Update Feb 2026: I have an update to my review- months later and I have still not received my security deposit. I was told at the final walkthrough with leasing agent Latasha (which I fully recorded) that I would get my deposit back and apartment was in good condition. When I went back weeks later I was told again that it was lost in the mail. Then, was told I never was never supposed to get one and was sent a scam of a receipt- it was not itemized and did not include any actual costs or vendors, and it conveniently added up to the exact amount of my deposit. I also reached out after I was asked to in my previous review and never got a response at all. What they are doing is illegal according to TN law. read more

Kismet Property is the embodiment of everything terrible about trying to rent from a property management company and not actual humans. I moved to the Memphis area, and before even touching down, I called LaTasha Smith, one of the realtors handling a property for $550/month. I explained to her my situation of needing a short-term lease. I told her my credit score was not the best because of a derogatory mark that I was disputing and even trying to settle. I told her about my new job and showed her the offer letter, which showed that I made more than enough for the unit AND that I'd be willing to pay a higher deposit. I told her this new job would help me better my credit score, and I even hoped to rent one of their more significant properties once my situation improved. In all this, I prefaced, "I do not want to waste my time if I'm going to get denied." Ms. Smith said she would contact her supervisor and get back to me. She never did. I reached back out to her, and she told me to go ahead and apply. The following day, they deny me. I tried to reach out to everyone at Kismet, and no one responded. Then, when they responded, they brought up my credit score, and I was baffled because we talked about that, and they said it shouldn't be a problem. They robbed me of $50 for an application fee, and other reviews will tell you these are not good people. Poor communication, manipulative, and I hope people go in another direction than go with this company. read more

They Never complete maintenance request- I've been asking for a new key pad for my door (because it legit doesn't work ) for hmm 6 months now. They also Do not spray pest control for you unless you are physically there at the time lol- never told tenants that either so yeah I don't work from home and now I have a bunch of ants and I know others have rats. Also they do nothing for tenants safety and so a car is broken into pretty much once a month. One car was just completely stolen. If it were possible to give a zero I would. This is the worst property management company I have ever dealt with. I live at 1969 Poplar ave. When the boiler broke and filled my apartment with steam I was told by the property manager to "stop complaining". "You are going to need to wipe up the pools of orange water condensation in your apartment yourself". This is after 3 weeks of complaining about steam leaks and being told everything was fine. Also, this is after 3 different time where people had to come spray for fleas. This is a crappy apartment and a remarkably crappy property management company. This is by far the worst experience I have ever had with a rental company. I moved into my adorable, but outdated house (565 South Reese) nearly four years ago. When I moved in, the house was FILTHY. Like, walk across the floor in bare feet and your feet are black filthy. There was junk left behind and cigarette butts and it was just really quite disgusting. However, like I said, the house is adorable, and I knew that with some elbow grease the place could look nice. Sure enough, it did. I'm somewhat of a handy gal, so for the most part I was able to take care of the place when anything needed work. And I was willing to suffer through things that perhaps other people wouldn't have (for instance, the AC "cooled" the house to a balmy 82 in the summer months). When something was beyond my ability to fix, like when I had *frequent* issues with the electricity due to very old wiring, I, like the other people, had to HOUND the company to get any response. More often than not, I had to hire someone myself and take the cost out of my rent (be sure to document this through emails!). Calls, emails, and service requests on their website did nothing. In fact, they often would DELETE the service requests even when they had not responded. When the pipes beneath my kitchen sink began to leak, I called them. I called them again a few days later when I still had received no response and a lovely layer of mold had begun to accumulate. I also posted service requests on the tenant portal, but that was of course a joke. Finally, I called them and told them in no uncertain terms that the leak had destroyed the bottom of the cabinet, was going to cause the kitchen floor to rot (if it hadn't already) and that the mold was a major healthy hazard. Then at last they came, fixed the leak, and PUT A BOARD OVER THE MOLDED CABINET FLOOR. Yes, they simply covered it up. Truly, they are artists in doing literally the least amount of work possible. I came to find that you simply could not ask them to do anything. When the washer and dryer quit on me, I paid to replace them myself. When outlets and overhead light fixtures stopped working, I just stopped using them. I could NEVER get them to service the AC and I paid a small fortune to MLGW to sweat all summer long. The heat was also a joke and, when it occasionally dipped below freezing, the furnace chugged along to the tune of $300/month so the place could warm to around 60 degrees. But, I pressed on. I liked the house. I liked the neighborhood. Moving sucks. So, four years later, I moved out. They sent me a letter once I gave my notice letting me know I could schedule a walk-through to address any potential issues that might affect the return on my security deposit two weeks prior to my move. Accordingly, I called to schedule one. The woman that answered went 12 rounds with me insisting that I could only get a walk-through done AFTER I had moved out and turned my keys in. You know, once it was too late. I read her my letter from the office and explained the illogic of it. Nothing. Finally I got Bo Jordan, one of the managers, on the phone and he assured me that I had nothing to worry about and that they only deducted for signs of obvious neglect. Since I had taken wonderful care of the house and it was in pristine condition, I relaxed. Before I moved, I hired a cleaning company and lawn service to come in and make sure it was perfect. I even went behind the cleaning crew to do little things like scrub the baseboards and dust the blinds. I spackled. I came just shy of cleaning the refrigerator with a q-tip. The place was GLEAMING when I left. And then I received my move-out calculation. Not only did they suck up my entire deposit on bogus charges ($200 to trim the bushes, $150 for trash on the curb--???, $100 for "general cleaning," $50 for appliance cleaning!), but they had the audacity to charge me $200 ON TOP of my security deposit. You've got to be kidding me. I've called and of course can get no one on the phone. I'm horribly disheartened, offended, and aggravated that I put as much money and time into taking care of their house as I did. I can say with complete confidence that I returned the house in better condition than I rented it. What a bunch of thieves. What a horrible company. I'm sorry for the length of this review, but, please, never rent from Kismet. It seems their sole purpose is to collect checks and rip off their tenants. Take it from me. I really should have read these reviews before renting from Kismet. Where do I begin? The people in the office seemed nice when I was coming in to sign the lease but since have been very rude. Like others said getting maintenance to come out is a nightmare. A few weeks after moving in I found standing water in tube that vents the dryer. When I called they told me it was my dryer and they couldn't do anything. In what world is that the dryer??? Had pest control come out and they pointed out several holes in the house where squirrels were getting in. They were indeed. I could hear them scurrying in the walls at all hours of the day and night. After calling several calls and opening a work order that they closed with no resolution they finally came out. They patched the holes and filled the attic with mothballs, which are toxic. After sleeping one night with the stench I became very ill. I called poison control and they said, "they should not do that! Don't stay in the house until they are removed." I called the office to no avail and the maintenance man who refused to come out. Currently crashing with friends. Need I say more..... DON'T RENT FROM THESE PEOPLE!!!!!! read more

I would give a negative star if I could. I moved to Kismet Properties Apt in mid-December of 2020. When we moved in, it was dirty inside! We were having unbearable problems because of the loud noises from the upstairs now and then since January 2021! I have complained several times since January 2021, still, the problem is not resolved. If you have other options, please do not choose Kismet Properties! I am suffering a lot because of the bad management and loud noises. My newborn baby can not even sleep well for the noises. On March 5, 2021, management said that they would vacate the apartment above us in 15 days! But, hey look- we are still suffering for the noises. Many of the services requested completely ignored even after several calls and going to their office and asking face to face. 3 repair requests from the first day of the contract still are open, after 11 months. This was my first apartment in this city and couldn't imagine anything worse than this! The AC is not working for about two months, they know that they should replace it but they are not doing it. The heating system had the same story during the winter, we were freezing for one month, finally, I forced to buy a heating tower to keep myself alive. The fixed the heating system after one and half month. They will not respect you as a customer, even in the smallest things. Not very pleased with them. Requested to view a property 3 times.on one occasion I had to leave work early just to meet with them. 2 out of the 3 times they were no shows. When I did meet with them the demeanor of the young lady showing the house was bad. I felt like I was wasting her time.I tried to crack a joke and nothing. I'm glad we decided not to rent from them because now that I see the reviews I see that it wasn't just me, but this is an ongoing problem throughout the business it seems. I have been a renter from Kismet for 8 months. The hot water in the apt i rent does not work, they do not care. The ceiling my bedroom has become wet from a leak on the roof of their building, they do not care. The receptionist responds to tenants by saying such helpful things as, "Who are you??? Rebuttal to Kismet Properties' statement concerning the treatment of Mr. Kimsey's personal things: 1. It WAS a letter from his aunt who lived in France and spoke no English. It WAS signed; it had phone numbers where she could be contacted, her physical address and her mailing address. A French lawyer coached her on how to write the letter. There is no such thing as a Notary in France. The letter was good enough for the POLICE to give us a key to the apartment. 2. Mr. Kimsey died May 4th, not in the middle of May. He had paid his rent for the month of May; we have the bank statements to prove this. It was less than two months after his rent was up that you placed his things outside. We discovered that his apartment was empty on July 24th, and a neighbor told us it was a week before when his things were placed on the street. 3. Ample time? Dealing with three lawyers in two different countries takes some time and work. You tossed his things on the street in less than 60 days. 4. Yes, DeboRah in a phone call with Ms. Amari accused Mr. Cole of being a thief. She sure did, as Ms. Amari will attest. 5. DeboRah was rude every time contact was made with the Kismet office, and she was never helpful. Bo Jordan NEVER returned any phone calls or met with us. The other renters in the building told us how unhelpful and RUDE DeboRah was. 6. Lie... you DID have several phone numbers for contacting Mr. Cole and Ms. Amari... given to DeboRah and left in messages to Bo... you could have contacted us. We were in phone contact with your office... we were in face-to-face contact with DeboRah. Contact information was given to your office in writing. You had his aunt's phone numbers and address in France on the letter. You never called her. We would have been happy to collect his things when you put them on the street... but you choose to not contact us. You choose to have his things looted by your employees and the people on the street. We gave phone numbers to neighbors. We were in constant contact with one neighbor concerning Mr. Kimsey's mail. 7. Mr. Kimsey's mother's jewelry was in the apartment. Now it has been looted or is in the trash. Other items in the apartment include TV's, blue-ray players, stereos... all valuable. There was a large photo of Mr. Kimsey's French grandfather on his living room wall that was over 100 years old. Now it is in the trash. It was not replaceable. The family in France wanted the picture. 8. Mr. Kimsey had numerous maintenance problems with his apartment... including none of his outside doors (front and back doors) had doorknobs that would stay on the door. How safe is that? He spoke often of not getting any help with maintenance. 9. Once in early July I checked on the apartment. And, propped up against the building was a picture that hung in Mr. Kimsey's living room. I had given him the picture for Christmas. It was just sitting there in the rain. How did it get outside? This was weeks after you changed the locks. I left it there in the rain; it was gone the next time I checked on his apartment. 9. You do NOT care about your renters which is obvious from the NEGATIVE reviews from other former renters that are left on this site and other sites. NEVER RENT FROM KISMET... Called several times and reported my problem to the lady at the office. Each time I was told we'll get out to maintenance. No call or anyone to come fix problem yet.
