But here's what the Friedson Group did for me: Leslie is a consummate professional. She's a closer. She knows the real estate business inside-out and manages to read buyers and sellers like a great marriage counselor; except everybody wins. She sold me my first house 18 years ago in an incredibly tough market were there were 12 other bids, all way above asking price. She got me that house for $20,000 LESS than asking price. Yes, less. Leslie's team and fabulous sidekick Tyler helped my son buy a very cool house in Silver Spring. The inspector she works with helped my son avoid a house with serious flooding issues that would have cost $60,000 to mitigate before even moving in. Her mortgage broker got him a great rate. After my daughter had spent months looking for a house with other real estate agencies who gave her shady advice on prices and contracts, I strongly recommended Leslie. She found my daughter the perfect house in the perfect neighborhood and worked tirelessly to help her put in a bid that worked! My daughter especially liked how Leslie listened to her and didn't let her compromise on her must-haves. Last but not least, after 19 years I told Leslie about my idea to move out of our house in Bethesda, rent it out, and buy a house in Silver Spring to be closer to family. She didn't skip a beat. She helped us think through the pros and cons of this risky endeavor. She knows the market and helped us see the moneymaking potential of the house. When we decided to go for it she told me exactly what I needed to do to prepare our house for rent. She tells it like it; specific important things like "get a new fridge, those lights have to go, use this paint color." She even helped us with the ad to rent the house. We had to move out quickly, so Leslie got right on it and found us a wonderful house within minutes of our daughter, our son, my sister, and it's closer to my husbands work. I sold my house using Rob Spicer's services and could not be more pleased. He has a fee structure that is unlike all other real estate agents in the area and it allowed me to save several thousand dollars in the sale of my house. His website lists his services and fee schedule, which is customized to the needs of a client. I chose "Option I" which essentially had a $495 fee and 1% commission. Most other real estate agents were 3 or 4% commission, so this was a significant reduction in price. Rob was extremely professional, has excellent knowledge of the market, and is well-educated on real estate laws, local ordinances, etc. He allowed me to be in charge and yet was involved as much as I needed. I have worked with realtors both for my own businesses, my personal homes and as an attorney representing clients. Brad Rozansky is by far the best real estate agent I have ever worked with. He is prepared, he knows the market and he knows how to price and sell residential real estate. In this particular case, I was selling my late mother's house. There were numerous issues and delays because of Covid-19. Brad worked with me two months before we even had a signed sales agreement--I could not legally sign until I was appointed as Personal Representative of the estate which was significantly delayed because of the Covid impact on the court system. He identified contractors who had the skill and the time to make necessary home repairs and updates and get the house ready for sale. He was responsive and organized. His marketing strategy was well thought out and resulted in numerous substantive bids with no contingencies--very unusual for an older home that was not sold as a tear down--resulting in a quick sale at a good price with no glitches. Yes, he is that good. He is my realtor for 2 years and handled three separate transactions for me successfully and timely for my 4-bedroom single family home in Northern Virginia. He located my first year renter on the second day when the house was on the market. Then he located my 2nd year renter prior to the house on the market. Further impressive, he found me the buyer offering a full price on the first day the house on the market. We closed the house in 21 days. Who can beat his record? This is not coincident.
