Unprofessional and Disorganized - Avoid If You Value Your Time I had an appointment with Renshaw to view a rental property at 585 S. McLean on Monday, February 24th at 3:30 PM. I arrived early (3:10 PM) and found another prospective renter there, also waiting for their 3:00 PM appointment. Neither of us were met by an agent, despite both receiving confirmation emails and text messages earlier that day. Eventually, the other person received a text saying the agent was sick--but I never received any notification at all. Frustrated, I drove to Renshaw's office to get some answers. I spoke with Jake (who had long hair down to his waist) and another woman (white, brown hair, glasses) who was shockingly rude and dismissive. Jake, to his credit, offered to show me the property right away. I agreed and immediately drove back to 585 S. McLean--but Jake never showed up. Since Renshaw doesn't provide a direct phone number, I had to call multiple numbers from their website just to reach someone. Eventually, I spoke with Stephon, who called Jake for an update. I was then told that Jake had already been to the property, waited for me until 5 PM, and left--a blatant lie, as it was physically impossible for him to have arrived before 5 PM due to travel time alone. This experience was an absolute waste of time and showed a complete lack of professionalism, communication, and accountability. If this is how they treat potential renters, I can only imagine how poorly they manage their properties. Avoid this company if you value your time and sanity. read more

When he switched over to renshaw things go out of hand! They charged me late fee's in error, nothing was right, poor customer service buy fare! Renshaw just recently took over my townhomes and has given me and a couple of more tenants 30 day notices to vacate. I have been in my spot for three years and has never been late on rent. As soon as they takeover I'm being forced out because obviously they want to remodel and raise the rent. Not to mention I haven't had hot water or air in a whole week! Everyone they send out tells me they can't fix the problem. There have been three maintenance guys out to my apartment and still nothing is fixed! I know I have to be out by Sept 8, but as a paying tenant who just paid rent I feel like I am being treated unfairly because of the vacate notice. I honestly don't recommend these people as they have caused a major problem in my life! Not only did they just up and give me a 30 day notice, they aren't fixing any of my maintenance issues. I have Renshaw manage several properties for me. I've used other management companies and found Renshaw to be the best. I like being able to call and talk to Bob if I have a concern which is rare. There is a decent size staff and I'd say they range from good to great. My experience is that the folks that are great outnumber the folks that are good. From my perspective, that's a lot better than most companies whether they are a small business or Fortune 500. If you're looking to rent a home, you have to understand that you are actually renting it from the owner not Renshaw. The funds are ultimately going to the owner minus a small management fee. Renshaw manages the property and has a couple of different types of owners. I'm a real estate investor and I have the resources to address a problem with a home right away. When you have a problem and call your management co, they often are instructed to call the owner. My goal is to have tenants stay for a long time and my goal is to address issues immediately. Another type of owner may be someone that is renting out of necessity. They may have moved out of town, divorce, couldn't sell... You can pretty much tell what type of situation before you sign the lease. If the place is clean, attention to detail, you're going to be in good shape throughout your lease. If it doesn't look good when you're first looking, that's a sign of an owner that's going to do as little as possible, perhaps because they don't have the resources. If thats the case, pass on it regardless of how affordable the rent is. I wouldn't hesitate to recommend Renshaw for either managing an owners property or for someone to rent one of the homes they are marketing. Just use common sense and your gut feeling of the particular property you want to rent before you sign. If it smells like smoke and is dirty when you're checking it out... theres a good chance that isn't going to change. Once you sign, if you have an issue and don't get a quick resolution... ask for Bob or send him an email. A guy doesn't put his name on a business unless he cares. I wish I had the option to select zero stars. Dealing with Renshaw Properties has been the worst experience I've ever had with a company, by far. I'm not even a renter by the way. I saw a home I was interested in and called to schedule a viewing for the next day. Twenty minutes before the 1:00 pm appointment time, I received a call from an unknown number. No message was left. I missed the call and proceeded to the house. No one showed up. I called the office to confirm the time and was told to call the viewing agent. This was a red flag. She should have called the agent. I left a short, kind message for the viewing agent stating that I was at the home and needed to get back to work soon. She called me back and went off. She stated that she would not come to show the house because no one had answered my number when she called me. She even lied and said my voicemail box was full. (It wasn't). I told her to work on her professionalism because she's terrible at her job, which she is. She was sloppy and unprofessional. I called the office back to see if anyone else was available to show the home. The leasing office woman is just as sloppy and useless as the viewing agent. She said there are only 2 viewing agents for the entire company and they're both busy. RUN FROM RENSHAW!! If they treat a potential tenant this way, imagine how they will treat existing customers when a repair is needed. I am fortunate to have witnessed this company's work ethic first hand, beforehand. They're lazy liars. I ended up viewing another home with a different property management company. The other company allowed me to view the home THE SAME DAY I called. I told them I'd be there after work. The agent waited for me. After the viewing, I stopped at the nearest coffee shop to apply online. I received a call the next day stating I was approved and can now pay my security deposit and 1st month! Unfortunately I have nothing but negative things to say about this property management company. My client was using them for a few of his properties in Memphis, while he was based out of LA, and was overcharged continually for the smallest of repairs. It took them months to get tenants in, and during that time they were impossible to reach and there was little to no communication or efforts made to update my client. And they continued to say the homes were not up to standard, even though renovations had been completed and everything was in great condition. They were always making excuses for why he wasn't receiving a rental payment for the month and his money was being swallowed up with unnecessary charges. I've lived in one of their properties for almost a year and will be releasing. I've rented my entire adult life and never have I dealt with such amazing, compassionate, understanding people. They will work with you regardless of what you're going through while you live at one of the properties. I am so grateful for them, because any other place would have left me homeless. My college student daughter rents a bedroom in a 4 bedroom house. Rent is divided 4 ways and internet included. Utilities are also divided 4 ways. House has an alarm for which management cannot give us any info on in order for me for us to get discount through our renters insurance. All maintenance requested are half assed addressed if at all. The common areas of the house are not jointly cared for among all residents. As a third party fee mgmt company they should be just as concerned about their residents as they are with pleasing their owners - and they are not. read more

I am an out-of-state real estate investor and was looking to buy a rental property in Memphis, TN (site unseen). The real estate investment company I was working with recommended a property management company that I did not feel comfortable using because I discovered they had some rather negative feedback posted online from their tenants. I know that at times, you're going to have a few individuals here or there who are not in touch with reality and no matter what you do, they're not going to be happy. But there's a difference between 10% of your commentaries being negative vs. 100%. So I opted to rely on the BBB (Better Business Bureau) website to figure out which might be a better company for me. I was targeting companies who are BBB accredited, has been in business for at least 7 years, has an A+ rating as well as minimal number of complaints. I must have made over 10 calls that day before I came across a company that although they did not do single family residences (only commercial properties) they were kind enough to offer me a few referrals. Renshaw was one of their referrals and coincidentally Renshaw was also one of the qualified ones on my BBB list. All three companies this company referred me to based on my personal interaction with them were what I would classify as good referrals. The difference was, unlike the other two companies, Renshaw Property Management does property management and property management only. The other two companies, although professional, seem to be more interested in gaining my real estate investment business than they were in earning my property management business. I tend to have more faith in a company that has a specialized niche rather than a company that wears multiple hats and ends up being a "Jack of all trades, but a master of none". I could also tell by speaking to Bob Renshaw that he took tremendous pride in his business. Not only did he personally called me back, he called me back on a weekend! This is the difference between being an employee who does what is expected vs. an owner who follows up on all calls, rain or shine, weekdays or weekends. We had a conversation about what I was buying and although he wasn't necessarily motivated like the other companies to earn my real estate investment business, he actually volunteered to drive by the property I was buying over that weekend to see if what I was paying for it made mathematical sense for the rental income that it could potentially generate. Like clockwork, he followed up with me that Monday as promised to tell me that although it was a well located property with tremendous promise, it was also possible that I might be overpaying for the property based on the comps that he ran for the area. I had already suspected as much when I was initially presented with the numbers but it was good to have my intuition be reinforced by someone who not only knew the area well but whose family has been in the real estate business for 40 years. What I appreciated most about Bob's feedback is that he had nothing to gain by telling me this but yet a lot to lose. He knew that if I did not buy this property, there would be no property management business for him to earn. Instead of thinking what was in his best interest, he was genuinely more motivated to help me by giving me his honest opinion. Although I'm unlikely to move forward on this property, I will happily give Bob the opportunity to be earn my property management business when I do buy a rental property in Memphis. Trust is so crucial in this industry and especially for out-of- town investors that I can truly say, Bob has earned my trust. I moved into one of Renshaw's properties 1 year ago, I signed a 3 year lease, but was emailed and informed that I had to sign a new lease and pay an additional 10% a month. After I found paperwork proving that I had signed longer than a 12 month lease, I was told that I was "lucky" that I didn't get charged for breaking my lease early. I also did not receive my security deposit back. So after paying for a new place and having to move my family during a world health pandemic, I'm the lucky one for not paying for the clerical mistakes that they made. read more

I had posted a review about this property management company approximately one year ago, and in my review, I used the name of the realtor who had helped my roommate and me secure the property in which we live. Prior to moving into our unit, our realtor guaranteed that the condo would be in move-in condition by move-in date. On move-in date, the unit was covered in filth and dog hair, had a broken A/C unit, broken sink, broken dishwasher, broken garbage disposal, broken sliding doors, broken fixtures, etc. We attempted to contact our realtor numerous times via emails, text, and phone calls, to no avail. As the months went on, we discovered that we were living in a smoking unit, as massive holes in our walls were letting cigarette smoke into our unit from our chain-smoking neighbor below. The smoking unit was not disclosed prior to signing our lease. Many of our visitors told us that they could no longer come to our condo because the smoke issue was so overwhelming. This problem was not resolved until our neighbor tragically died of old age many months later. Approximately 8 months after I posted the review on Yelp using the name of our realtor, I did not hear from our realtor; rather, I heard from the owner of this company, sending me an email and CCing the realtor on the email. I chose not to respond to this email as I was offered no proper apology and was only reprimanded for publicly expressing my opinions about this company. Approximately 11 months after this original review was posted, I FINALLY received a phone call from the realtor asking me to please remove my post because one of his family members had seen it and he felt that it was rather "harsh." This phone call, nearly a year after the initial troubles began, was the first time that the realtor admitted to "dropping the ball" on our condo. He claimed that when we moved in, he was "out of town," which was the first I had heard of this information. I found this claim to be no excuse for being treated so poorly; however, during this phone call, the realtor offered a proper apology for the first time, and I agreed to delete my original post. Although I agreed to take down the former post using the realtor's name, I have decided to write this entry about this property management company to let others know about my experience. After my original review was posted on Yelp, I received attention from the maintenance department, who quickly responded to phone calls and fixed problems within a timely manner. It is because of the quick turnaround that my roommate and I received through the maintenance department (as well as our aversion for moving) that we decided to renew our lease. However, after I took down my original Yelp review, phone calls have again gone unanswered. For over a week now, I have been calling Renshaw and asking them to come out and fix our broken stove and to spray for roaches, and I continue to leave voice mails. Please make a well informed decision before using this company. You may receive better treatment if you are renting a higher-end property. Possibly the worst experience I've had with any company. My parents rented a house from Renshaw from 2013 to 2014 in Germantown. We first started noticing the companies unresponsiveness with maintenance requests, issues would be unresolved for months despite multiple visits by the maintenance crew. The main reason I'm here warning other's about this companies unethical and unprofessional practices is how they handled our security deposit. We were forced out of the home after our lease was up because the owner of the home found a buyer, there were constant visits by real estate agents and clients. Adding insult to injury, a move out inspection was never conducted and for the past two years, we've been trying to retrieve our security deposit. Despite our lease being with Renshaw, THEY RETURNED OUR SECURITY DEPOSIT TO THE OWNER OF THE HOUSE! I apologize for the caps. We worked with the owner of the management company to retrieve our deposit, but it seemed like he was hoping we would just go away. We are seeking legal action for our security deposit and damages/interest. Based on the reviews from the page, the only people they care about are the property owners (see for yourself). If you can, avoid at all costs, you have many options in Memphis to rent from. It's not worth the headache. read more

We are out of state owners of three properties in Memphis, and recently felt the need to change property management companies. We made a trip to Memphis, and were fortunate to meet with Bob Renshaw of Renshaw Property Management. We liked him immediately--he seemed very honest, and down to earth and we liked his approach to the business. So we decided to go with him and his company. Well, we have been with them for about 5 months now and have been very happy with our decision. One of the numerous reasons that we needed to change management companies was our original company couldn't seem to get one of our properties rented after three months. Within a few days, Renshaw Property Management had found what so far has been very good tenants for that property. We also had another property become vacant in the last few months and they found a good tenant, almost immediately. For out of state investors, we don't want our properties sitting vacant for long periods of time--so this was very impressive to us. The other thing I greatly appreciate, is that I can always reach the person I need to speak to at Renshaw--either I get them directly when I call the office, or they call me back within a short period of time. I assume they are that way with tenants as well (although, of course, I don't know that for sure). And of course, I can always talk to Bob, if I need to. We have had quite a bit of unexpected work that needed to be taken care of, in the last few months and they have supplied us with contractors who are reasonable and do the work quickly. I really don't think the previous management company took care of our properties the way they needed to be and that's why I suspect quite a bit of this work was necessary. All in all, we have been very pleased with Renshaw--Bob and his staff. They take their jobs seriously and we are treated with respect at all times. read more

Read your lease carefully and dispute anything shady before signing it. If you've already signed a lease with them that may contain illegal clauses, you still have the right to dispute it. I have never thought much or cared much for online reviews, until now. Now that I feel as if I have been personally wronged by Renshaw, I feel obliged to let others know about my experience. I was shown the property the day after it was vacated. They had no time to even do a cursory cleaning prior to showing the unit, but that was ok because my wife and I loved the place. The cleaners that came in did an amazing job. The lackluster performance started there. There had been no other work done to the unit. The walls were a mess, a fact evident from the very beginning. Now one year later, the unit wasn't immediately turned around and rented so Renshaw feels obliged to withhold my security deposit to remedy this condition. I feel very wronged by this. I won't mention the other highs and lows because there were equal parts of each in my interaction with Renshaw Property, but am so irritated at the way we parted ways that I want to let others know. read more

Stay away. This is the worst management company I have ever had to deal with. I worked with Matt Holt and our much anticipated move from Chicago to Memphis with our baby turned into a nightmare. I spoke to Matt several times because we were trying to move in earlier than originally planned because of the moving truck and he repeatedly told me it would be no problem. Too bad I believed him and thought he could do his job because we have ended up paying for it. The house was not ready for us at all. It was filthy. The kind of filth that makes your skin crawl. After being in a car for 12 hours my baby just wanted to be put down and run around and we couldn't do that because it was so nasty. I called to tell Matt about the condition of the house and everything just spiraled downward. Matt said he could get a cleaning crew to get over there right away. Didn't happen. I called the company to speak to the owner, Bob Renshaw and was told that Matt didn't report to him. That was a lie and Matt told me that is just what they tell people. I guess that is one way to get out of providing customer service. Then the maintenance coordinator Jeremy was a condescending jerk telling me about how they have a process and apparently poor communication is part of that process and then starts raising his voice like its my fault they screwed up. Oh wait, it gets worse. Then I get a call from Bob Renshaw who told me he was sincerely sorry that they made a mistake and they would get the house clean and ready by 9 that night. That didn't happen and no one even had the nerve to call me to tell me it wasn't going to get done. Matt did not call until 10am the next morning to tell me that the house was cleaned and finally ready to move into. They showed no concern that we had a baby, no place to go and had traveled 600 miles. At that point I was just done with them and I told them we didn't want the house or anything to do with them because twice they gave me time frames that they could not fulfill and plus the the crap customer service Jeremy provided. Who in their right mind would continue doing business with people like that? I was told I would forfeit my deposit and still owe two months rent because Matt told me that the owners of the house are depending on my rent check to pay their mortgage so despite everything that Renshaw screwed up, somehow I had to pay for that too. The long and the short, they have cost me hotel bills because we had nowhere to go which doesn't work with a baby, boarding bills for my dog, delaying my moving truck and showed very little remorse because all they care about is the money and they could care less about how they treat people. I would never recommend this management company to my worst enemy. To top all of this off, I received an email from Bob Renshaw that he sent to Matt but copied me on (how unprofessional) telling him how he did nothing wrong but try to help us out and it doesn't matter that he failed to do so because he did his best. I guess if the bar is set below mediocre and its ok to cost people money, then yes, you have done your job. Oh, and he also said shame on me for trying to tarnish their reputation. Its a joke. They have tarnished their own reputation by not fulfilling a deadline they committed to. They hide behind their excuses and its disgusting. I have been a tenant of Renshaw for over a year and a half. When I moved into my home, it was filthy. There were cobwebs, mice and rat feces, dead roaches and other insects, filthy walls that needed repaiting (isn't that a health department requirement for any new tenant/rental?) and floors that had not been swept. The oven was dirty and all the counter tops were dirty. The toilet seat lid was broken. All of these things had been covered in the showing beforehand when I gave them my deposit check yet none of it had been attended to by the time I moved in over a week later. Just after I moved in, the kitchen sinks started backing up. I reported it immediately to no reply. I kept calling and calling and finally they sent someone out. He reported he saw no problem. It came to the point where I had to video with my iPhone to prove to them that the sinks would not drain, and in fact would back up when I ran the dishwasher. Their repairmen continued to report no problem until finally, SIX MONTHS LATER, the plumber they sent was determined to find the problem. He cut a hole in the cabinet underneath the sink, in effort to reach the pipes, and found nothing. He cut another hole in the adjoining cabinet wall and found nothing in the pipes there. He finally found the blockage in a pipe under the house, in the crawlspace. It was a rock, composed of I don't know what, that was about the size of a kiwi. It had completely blocked the pipe and clearly had been there for some time. I still have the section of pipe with the blockage that he cut out to replace/repair. Of course, Renshaw said they would send someone to cover the holes that were cut under the cabinet. That finally happened one year later, after the home owner became involved. So in the meantime, my pots and pans and the area under my sink was fully exposed to the crawlspace under the house. It's no wonder I still find mouse feces in my kitchen. I have most recently called about the front door deadbolt not working. I've received no return call. And I was never provided a key to the iron security door on the front of the house. Not long ago, the drainage line from the washer began to back up. When I finally got the repairmen out, they reported that I didn't know how to load a wash machine and that it must be overflowing from the top. I've been washing laundry for over 25 years. I think I know what I'm doing by now. So again, I had to video the leak as it was happening. The home owner ended up sending someone to snake the line and there's been no problem since. Renshaw, clearly, did nothing other than avoid the issue long enough that the floors beneath the washer now have rot and water damage. They do not return phone calls nor show an ounce of proper business practice towards their tenants. They are one of the worst leasing companies I have ever come across in my 28 years of leasing homes and apartments. read more

I absolutely recommend Renshaw Properties' rental services! I have rented a single family home through them for the past 3 years. Their maintenance services are better than I could have ever imagined. Service providers contact me same day, or the next day if my request is entered in the evening, and in most cases schedule same day service. The service providers have been exceptionally polite and best of all, they only require one service visit to get it right! If the day comes when I decide to move again, I will definitely look to Renshaw to help me find one of their properties to move into. read more

I am a previous renter with this company and attributed my bad experience to a case of bad luck. They were never timely in returning phone calls and/or completing repairs and made you feel that it was your responsibility to complete your own repairs. It wasn't until my good friend whom has recently moved into the same property I once lived, began to experience the same treatment that I received, that I found it completely necessary to speak in regards to their unprofessionalism. I would like to say great things about this management company. Mr. Bob Renshaw seems to try and do the right things by his customers, but unfortunately, in order to get through him, you usually have to contact someone like Mr. Holt. If I did not have any problems with the property I had rented from them-I think I would have had an overall pleasing experience. First, there was the security system that had not been reset and that we did not activate. Because it ws previously used by the last renter, there was a code needed to turn it off if it activated-which it did every time the power went out. Unfortunately for us, the power went out only in the hours between 3 and 4 am in the morning. Luckily enough, we met up with a neighbor who used to watch the apartment for the last renters, and had a code! Unfortunately again for us, every time we called Renshaw and they said they would fix the issue, they never did. I just happened to catch one of the maintainance guys a month before I moved out and he finally disconnected the security system. Secondly, there was the issue of the weather stripping on the back door. Basically there was about a 0.5 cm difference between the door and the frame. No matter how many times I complained, this was only fixed after we mentioned it to a realtor who was showing the place prior to us leaving. Finally, internet and cable were supposed to be provided to us (as stated on the lease). However; no one knew of how to get these services connected and-no matter how many people I contacted-even at the Home Owner's Association (FOR A PROPERTY I DO NOT OWN), no one could help me. For all of the about issues, both our realtor and Mr. Renshaw were contacted, however; Mr. Renshaw nor our realtor ever corrected the issues until we were about to move out and they wanted to show the property to another customer. Even with all this-only the above two issues were corrected. The only thing that kept me at the property was the fact that I signed a lease and that I loved the location.
