Shady. This is the worst rental agency I have ever rented from. I was unfortunate to not be able to afford a deposit to move elsewhere, and was stuck in a dingy, disgusting, falling apart home that was ill taken care of prior to my move in. Everyone I ever spoke to in the office was BEYOND rude, unhelpful, and acted like my presence was a nuisance. Here is the worst part: they are withholding $300 from my security deposit for paint. The picture they showed me to justify this was a picture of a PIECE OF TAPE that was left on the wall. Absolute disgusting behavior. DO NOT RENT FROM THEM!

    My experience with this property management team has been extremely disappointing. When I moved in,…read morethe dishwasher was already broken -- something I noted during my self-inspection. After requesting a repair, I was charged for the water supply line being off, even though it was clearly like that when I arrived. That charge should not fall on me. Once the water line was turned on, it caused a flood in my kitchen, which could've been avoided if proper maintenance had been done in the first place. Only after that did they agree to replace the dishwasher -- but even then, I was told a day, not a specific time, making it impossible to properly arrange time off to be present. On top of that, my door lock was damaged from the beginning. It's completely broken now and I can't even turn the lock -- a major safety concern. I've reported this issue multiple times and it's been over a month with no resolution. This level of neglect is unacceptable. As a tenant, I expect safe living conditions and timely repairs. The CEO Eric Smith does not care. This is all happening at 240 Flats a property which is supposed to be brand new. Amber Jones who runs it is a LIAR. She doesn't do her job then blames it on you when she doesn't. The only decent people are Andre and Torris. The gate is always broken. What was supposed to be a luxury property in East Memphis is the dumps. Emergency line never works. Phone is never answered. Smoke alarms don't work. These people truly do not care about their tenants. If you are looking at this property RUN.

The summer life you'll live at Kimbrough Towers Apartments with the ancient chiller system. Always going down. Pro: Location Cons: 1. Cooling system does not cool the apartment. 2. Heating does not heat the apartment. 3. No pool. 4. No washer/ dryer in unit option. 5. Laundry Room only has 3 washers and 4 dryers. The building has 90+ units. You do the math. 6. Closets are super small. No walk-in closets. 5. Unsecured garage only has 60 parking spaces, again you do the math. 6. A liquor store is in the building. Use your imagination on what it brings. 7. The building has garbage valet/ $25 monthly fee. Some days they don't pick up. 8. The renovations being completed are on the kitchen and bathrooms. The original tub remains and are being painted white. 9. The elevator(s) are super slow and go out of service regularly. Cars are broken into on the regular and or stolen. Homeless people are always on the premises. The rooftop deck after 3 and half years is finally open but the steps leading to the roof is a lawsuit waiting to happen, and the first major storm that comes through will blow the cheap furniture off the side of the building. I advise you to look elsewhere, the building has been sold, the grounds aren't kept nor is litter cleaned from the property. The pictures from the website are dated (not updated), the photos hide the fact that there's an attached liquor store, convenient for some a nuisance for others. The gym has been closed because of Covid and remains closed, which is very confusing because the laundry-room is never cleaned, and the entire building uses it verses a few that would use the gym. (make it make sense) The current management company is The Wogan Group, I have reached out to them several times via email and their direct number regarding issues, no response at all. It all went downhill after Patsy's departure. I'm a new tenant, the application process and customer service I've received has been excellent! Thank you Patsy!

    Unprofessional, Unresponsive, and Unwilling to Address Serious Issues…read more Dealing with this property management company has been incredibly frustrating. They manage my HOA, but it's hard to tell whether EZR is simply enabling questionable actions by the board or just unable to provide any professional guidance. Communication is one of the biggest problems. Homeowners are required to send certified letters to reach the board, and responses only come once a month. The replies are rarely informative or helpful, even though they claim to be "substantive." Meanwhile, EZR sends out frequent notices and emails to homeowners, showing a clear double standard that makes communication one-sided and inefficient. Since March, I've been cited multiple times for "weeds" in my yard, but neither EZR nor the HOA has ever specified what plants they mean or what standard they're enforcing. The only direction I've been given is vague -- "hire someone to spray your yard" or "remove the weeds." Even after I complied, I was told again that my "entire lot is full of weeds," with no explanation at all. To make matters worse, a board member physically threatened me. I immediately reported it to EZR, but they've done nothing -- or at least nothing they've communicated -- to address it. EZR has shown a consistent lack of professionalism, accountability, and care for homeowners. I would strongly caution anyone, whether a homeowner, renter, or board member, to be very careful before doing business with this company.

An 84-year-old homeowner with six years of automatic HOA payments had a bank…read moreaccount compromised and replaced due to fraud, which temporarily interrupted the autopay setup. Instead of a simple phone call to walk through the payment solution, Eric Dover and Wright Property Management chose to turn the matter over to collections and attorneys within three months, adding hundreds of dollars in fees and filing a lien. Not every 84-year-old homeowner is comfortable navigating digital platforms, automated systems, or online portals. When communication finally occurred, the only "solutions" offered were digital portals and online systems -- despite the fact that the banking fraud itself disrupted the automated payment process in the first place. Dover was rude, curt and uncaring. The HOA dues themselves were paid immediately once the issue was discovered. The most disappointing part was the complete lack of compassion, accountability, and human judgment before escalating legal action against a homeowner with a long history of on-time payments. This experience felt heavily automated, unnecessarily aggressive, and frankly egregious. People working directly with homeowners, especially elderly residents, should understand how to communicate with human beings, not just process them through systems.
