    Hole in Bathroom from water damage they just painted over. Bar of soap for size.

    (Wont Let me post full post! ** FULL POST IN PICTURES**) Honestly, I have no words for my experience over the past (almost) YEAR. (This is the first apartment I have ever rented and honestly I am appalled at how I have been treated and what I have experienced.) To start #1 (Washer and dryer problems due to uneven floors throughout apartment) When I first moved in to my unit, the washer and dryer DID NOT WORK. I believe the final verdict was that the pump was broken. I was washing my clothes at the launder mat for the first MONTH of living here while trying to get that taken care of and fixed. #2 (Problems with WATER DAMAGE & MOLD!!) After speaking with the neighbors, we found that the previous tenants vamped with out telling anyone and there had been WATER DAMAGE from the unit above (this was not disclosed to me at all) and they had to gut the kitchen and part of one of the bedrooms. This would not have been an issue except for the fact that I later discovered the apartment had MOLD!!! I called to get it fixed after trying to treat it myself and it coming back. They came out and sprayed some kind of spray to kill it and called it a day. That fixed it, OR SO I THOUGHT.... that MOLD came back with a vengeance. (See pictures Below) They came back again, spraying it and fixing it for a few weeks which only irritated the spores even more... this stuff was white and green and black, hell it was even 3D! (SO GROSS!!) At this time I also told them about the peeling paint and small spot above my shower that looked a little fishy, to which they sprayed and painted over. These spots are now worse, and I even have a hole above my shower now from where the water damage has eaten away at the ceiling because it was just PAINTED OVER and not REPLACED... (Pictures below) #3 (Needed new AC in middle of SUMMER!) When it started getting hot, my AC was literally always on (granted I keep my place pretty chilly) but nothing too crazy. After a few days of the temperature being at a steady 78*, I decided to call and make a maintenance order. They came out and I guess fixed it ( with some spray stuff outside? Idk) for the time being because it went out again a few weeks later... They came out to look at the AC unit again and literally told me, "Oh yeah, that's broke broke..." Like NO SHIT... THATS WHAT I HAVE BEEN TRYING TO TELL Y'ALL! They put in an order for a brand new unit, which was going to apparently take a FEW DAYS to come in? I remember at least 2 nights where my mother was worried about me being too hot from having absolutely NO AC, in the middle of SUMMER... #4 (Cracks in door leading to outside TAPED & PAINTED OVER!) While dealing with all of the AC problems I found that my door that lead to outside (There is a front and a back door on my unit. front leading to a number padded stairwell and the other to the outside street) had a considerably large gap underneath the door. I thought maybe that could be contributing to the AC always running... One morning I could see what looked like light rays coming THROUGH my door? Upon further inspection I found that there were CRACKS in my door (that lead to outside!) that had been seemingly COVERED UP WITH SCOTCH TAPE (I SHIT YOU NOT!) AND PAINTED OVER !!!! #5 (Poor carpentry) After raising hell about my TAPED UP door... They came out to replace said door. This process took 2 nights? I think? First, these men had my door open letting all the air out and all the bugs in for HOURS!... and this was just on the first night. They discovered that this door that they brought to replace it didnt work for some reason? ( I cannot remember if it was because of the door not fitting or the deadbolt lock? Idk, pretty sure its because it did not fit in the doorway) So they put my old door BACK ON, and came back the following night to finish the job... Second, the night that they came back; they came with extra wood this time to make it fit in the doorway? (This thing is ugly... Picture Below of the awful fix lol) Not to mention they repainted the door to match the building, while it was on the hinges (Inside and out) which took forever and I could not close my door the whole time because it would mess up the paint? Letting MORE BUGS in and sweet sweet AC out... Third, They had to leave yet again because the door did not have a deadbolt or something on it, so they had to go buy one and drill a hole for it in the door. (Now they only have a key that unlocks the bottom door handle & my inside stairwell door when the chain lock is not locked) I was only given 2 keys for said deadbolt, sooo.... (Like I said above, pictures of the poor job done that was apparently passing to these people)

    They will charge you for normal wear and tear. When you ask for the move out inspection they will send you photos with nothing wrong.

I am consistently surprised at how poorly Revid is reviewed on here so I thought I'd put my 2c in. My duplex is a cozy 1st floor and throughout the 2+ years I've stayed there, we had a variety of small issues that Revid always came to fix as soon as possible. Winter 2017-2018 was particularly cold and our pipes kept bursting, but Revid would send people after hours no matter what. During the summers, when our central AC would go, they had people there to fix it within 1-2 days. They were even kind enough to fix things that contractually they did not have to fix (exclusions in our lease) basically because I asked them to - never cited the lease exclusions or anything, just sent someone over. I cannot speak more highly of the maintenance staff, who consistently dealt with our issues like professionals, and never once complained about my dog (who barks a lot when strangers come in her house). Regarding the leasing office: Very nice people, inconvenient hours but the after hours emergency line means generally speaking, if you need to talk to them you will get a hold of them. Nothing to note is a good thing to note - I never had any disagreements with them and they never treated me unfairly or mismanaged my place. When it came time to renew, they did not raise my rent. Compared to MRG: Slightly better Compared to Meridian: MUCH better

    The house we moved into was absolutely disgusting and it took over two months to get everything…read morecleaned to where we felt comfortable. All of the shelves in the kitchen had laminate on them and beneath the laminate was a layer of grime. The process of peeling it off and cleaning was a real pain and also all of the money that we had to spend for cleaning supplies and mask was just way too much. Just imagine having boxes sitting around your home for two months because you're having to clean after work for four hours every single day just a try to make a Home livable. Also, follow the people around when they do their house inspection in the beginning, middle and the end of your stay. They said the garbage disposal worked and about three or four months and I finally found the switch underneath the sink and tested it out, not a single movement or sound was made. They then go and check it later on and claimed that I broke it and charged me $65. I didn't pay it and then they hit me with $175 late fee. These people are terrible and I would never recommend anyone having to go through this painful experience that they've created.

An 84-year-old homeowner with six years of automatic HOA payments had a bank…read moreaccount compromised and replaced due to fraud, which temporarily interrupted the autopay setup. Instead of a simple phone call to walk through the payment solution, Eric Dover and Wright Property Management chose to turn the matter over to collections and attorneys within three months, adding hundreds of dollars in fees and filing a lien. Not every 84-year-old homeowner is comfortable navigating digital platforms, automated systems, or online portals. When communication finally occurred, the only "solutions" offered were digital portals and online systems -- despite the fact that the banking fraud itself disrupted the automated payment process in the first place. Dover was rude, curt and uncaring. The HOA dues themselves were paid immediately once the issue was discovered. The most disappointing part was the complete lack of compassion, accountability, and human judgment before escalating legal action against a homeowner with a long history of on-time payments. This experience felt heavily automated, unnecessarily aggressive, and frankly egregious. People working directly with homeowners, especially elderly residents, should understand how to communicate with human beings, not just process them through systems.
