The price for the apartments are not worth it. The gates are always broken. The office workers are so nonchalant. I have been here for 7 years and in the last 2 years my rent has increased by $500 and it's ridiculous. I will not be staying after my lease in. Do not move here. read more

We have been in our apartment for a full year. When we first moved in, the doors, the window frames, the glass, the window cills were filthy- the trim where the floor meets the wall, the molding there... caked with dust and dog-hair. We contacted management. They told us it's not their responsibility to clean the door frames or the window cills or the wall moldings. They did send over a woman from one of those maid-service businesses. She was very nice and she helped us clean the place top to bottom... but.. WE still had to clean this apartment. It wasn't clean when we moved in. When we vacuumed the carpet... our Dyson canister vacuum became filled with dog hair (We do not have a dog) We complained about one section of our living room... a small dining nook... smelled like a dog. Management sent over a carpet cleaning guy... He said he normally does the carpets in apartments before new tenants, but didn't remember doing our apartment. He said he normally does the carpets in our building, but had never been inside our unit before. The man did a thorough cleaning of the living room and the bedroom. The smell went away for a couple of months.. then COVID hit. We were now spending TONS more time in our apartment than before. The dog-smell began to come back. I've owned dogs in the past... when the smell gets into the carpet-pad, there's no getting rid of it. Even the best Nature's Miracle stuff can only mask it... But, we ended up going to stay with family and were away for the summer and most of the fall. Coming back in October. We were both working out of the house now full time. We set up the dining table as a workspace --and the dog smell returned. The range-top of our strove is terrible. Three of the four burners don't heat up in any reasonable amount of time. When we first moved in, the switches used to make sounds like electrical arc-sparks. 2 workmen came up and replaced the switches. They don't make the arc-spark sound, but the burners still don't heat up. We are now looking at either renewing our lease for a 2nd year, or moving somewhere else. We're new to Memphis (well, we were new when we moved in) The location and amenities seemed nice here at Fieldstone. We just got off the phone with the office. We asked if we could have a new carpet for the living room. No. We asked if they could replace just the section of carpet that smelled like dog. No. We asked if they could lift up the existing carpet and change out the carpet pad. No. We asked about replacing the stove because of the burners are terrible. No. Management offered us a coupon for a carpet cleaning service. The woman on the phone, Alexis?, said we should have contacted them about the dog smell after we moved in. As above, you can read, we did... as evidence of the cleaning person they sent over. She said because it's been a full year they can't do anything about the carpet. While writing this, I will also mention that the gate nearest us... on Calis Cutoff/Tournament Drive... break... every few months. Whether it's people driving through them or driving INTO them... Just since the first Covid Lockdown, I can think of 4 times where the gate would not open with a remote or card... and we had to back out and go use a different entrance... And I lost count of how many times people have driven THROUGH the 'arm' which breaks it off. 4 times the gate mechanism broke down.. and there have been 5 months that we physically were away... not a batting good average. Amazon delivers packages to a central mail room which they are supposed to place into lockers and enter your address into a system that sends out an email with a code to retrieve your delivery. 4 of the last 6 things that I ordered from Amazon never arrived, despite the delivery instructions on the Amazon Website SPECIFICALLY state: "DO NOT LEAVE IN MAILROOM" Usually I end up having to physically call the office for them to dig into the records and find out the location of the package. Deliveries shouldn't be so difficult to get. It's a damned good thing this is not important medications... maybe others have no problems. I don't know why my packages get delivered but I never get notified. After reading some other reviews, maybe we're the low % of poor experience residents. But, I would not recommend this complex. My experiences overall has been lots of disappointments. Folks are very friendly in the office when you first call, though... so I guess there's that. read more

A nice option for those who don't wanna spend a fortune and still get apartments with up to date amenities both inside and outside the apartments. Just minutes away from FedEx's WHQ and an array of retail stores like Costco, Walmart, Sam's Club, it's a pretty nice choice for working professionals who are not looking for a hassle. Standing out for me, would be my leasing agent Kristy. She has been on top of all the issues and promptly available by phone, email or in-person (Not in COVID-19 world though! I have been living at Fieldstone going into my 3rd year. It has been a wonderful, and safe place to stay. I have not have any issues with feeling unsafe at the complex. I happily see security passing by all day. The only problem that I have had since being there are the gates. They are often not working and the visitor box for entrance is not working or my gate code does not work. I am usually having to go to the gate myself to let my visitor's in. I realize that everything is not going to always be perfect, but I must say that if any problem arise, the ladies and gentlemen at the office are always working to resolve them. Again, overall it is a great place to live and the grounds are clean and beautiful. read more

Quiet complex. Pretty private. Great parking. Regular garbage pick-up right from our door, which is very convenient when you're not feeling well, or there's bad weather! Security can regularly be seen patrolling throughout the day and night. If there's ever an issue with the gate, it's usually fixed within 24 hrs. Onsite gym facility has good equipment and is always clean. I give 4 stars instead of 5 because I had a difficult time connecting with staff this summer whenever I tried to call the main office. I got locked out a few times, and physically had to go to the office because the phones were often tied up. No hold, or an option to wait in a que, only to leave a message for call back. To be fair, I haven't called since September, so response times may have improved. Whenever I would go to the main office, the attendants were friendly, professional, and approachable. read more

I'd give them a zero star if I could and we never even signed the lease contract. The ladies in this leasing office was extremely rude, they tried to force my roommate and I to pay an additional deposit of $300 ($600 total) after they had already approved our applications. We were granted approval after a few hours of applying. Four days later they called and said we will not be able to reside at these apartments if we don't give them an additional $300 deposit. We asked where it said that in their contract (that they can demand an additional deposit after approval) They started making up lies about what our contract stated. This is what the contract says: " Unit availability changes daily and cannot be guaranteed without an administrative fee and security deposit. This community is under no obligation to provide housing to every applicant. We are allowed by law and required by policy to make sound business judgments, which will be based upon fact, past experiences, and rental history. In the event an application is rejected or denied, documentation of the reason for rejection will be maintained in the rental office files for a period of three years from the date of rejection. If denied, the applicant household will be notified in writing of the reasons for denial and must wait six (6) months to reapply" They pointed out the words "Sound business judgments" and tried to tell us this meant that they can demand a higher deposit after being approved. We are two young ladies who obtain more than just a high school diploma, we are not stupid. We know how to catch context clues for a better understanding. This entire paragraph is saying they are under no obligation to approve applications. They are allowed to deny access if they see a resident as unfit to rent their apartments. This has nothing to do with demanding additional deposits. After fighting tooth and nail with these stuck up ladies, we finally got them to give us a corporate number. We called and was immediately granted our security deposit back. Oh, and lets not forget they told us "Corporate will only tell you what we told you, so don't expect to get anywhere". Anyway, DO NOT APPLY TO LIVE HERE. The ladies here are scandals, they will run you dry of all your money and will continuously throw on irrelevant fees. They underestimate your intelligence and they will scam you out of your money if sign a lease here. I'm lucky we did not get that far. YOU HAVE OFFICIALLY BEEN WARNED!! read more

Love my apartment floor plan and the pools and that's where it ends for me. The leasing office staff is terrible. No one ever has accurate information, I'm always being told something different and the entire staff is so rude. Also at first their prices were reasonable but they're constantly upping their them and changing their policies. It's impossible to keep up as resident. If you never need to deal with the leasing then it's great other than that I'd seriously look at your options before signing. read more

I've been a resident at Fieldstone for nearly a year (it will be a year at the end of this month) and most people write reviews after they've left but this review is VERY CURRENT and needs to be SEEN AND ADDRESSED IMMEDIATELY. Overall, the community has nice amenities and the community is very quiet and friendly. However, when you compare the COST OF WHAT YOU PAY to live here versus the QUALITY OF SERVICE YOU ACTUALLY RECEIVE...it's insulting. There are too many nuance issues to name so I'll just shed light on the 3 big issues. FIRST issue...when I first moved here, I notified the apartment office of all the things that needed to be fixed and one of them was my guest bathroom toilet that didn't completely flush unless I flushed it twice. That notification was completely ignored and within 2 months, the toilet had completely FLOODED the bathroom and part of my guest bedroom. I live on the 3rd floor and it was sooo bad that water was running all the way down to the 1st floor and you would've thought it was raining outside. SECOND issue...this past spring/summer brought some heavy rainfall and one night...it was raining really bad inside my kitchen area. Long story short, after notifying the apartment office, they mentioned that the way the roof is designed in that area, this is a common issue and they sent someone to fix it but guess what....it happened AGAIN a few months later after it rained again!! I reported it again and no one has come out to "fix" it or look at it and that was 2 months ago when I last reported it!!! THIRD issue...which happens to be the grand finale and any resident's worse fear...I noticed in my guest bathroom (which is my children's bathroom) what appears to look like BLACK MOLD!! There are little black dots coming through the walls and forming around the bath tub and I notified the apartment office immediately via email and called them today and they followed up to let me know someone will come take a look on Monday (we shall see). Not to mention, my neighbors that used to live next to me had to move out of their unit because they had black mold! SMH!! At this point, the kids and I are scared to breathe inside the apartment AND I don't have a lot of faith in their actions/responsiveness/quality of service. As I previously mentioned, the amount of money I pay (ON TIME) compared to the slow service I receive (OR DON'T RECEIVE) is just...INSANE!! I will be following up with an update to this post once I hear back from management regarding my unresolved issues (because there's more). Considering the issues I'm dealing with within my first year of residency, I would not recommend paying these high prices that deliver little to no value/comfort/enjoyment/satisfaction. read more

I lived/rented from Fieldstone for nearly 3 years. When I first moved in they had me do a sign-off or checklist of anything that I felt was not in perfect condition. I noted a few small items and scald marks on a black oven-top from the previous tenants boiled over water. Guess what? I left my apartment immaculate because I am a bit of a "neat freak" and when I received my deposit refund letter they subtracted $50.00 for the range-top "cleaning"! I've lived in this apartment complex for about 1.5 years. So far I've had a very good time. The complex is pretty, the apartments are spacious, and the rent is cheap. It's also usually quiet. I rarely hear my neighbors from above or next to me. I'm currently in Phase III, which is not the newest phase, but it's still up to date. Having a security system and a gated community is nice, though the gate does occasionally break. This complex is quite large and hard to navigate at first. The staff sometimes seems overwhelmed with the number of residential requests they get, so it can be hard to get a phone call in. Things don't break often though and when they do, maintenance will fix it within a few days, depending on urgency of the problem. Overall, it's not perfect, but nothing is. It's less expensive than comparable options and you mostly don't have to think about things, so I'm happy here. read more

I moved here during peak COVID (June 2020) and am about to renew my lease for the third year. These apartments are THE best value in Shelby County. They have the prestige of a 38119 zip code (right over the line from 38125, but no one needs to know that) while still remaining affordable. I would recommend Fieldstone for any career-oriented, middle-class single person who isn't yet ready to buy a home but doesn't want to live in an unsafe community. My friends and family are always impressed with where I live when they visit. A few VERY VERY small gripes but not even enough to take off a star for: they very rarely answer the phone the first time you call (small staff, huge complex, I get it, but it's still not fun), and the pools close way too early (I sunburn very easily and prefer to swim at night, but they close at 8.) Small suggestion: keep one of the pools open until 10, and even better, make one of the four pools 18+ only. I know there are families here, but sometimes I really wish I could enjoy the water without hearing screaming kids the entire time. read more

I've lived at Fieldstone for almost 2 years. In the beginning everything was great. As time went on and more people starting moving into the units. I've had the absolute worst experience with noisy neighbors. You will have people at all hours of the night BLASTING music. In addition to that, there's loud banging on the paper thin walls!!! The walls are so thin that you can hear your neighbors slamming their dryer door shut and starting it. The noise gets so intense that you can literally feel the vibration in the floor. ALSO There is minimal to no parking for those who do not have a garage with their unit. I am looking forward to moving out as soon as my lease is up. I have paid my rent on time every month (usually early) and had never had an issue with them until my last few months there. I lost my job due to Covid and asked if I could move out a month early NOPE!!!! They demanded that I pay them. Then once I paid them the 1300 they charged to change over 900 when I moved out!!!! I tried to reason with them but they would not. I think threatening collections during this nation wide crises and pandemic is extremely uncivil. Dog bags are no longer supplied. Because of this, the outside area is becoming very unsanitary. The dog park is now unusable which is a shame because I picked this place for the park. The mosquitoes are a nuisance because of the standing water left over from frequent rains. If you are considering moving here, I suggest looking further. The place is going downhill fast. read more

I think the apartments are beautiful and I like having various forms of security especially for the price I'm paying. It's not the cheapest but I have looked at other places nearby and it was definitely cheaper + updated and recently renovated. The leasing office is hard to contact and I often prefer to go in person if there is a need but thankfully, I haven't really had many issues that I needed assistance with. read more

My husband and I lived in a two-bedroom two-bath apartment in this complex (Phase IV). The 12 months we called our apartment home were amazing. First off, Phase IV was brand new. We had our own one-car garage. We had no issues with maintenance staff or friendly assistance from the office. Neighbors pretty much keep to themselves, which is our preference. We probably used the swimming pool a handful of times during the warmer months. We would recommend staying in this complex, particularly the newer Phase buildings. The only issue we really had were some neighbors who would drive excessively fast within the complex, when they know there are children living there. You can't choose your neighbors I suppose. Overall, we were happy with the place. We felt safe living here. read more

AVOID AT ALL COSTS! Let me start by saying these "5 star reviews" that other people are making are because they run promotions for a discount on one months rent for current tenants. (i.e. "First 30 tenants to leave a good yelp review get $50 off next months rent"). That being said, the move in process made me pull my hair out. They promised us a 3rd floor unit(to avoid upstairs neighbors) and a week before our move in day said that it wouldn't be ready in time for us to move. Luckily they got bailed out because another tenant on the 2nd floor was moving out early and we were able to move in there. They are inconsistent with the rules and regulations. The trash service never gets picked up, even though we pay a pretty penny for it. We are in the midst of the Corona Virus and there is no one in the office to take calls during regular hours but I get that...safety first. But they are some how able to have their employees go from door to door(not wearing gloves or masks) and distribute (possibly contagious) notes. One way communication seems pretty convenient! The other tenants are loud and drive around the place like it's a nascar race track. The amount of wasps makes us nervous to walk out our own door. We try to call/leave message and make them aware of these issues, but again....no answer or reply. Apartment contracts are always written in favor of the Apartment Complex. So make sure when you're deciding where to live you take into account reviews of how the current tenants are treated because the Apartment Complex may seem nice and have great online pictures but once you sign their contract they become just another corporation that looks at you as way to make more money. read more

These apartments are very expensive. I feel like I should not have any complaints due to what Im paying a month and they consider themselves "luxury." My apartment has had an ant infestation problem for 3 months!!! There is no play ground for the children so they're forced to play in the streets where there's constant traffic. they have a contract with superior towing company that allows the tow trucks to "patrol" the complex at night and tow tenants parked in handicap/ no parking spaces..... but guess what...they are limited on parking!!!!!! so yes, they are basically supplying this horrible, rude, unprofessional towing company " money" from people they are suppose to care about!!! the owner must be related to someone in the front orfice!!!!!! read more

This apartment complex is by far the best place I have ever lived. I hate that I'm relocating to San Antonio, because I'd live here for the rest of my life. The landscaping is always beautiful, every time I called maintenance they came the same day. The ladies in the office are extremely helpful. Hailey is beyond accommodating, and very approachable. What can I say about this apartment complex, other than do not live here.... We have been here less than a week and already my a/c is out. On top of that it will not be fixed tonight because they're apparently not allowed to work after dusk. In the meantime, it is 82 damn degrees in this apartment and still 85 outside. To start with, we are traveling nurses. Only here for 3 months and the rental process was a nightmare. When I came to look at the property, Haley was a gem. Super nice and helpful, but apparently once you leave she becomes daft and clueless. I explained to her there would be 4 people renting with me and that we were in Texas. She said it was no problem, she would email us the applications and we could complete them and send them back. So that meant, I would fill out my application and she would then send out my completed application with my social security number and private information to all of my roommates!!!! Wtf! We only had 2 weeks to get everything together and since they apparently do not have personal emails at the fieldstone our applications were magically "lost". Haley was never available to talk and forget about getting a return call back if you left numerous messages. You essentially have to call over and over and over until you bother someone enough to give her the phone. We never did get anything saying we were actually approved for the apartment so we had to call 2 days before our move to confirm we were actually approved. Then Haley was out of the office so we spoke with Kevin, the "manager" who also has no idea what is going on. You can't talk to just anyone in the office. You have to talk with your leasing agent, who is NEVER available. The day before move in we called to find out what we needed to bring to sign the lease, how much rent, etc. We were told one amount and then amazing, told a higher amount on move in. Haley was extremely rude and disorganized. She didn't even have the correct names for the lease. We told her 4 adults were moving in, with 4 cars. We were given 2 keys, and only 2 gate cards to get into the apartment complex. When the 3rd person came to sign we had to ask for another key and we were then informed we would have to pay $35 each for additional access to the gate. Haley never greeted us, nor could she be bothered to crack a smile. Everyone in the office kept asking if we had received some welcome home pack and we replied no, what is it and can I get one and then Haley told us we got everything we needed, that there isn't a welcome home packet. Also, they refuse to program the call box to call us so we can let someone in because we do not have local numbers. ??!!? So we try to get a free number like they suggested and it doesn't work. This has been the worst rental process and Haley is by far the rudest person I've had the displeasure of working with. If I would have known she was a complete Jekyll/Hyde I would have paid more to live somewhere else. read more

I've lived in a few different units in this community and love the location of the neighborhood, however, the office staff, and maintenance continue to provide less than satisfactory customer service. The price list is pretty costly given that they've not completely renovated all phases. I've lived in my current unit for 2.5 years, and each summer the A.C. has gone out. By now, you'd think that the necessary parts for the unit to work properly would have been ordered, instead patchwork continues to be done. Of the maintenance workers, only 1 has been able to provide 1/2 way tolerable conditions. The floors had dips in them when we first moved in, the heat did not work, burn stains were in the carpet, and other things were wrong as well. This has by far been the WORST unit and experience since I've stayed in this community. Repeated requests to fix the A.C. has become a chore, and still has not been done correctly. The office staff is usually understaffed and wait times are longer than normal, IF even acknowledged at all. Putting a work order over the phone is a tasks, as it requires MULTIPLE, and I do mean MULTIPLE CALLS because they never answer. Whereas in previous years (prior to the massive expansion of the complex), staff members were very much so on top of providing quality customer service, and ensuring that maintenance request were completed correctly in a timely manner. I've reached out to the property management company which is Ledic, all to no avail, which does not surprise me, considering their awful reputation as a management company. They too can not be reached by phone OR email, which is frustrating and inconvenient to renters who are away from home during office hours. Fieldstone has not attempted to rectify the situation or offer compensation for not adequately maintaining their units. Our A.C. unit runs all day and night, without manual shut off intervals, which has been reflected in our utility bill. The amount of money we've spent paying rent could have surely covered the costs of the necessary parts to repair the unit, or better yet, a new replacement unit! I'm really saddened with the demise in quality service this company has been providing in recent years. read more

I've lived in fieldstone apartment for 8 months and it was horrible! The management sucks, they are very, very rude. My apartment was definitely not move in ready, the drawers in bathroom had hair and a white substance, it was just filthy and disgusting. The kitchen cabinets were so sticky! The carpet was so worn out it was terrible. My kitchen sink was clogged up and I notified them. 4 days pass by and they still never came, so I called back and told them that the sink is clogged water won't go down, I need to clean dishes and y'all never came yet & she had the nerve to say well you can use the dishwasher. I'm not paying all this money every month to not even be able to use my kitchen sink! & on top of that they charged us for an ice tray, which shows they don't clean properly because if they did they would've seen it in the cabinet in the kitchen.
