Unprofessional, Unresponsive, and Unwilling to Address Serious Issues Dealing with this property management company has been incredibly frustrating. They manage my HOA, but it's hard to tell whether EZR is simply enabling questionable actions by the board or just unable to provide any professional guidance. Communication is one of the biggest problems. Homeowners are required to send certified letters to reach the board, and responses only come once a month. The replies are rarely informative or helpful, even though they claim to be "substantive." Meanwhile, EZR sends out frequent notices and emails to homeowners, showing a clear double standard that makes communication one-sided and inefficient. Since March, I've been cited multiple times for "weeds" in my yard, but neither EZR nor the HOA has ever specified what plants they mean or what standard they're enforcing. The only direction I've been given is vague -- "hire someone to spray your yard" or "remove the weeds." Even after I complied, I was told again that my "entire lot is full of weeds," with no explanation at all. To make matters worse, a board member physically threatened me. I immediately reported it to EZR, but they've done nothing -- or at least nothing they've communicated -- to address it. Avoid any building this company manages. They don't repair things in a timely way, if at all. My roof has been leaking when it rains since August 2025. The company has been aware of the leak since then, but has not completely repaired the roof to stop the leak. The building is infested with bugs and I find bugs in my kitchen every day. It's disgusting. The locks on the outside doors quit latching about a month ago and the company only posted signs saying, pull/push close. Not all residents are doing this, so the doors unlocked most of the time and anyone can enter from the outside. I'm ready to mov! read more

As the President of Greenleaf HOA, I strongly advise against hiring EZR Property Management. Our experience was unprofessional, retaliatory, and chaotic--exactly what you don't want in a property management company. After EZR learned--through a leaked internal meeting--that we were exploring other options, they responded not with professionalism, but with retaliation. Instead of facilitating a smooth transition, they sent a mass email to all residents, slandering past and present volunteer board members, calling us "unprofessional dictators" in an incoherent, defamatory rant. Then, despite our contract requiring a 30-day transition period, EZR abruptly terminated services, forcing us to demand they honor their contract. Even then, they did the absolute bare minimum to assist with the transition. What went wrong: Bills were left unpaid, creating unnecessary financial issues. Communication was passive-aggressive, unhelpful, and dismissive. They revoked our online portal access a full week before the contract ended, **blocking us from retrieving work orders and financial records--**a clear contract violation. Instead of ensuring a smooth handover to our new management company, EZR created obstacles every step of the way. Their lack of professionalism disrupted our entire community, wasted time, and caused unnecessary stress for our volunteer board members. It's ironic that the prompt is "What could improve" since they have to have seen all of these negative reviews and clearly don't really care to improve anything. I would like to congratulate them on being the very first company of any kind that I have dealt with in my entire life that has become completely non-responsive. Not just delayed replies. . . non-responsive-no reply. How incredibly rude and unprofessional. And no, I'm not someone that's needy or a constant complainer that contacts them often at all that they could classify as a pain or unreasonable. My few contacts with them since Jill left have either been completely ignored, inefficient, half-**s'd, or they've been extremely rude like I was wasting their time and they had better things to do. They, more than one of their employees, certainly made me aware of that with the annoyance in their voices. And I wasn't contacting them to complain about anything, I legitimately had some some questions and issues that needed to be resolved. And could have easily been resolved. I mentioned their ghosting/non-responsiveness and apparent incompetentness to someone at the building the other day, and they said that EVERYONE is saying the exact same thing. They also said that EZR has over 100 properties, so they're clearly just money grabbers spreading themselves way too thin and not caring about providing good service. After reading the very angry review of a Mr. Fergurson, I felt compelled to relay my experience with two ladies with EZR recently. I found them to be very knowledgable, patient, professional, and understanding. I mention patient because this is a necessity in the HOA & management business. I can see from Mr Fergurson's note he doesn't have a clear understanding of the process. It's the same as any other business. You cannot do anything until the month closes out. It's that simple. Some of your other comments seem like there is a bruised ego or personality conflict. I started in the residential, commercial management & leasing 47 years ago. I recognize this situation certainly had it a few times from people who didn't really have real complaints so they tried to make some make up and then start calling my staff and me names when it didn't work. Staff of the HOA is sometimes thankless job, but there are some great owners out there that make up for it! There is clearly no reason why you should be so hateful. I remember it well! I reside in Cypress Creek Plantation Subdivision in Olive Branch, MS. My wife and I purchased this property in June of 2021. At that time I started trying to get in touch with the local HOA in order to learn how I might pay the yearly dues. I never heard back from the HOA. Sometime later I found out that the HOA had turned over management to EZR Management in Memphis, TN. I then tried emailing EZR Management (twice, precisely) in order to find out how to pay my annual dues. I did not hear back from them either time. Instead, on a regular basis, I would find in my mailbox statements from EZR Management addressed to the previous owners of this property. I would mark the envelopes as "Not at this address; Please Forward". I had hopes that the previous owners could correct EZR Management's records (since it would be illegal for me to open mail not addressed to me). That went on for a while until the Post Office started sending the forwarded statements back to me. Each time they came back to me, I would then mark them as "Not at this address return to sender." That happened twice. Yesterday, weeks after that last statement, I received a bill from EZR Management for a total of $409.20, with an itemized statement detailing $120 for each of the now three years we have been here, PLUS late fees, and threatening another late fee, as the due date on the statement was three days before I even received it! To date, we have received NO services from EZR Management as members of this HOA. All I have ever gotten from them was a warning of legal action over a camper that I had parked on my property, in compliance with the HOA Covenants. I sent EZR Management a copy of the restrictive covenants (since they obviously had not read them), showing that my camper was parked according to the rules, and never heard another word from them. It seemed to me at that time that they should have corrected their records from that information. So far, I have not seen anything impressive about EZR Management, and deeply resent that my HOA "sold out" to them without my knowledge or vote. I see others on here have given them low ratings too. I hope I can give a "no stars" rating to them. If not, it will be a reluctant 1-star. read more

DO NOT RENT FROM EZR. These people are scammers. They completely ghosted me after I moved out, refusing to answer my phone calls or emails to get my security deposit back. They only responded when I left a negative BBB review and said they kept the deposit because the apartment was left in bad condition, which was completely untrue. The apartment was undamaged and thoroughly cleaned. They were never able to provide me any reasons or charges for the alleged "damage." Even when I was a tenant, they were impossible to get in touch with. I called them dozens of times and they never pick up the office phone. I wish I saw these other reviews before I even called EZR MGT. I am going to pushing my HOA to seek a different service agency. I am a member of Sungate Homeowner's Association. I contacted EZR MGT also known as EZR Management via email after receiving a bill, that I had already paid via bill pay. I emailed the information email on 1/13/24, after confirming that my check had been sent. I had not received any response until 2/6/24 at which time they advised the check had not been received, and could be stolen. I contacted my bank and advised to stop payment. They advised to tell EZR MGT to not attempt to cash the check after it was cancelled as it would generate additional fees for me. I advised as much to EZR MGT staff who explained they would not be able to prevent the cashing the check. When speaking with an associate about this aforementioned issue over the phone, she proceeded to raise her voice and speak over me. I asked for a supervisor, she stated she did not have one. I asked for alternative contact information for the HOA which she declined to provide. I tried to explain why I was concerned and she responded, "You're reasons are no different than anyone elses." I asked her, "So you don't care." She proceeded to not provide service at which we both professionally said, "Have a nice day," and disconnected. My concern is the EZR MGT overcharged me in illegitimate delinquency fees caused by their delayed response times and also intend to cash a now fraudulent check. I have filed reports with both the Better Business Bureau and the Attorney General. I hope to see this remedied. The owners or EZR MGT should be disappointed in the product and service they are providing. read more

All they were interested in was finding petty bylaw and architectural-violations that were subjective decisions at best , then fine people that are simply trying to beautify their property or just live in peace. In a little over two years renting a large single-family home from EZR, I found just about every interaction other than the lease-signing to be frustrating almost to the point of tears. Nearly everyone, from property managers to receptionists treated us, at best, like an inconvenience and more often than not like we were insane or unreasonable for expecting anything to get done in a timely manner. My husband's very handy and we took care of at least 85% of the repairs ourselves, without ever having bothered EZR because it wasn't worth the headache. But our first winter there the pipes froze and burst, leaving us without water anywhere downstairs for over a week. The repairman they hired always had a reason that he couldn't make it out to us to finish the job. Calls to inform EZR that we were being forced to cook with water from the upstairs shower went ignored and unreturned. That's just one example of many similar occurrences, and I won't bother to list them all. Despite having spent a lot of our money to fix up the house when we moved in -- we repainted the entire upstairs, steam cleaned the carpets, patched an 8-inch hole in the wall they tried to cover up with a poster -- EZR took the opportunity to nickel-and-dime us for everything they could when we moved out. We left the house in immaculate condition because we obviously wanted all of our deposit back. They still wound up withholding a couple hundred dollars from us, so we called to ask why. Apparently a homeless person rooted through the trash on the curb after we left, so they charged us for the cleanup. They also claimed some of the light bulbs were burned out, and charged us for those as well. We were still owed the vast majority of our security deposit back, and trying to have the money returned to us was a nightmare. They swore up and down they had 60 days to return it to us, even though I've since looked up the law in Tennessee and I'm almost positive they only have 30 days... but whatever, I'm not a lawyer. First they said they didn't have our new address (they had my phone number though) and then it was just a series of messages left, emails sent and radio silence on their end. It wound up taking about 3 months to get our money from them. I do know for a fact the first check they sent got lost in the mail so I obviously can't fault them for that third month. But good grief, they acted annoyed that we actually wanted our deposit back! Bottom line: I'd take a gamble and rent from anyone else but them. read more

i will remain completely objective to avoid any kind of slander. i was very disappointed by the service i received from ezr as a property manager. - never consistent payments - minimal justification for charges to the tenant and hence me - would commit to sending tax documents one day but only to not send for another month, then claiming they have a policy that doesnt obligate them to send early (THEN WHY TELL ME YOU WERE SENDING THEM) - he would charge me above what we contractually agreed - just a couple times but was surprising - had to go pick up an extra key from my parents because they lost my key and the tenant locked them out - never helped with property taxes as committed during contracting phase "i offer premium support. thats why you pay more" in short, i stayed with ryan for multiple years because i live out of town and wanted minimal turnover. in the end, it hasnt been worth it. i, personally, feel that if i could do it over i would select a different property manager in the future. feel free to read my report to the bbb for a much more detailed complaint read more

No one comes out to clean or nothing!!! It's no air....they say they are waiting on a estimate for a new unit....but the air been out since May of last year!!! Who y'all talking to?? A estimate does not take that long!!!! On top of that the water is out at the property not to mention they almost NEVER answer the phone!!! Ever!!! For the ~2 years I've rented from them, EZR has been the absolute paragon of unprofessional. I am amazed that such a company manages to continue to do business. They are shockingly devoid of care about you as a renter, you as an owner, and for the property they are charged with managing. Problems have been consistently and regularly ignored by their property manager. Simple problems that should only take a few days to line up a solution to, instead take weeks and months to be resolved as the property manager seems to adopt the "Ignore the problem until it goes away" strategy of problem solving. As of this writing, there has been a leak in the roof above the living room for the last year and a half in the unit that I rent. I am forced to put down buckets to collect water and move furniture and electronics to prevent them from being ruined by water every time it rains. Every time I've asked the PM, she claims that she sent out a roofer to repair the leak since the last time I called, shrugs, and claims she will send another. She has yet to call me and ask if the leak has stopped so the water damage can be repaired, she simply assumes and goes back to Farmville. The water damage to the ceiling gets a little worse every time it rains, and the PM doesn't seem to care one bit about permanent damage to the property. Avoid this company at all costs. Owner, Renter, you're just a revenue stream to them. Customer Service isn't just something they're not concerned with, it's not even in their dictionary. read more

I'm only leaving one star because I can't leave zero... EZR management is the most unorganized uncaring company I've ever had to deal with. We've been living in one of their properties since march and so far we've had two electrical issues and a major plumbing issue they keep brushing off. The electrical issue was the wiring had 8 circuits with all the outlets on one circuit so any time you plug something in the breakers would trip. The window units are old and moldy in this property and run an electric bill over $300 a month, but they won't replace these. Our plumbing has roots growing in it and the problem keeps getting pushed aside. Stay away! I'm sure I'll get a response on here saying that the owner wanted us to contact them first but I'm going to say I have no clue who the owner actually is. Plus the lady who answers the phone obviously doesn't enjoy her life and makes sure we are under her because you can't talk to anybody without talking to her first. I've had some pretty bad property managers before but these folks make me want to leave Memphis for good. read more

Each time, I was promised a call back. Did I ever receive a call back? No. It's almost impressive how poor the service has been. This is over a FIVE WEEK SPAN by the way! EZR is the absolute worst leasing company/property management company I have ever dealt with in my life. I lived in the Knickerbocker Apts last year while I attended graduate school, and while I lived in a newly renovated unit, the exterior was run down and dilapidated and quite literally falling apart! The gated entrance to the parking lot was almost always left open. My requests to have the bars placed on my apartment windows went ignored so I finally just quit asking. The absolute worst was when the shady construction crew was demoing the apartment upstairs and actually collapsed the ceiling to my bathroom while my dog and I were home! Luckily we escaped uninjured! Shocked and terrified, I immediately called EZR and their answering service answered and I alerted them of the emergent issue and never received a call back. After an hour, I finally called back and the EZR staff person who answered the phone had no idea what was even going on. Throughout that scary experience, the staff person or whoever they contract to manage the construction crew, Kim, tried to make me feel absurd for being so shocked and scared about my apartment ceiling falling through. Horrible, horrible people. Horrible, horrible service. I'm finally writing this review more than 2 months after I have moved out, because I have yet to receive my deposit refund check! This is a direct violation of the lease I signed! This company is ridiculous and unprofessional! They told me the check would be mailed by the end of February and have once again never followed through with their promises. In the past, leasing companies I have dealt with have been easy to work with and friendly and very accommodating. EZR has been difficult, rude, and negligent. I highly recommend you find another company to lease from during your time in Memphis! Especially if you're a young single female like me and want to feel safe, secure, and taken care of during your time in Memphis!!! read more
