But here's what the Friedson Group did for me: Leslie is a consummate professional. She's a closer. She knows the real estate business inside-out and manages to read buyers and sellers like a great marriage counselor; except everybody wins. She sold me my first house 18 years ago in an incredibly tough market were there were 12 other bids, all way above asking price. She got me that house for $20,000 LESS than asking price. Yes, less. Leslie's team and fabulous sidekick Tyler helped my son buy a very cool house in Silver Spring. The inspector she works with helped my son avoid a house with serious flooding issues that would have cost $60,000 to mitigate before even moving in. Her mortgage broker got him a great rate. He is prepared, he knows the market and he knows how to price and sell residential real estate. In this particular case, I was selling my late mother's house. There were numerous issues and delays because of Covid-19. Brad worked with me two months before we even had a signed sales agreement--I could not legally sign until I was appointed as Personal Representative of the estate which was significantly delayed because of the Covid impact on the court system. He identified contractors who had the skill and the time to make necessary home repairs and updates and get the house ready for sale. He was responsive and organized. His marketing strategy was well thought out and resulted in numerous substantive bids with no contingencies--very unusual for an older home that was not sold as a tear down--resulting in a quick sale at a good price with no glitches. I would give Five Stars Plus if I could.

I sold my house using Rob Spicer's services and could not be more pleased. He has a fee structure that is unlike all other real estate agents in the area and it allowed me to save several thousand dollars in the sale of my house. His website lists his services and fee schedule, which is customized to the needs of a client. I chose "Option I" which essentially had a $495 fee and 1% commission. Most other real estate agents were 3 or 4% commission, so this was a significant reduction in price. Rob was extremely professional, has excellent knowledge of the market, and is well-educated on real estate laws, local ordinances, etc. He allowed me to be in charge and yet was involved as much as I needed. I have bought and sold other homes, and felt fortunate to be able to do business with Rob. I highly recommend reviewing his website and considering him for buying or selling property.

I made an offer on a home recently (and ultimately purchased) and First Class Title reached out to…read moreme and indicated that the bank that was selling the home would cover a significant amount of the owner title insurance if I chose them to perform the title work and closing with them. I did. Mistake. HUGE mistake. The home was a foreclosure and because of that, my mortgage broker and real estate agent insisted that specific language be inserted into the contract. At the heart of this, there were 2 issues: 1.) The entity that owned the home, had deeded the property to another entity. So to ensure that I was purchasing the property from the correct entity, language needed to be put in the contract via an addendum indicating who had the deed and who was the actual seller. 2.) Language needed to be removed from the contract that would allow the seller to make document modifications AFTER the closing had taken place. Both of these requests took WEEKS to be completed. Each request was a one pager to be included with the contract. As a result, we didn't close ontime and we almost lost my interest rate lock. The contract changes were the kind of stuff that someone could complete in 10 minutes or less. It was only because of my tenacious mortgage broker and real estate agent that we were able to have a successful closing a couple days late. It was the first mortgage in over 20 years my mortgage broker didn't close on time with. First Class Title is massively disorganized, rude and forgetful. Multiple times we were told we would have the documents at a certain time...only to have to call them up and ask them where the documents were...and only to have to re-explain why we were calling and who we were. If they offer to pay part of your closing costs (title insurance)....DON'T TAKE THE OFFER. You're better off avoiding these people, paying the extra money and having a less stressful closing. Their website says "Your real estate closing on your new home or commercial property shouldn't be a grind!". My experience with them was definitely a grind...in a bad way. The old adage of ....you get what you pay for.....definitely applies here. Avoid them at all costs!!!!!

We learned why because they didn't conduct their own settlement - it was with a mobile notary who could not answer any questions and would not accept the seller leaving the keys for the buyers. 3. The release the funds to the seller holding funds from the seller's proceeds without first receive the signed document from the seller AND issuing a revised ALTA. Nothing about the experience with CLA Title has been up to the level of good title companies I have worked with in my over 22 year career. I will avoid working with them at all costs in the future.
