Great apartment complex. Arguable the best apartments I've lived in Memphis. Ideal for small families or professionals that work at FedEx. Pros - High ceilings in most units. Attached garages makes it feel more like a townhouse than being in an apartment. Very close to interstate access, groceries, restaurants. Everything is within 10 mins drive. Very safe place to live compared to others around the area with private security patrolling the grounds. I take walks all the time. The mini dog park, lots of green space, and shared community spaces are kept pretty well. Leasing staff is very friendly and maintenance requests are handled very well. Available EV changing station is a huge bonus. Cons - A few entrance gates aren't easy to find, not easy to turn into without curbing your car if you don't have a remote for the gate. Gates break quite often too. Older phases aren't as well developed as the newer units. HVAC units in older phases doesn't distribute hot/cold air evenly throughout the unit. read more

Leasing office is malicious , I gave a 60 days notice and on my last month of the notice I paid half of my rent and my new rent for the state I live in , on the 15th I paid the rest + late fees and they decided to file for Eviction , on a person who doesn't even live in the apartment WITH A ZERO BALANCE and is on the LAST month of there notice. Save your self the trouble and DO NOT MOVE HERE! read more

I have lived at the Fieldstone apartments for the past year and a half and it has been a great experience for me. The complex is nice and peaceful and the residents are very friendly. Plenty of space to have a long morning or afternoon walk, there are four swimming pools, two gyms, and they have a nice facility where you can pick up packages with ease. The people who work in the leasing office are kind and helpful, and maintenance works quickly to address requests. There is also 24/7 security who actively patrol the community for peace of mind. Only downside I would note is that they once had a trash pick-up service that was terminated, so you have to take trash out to dumpsters/compactors yourself. All-in-all, I have had a very positive experience here! read more

I love the facility when I first moved in back in 2015! However, there has been changes that has not been for the benefits of the tenants, such as the package center. Packages are left out in the open in the package center when there is no locker available and ANYONE CAN WALK AWAY WITH YOUR PACKAGE! Some of the staffs are not as friendly as the original staffs when I moved in! Most recently with my packages, especially the one from Chanel, was lost, stating it was delivered to a locker but the locker was empty and I went to the office to get assistance and the staff I spoke with didn't even show she cared that I was missing a very expensive package..She didn't say it but her expression was basically saying, "Girl you are SOL" read more

Been living in this complex since 2019. I think it may be one of the best options for apartment living in the greater Memphis area. It's very safe. We've never had any issues with crime, and the staff is very helpful when it comes to dealing with any conflicts with neighbors. The apartments are beautiful, modern and spacious. There are several pools and fitness centers on the property, and a locker room to keep all your packages safe. Great location, too: close to grocery stores, restaurants, and shopping. About 25 minutes from midtown, 30 minutes from downtown. For what you get, it's a great value. We'd stay here for several more years if we weren't in the process of buying a house. read more

I have never been so disappointed in a company. I liked my two years at Fieldstone. But back in May when my wife and I decided to move to another city it all went downhill. We notified the apartment that we would be moving out in a timely manner. But when my wife went to set up the walk-throughs to make sure the apartment was good to go. We could never get a hold of them and when we did they would no-show the appointments. Finally, when my wife was getting ready to get in her car to drive the 8 hours to our new home a lady came and looked. She was very quick and looked around and said the apartment was great and no additional charges were needed. She told my wife to let the front desk know that we are good. My wife does just that and we move. A month after we move we get a call from Fieldstone asking if we had moved out. We say yes we moved out and did a walk-through a month ago. 2 weeks after that we get a call saying we owe 800 dollars for additional costs. We state no we did a walk-through and we were told we are good. They send us the bill and we look at it. My wife calls multiple times and is always told that the person that she needs to speak with is out. When she finally gets a hold of the lady she is told we owe and it does not matter if they did a walkthrough because they are not sure who the person was. What kind of excuse is that? So I try calling with the same result. And Fieldstone sent it to collections. I have been battling their collecting agency now which is by all accounts scumming and could be a scam. They do not answer and when they do they want you to send an email to this random email account to open the account. I am still working on this and will probably be forced to pay but I just don't think it is right. I think the management at Fieldstone is dishonest and corrupt. They know what they did is wrong but they want to get every dime out of you when you leave. If something like this has happened to you here. Go file a complaint with the Better Business Bureau because that is my next step also. read more

Look here. This is an honest review. Fieldstone Apartments are clean. No rats, no roaches. The apartment Always has its gates closed. not Allowing anybody from outside to get in. The neighborhood is always calm and safe to walk at anytime of the day. the pools are pretty cool. Laundry room is around the corner. and the gym is always open to the residents. office staff is friendly. and easy to work with. Firstly, I can truly say the move in process is QUICK & the leasing office is MORE than helpful with the entire process. Kelsey W. is truly a sweetheart! They are always busy so contacting them through a phone call isn't always the easiest way; although, when I go to the office i'm always helped promptly. All of our amenities fully work, and if the gates do not work by my home there is always a truck blocking the exit/entrance of broken gate. Valet trash is always on time, neighborhood is quiet, safe, clean, and well guarded in my area. CONS- I'm on the 2nd floor, and I always know when my upstairs neighbors are showering & washing clothes. I always can hear my next door neighbor on the phone or leaving out. The walls/foundation are too thin and that is the ONLY thing I really don't prefer. Also, some plugs do not work or switches are sometimes not fully working / wired incorrectly. Lived here for 5 months while waiting on my home to be rebuilt due to a tornado. They were charging me $1,800 a month ( yes, that's the rent for a 2 bedroom). If you gamble anyway after reading this, you will crap out. Everything was extremely cleaned after I moved out, but a bathroom light bulb blew within 60 days of me moving in and they charged me $5 for that one bulb. $35 for the drip pans in the kitchen on the stove, in which they were not dirty but not brand new. $975 to replace 90% of the carpet that was very clean and we didn't wear shoes in the apartment. After I spoke with them about these issues, they decided that since the bedrooms and hallway was in great condition, they would only charge me a little more than $300 to replace the carpet that's in the living room, which is a high traffic area. If I would've paid the $975, that would've been some good pocket change for someone there. Lies, entrapment, and scams!!! I could say more but this should be a big enough warning for you. DON'T DO IT! They were too busy to do a walkthrough with me nor did they try to schedule one with me. That right there gave them the chance to write up what they want and expect me to go with it without seeing it for myself. Now, they have sent me over to collections and they call me every week at least three times. I put them on call block and I refuse to pay them $130 for something that I didn't do. My credit is good and I am too. I'm sick of people in all places, especially businesses, trying to scam, fatten up their pockets, and getting over. Well, not this one. I really like Fieldstone. Been living in Phase 7 since 2018 and we haven't had any big issues, and the small issues are usually solved quick and easy. The office is fairly responsive to communications and maintenance is fast. I can't say I see myself moving any time soon. Edit: an bigger issue did happen and I had lowered the stars here, but to their credit they fixed the problem. I believe any apartment complex in Memphis will have issues at sone point but the difference is their willingness to fix it. Good job Fieldstone! read more

Been a tenant there for 5 years and two months. Was never late on rent , never had a complaint. Rent is due by the 5th. They switched pay portals so I had to pay by check. I paid on the 7th and they are charging me a $432.00 late fee on $1,323.00 rent. 33% of my rent. They claim that each month they are giving me a $323 discount which they never told me about. 1 day late and they take the discount away from you plus they charge you 10% if your rent. Being a perfect tenant doesn't matter. So if some one is down on their luck they just charge you more and put you in more of a hole. If you now can't afford your rent due to financial crisis, you pay all the discount money they never told you about. , take you deposit then they make you pay each month until they rent it out. Funny how they say the apartments are going fast but they won't rent it out so they can take that money. Terrible! read more

Fieldstone sits in between Memphis, Collierville and Germantown. The apartment complex is in a relatively safe area. I love that we have 4 pools to choose from in the summer. I also love the fitness center. The leasing staff is friendly and always willing to help. Recently, however, they have been leasing the apartments to people who have never lived in an area like this and they are bringing their troubles with. I have NEVER in 3 years seen a roach in my apartment or around the apartments until this year. The crime has also increased since they have started moving the tenants in. I've talked to leasing and they have increased security. Hopefully, the security increase will decrease the pests and crime and get these tenants evicted. I have faith in this beautiful complex. read more

This place is close to 385, Poplar, and Germantown. It's generally quiet and little crime. The units are pretty good give or take some dampness in the garage, ants, stuff like that That said, there is room for improvement. -maintenance being slow to respond, -ant infestations even in new units, and -understaffed customer service workers who will get snippy with you -three pools are great if you don't mind chlorine and unsupervised hordes of kids -no playground, which is weird considering there are hundreds of kids here - pedestrian gate doors are kept locked -people keep to themselves, no sense of community or neighborhood crime watch. This area scores 36% walkability, so you must drive to thrive. If you like your floor plan and need a good location to commute, go for it. read more

I am a current resident of 3 years. My first Summer at Fieldstone was lovely. AC worked just fine. No complaints. Last Summer and currently have been unbearable. I live on the third floor and my AC does not cool my house down in the daytime unless the temperature is below 90 degrees outside. My apartment got up to 86 degrees yesterday, June 30, 2023, and it finally made it down to 71 degrees by 6am the next morning. It is currently 82 degrees in here at 4 pm. I have to go sit in my car just to cool down. The floors are even sweating. I have told the office about this several times. I even sent emails to the leasing manager and mantience supervisor in May to prevent a repeat of last Summer. Your home is suppose to be your comfort and I currently don't have any. Mantience comes and says they don't see a problem with the AC unit and change the filter each time they come. The AC units are old and outdated. In the Winter, you can't use hot water while the heat is on. I have mold in my vents. Called about the mold and they told me it was dust but sprayed bleach on it to disguise it. Gave me the bottle and told me to spray the vent occasionally. Can't get basic essentials, air and heat, from so called luxury apartment homes. If you're planning on moving here, DO NOT. I have more but I am literally hot, bothered, and sweating. read more

It was a good choice moving here 2 years ago, but now it's changed tremendously. Now it's taken a turn for the worst. Maintenance never shows up even after going into the office putting in a reques. Trash is not always picked up but you're still charged the fee, more and more noisey neighbors. Last summer they had the patios and breezeways repainted, it took forever and the painters left paint everywhere including my doormat and all over the patio floor.The painters also did a horrible job. The office staff is not that friendly and management will never speak with you when there's an issue. but that reminder for rent never fails. This use to be a good place to reside not anymore. Yelp should consider negative or zero ratings. Safety - My friends car was broken into. Random people knock on the door and walk away. This has happened repeatedly and the apartment does not have CCTV to monitor the entire area. My bike was stolen. It is unsettling. They should invest in CCTV throughout the premise to guarantee safety. I have given them this feedback earlier but nothing happened. Lack of responsibility - if something is messed up the staff/apartment office , they never admit/acknowledge. They will try to deflect things instead of apologizing and fixing it. E.g., look at the attached picture. This was put on my working car. I called the leasing office and they are asking me to drive by to get the sticker removed. Why should I go and expose myself (during the peak contagion?). How did they conclude the car is not working? Leasing will take no responsibility but is asking me to talk to the towing company. Towing company wont answer my call and I cannot remove the sticker either. Did the apartment office vet the towing company? I would like to know how did they conclude my car is not working? Apartment office will claim well its not their fault because they gave only the access to come inside but they didnt put the stickers. It is like saying "its not our fault, we only gave the keys to your place but we didnt take any stuff, go ask the person who actually took the stuff". Its always tenants fault - once I was told that they will send the papers to renew my lease. They could have just emailed it to me. But they forgot to send the lease renewal. I followed up with them two days after the lease expired and explained to them that you were supposed to send the lease but never send it to me, but I have been penalized for that and I was made to pay month to month No service mindset - there are two staff members that are cordial and kind. Rest others show no empathy and quite frankly are rude. PS - people who live here watch out for green stickers like this. They will put stickers randomly and based on assumption, just like how they did it to my car. The nightmare is the sticker wont come off that easily! I have lived at The Fieldstone Apartments for a few years now. While I love my apartment and the convenience of location, I seem to have issues with the staff every couple of months. They are extremely rude while trying to handle concerns and most times don't answer their phones. I'll start off with when I moved in. I was set to move in on a specific day, so I scheduled my movers and my Uhaul in preparation. THE NIGHT BEFORE MOVE IN they emailed me informing me that they did not get all the paperwork they needed for me to move in even though they told me I was approved weeks prior. The next day I had to keep stepping out of work to contact them about the update on my apartment because I had everything scheduled for that day for move in. They would not contact me ever, I was always the one that had to contact them asking for updates. They finally found me another apartment to move into and I blew off all the unprofessionalism in hopes that that would be my only issue. 6 months later, I am notified that I need to bring paperwork ASAP for my emotional support dog because they forgot to get it when I moved in. I asked them repeatedly if they needed to make copies of my paperwork and even brought everything up there when I signed the lease, not once did they ask me for it. 6 months later they harass me for it. I put a porch privacy screen up that I found on amazon. It's a nice brown see through screen that are meant for apartment porches. I had it up for months when I received a voicemail telling me to "take down my chicken wire or someone would enter my apartment and take it down themselves and charge a fee for taking it down." I was appalled considering I have had this screen up for months with no issues, it is nowhere in my lease agreement that I can't have it (I've read the darn thing multiple times because they claim it's in there), and the attitude they have about it. I spoke on the phone with someone about it and then my roommate at the time even went up there to express his concerns, in which we thought this issue was addressed and we were allowed to keep the screen up. OVER A YEAR LATER, I receive a note on my door stating that I am being charged $50 for not removing the privacy screen and that they've attempted contacting me multiple times/it's against my lease. This was the first letter I ever received about the issue and so I sent an email to them in hopes of getting an answer. When I had no reply, I had to call three times before they answered their phone (a common issue you'll have here). I spoke with the property manager frustrated that they claim to have contacted me multiple times. She rudely listed off all the days they apparently put letters on my door and said she had proof. Keeping a list of letters does not prove that your employees are putting them on my door like they are supposed to. If I were receiving these letters, I would have been more than happy to speak with them about the previous situation regarding this in hopes that they just weren't keeping documentation on previous issues. However, i have not been receiving letters and I asked her why they didn't attempt to simply call me and leave a voicemail like they've done in the past. She had no answer for that, but said she would talk to her manager about it and then hung up before I could say anything else. I was concerned that maybe I was missing it in the lease agreement, so I went back through and read it multiple times and NOWHERE does it mention ANYTHING about the porch like they claimed to me. I asked both my roommates if they noticed letters on the front door that they forgot to tell me about, THEY ALSO HAVE SEEN ZERO LETTERS!! These are not the only issues I've had. Every time I have renewed my lease, they mess up the paperwork. The initial paperwork I signed had someone else's name on it, I blew that off and they never noticed/contacted me about it. The first time I went to sign paperwork, they messed it up and said they would get the correct ones ready... they never contacted us so I contacted them saying we still haven't heard anything about the new paperwork. We got it signed and then received our next rent, we were supposed to get $200 off because we signed a longer lease for their special at the time. We didn't receive the special so I called and they said it's because we didn't sign our paperwork on time. I said that we didn't because they messed up the paperwork and never contacted us with the new paperwork. They refused to give the special still. The second time I renewed my lease they put the wrong dates on the paperwork multiple times so I had to continually sign new paperwork through an app (because they didn't want to do it in person because of COVID issues) before I requested to sign it in person. I called them the day before and the morning of to let them know I would be in with my roommates to sign the paperwork. To be continued in picture... read more

We have been in our apartment for a full year. When we first moved in, the doors, the window frames, the glass, the window cills were filthy- the trim where the floor meets the wall, the molding there... caked with dust and dog-hair. We contacted management. They told us it's not their responsibility to clean the door frames or the window cills or the wall moldings. They did send over a woman from one of those maid-service businesses. She was very nice and she helped us clean the place top to bottom... but.. WE still had to clean this apartment. It wasn't clean when we moved in. When we vacuumed the carpet... our Dyson canister vacuum became filled with dog hair (We do not have a dog) We complained about one section of our living room... a small dining nook... smelled like a dog. Management sent over a carpet cleaning guy... He said he normally does the carpets in apartments before new tenants, but didn't remember doing our apartment. He said he normally does the carpets in our building, but had never been inside our unit before. The man did a thorough cleaning of the living room and the bedroom. The smell went away for a couple of months.. then COVID hit. We were now spending TONS more time in our apartment than before. The dog-smell began to come back. I've owned dogs in the past... when the smell gets into the carpet-pad, there's no getting rid of it. Even the best Nature's Miracle stuff can only mask it... But, we ended up going to stay with family and were away for the summer and most of the fall. Coming back in October. We were both working out of the house now full time. We set up the dining table as a workspace --and the dog smell returned. The range-top of our strove is terrible. Three of the four burners don't heat up in any reasonable amount of time. When we first moved in, the switches used to make sounds like electrical arc-sparks. 2 workmen came up and replaced the switches. They don't make the arc-spark sound, but the burners still don't heat up. We are now looking at either renewing our lease for a 2nd year, or moving somewhere else. We're new to Memphis (well, we were new when we moved in) The location and amenities seemed nice here at Fieldstone. We just got off the phone with the office. We asked if we could have a new carpet for the living room. No. We asked if they could replace just the section of carpet that smelled like dog. No. We asked if they could lift up the existing carpet and change out the carpet pad. No. We asked about replacing the stove because of the burners are terrible. No. Management offered us a coupon for a carpet cleaning service. The woman on the phone, Alexis?, said we should have contacted them about the dog smell after we moved in. As above, you can read, we did... as evidence of the cleaning person they sent over. She said because it's been a full year they can't do anything about the carpet. While writing this, I will also mention that the gate nearest us... on Calis Cutoff/Tournament Drive... break... every few months. Whether it's people driving through them or driving INTO them... Just since the first Covid Lockdown, I can think of 4 times where the gate would not open with a remote or card... and we had to back out and go use a different entrance... And I lost count of how many times people have driven THROUGH the 'arm' which breaks it off. 4 times the gate mechanism broke down.. and there have been 5 months that we physically were away... not a batting good average. Amazon delivers packages to a central mail room which they are supposed to place into lockers and enter your address into a system that sends out an email with a code to retrieve your delivery. 4 of the last 6 things that I ordered from Amazon never arrived, despite the delivery instructions on the Amazon Website SPECIFICALLY state: "DO NOT LEAVE IN MAILROOM" Usually I end up having to physically call the office for them to dig into the records and find out the location of the package. Deliveries shouldn't be so difficult to get. It's a damned good thing this is not important medications... maybe others have no problems. I don't know why my packages get delivered but I never get notified. After reading some other reviews, maybe we're the low % of poor experience residents. But, I would not recommend this complex. My experiences overall has been lots of disappointments. Folks are very friendly in the office when you first call, though... so I guess there's that. read more

Just minutes away from FedEx's WHQ and an array of retail stores like Costco, Walmart, Sam's Club, it's a pretty nice choice for working professionals who are not looking for a hassle.
