It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

    I bought a 2 bedroom condo in October 2020. I wasn't sure about the area, but having lived there…read moreseveral months I'm really happy with the location as it's convenient to everything. Also the condo association does a great job of keeping the complex clean, quiet and updated. Working with Dave the property manager is really easy and they are really responsive to concerns. I'm a snow bird and I notice the units are generally occupied by younger working people which is fine, but different than my demographic. People are friendly and helpful to a snow bird. Also, the monthly HOA fee is very low for all the facilities that are available: pools, hot tub, basketball and racquetball courts and bike storage etc. I haven't lived in a HOA for much of my life so I am getting used to all the rules, but nothing has been too burdensome. The HOA locks the gate closest to my unit after 6 pm on weeknights which makes for extra driving when returning after 6 pm. However, I understand the extra security because I have seen some sketchy people in the area and the HOA feels very safe and quiet. If I lived in AZ full time, then I would probably buy a house or condo in a nicer location, but given my part time status Circle Tree Condos are great and meet my needs.

Pool and public areas have rules that you need to play by. But trust me, I've lived places after where the HOA let anyone get away with anything and it was a nightmare. I appreciated the fines people got for breaking rules. Guess what? No one wants to hear you at the pool after 10 pm when we have work the next morning, or have you park in the wrong space or blast your music. Shut the hell up and get back in your apartment. Yes, I reported so many and I loved it! The buildings are a little older but they do their best to take care of something if it needs attention. Also, the neighborhood is a little scetchy but they have codes and gates that keep you safe. They also have 24-7 security which takes good care of the area. Specifically surrounding noise complaints, they're on! They're also very good about communication. If something is going on regarding maintenance, or events, they are good at telling you in advance. The people there were pretty nice. Lower income mostly, but super friendly. A lot if families with kids or retired older people. Good part is the condos are located right next to the freeway if you need to get anywhere fast.

    Complete lack of urgency to address maintenance issues. Currently I have no hot water, no heat, and…read moreextremely low water pressure in both sinks in my unit. The water issues happened on a Saturday morning. There is no emergency maintenance line (though capstone will tell you it is an emergency line), just an offsite call center available after hours. It is not easy to find the number to call for this call center and once I did, it still took over 45 mins just get a maintenance request submitted (due to excessively slow responses on their end). The call center is unable to tell you when you will hear from capstone or a vendor assigned to the problem. I did end up speaking to my property manager (Janelle, mentioning her by name to counter the positive review she has below mine), who told me I'd have to "get creative" (her exact words) over the weekend in order to bathe for work, do dishes, etc.. I wonder how long she personally would be willing to "get creative" and tolerate no water pressure or hot water at her own home? The heat in my unit has not been functional for at least 2 weeks. The owner of the property didn't like what the first vendor had to say so then they sent a second vendor out over a week later. This has forced me to rearrange my personal schedule to be home at inconvenient times because the owners don't want to pay for whatever repairs were recommended. How many second opinions are they going to put me through before they do something? Who knows. Sure this is Phoenix and I don't have any kids or elders to keep warm at night, but that's not the point (and I get the vibe the urgency level would be no different even then). Regardless, how is it acceptable for them to take weeks to deal with broken heating and put me through dealing with multiple vendors and them not being willing to pay for an emergency plumber to fix my water over the weekend? What if this was a broken AC in the middle of summer? Would the response be the same? They only care about making money and saving money for the property owners, they have zero concern for the tenants. Functional water (including hot water and water pressure) and heat are basic requirements for making a property habitable per AZ law. I currently have neither. Unfortunately, AZ heavily favors landlords over renters when it comes to the law so I likely have no legal recourse (and I'm sure Capstone banks on this because they know they have the upper hand), but you can bet I will be looking into it and at minimum posting reviews wherever I can. Prior issues: 1. I've reported a nasty odor from the shower drain which they have repeatedly ignored. They did send somebody out once to fix the broken toilet and told him to "just make a note" about the shower drain issue but to not actually do anything about it. Management then cancelled the maintenance requests I had placed on the portal 2. They will force you to submit to a yearly "walk through" to allow a third party to come into your home and take multiple photos of every room. This is invasive and ridiculous and NOT standard in the industry 3. They ignore requests that they don't want to answer. At my unit, the homeowner pays the utility bills directly and the amount is pushed through in the portal for me to pay. When I have asked to actually see any of these bills I am being charged for, Capstone ignores me. The unit has what appears to be the first digital thermostat ever created - I offered to have a smart thermostat installed, at my cost, through a vendor of the owners' choice. Ignored. 4. They will charge you $50/month for access to their online portal and for bimonthly air filter changes. You will have to let somebody come in and change the filters for you, they will not allow you to change them on your own or they will charge you (when I viewed the property prior to signing the lease I was told by the agent at the viewing that I could change my own air filters - he was wrong). You will also be charged a fee for paying your rent online through the portal (that they are already charging you to be able to access). Avoid this company at all costs, at least as a tenant. If you are a sheisty property owner who doesn't give a crap about your tenants, this may be the group for you. After selling my home and moving into a rental while I search for my next home and/or consider a move out of state, I was extremely leery of going through a management company. Capstone has firmly confirmed that my reservations were justified. It was a huge mistake and I urge you to not make the same one

I complained about people parking in front or by my home and I was told to go hunting for where they lived so they can address the fine. I received a current violation without warnings. They stated I received two courtesy letters which we never received. The letter received already assessed a fine. Our neighbors and neighborhood doesn't follow any of our guidelines. People still park in the streets and by our house all the time. Trash cans never get put in back yards and stay in front of peoples homes. Garages are still used for living spaces . I got a fine for tree branches hitting our home. For a company that prides in customer service has ineffective communication with home owners who actually follow the rules but there are homeowners that continue to have non maintanced yards and trash bins in front of their yard.

We are talking months from major to minor fixes and yes keep your text messages and emails as proof always. Every issue that arises, you are the " technician" your job is to solve the issue. Not actually rent the property and pay on time. Why does it take weeks to send out a technician to fix anything? Yes, we had scorpions in the beginning when we first moved in we mentioned it and all they said, was " tenant is responsible for pest control. " Terri Young has her days, some days she is nice and pleasant other days she is a bit dismissive. She does try to resolve the issues, but whoever is over the maintenance line is going to frustrate you. Again expect to be the handyman or technician. They ask for you to be the technician/handyman so you can try and figure out the issues of the maintenance request. Versus just sending out a "licensed " technician in the first place. Not sure how this place received 4 star or higher when issues arise and they throw the issues back on the owner either not responsive or taking forever to respond. Only rent from this property management company if you have not found any rental properties at a cheaper price. Nightmare on Stratton Street coming to a neighborhood near you.
