by the end of the month. We have never rolled a balance into the following month. 6. We then receive an email that we are being charged $500 for lawyer fees. Which they put into our rental portal as so they could then charge late fees if not paid. When we asked what lawyer fees we are paying for they told us that they would not go into detail and that our portal ledger is the only information they would give. It wasn't until we received legal counsel that told us that they are obligated to tell us what legal service we are paying for that they finally sent us an invoice from a very low rated law firm that was no different from what they gave so its still an unknown service. They also sent us this email at 5pm and told us we had to pay the fee by end of day or we would receive late fees. The office closes at 5 and we are under the assumption that it was a timed email so we would not have the ability to contact anyone about this email until tomorrow.

    Do not make the same mistake I did. Dynamic offered a full job quote and then did not perform the…read morework in a remotely acceptable manner. They then tried to switch to an hourly rate and offer expensive off-the-wall solutions to finish the initial job that they botched (same as other reviewer). I've used contractors before and this is by far my worst experience. Strike 1 - the agreed upon job was to mount and level all of the cabinets for granite. They left stating a portion of the cabinetry was a quarter inch lower and the granite guys would fix it. Dynamic didn't finish the work and kept stating they stayed more hours than they should've so they left. When the granite installers couldn't finish their job because of the uneven and unfinished cabinetry work-- Dynamic stated we needed to a $900 solution for the work they initially agreed upon (this included metal jacks in the basement for our main level kitchen floors, what?!). Needless to say, we got real professionals in here to simply increase the base height of the cabinets a quarter inch using 2x4s and the granite installed wonderfully. There were no "floor stabilization issues" as Dynamic continually said there would be. Strike 2 - the other part of the job was to add an outlet above the stove for our range hood. Dynamic used an existing outlet, reran those wires to the new outlet. Then they closed the old outlet up with drywall in front of it! We got an electrician in here to fix that, because adding a new outlet doesn't mean you get to close another one up with drywall. Goodness. Strike 3 - they quoted a second part of the job (before we realized the poor quality of the initial work and lackluster response thereafter). Dynamic quoted 2.5x price and double the days to finish as several other contractors. Not efficient or cost effective.

John prides himself on his LinkedIn page of having excellent communication, leadership, and follow up skills, from his time in the Government overseas, but during the time that I have rented a property from him, he has demonstrated every time to not follow up or follow up many days later, if at all. What is advertised is not what you will be renting - as another poster mentioned - timely responses to get resolutions to fixes are not done. Items that should work at a property, often do not work and John has limited to no knowledge of any of the properties that he is renting, so any value add from his property management firm is basically useless. When John does communicate, his requests are last minute, with limited to almost no prior notice and any written communication are always cryptic and unclear - John never answers questions clearly or directly. Unfortunately, I believe that John at PMI is just simply a "slum lord" and is lazy. Unfortunately, I should have trusted my initial instincts - I did Google around, since I didn't get the right vibe from the property initially, and didn't get the right vibe when first working with John. Knowing what I've experienced, I would have never rented a property from PMI and would strongly advise anyone considering renting a property from John at PMI to look elsewhere or plan to set yourself up for a lot of issues, challenges and a sub par, property renting renting experience.
