For a first time home buyer - with a whole lot of questions and concerns - Brian and Angela were exactly the right folks to get me through from early exploring to final closing and beyond. Bought a condo in DC with them. Brian made sure he knew what I was actually looking for and went with me to many places with me, giving on-the-ground advice and reality checks that helped me quickly winnow down the places that really worked for me. I even backed off just before I was about to put in an offer on a place because I wanted to cool my jets and think through all the finances (since it was new to me). Brian completely understood and I also understood that the place could disappear. Importantly he did not just drop me like a hot potato, which is what I assumed might happen. We kept looking at places for a bit while I sorted out my details and - fortunately - when I felt I really was good to go, the place was still there and still looked like a good choice. I'm usually allergic to seller-pressure but here I felt there was a lot of honesty and lack of pressure in the process. As an out-of-state seller, I was nervous about entrusting the sale of my DC condo with a broker on the opposite side of the country. But a friend referred me to Brian, and from our first conversation, I knew I was in very good hands. I'm a former real estate agent (from many years ago), but I was a first-time home seller. Brian and John were great to work with! First of all, they've been doing this for a long time. That means they were more than able to handle every aspect of helping us buy our home. They knew everything there is to know about a VA loan, which is what we were trying to do. It also means that they know a lot of people in this business. The lender they referred us to (Alex at First Home Mortgage) was just as wonderful as Brian and John and just as great to work with! Also, the inspection company was cool - they use infrared! (Capitol Infrared) Brian and John always made themselves available to us whether it be via text, email, or in person (Brian). We really appreciated that. We also felt like Brian was always advocating for us. It was kind of fun to be a "client" for whom advocacy was required since both my husband and I are attorneys, so we are usually on the other side of that scenario. Even when some small issue came up at closing, he was assertively (but professionally) ensuring that we were taken care of vis a vis the selling agent. (Very small issue - the window lock wasn't fixed like it was supposed to be. My husband and I didn't even notice when we walked through the morning of closing, but Brian got there 30 minutes before us and checked everything that was supposed to be done. He made sure that a repairman came out later that day and fixed it!) The thing that really put Brian and John over and above what we could have hoped for in a realtor was actually when things DIDN'T go well. We tried to purchase a condo before the one we ended up purchasing. We were under contract with the seller and had paid for the appraisal and the inspection. Only then did we get to see the condo docs - and they were absolutely bananas. (I started typing out the whole thing, but I just deleted it so as to not bore you with the details.) Point is - the deal fell through, and I was pretty much heartbroken. (This was to be my husband's and my first home we bought together, after 8 years of marriage! And I LOVED that place - I saw our whole future there, etc, etc). After that experience last summer, I didn't want to go through this process again. In addition to being really sad about losing that condo because other people were sneaky, I was angry that we had paid for the inspection and the appraisal. I explained all of this to Brian when he asked why I didn't want to look for another condo. He was awesome about it. He assured me that what happened was highly unusual, and that he was sure he could find a great home for us, and then he did something really crazy - he offered for him and John to pay for the next appraisal and inspection so we wouldn't have to incur the cost twice. What!? Who does that?! We were so blown away by their generosity that we decided to give it another shot (a few months later). We ended up finding this great condo - which is actually way better than the first one. When we were unsure about the windows/lighting, Brian insisted that we come back in the morning to see how it looked then. (SO BRIGHT and SUNNY! Great idea, Brian!) We decided we wanted to make an offer - but we couldn't afford the asking price. The most we could afford was 15K under asking. Oh - and there was another couple who was also working on an offer. (EEK! Real estate buying is so intense!) Our initial thought was to offer lower than what our max would be so that we had some room to negotiate. We asked Brian what to do. He advised that since our best offer was quite a bit under asking, and since there was another bid that same day, he thought we should just make our sincere best offer and then, even if things didn't work out, we'd know we gave it everything we had. (He wisely advised us that it would be pretty awful if we lost the condo because we tried to under bid by 5K so we had some wiggle room. Great point!) We heard back from Brian later that night - the seller accepted our bid! (We were getting ready for a halloween party while we were going back and forth with Brian and he with the seller's agent - it was all very exciting. And scary. Condos cost a lot of money!). Anyway, it all worked out, we closed a few days before Christmas and moved in the day after Christmas. We are alllllmost done painting and unpacking boxes, and we couldn't be happier. We love it here, and we largely have Brian and John to thank for making this possible and relatively painless. We recommend them to everyone. read more
